• Lia (6/5): If you want a good nights sleep probably not the place for you, - Clean tidy well equipped. Reasonable access to town and castle a 30 min walk. The heat…. The room was like an inferno, window does open slightly, had to keep the blind up for any sort of ventilation, which resulted in you being overlooked by anyone walking by. Enjoyed a few cheeky waves from late night drinkers. The open window also amplified the noise of the main road below and the continuous melodic tones of the pedestrian crossing. All culminating in poor quality sleep 😞

• Ronald (8/5): Our over all stay was excellent. - There wasn't any breakfast available. The location was a little out the way, we had to call taxi if we decided to go anywhere. But we where expecting that. Our room didn't have a workable tv, I did complain about it, it didn't go any further.

• Magdalena (8/5): - Skvělá lokalita, centrum a významné památky v docházkové vzdálenosti!! Milý a vstřícný přístup personálu. Pohodlné postele, ručníky a toaletní potřeby na místě. Chyběly příbory v kuchyni. Jiné vybavení bylo v pořádku. Na můj vkus by mohlo být ubytování trochu lépe uklizené. Povlečení a postel byly v pořádku, jen byla trochu špinavá podlaha a poličky.
• Shakeel (7/5): - It was clean and a very safe establishment. It was very far from central Edinburgh, wasn't able to initially get in until someone let me in for me to be able to speak to reception in order to get my keys. Absolutely no parking around. Tailored more for students.

• Owi (6/5): Not value for money - The room was clean and the bed was comfortable. This is a student housing that is converted to a hotel for a few nights in summer. I felt the price I paid was excessive compared to the service I got. There was zero explanation as to how to get into the building to reception. The students have been tasked with check-in. Booking com messages are managed by an external party who gets in touch a hours agter issue is raised. I was let in by kind students who seem to be used to random strangers showing up.
• Marian (5/5): Property not value for money. - Location was okay for buses into city centre No instructions on how to use induction cooker. I had to mostly eat out or buy salads / cold precooked from a local convenience store as I couldn't be sure I would be cooking food safely and correctly. The TV in the room did not work and on site greeters didn't know why/couldn't help. The light sensor in the bathroom turned off the light while in the shower - even a quick 10 minute shower involved opening and closing the shower door to get the light on again. The original room I was booked into did not have pots/pans to make the induction cooker hob work and there was no crockery to eat food. It took two hours of emails and telephone calls with off-site property management to be reallocated another room the day I checked in. I began to feel unwell and unsafe as I have a digestive condition and I was unable to heat up food I brought with me to eat at my usual dinner time. I had to ask for cutlery and some crockery for the room I was eventually reallocated to. I paid a lot of money to stay at this property and expected to be able to stick to a budget and eat healthily by shopping at a supermarket on my arrivsl and cooking my own meals. This was not the case. I would not stay at Silk Mill again.

There are convenience stores, supermarkets, pubs and a few local places to eat nearby. The location is a 30 minute walk or a bus ride from the city sights.

• Catherine (8/5): 40 minutes walk to town. Very safe area. Easy to find. very clean and comfortable. - I thought the room was very clean and comfortable. the staff were friendly when I checked in. I thought the room was small for the price I paid €356.00 for 2 days for one person. I was disappointed that I could not make a cup of tea or have any kitchen facilities. I may have misunderstood, but I thought I could a least have a coffee/tea on site.

Beds were so comfy and the accommodation was very clean and quiet. The kitchen was not accessible during my stay so I missed my morning cup of tea but there was plenty cafes near by so I went to one of those
• ALISON (10/5): Ideal alternative to a city hotel. - This is an ideal alternative to a hotel. Spotlessly clean and the room had everything we needed for an overnight stay. Plenty of parking at Fountain Park which is a five minute walk along the road. Easy booking process and efficient check in. Would definitely stay again for easy access to events at Murrayfield.

• Claire (9/5): Nice accommodation but a bit pricey - The accommodation was in a perfect location for where we were going it was a 15min walk to murrayfield so ideal. The room was also clean and tidy plenty space for 2 people. The room had no glasses to be able to have a drink of water or even pour a wee drink before we went out. It had plates and pots and pans but no cups, mugs or glasses. The bathroom floor was also dirty but it wasn't a big deal I just rinsed it as it was a wet floor shower anyway. It was also very overpriced £317 for 1 night stay which I booked knowing the price but just felt it was quite expensive and owners were being a little greedy knowing people would pay it for Oasis concert.
• Robert (10/5): Great room, painful administration - Room itself was great, good facilities, good location The process of checking in, collecting keys, but mainly contacting the "host" Was so painful. They are a middle man for an existing accommodation. Maybe if you are staying a week its worth the effort but certainly not for one night.
• Edina (5/5): I’m dissapointed - The company does not mention anywhere that this is a student dormitory. I think this is absolutely not fair. The photos of the rooms are also misleading, as they show fully furnished, nicely designed living spaces, whereas in reality it is an empty dormitory/student accommodation. We are not allowed to use the common areas, which you only find out about after registration. Basically, it is a decent place to stay, but in terms of services (proper reception, equipment, cleanliness, etc.) it is not of hotel quality, and without the proper information you cannot prepare for that.

• Tom (4/5): Good location but dramatically overpriced. - We came to watch Oasis at Murrayfield so the location was fantastic The TV did not work because there were no batteries in the remote and the channels were not tuned. There wasn’t even the barest minimum i.e. tea or coffee. Given the price of a one night stay which was during the fringe, it still felt exceptionally overpriced. I’ve had a more comfortable bed camping in North Wales halfway up Mount Snowden in my tent.

• Katie (3/5): Poor service, bare minimum - Check in was easy When I arrived there was no pillows, no coat hangers, no batteries in the TV remote, and no decor (very unlike the photos). The host never replied to any messages throughout my stay, I managed to get pillows and batteries when talking to a woman who helps the students at the front desk. I asked for more pillows and coat hangers from the host, but no reply. There were dead flies on the floor when I arrived, and the door deadbolt lock didn’t work so slept with a chair in front of the door for my sanity. On check out I received (an automatic, I imagine) message from the host thanking me for my stay, and checking I had everything I needed etc, which was frustrating as they hadn’t addressed any issues. I wouldn’t stay here again.

• Paul (6/5): Exhausted in Edinburgh. - Pleasant space. Male receptionist very friendly/helpful. Our room located at the front of the building was like a sauna. It was almost impossible to sleep, in the heat, no air con and the roar of traffic all night from the busy road outside.

• Sasha (5/5): Nothing will be fixed - The location and building itself. The check-in staff only. The room - although could be cleaner. Ripped and holey bedding and pillows. Broken zip on bedding led to this repetitively falling off. Not being informed of how to work and connect to WIFI. Only having 1 pillow - caused pain. The shower would not drain leading this to need turned off several times during 1 shower to avoid flooding. No support or accomodations made by online staff which is where you are directed to go, the emergency contact number doesnt pick up. Nothing was done to amend this during our stay despite promises of this being fixed on day 2. I was then ignored along with the problems until my return home and only after a full compliant has now been submitted, it is only now, a solution is being sought.
• Jonas (1/5): Dålig lukt och lite dåligt utrustat kök. Svartmögel i duschen. - Boendet ligger nära busstoppen. Nära till Lidel butik. Tycker att beskrivningen stämmer överens med det som utlovats bortsett från bristerna nedan. Helt okej skick på allt och rena lakan. Receptionisten var trevlig och bemötande men eftersom det var 1 dag kvar när dom erbjöd sig att felanmäla bristerna kände jag att om jag stått ut med äcklig lukt i 5 dagar kan det kvitta om det blir en natt till. Receptionen är obemannad så man måste ringa ett UK nummer för att en i personalen ska checka in en. Det luktade avlopp i vårt rum som vi påpekade i chatten med boendet. Jag önskade ett rum som inte luktade avlopp men fick ingen respons på detta förrän i slutet på vår vistelse. Vi upplevde att man inte ville vara i utrymmet pga detta och att sova i ett rum som det kommer avloppsdofter i störde väldigt mycket. Pågående vattenskada precis utanför dörren från mest troligt ett otätt avlopp gjorde att det luktade illa i korridoren. Teven fick vi aldrig igång med fjärrkontrollen, men gick att trycka på tevens knappar. Jag har begärt kompensation för att rummet inte motsvarar det man normalt kan förvänta sig. Det är ett uppenbart fel på vara och jag tycker det är konstigt att det inte togs på allvar. Jag skulle nog rekommendera att välja ett mer prisvärt boende eftersom det inte finns någon ansvarig på plats som kan rätta till om det är så att rummet luktar illa.

A bit too many messages (automatic i suppose) about what happens if (you pay if late for check in, for loosing a key etc) .. but at the end all went well
• Kenneth (5/5): Great until there is a problem - Great location. Perfect for the fringe. It's university accommodation that's repurposed for the summer. We lost our room key on the first night. When we phoned up for help they wouldn't continue until we had paid £60 and then still weren't able to give us a new key. They expected us to phone each time and get a student warden to let us in. Ridiculous.

C'était possible mais avec un supplément de 30 livres. On a accepté mais il a fallu refaire toute l'inscription qui fonctionnait difficilement avec le réseau. On a demandé pour simplifié la chose de revenir à 15 h. On a a dit oui que c'était le plus facile mais on nous a refusé catégoriquement de garder notre valise jusque 15 h. On a donc validé le supplément mais cela a pris une bonne heure. Je trouve cela très peu professionnel. Pour une heure.

• Adam (1/5): Very poor experience - do not stay here - NA Arrived at property and left waiting outside as no one to let us in, had to wait for student to scan their pass. When we entered there was no one to meet with us and give us our key despite phoning them earlier on and being told there would be someone there at all times. We waited 20-30 mins. Amenities advertised are not provided, it is a scam as they do not provide what is listed. We had no towels when we arrived and had to chase a staffer down to request for them, she was unsure if she could get us towels. Rooms are very warm and humid at night with windows that barely open. When we requested partial refund for lack of amenties we paid for, customer service was dire. Do not stay here, go for a hotel even if you have to pay more.

• Fischer (7/5): Durch fehlende Ausstattung von grundlegenden Gegenständen waren wir enttäuscht. Insgesamt aber schön - Gute Lage mit Anbindung an Busverkehr. Zimmer relativ klein aber dafür gemütlich und mit kleiner Küche. Es hat leider enorm an Ausstattung gefehlt, was insgesamt das Gesamtergebnis negativ beeinflusst hat. Es gab keine Klobürste, keine Müllbeutel oder Mülleimer, nur einen sehr kleinen Kochtopf, kein Küchentuch oder Küchenrolle und nur eine einzelne normale Bettdecke obwohl für 2 Personen gebucht wurde. Das fanden wir schade. Der Rest war gut.

• Lucia (1/5): Worst customer service experience ever! - Stay away from this accommodation! When we arrived, the room was dirty, and soon after, we experienced water damage in the kitchen, with the shower drain also being clogged. We stayed for five nights and couldn’t use the shower the entire time. Despite repeatedly requesting a solution or a different room, we were only told daily to be patient, with promises the problem would be fixed—yet nothing happened, and no one seemed to care. The staff on-site were unhelpful throughout (they are just working for the students). After our stay, the accommodation only offered a £50 refund (after us insisting several times) , which was the late check-in fee. They were not only indifferent and unhelpful but also stingy and unfair.

Arrived at 5.35 pm and front door locked and no reception. Only managed to enter after a delay when a resident left. Then got other resident to get help on his personal pne contacts.. Saw other guests arriving later having half hour standing outside with no check in .
• Daniel (6/5): Clean, no frills, bit expensive, small walk into central. Pretty good festival accommodation. - We stayed during the Edinburgh festival, our fifth year going, and it was middling. We have definitely stayed in more central, and cheaper (and more expensive) locations. Room was clean, good sized and easy to get into. Walking to the bin shed provides good exercise. The cutlery in the room was dirty, we also requested some more toilet roll/shower gel, but advised to go to the shops to buy. Not fantastic for a stay which cost >£800.

• Anna (9/5): Ottima struttura - La posizione è davvero molto comoda. La struttura è pulita ed accogliente e con bibite e cioccolatini offerti nella piccola hall-lounge. Letto molto comodo e arredamento minimal e funzionale. Non c'è contatto diretto tranne che per il check-in, ma l'host risponde immediatamente alle mail. Istruzioni chiare e semplici. Ottima esperienza.

• Sara (6/5): Un poco decepcionante - Instalaciones (formato habitación y zonas comunes y decoración. No había suficiente menaje pese haber cocina. ¿Para qué sirve una cocina sin una sartén siquiera? Tampoco trapo ni estropajo para limpiar. La habitación no estaba especialmente limpia, pelos en las toallas, utensilios sucios... La información sobre el check-in horrible la verdad... Faltaba indicaciones y fue muy caotico.
