- Daniel (1/5): Don’t book! No one is there to check you in - No one was there to check us in so we had to find another place to stay for the night. No receptionist on duty for check in at 7pm. Entire facility was locked and did not look like any guests were there

- Resham (1/5): Wouldn’t recommend - Staff was great hidden air conditioning policy which only works after 9pm! Bugs and cockroaches inside the room.
- Fleur (3/5): Looks good, is actually bad. - The place looks good, with a nice path to the cenote, which by the way isn’t private. We knew it would be hot in Tulum, therefore you have airconditioning. This place says to turn it on from 9pm to 7am, but for some reason they decided to turn it off at 2am in the middle of the night. We had a very bad night, and no one at the front desk to help. They say it’s a hotel without front desk, but this doesn’t mean there should be no service. Very bad communication. We left after 1 night, although we booked 2. There was no refund and again very bad communication. I highly recommend to avoid staying here. Also, it’s far from restaurants or beaches. Be aware that almost all beaches in Tulum are private.

- Milissa (10/5): Magical oasis of nature - Immersion with nature, we loved the lagoon cenote. I also loved the decor and the antiques in the room, the high ceilings, and the man Eddie that takes care of the property was so nice it was really a magical stay. Thank you.
- David (4/5): Cold dark and hungry. - The Cinote is brilliant with a comfortable decking area and free kayaks to use. I enjoyed a swim then I was told about Larry the local crocodile! The whole area is dark the sun doesn’t penetrate until 10am. The staff were rarely available as reception is only open sometimes.
The room was poorly sealed from mozzies.
The breakfast served outside your room, was dreadful, consisting of a small amount of poor quality fruit, 1 coffee, poor quality fruit juice a tiny amount of yoghurt and some granola to put in it, 1 tiny piece of cold toast and a tiny amount of jam. I don’t come on holiday to diet.
There’s no restaurant, the nearest are some walk away and at night this end of the street is very dark.
The sister hotel Lamar with beach access is over 4km away back along the very busy road. It’s 20 mins by car …probably quicker by bike! It has a good beach area with great staff and I would try to book here rather than Cormoran.
Do not be fooled into thinking Cormoran is close to the beach, it’s not. The whole area has been stupidly closed off by all the hotels on the beach side. They have very high walls to maintain privacy. Although when on the beach you can walk freely along it you can’t access it except in a few places along the 4-5km stretch unless you can do a deal with a nearer hotel.
Mexico does not have a good beach access policy.

It has a sister hotel 4,2km’s away to town where You can acces the beach. Please note that it’s In Tulum beach area with open clubs In the near which can be noisy. No refigerator.
- Rishi (8/5): Awesome cenote , friendly staff, peaceful stay - The private cenote is awesome, used it every morning for a nice swim. A lot of fish to see if you have goggles. Coffee was probably the instant one, I am not a fan of instant coffee. Fuss with payment got too many messages of them paying using different ways, before coming - which I refused as I am a bit paranoid I guess, but it looked not very professional.
- James (7/5): Stunning Location and hotel but keep that fan on! - We liked the private cenote just a small walk and the walk to cenote intrigued us. The hammock on the top floor was nice. How secluded the hotel was away from the hustle and bustle of Tulum. The room was very big and beautiful, the bathroom was huge which was nice. The kayaks were free to use. They have a sister hotel which gives you free access to the beach which was perfect we spent the whole day there and it was magnificent The AC only works from 2100 to 0700, and on both nights the generator must have switched off at 0200 on both nights which we noticed on both of our nights stay. Luckily the weather was fresh otherwise it would have been unbearable. The bikes were not safe to use as the chains have not been maintained and are completely rusty, on the busy roads to and from the hotel you need a roadworthy bike. No hand soap in bathroom only the shampoo.

- Britta (3/5): Be aware of no AC at daytime - Big rooms and nice beds. The hotel has stated that the air condition only is on from 9pm to 7am, but the fan could not give the rooms enough air during daytime so it was not an option to use the hotel for us.
We left after one night but had ordered 4.
- Erik (9/5): A beautiful place for doing nothing. - A haven of calm and quiet. Far enough from the busy hotel zone but still close enough to not miss out. Beautifully designed individual cabanas. Our's had a tree growing through the bathroom! Pure magic waking to the sound of birds. Breakfast is served on your own little terrace. Staff go out of their way to be helpful.
- Adrianne (10/5): Beautiful, real-deal, eco-conscious boutique hotel - The property is beautiful, quaint, much more down to earth than the properties surrounding it. There is a genuine interest in protecting the natural surrounding areas and promoting eco consciousness. The staff is *very* kind and helpful — both at Cormorán and Posada Lamar (their sister property which is accessible for guests of Cormorán). It was quiet and peaceful, I got some excellent nights of sleep and felt completely comfortable as a solo female traveler. Would definitely recommend! I’m not gonna lie — I run cold but I was hot at night even with the A/C and fan going.

- Stefanie (10/5): true Mexican eco-friendly experience next to the vibrant Tulum - we had a wonderful time. the staff was amazing friendly - especially Juanjo, who not only welcomed us but helped us with booking a trip to the national park with Henry. such an amazing experience. and Daniel the security on duty was super friendly as well. the rooms are spacey and clean. breakfast was continental and very lovely. and for us a highlight was the private cenotes - full of Mexican wildlife! definitely a 5* experience! nothing

- Alex (10/5): Exceptional - It's our second time here in last 2 years. Our favorite place in Tulum Love the cenote and design of rooms. Far away from noise and still close to the main action. Free bikes are a huge bonus so as the free entry to Posada del Mar beach club Eggs for breakfast would be nice, but the fruit platter is plentiful and toast and coffee are delicious

- Strachinaru (10/5): Exceptional - I loved the location, even if is quite far. Its in middle of jungle (this is the experience you want to live in Tulum) and breakfast was perfect. They have privat parking, cenote inside. Rooms were very clean. And the best thing was the staff who all were professionists and kind (especially the guy from security - Daniel i think - who waited us until 2 am to check in and also helped us a lot. Respect their staff!
- Aleksandar (8/5): Lovely private nest - It is a beautiful compound located in a peaceful part of Tulum's Zona hoteliera. We had a beautiful room at the highest point of the compound, very private and tranquil. Plus, we had an access to the rooftop that was semi-private. What a view on the palm and mangrove forest!! And of course - this hotel has IT'S OWN CENOTE! Although hotel is just across the street from the beach, you can’t reach it unless you find some hotel with the beachfront who is willing to let you pass, and you have to pay it (for us it was 500 pesos that includes consumption). Other option is to go to the Posada La Mar where is for free for guest of this hotel, but that's a LONG way to walk. Also, stuff wasn't really responsive on our phone and whatsapp calls and msgs (we just wanted to find out the name of the hotel with the beachfront where we can get in for free. At the end, we found it out on our own).

The breakfast could be a bit more more varied and a small fridge would be great in the rooms to keep our drinks cold.

Very nice design. loved my rooftop deck. Quiet! staff very nice. AC is not available until 9 pm and I had to ask them to turn it on at 9:10. it never properly cooled my room so I was hot for most of the night.

The information about beach on booking is wrong. There is no beach that you can easily reach from the hotel. That should be mentioned. We would take it anyway and not feeling disappointed about it later

They don't tell about this in their profile. When they send you a message after a (non-refundable) confirmation they tell you that the beach access is through their sister hotel where you can easily reach with the bikes they provide. However, they don't tell how far it is. When you arrive they tell you that the sister hotel is 3km away. And when you let google guide you you notice it is 4.5km. Happy biking in tropical weather!!
