• Kimmy (4/5): SCAMMERS!!!! they ask for downpayment and does not give it back. - I only like the location. I do not like that the linens smell like it as not wash. There were stains on the linens. I do not like the bathroom door it has no proper door. There is no biday to use after pooping. bathroom is too small. I do not like the most that they charge extra in whatsapp like the downpayment and they do not return it back to you. When i was following up about the down payment she replied to me that whatsapp messaging was not allowed. Likw what?! imagine that trip i had also booked in the booking.com in rome and milan but those two did not ask for extra and the place was so nice and comfortable. I do not understand that they already have bad review but booking.com promoted them. Like this is the first time experience that booking.com is not also reliable. I am sure this comment of mine will not appear and booking.com will protect them!

• Lise (8/5): Je réitere : j'ai été debités d'un accompte toujours non remboursé à ce jour. - Les réponse étaient rapides. j'ai eu la desagreable surprise de devoir faire un accompte (sous le doux nom de caution !!!) tres important une heure avant de rentrer dans l'appartement. Accompte pour lequel j'ai été débitée dans la seconde et toujours non remboursée un mois après ! Les échanges ont été plutôt compliqués avec beaucoup d'incompréhensions et sans pouvoir de trouver de solutions adequates.

Quick communication as I booked then arrived 1 hour later. There were many pictures of rooms and I thought we had a different room so it wasn't clear.

Les indications qu il croit claires, ne le sont pas et il avait oublié d'envoyer les codes des deux digicodes. Je les ai reçus très tardivement.

• Michelle (1/5): So bad it was almost comical — easily the worst place we stayed. - The whole place was terrible. The only redeeming factor was location, although we were there over new years eve period and all shops/restaurants were closed. Only after we paid for this non-refundable booking did the host send an email stating we must arrive by 10pm or they would refuse to provide the building security code. Our flight from Australia landed late and baggage was further delayed, and we were effectively threatened with being locked out. We ended up spending a ridiculous amount on two taxis so part of our family of 5 could sprint ahead and arrived one minute before 10pm. This stress was entirely manufactured — the keys were left on a step in the foyer and the code could have been provided at any time. It was a terrible start and set the tone for the whole stay. We entered the apartment to find the windows left open in -3°C weather, and it took ages to warm up using an old, clunky heating system. The bathroom was dirty and unhygienic, and there wasn’t even enough toilet paper for a family of five for three nights. When I opened a cupboard to see if more had been left, a broken towel rack fell out, clearly hidden rather than repaired. Despite booking and paying for five guests, only four beds were made up. My son had no proper sheets or pillows. Dirty towels were left in the washing machine from the previous guests, and only four towels were supplied. The bedding didn’t even include proper pillowcases, only decorative cushions of unknown cleanliness, or nothing at all. The beds were not true doubles, they were small, old and uncomfortable. The host contact tried to be friendly afterwards, but the damage was done. Being blamed for flight delays and baggage issues while they enforced an arbitrary 10pm cut-off was absurd. To top it all off, we still haven't received our security deposit back and it has been a month

• Karnel (1/5): Scam - Only the location This is a scam and Booking should really overview this property. They claimed we stained all 5 towels with makeup that cannot be removed, which is completely ridiculous, when make up is easily removed in the wash and I know for a fact we only used 3 of them for our face/removing make up. And as they wouldn’t send pictures when we asked I know this is completely made up. They charged us 20€ per towel = 100€ that they deducted from the deposit (200€). Either way, we accepted we wouldn’t get the 100€ back after going back and forth and I kept asking for the remaining 100€ and it took us almost 2 months from check-out to get it back and we had to involve Booking. It is really the principle and the unprofessionalism that is upsetting. Please re-consider before booking this property.

It’s also on the first floor, which is excellent, and surprisingly spacious for Paris. I had a very comfortable stay and would definitely recommend it. The initial message was quite long and not very clear about what each charge was for. As the reservation date got closer, they sent a much clearer document that explained everything perfectly. It wasn’t a problem, but having that clearer version from the start would make the process even smoother.

• Georgi (10/5): Lovely stay close to Champs-Élysées - We had a delightful stay in this Paris apartment — the location is absolutely unbeatable, just a short stroll from the Champs-Élysées and perfect for exploring the city. The flat is cosy, clean and well-equipped, with thoughtful touches that made our stay comfortable. The building is quiet and secure, and we appreciated the easy access to metro and shops nearby. Thank you to the host for being helpful and responsive throughout our visit.
• Quentin (1/5): Tout est compliqué! - Il me faut vraiment réfléchir pour relever du positif tant j'ai été embêté par mon hôte. L'emplacement correspondait à mon besoin. Après paiement sur booking.com, on reçoit une confirmation de réservation, rédigée en 3 langues. Très difficile à lire sur un mobile. On vous annonce que les draps sont en SUPPLEMENT. J’ai demandé à annuler la réservation, car cette information n’était pas indiquée dans le descriptif de l’hébergement mais cela n’a pas été possible sans frais. J'ai du insister pour connaitre le tarif des draps. Il est demandé une caution de 200 euros, non indiqué non plus dans la fiche de l’établissement. Le lien de paiement demande 253.50e au lieu des 200 annoncés. J’ai demandé à pouvoir appeler pour échanger, NON ! Uniquement par messages écrits. Il est demandé d’envoyer votre pièce d’identité sur un numéro de téléphone différent de celui indiqué sur la fiche établissement, UNIQUEMENT sur l’application Whatsapp. Vous ne l’avez pas ? Débrouillez-vous : vous la téléchargez ou passez votre chemin (mais eux gardent les frais d’annulation) ! Et pourquoi un numéro de téléphone différent ? Cela n’est pas très rassurant… Quelle complication pour que ma carte se retrouve finalement dans la conversation booking! Malgré les indications, la clé du studio est très difficile à trouver et presque inaccessible. Le numéro de logement n’est pas indiqué sur la porte, donc bonne chance pour le trouver. Un grand merci à la concierge qui m’a aidé ! Il est facturé 25€ de frais de ménage injustifiés (cheveux au sol, sur le lit, restes de nourriture sous le lit). Bref, honnêtement, prenez un autre appartement ou un hôtel, un vrai. Je n’ai jamais été autant embêté par mon hôte… La caution m’a été restituée, mais il manque 1,85€. L’hébergement indique « nous ne sommes pas à 1,85€ ». Au delà du faible montant, cela montre un réel manque de sérieux ! Évidement, je m’attends à ce que l’établissement réponde à mon avis en indiquant que tout est de ma faute et pas la leur, c’est ce qu’ils font à chaque client qui pointe du doigt un problème. J’aurai dû consulter les avis avant de réserver…

• alain (1/5): Procédure trop compliquée, caution avec retour après 14j inacceptable, absence de contact tel., déçu - Adresse reçue de Booking erronée, au 33 rue de Chazelles il n'y a que des bureaux, par chance le gardien m'envoie vers le 31 rue de Chazelles, je soupsonne déjà une arnaque. Arrivé devant le 31, la personne m'informe par Whatsapp que je n'ai pas payé la caution, chose inhabituelle et je voyage souvent même en appartements meublés. Ensuite impossibilité d'instaurer un dialogue avec cette personne pour régler cette caution sur place. (le monologue de cette personne était impoli et j'ai même envisagé d'en référer à la police) Au bout d'une heure, je me résigne à chercher un autre hôtel et maintenant je souhaite le remboursement.

( due 20th Sept) I have messaged host but haven't received response yet. Followed all instructions, stripped beds & put bed linen in washing machine as requested. Also took video when leaving - no mess or damage Apartment was fine - a bit small for 2 adults & child but generally ok and in a safe & secure building

• Sandra (1/5): - Location was good Very small, air conditioning was three cheap stand alone units that didn't work.You had to add ice in the back for it to cool room. We had NO ice or any way of making ice. Beds were far to small, my husband's feet were over the end we couldn't turn over if we both lay on the bed. The whole place felt and looked dirty. I came out the shower and below is a pic of my feet after the shower from walking across the floor. Very overpriced, it was a Backpackers at best. We chose it because it had a double and two sofa beds. We had my adult Son and Daughter going to be with us. Only one Sofa bed was made up despite us requesting two and paying for two. It was ground floor with the street directly outside bedroom window. Noisy from people talking and waking past. They took a deposit and far too high city tax on top of the price that we had already paid to booking.com. The city tax was basically the price of the appartment again. This had to be paid two weeks before then we got the deposit back two weeks after. I had to ask for it. So that was a month they had our 200e deposit. They kept sending repeated rules etc that we had to abide by and agree to before we could get into the property. The keys were very hard to find and the property address itself was for the building next door which looked much nicer. So the actual address was misleading. We were so unhappy with the place that we left after one night despite having booked and paid for two nights. We paid extra to stay in a much cleaner nicer place. We'd never stay here again or recommend it. I feel booking.com should take it off their sight. Its the worst place I have ever stayed. I have booked and stayed all over the world.

• Leilani (10/5): - Sauber und leicht zu beziehen. Es ist eindeutig für Kurzaufenthalte gedacht und dafür gut vorbereitet. Der Check-in verlief reibungslos und wir hatten während unseres Aufenthalts keine Probleme.
• Inge (2/5): Gelukkig hadden we de bezienswaardigheden vooraf geboekt en moesten we er niet veel verblijven - Onze boeking voor ‘ARC DE TRIOMPHE – Marie Antoinette garden Résidence Hôtel’ verliep niet zoals voorzien. Na betaling en de vraag om een parkeerplaats te reserveren (zoals het op Booking staat), ontvingen wij een bericht dat dit niet mogelijk was. We kregen de adressen van parkeergarages in de buurt om zelf te boeken. Wij reserveerden en betaalden daar een plaats voor een week. Er werden daarna door de accommodatie ellenlange berichten verstuurd over huisregels en toegang tot het appartement omdat er buitenlandse diplomatieke huurders in het gebouw zouden zijn enzovoort. De dag van aankomst werd er een heel ander adres doorgegeven, waardoor we vanuit de gereserveerde parking meer dan 1 km met onze koffers naar het appartement moesten sleuren. Het appartement leek totaal niet op de mooie foto’s van de booking.com site. Het bed was comfortabel maar alles heel verouderd. In plaats van het mooie zicht op de binnentuin waren er 2 ramen met zicht op het binnenkoertje met afvalcontainers en ramen van bewoners die gewoon in het appartementje binnen zagen. Netflix hebben we geprobeerd en is betalend, niet zoals op de website vermeld. Airco in de slaapkamer is een ventilator. Linnen en handdoeken moesten voor het uitchecken om 11u gewassen zijn omdat het personeel dit sinds corona niet meer doet??? Wij hebben veel te veel betaald voor wat we kregen maar hebben het verblijf gelaten zoals het was omdat er in het hoogseizoen niet meteen iets anders te vinden is en we alle uitstappen voor ons reisje in Parijs al vooraf geboekt hadden. De foto’s die we in het verblijf namen, zouden de foto’s op Booking.com moeten vervangen om een juist beeld te krijgen. Wij weten nu waarom terugbetaling niet mogelijk is voor deze accommodatie. Dit is onze eerste en hopelijk laatste slechte ervaring via Booking.com

Si vous êtes à la recherche d'un endroit accueillant et pour vous reposer dans un quartier plus calme, c'est l'endroit idéal pour vous. L'espace était bien décoré et on se sentait comme à la maison loin de chez soi, de la meilleure façon. Il a été très facile de se déplacer dans la ville via la station de métro et les bus à proximité. Les 3 lignes de metro vous mènent partout où vous voulez aller. Il y avait beaucoup de restaurants et de boulangeries locaux, c’était pratique .

Te mandan un mensaje larguismo donde la verdad no esta claro nada. Por poco no nos cobraron x usar la luz. La verdad que muy poco claros. El lugar bien pero para lo que te terminan cobrando es muy chico.

• Asher (10/5): Great stay - The location is ideal and very romantic! Lots of beautiful boutiques, varied restaurants, grocery stores, and bakeries. A pharmacy is also just a few steps away! The apartment is clean, cozy, and charming! What can I say about the host? Friendliness, outstanding communication, and efficiency! Thank you so much for your hospitality; it made all the difference in our stay in Paris! Security deposit was released after departure.

• Castillo (2/5): Don’t waste your money here. - Very close to center attractions The place is veryyyyyy small, Bathroom smells, stove didn’t work properly , we lost money buying groceries because the stove worked irregularly. where the bed is located is very inconvenient and dangerous because of sharp edges, specially if you’re traveling with a kid/baby. Place is very humid and had mold. The building was ok but smelled a lot to cigarette. I expect a receive a refund for my groceries, it was about 50 euros.
• Frederic (1/5): Look for online reviews before booking - I was threatened from day one after booking (needed to send a different amount via external payment for deposit) - I didnt really enjoyed behind sent extra instructions before being handles the code. Eg Failure to agree to instruction (must do laundry etc) would result in not being able to get in apartment, and no refunds. Didnt get 500eur deposit back after 15 days. (Host cancelled reservation just before leaving). Toilets were leaking and were not usable. Had drunk people trying to get in apartment while I was leaving. Photos didnt match the apartment (They probably have more than one listed) . Currently trying to see if booking.com is able to fix this. This place shouldnt be on booking.com
• Jolene (1/5): Traumatic! We literally slept in it and left - Location The property was so small! The staff who messages you was rude demanded an additional €300 euro deposit before letting us in the appartment. The shower was covered in limescale. You have a list if you break a cup it’s €25 to pay it was honestly awful we felt like we could relax at all! DO NOT RECOMMEND PEOPLE STAYING HERE!

• Aytül (3/5): Bad experience - Its location We never met anybody in person although they said we were going to be allowed in by a person.Check in time was 4.30 but they asked us to come two hours later without an excuse via whatsapp right at 4.30 . They said there was a fridge, wardrobe, a minibar but there was not. The area next to the bed was covered in mold. The bathroom was very uncomfortable to use because of the sliding door which was almost impossible to öpen if closed completely and even closed it swang which will be clearly seen in the photo. I wish we could post videos here. If you want your deposit back do not forget to remind them.
• Reimer (3/5): Do not stay here. It is tiny, cold, and uncomfortable. Much better values elsewhere. - Location was good. Beds were uncomfortable. Check in process was difficult, keys were hard to find and hard to use. The photos did not accurately show the space which was very very small, much smaller than anticipated. The toilet rocked, it was not clean, there is mold on the shelves under the window. My deposit was not returned due to damage to A DIFFERENT UNIT THAN I WAS STAYING IN. They even sent photos that were NOT from the unit I was in. Terrible communication from the property, they have not responded at all to my messages about the deposit. I would never recommend staying here.
• Marc (10/5): Thank you again for your exceptional hospitality! - We had an absolutely fantastic stay at this apartment! Felix took the time to give me advice on the best things to do in the area. The apartment is not only spotlessly clean, but also tastefully decorated and very well equipped. The bedding was comfortable, and I particularly appreciated the quietness of the area, perfect for resting after a day of exploring. The location is ideal, close to Champs and Eiffel tower, which made getting around very easy. Felix was also very responsive and available to answer all my questions, which really added a personal touch to my stay. I would highly recommend this place to anyone looking for a pleasant and relaxing time. I will definitely be back!

The owner gave us access infos in advance and explained things we needed to know. We were close to everything. We especially enjoyed the evenings at the outdoor area around the corner. • Marie (7/5): Accessible and decent - The room is located on the ground floor. The apartment is 15-20mins walk from Arc de Triomphe. Sufficient bed was provided. Shampoo, liquid bath soap, laundry detergent, and fabric conditioner was provided. Towels were provided. The host is responsive. There’s only 1 fan provided, while there’s 3 beds (1 in the bedroom, 1 couch bed, and 1 bed in the living room) and we are unable yo open the window in the bedroom. There’s molds in the shower. There’s a left over food in the fridge.
• Miguel (1/5): You ripped me off, you’re scamming people - This property is a total scam!!! They were trying to extort an additional 735.25 euros from me after I booked it through booking.com!!! I will never use or recommend this site. Arc de triompe-Marie Antoinette garden Residence Hotel does not exist. You need to refund me back my 570 euros I spent on this booking. We never stayed there, we were given a fake address It’s a scam!!!
• Wilson (10/5): Exceptional - The apartment was in the perfect location for a visit to Paris. Only a 1 minute walk to the Metro station. Cooking facilities and fridge was perfect for us being a family of 5. Compact apartment and clean. Very friendly neighbourhood. Wished we had booked for longer. Will be back for sure.
• Lisa (1/5): RUDE - OVER PRICED - worst accommodation experience I have ever had - Central location within Paris. That was it. DO NOT STAY HERE - AVOID AT ALL COSTS! RUDE - DEMANDING - HORRIBLE EXPERIENCE! The property scams you out of taxes that don't exist (destination tax 14 euro ppnight + city tax 6 euro per person per night - both do not exist on any Paris / France official site - now removed. They also demand a damage deposit of 500 euro - which you are supposed to receive back WITHIN 14 days. Only got it back under this time through raising this with Booking.com. PHOTOS ARE MISLEADING - ground floor flat shows pic of upstairs flat. Pics also show linen and towels. Concierge stated this is not normally supplied and was supposed to feel grateful when they stated they would supply free of charge. Only received fitted sheets (one with piece cut out) and towels no flat sheets. if we wanted a flat sheet that was an extra charge. DID NOT COME WITH air con, outdoor play area, garden, clothes rack - (there was a small heated towel rack which would dry two hand towels), tumble dryer, dressing room, bath, video games, fan, ironing facilities - (iron yes, but no board), no common areas, garden. Coffee machine is there but need the correct pods - they don't supply any of this.

• Laurie (10/5): Great small apartment, safe and well planned, near Arc de Triomphe - The location is great, easy to get to main attractions and transit. The staff were always available digitally and followed up quickly if any issues arose. Our small bedside had everything we needed, quite comfortable... fridge, stove top, microwave, kettle. Easy to warm up a meal or make a coffee. The street vibe was excellent, lots of good restaurants close by, vendors quite helpful. We would highly recommend this spot .. Great value for money. I can't come up with anything I don't like.

The address is incorrect. There is no heater in the apartment. If you ask for a heater. The staff did not respond properly. And she is very rude. And the door doesn't close properly. The lock is damaged. But the staff tells them to close the door. If not, they will call the police. They don't offer solutions. A day later she saw the door. Then she agreed to lock the door. And the staff are very rude. They don't even provide a dustbin bag or toilet paper. etc... Without looking at the apartment she started lying. No proper wifi . 😑 and electricity is not good I have stayed in this apartment for 7 days. Everyday I face problem. At least my deposit was not returned. When asked, she started lying again. If I ask for their boss number. She didn't give. One of the most mother**k apartments I've ever seen. Atleast they blocked my what's app number. • Oliver (10/5): Quality service - helpful host - deposit returned after departure. - We loved the accommodation and couldn't recommend it more! It was simply perfect. If you are looking for a welcoming and warm place to relax in a quieter area, this is the ideal place for you. The space was well decorated and felt like a home away from home, in the best way. It was very easy to get around the city via the nearby metro station and buses. They take you wherever you need to go, but the streets of Paris are also worth exploring and we walked for a few minutes to discover the Champs Elysees, the Seine and the whole Eiffel, La Madekejne...this really close by. In the neighborhood, there were plenty of local restaurants and bakeries for daily meals and cafes, and we can recommend venturing around the neighborhood to pick out some cool places to try. For dinner, we loved the Murillo restaurant or the one face of Metro Courcelles down the street. The boukevard de Courcelles’s bakery was ideal for morning pastries. There are also supermarket nearby. The accommodation was larger than expected in Paris and well equipped. The kitchen is well equipped and the washing machine and Hi speed WiFi works Perfectly.

• Art (10/5): One of the best apartments I have had in Paris - Arrival was very easy, our host was very friendly and attentive to our needs, very beautiful accommodation, well furnished, comfortable near metro and perfectly located in a quite and trendy / chic Parisian area. Supermarket nearby and many fashion shops around at rue de Courcelles. I highly recommend. No contact arrival but instructions were very easy
