Important Information
1. Check-in, Mandatory Guest Registration and City Tax
In accordance with Romanian law, all guests, without exception, are subject to mandatory registration before accessing the property.
The check-in and registration process is carried out exclusively through an external portal, independent from Booking.com and Airbnb, and directly connected to our internal systems.
Check-in cannot be completed via the booking platform and is considered valid only after the external procedure has been successfully completed.
For each reservation, every individual guest must provide through the external portal:
a recent and clearly recognizable selfie;
a front and back photo of a valid identity document (ID card or passport);
completion and signature of the digital guest registration form.
The registration must be completed:
no later than 24 hours before the scheduled check-in time;
for last-minute bookings, immediately after booking confirmation.
City Tax
The city tax is NOT included in the booking price on Booking.com or Airbnb.
The city tax must be paid separately at the end of the check-in process via the external portal.
Payment of the city tax is mandatory by law and is a required condition for access to the property.
⚠️ In case of failure to complete registration, failure to provide documents, or failure to pay the city tax:
access to the property will be denied;
the reservation will be canceled;
no refund will be issued, regardless of the selected rate.
2. Check-in and Check-out Times
Check-in: from 3:00 PM
Check-out: by 11:00 AM
Early check-in and late check-out, if available, are granted only upon prior written approval and are subject to an additional fee.
Unauthorized late check-out may result in an extra night being charged.
3. Office Check-in (Optional)
If available and agreed in advance, in-person check-in at our offices is possible.
Service is optional and subject to availability;
additional cost: EUR 20 / RON 100 per reservation.
4. Number of Guests and Access
The number of guests must exactly match the number stated in the reservation and registration.
Unregistered guests are not allowed to access the property.
External visitors are not permitted, unless prior written authorization is granted.
5. Use of the Property, Guest Conduct and Right to Cancel
The property must be used exclusively for residential purposes.
It is strictly forbidden to:
organize parties or events;
create excessive noise or disturbance;
carry out illegal or unauthorized activities.
The property reserves the right to cancel the reservation or terminate the stay without refund if, before or during the stay, the guest:
behaves in an offensive, threatening, or disrespectful manner toward staff or others;
violates the house rules provided;
causes disturbance to neighbors or other guests.
6. Damages, Liability and Cleaning
Guests are responsible for any damage caused to the property, furnishings, or equipment.
Damages will be charged according to repair or replacement costs.
The apartment is delivered clean and in good condition.
In case of excessive dirt or improper use at check-out, an additional cleaning fee may be applied.
7. Smoking and Pets
Smoking is strictly prohibited indoors, including e-cigarets. Violations will result in a special cleaning penalty.
Pets are not allowed, unless prior written authorization is granted.
8. Bed Linen and Towels
Bed linen and towels are provided strictly based on the number of guests indicated in the reservation and the bed configuration.
Standard set for 2 guests:
1 set of double bed linen;
1 duvet or blanket;
2 small towels;
2 large towels;
1 bath mat.
Linen is prepared in multiples of 2 guests; where single beds are present, mixed configurations may be used.
Any request for additional linen, duvets, or towels is subject to extra charges, payable in advance.
9. Apartment Equipment
Apartments are equipped with basic items, by way of example but not limited to:
cutlery;
plates;
glasses;
chairs;
pots and pans;
detergents and basic cleaning products.
Quantities are calculated based on the number of guests in the reservation.
Requests for additional equipment are subject to availability and extra costs, payable in advance.
10. Breakfast Service
When included or purchased as an extra service, breakfast is:
prepared in an external kitchen;
served directly in the apartment.
Time Slots and Booking
To guarantee the service, guests must communicate their preferred time slot in advance via the official WhatsApp number provided in the property.

Without prior communication, the breakfast service cannot be guaranteed.
Breakfast Menu
The fixed menu includes:
croissant;

Vegetarian and halal options are available upon advance request.
11. Personal Belongings
The property is not responsible for loss, theft, or damage to personal belongings left unattended.
12. Force Majeure
The property is not responsible for service interruptions beyond its control (electricity, water, internet) or force majeure events.
Such events do not automatically entitle guests to refunds.
13. Personal Data Processing (GDPR)
Personal data is collected and processed solely for legal compliance, in accordance with EU Regulation 2016/679 (GDPR).
14. Acceptance of the Rules
By confirming the reservation, the guest declares that they have read, understood, and fully accepted these House Rules.This property does not accommodate bachelor(ette) or similar parties.

- SILVIA (6/5): Correcto pero mejorable... - Muy buena ubicación, amables y claros en la comunicación y además nos dejaron una cuna para el bebé. Dejaron también café para la cafetera que nos sirvió para los desayunos. El baño, aparentemente arreglado pero un poco deficiente: la luz no funcionaba bien (no se encendía, cuando esperabas a veces venía, luego se iba...), cuando te duchabas salía agua por el suelo del baño, y la tapa del inodoro estaba bastante suelta. En el dormitorio el último día empezaron a salir un montón de hormigas voladoras por la cama y el suelo... Y la orientación de la cama era bastante incómoda, abarcaba de pared a pared cruzada. Depende si te toca el apartamento con vistas a la avenida o al patio interior (que fue nuestro caso).

- Gemma (9/5): Lovely apartment in a convenient location - The bed was super comfy and the apartment was beautiful and clean. Being in Old town, the apartment is very well located for accessing most of Bucharest, yet it's not too noisy. We really enjoyed our stay. The shower is rather broken and doesn't get hot.
- Chris on tour (8/5): Downtown stay for one night for 2 - The appartment was carefully cleaned and tidy. They had a working kitching including coffee maker. The location was awesome: You can reach downtown basically everything in walking distance. Just across is the University, really a nice building to admire. There were windows to the back of the building: You could see a dirty court and hanging cables. The bed was too short for me (over 2m) and was stuck in between the walls. So the sleep wasn't that great. The registration was difficult to do in advance and annoying, but it worked in the end. The water in the shower didn't rinse of properly. The breakfast in the morning came at a surprising time with a knock on the door and was just a box with some basic food.

- Michaela (8/5): - Vynikající poloha, staré město za rohem, vše bylo blízko. Za rohem také česká ambasáda, kdyby někdo potřeboval 🙂. Super sprchování oproti jiným sprchám, která ve většině mnoha případech jen tak ,,čůrá,,. Pohodlné postele a lůžkoviny. Kuchyně dostatečně vybavená. Snídaně dovážená kurýrem v boxech z nějaké externí kuchyně. Jediný a otřesný výhled z okna do dvora. Ale v popisu ubytování tato informace byla (výhled do vnitřního dvora). Málo úložného prostoru pro osoby, které spí v obývacím pokoji na rozkládací pohovce. Prostě celkové v ubytování chybí háčky a ramínka na pověšení oblečení, kabátů, mokrých ručníků, ať už v koupelně nebo v obytné části. Doplnila bych o toto + komodu do obývací části. U lůžek chybí lampičky pro rozsvícení večer, v noci. Musíte vstát a svítit hlavním světlem.

A plus for the super fast help and assistance of the owners. Totally a place to stay! I think the only thing missing was a toaster but I could live without it.

- Silvana (6/5): Salvo con esos peros fue buena - La ubicación Desayuno básico, no había leche para ponerte en el café, al menos unas cápsulas como en otros alojamientos que no se estropean, lo que sí se lo dijimos y nos trajeron pero no suficientes para los dos días que teníamos reservados para tres personas con lo cual compramos un brik para el segundo día y el desayuno del primer día llegó más de media hora tarde de la hora en que habíamos quedado con lo que si tienes alguna excursión o algo programado o no desayunas o la pierdes. No hay cortinas en la cocina con lo cual el huésped que duerme ahí tiene luz desde que amanece y además, al dar esas ventanas a un patio interior muy feo así se disimularía un poco la vista a dicho patio que sí que en todo momento explican que da a un patio así pero por ambas cosas creo que deberían poner algo.....

- elisee78 (5/5): Good location but no comfort - We loved location and the host was polite A cockroach in the shower, the light not in function for the bathroom. For the breakfast was needed to be approved, fact that found very disturbing since I have received tones of messages before arrival but nothing about breakfast. The next day after I called, they bring it but very law quality. The couch was not comfortable at all, the floor was trembling due the fact that the heater was in the room in under it.

- Jankowska (7/5): - Apartament jest bardzo dobrze zlokalizowany: blisko Starego Miasta, z dobrą komunikacją miejską, a przystanki znajdują się tuż przy budynku. Na parterze działa piekarnia, z której można wygodnie korzystać. Lokal posiada funkcjonalny aneks kuchenny, w tym ekspres ciśnieniowy kolbowy do kawy. Śniadania były dostarczane pod drzwi (choć identyczne w oba dni) i zawierały m.in. croissanta, sucharki, masło, dżem, pomidorki koktajlowe, szynkę, ser żółty, fetę, oliwki, mandarynkę oraz sok. Na plus także działające ogrzewanie, wygodne łóżko, czystość w apartamencie oraz w miarę dobrze wygłuszone okna — mimo lokalizacji przy ruchliwej, pięciopasmowej drodze. Dodatkowym atutem jest ładny widok z okna na zabytkowy, efektownie podświetlony nocą szpital. Niestety widać było brak dbałości o detale — kołdra nie była ubrana w poszewkę, a w kuchni brakowało ręcznika papierowego. Głównym problemem był również brak wody w apartamencie, co — jak się okazało — wynikało z prac wodno-gazowych prowadzonych w całym budynku (niezależnych od właściciela). Na plus zasługuje postawa właściciela, który zaproponował nam inny apartament na jedną noc, jednak był on w niższym standardzie niż pierwotny, a dojście do niego (ok. 400 metrów) musieliśmy zorganizować we własnym zakresie. Po powrocie następnego dnia wody nadal nie było, jednak nie stanowiło to dla nas problemu, ponieważ planowaliśmy zwiedzanie Bukaresztu. Po południu, gdy wróciliśmy, woda była już dostępna.
- Tina (4/5): - Die Lage war ausgezeichnet. Das Schlafsofa ist in die Jahre gekommen, sehr unbequem und knarrt. Der Toilettensitz wackelt und das Wasser beim Duschen läuft nicht gut ab- Überschwemmung! Die Aussicht: Müllhalde im Hinterhof. Alles in allem eine lieblose Unterkunft.

- Eliana (1/5): - It was in a good place in the middle of the center. We would not go again. The heater was broken, it was cold and also cold water. I was complaining every day for something. The toilet seat was broken and next day they came and fix it. The air-conditioning was also cold. It’s a pity, because it was a beautiful room, in a building that was still under construction, full of dirt, dust, and workers.

- Iratxe (8/5): - La ubicación es perfecta. El Apartamento es muy cómodo para pasar unos días en Bucarest (no os asustéis con las escaleras del rellano, por dentro está totalmente reformado). La cocina está equipada para poder cocinar y hay un supermercado cerca. Ambas televisiones ofrecen canales como Netflix, Amazon Prime... La mampara de la ducha no hace bien su función, el baño se llena de agua, es un punto a mejorar.

Había muchas cucarachas pequeñas y eso nos disgustó mucho, nos dan pánico e ir a la ducha y encontrarte con ellas era muy desagradable . Compramos un producto pero salían y salían . La cama del sofá cama solo contaba con un edredón sin funda , sin sábanas y con una almohada sin almohadón . Solucionqndo esa plaga por lo demás es un apartamento correcto muy bien ubicado .

- Sanne (7/5): Pæn lejlighed - Det var en pæn og moderne lejlighed. Der var dejlig varmt. Nem adgang med nøgleboks. Der var kakerlakker på badeværelset. Om morgenen var vandet i brusekabinen koldt. Brusekabinen var utæt, så der var vand på hele gulvet. Toiletbrættet sad meget løst. Kun 2 kopper på trods af, at vi var 3 personer. Opgangen til lejligheden var virkelig ussel. Morgenmaden var virkelig kedelig.

But if you have a luggage. Its safer to just take the stairs rather than using the elevator 🤭 Everything is near perfect. It would be 10 starts if the Owner provides napkins to dry the dishes.

Evde biraz rutubet kokusu var. Pencereleri açamıyoruz. Zira arka tarafa bakıyor ve pencerelerin hemen altında binanın çöp toplama alanı var.

- Christian (5/5): Fancy flat with bugs - Perfect new kitchen. Big TV. Directly in the city center. StayFit Gym in walking distance. Good windows. Close supermarket. Tourist Info 1 min walking. Directly at the main street (9 lines). Many Cockroaches in the bathroom. Toilet Seat.
- Diana (10/5): Exceptional - The apartment was wonderful—very clean, spacious, and cozy. Everything looked exactly like in the photos. The host was friendly and always ready to help. The location is great, with shops, restaurants, and public transport nearby. I highly recommend it!

Clean and modern apartment with nice facilities. The refrigerator in our room was a bit loud. However, our host had provided ear plugs just in case, which is a very nice touch!
- Anca (9/5): Modern, cosy apartment within walking distance to Old Town and with all the necessary amenities - The apartment is within walking distance from the Old Town, and is in close proximity to Grand Hotel Bucharest, where I attended an event. It is lovely inside, with a stove, oven and coffee machine (French Press and espresso machine with ground coffee), with a small kitchen, modern shower and a very comfortable bed. It's very clean and modern, it even provides a steamer and an iron. Don't be scared by the shady staircase up to it, it gets much better inside and it's safe. There's another apartment next door, so if you travel with your family you may even consider renting both apartments, as there is a main entrance that brings you into a common hallway. From there, there are separate secured doors for each apt. I recommend it! The only inconvenient is the noise from the street, which can get quite loud, the location being on a busy main road. However, I would stay here again (and the host provides ear plugs :).
