- Erin (6/5): - Very clean, tidy, ideal for the purpose of my trip. My trip would have been better if I had been notified before that I wouldn’t have pots, pans and utensils to cook with. When I asked at reception, the security guard said he wasn’t sure. I got by just fine as I was only there for three nights, but it was just a shame as I wanted somewhere with a kitchen so I could cook. I had a pleasant stay other than that, just don’t think it was worth the money to have a kitchen that I couldn’t use!

- David (6/5): Not comfortable for 2 adults - Great location and decent enough for a very short stay. Studio in very good condition, clean. Bed too small for 2 adults and uncomfortable mattress/thin pillows, plus there's an electrical socket right at the head of the bed where the pillows are which is inconvenient at best - unusable and banged my head on it while lying in bed. The property host's phone line is disconnected so hard to get hold of them. They didn't contact us with check in details until I chased them by email about 2 hours before we were due to arrive.
- Fernando Hugo (5/5): It's just fine. - Location is great, room was comfortable. It isn't a hotel. It's a student accomodation adapted for short rents. Hence, a lot of the service that you would have in a hotel are not available.

- Lucy (7/5): Generally good but must be called out that this is Student Accommodation, not a hotel - I did not realise this was student accommodation. It didn't call that out on Booking.com at all. The accommodation was actually lovely, very modern and comfortable, the Studio apartment was comfortable, although there was no comfy sofa or armchair. Just a desk chair and two high stools in the main living area. I think a small sofa would be ideal in there. Unfortunately, there was a half eaten pizza left in the fridge ... 😆and some takeaway rubbish left in the recycling bin. I think just an oversight from the last clean, as the rest of the studio was very clean. I completely forgot to mention this when checking out (well, leaving my key on the desk).
I have also had an issue trying to get a VAT receipt. The 'hotel' doesn't provide one, I've had to call Booking.com twice, and they have contacted the hotel twice to ask for one. I've just received an invoice, but with no VAT number on it. Very complicated and an issue when trying to claim on work expenses as there is a time limit on putting these through.

Location of property was within easy reach of the railway station and university buildings. Also close to good restaurants.
Staff were friendly and helpful. Breakfast was not available (I was told).

- Frank (6/5): Basic but great location and building - Fab building great location. Bathroom v clean. I would recommend it to travelers on a budget or a solo traveler. No frills no kettle or tv it does what it says on the tin. Very poor internet connection in the room I was in. Very basic. it's student accommodations being let out during the summer.

- Charm (2/5): Good from far, far from good - The aesthetic is lovely. The owner spent on fit and finishes. The bed was absolutely appalling. Mattress was thin, they obviously bought the cheapest ones they could find.
I could see the metal springs by eyesight.
So bad I didn’t actually stay overnight. So a total waste of money.

Nothing was solved and we felt unsafe the whole stay.

It does not match what was advertised both in images and text.
No kettle, no crocky, no fridge that work, no towels, no tv that work due to no ariel, bed single not double, pots and pans to cook with.
We went planning on saving money by cooking in the accomodation, we could not do this as there was no utilities to cook with. Cost us a fortune to eat out for each meal.
There were no towels in shower so had to go and ask for them, they we not replaced the whole time we were there, no one came to clean, and we were not give the stuff to clean with, not even a toilet brush.
I expect compensation for misrepresentation and the stress and time i had to put into trying to solve the issue, which other than an email nothing was done

Ok a bad review is worth nothing. Just some troll you say. But I have to say, the situation here was so bad. I had to find a different hotel. and spend £175 pound of money I don't have spare. I couldn't have a night again where we were unable to sleep until 4AM. The basic situation was excessive noise and poor ventilation. If windows was open to get ventilation it was about 70dB where you couldn't hear a phone call until 2AM, due to bar across the street. When asked for other room no night staff had authority. During daytime manager said there was no rooms so I got onto Leonardo. Suddenly there was another room but we were not offered it as he said it was just as bad. I personally don't think so. Spent most of day trying to get somewhere but no. Manager told Leonardo we were offered two others. Complete lie. When I got back there was no one who could do anything again even though I wanted to force them to see other room. Completely brushed off. Leonardo took a statement but still not heard about some compensations.

- Nathan (5/5): A good option when considering budget hotels. The mattress was a real disappointment. - The location was good. The size of the room was a good size. The kitchenette had everything you would need if you're self catering for a prolonged period of time. The shower water pressure was good. The mattress was very cheap and uncomfortable. The air conditioning was centrally controlled, so you had no way to change it or turn it off. The toiletries were limited (1 bar of soap, 1 sachet of shower gel). There was no toilet paper, but you can ask reception for some.
- Gruson (9/5): Superb - Exactly wait 3pm for ckec-in. I arrived at 12.30pm, and I was told that check-in is at 3pm. I then came back at 2.40pm and again I was told that I must wait 3pm. No flexibility there to check if the room was ready, even if I was eager to pay extra.
- Kony (8/5): The apartment was good, although there is some room for improvement. - Great location, very clean, quite good and efficient service at reception during check-in and check-out. My apartment was high (about 4.5 meters) with a mezzanine - it felt spacious. For people who like walking up stairs. The hostel has a pleasant lobby and amenities for guests, such as a pool table. If I were staying with a larger group, this could be an interesting addition to the stay. For business travelers who need an invoice for their stay, this is a real hurdle. The reception is run by an outsourced company that will not issue you an invoice on site—you have to do it online. The hostel owner responds to questions with a long delay, if at all. I managed to get an invoice after leaving with a delay of almost two weeks.
As for the apartment itself, a trash can would be useful. It would be nice if the window could be opened more than 10 cm. Such a small gap does not provide adequate ventilation. A small lamp or light above the desk would also be useful.

Your website promises a private entrance - there wasn't one, the access was via a shared, poorly signed corridor.
You website promised the use of a kitchen - there was a sign on the kitchen saying "Not for use by summer guests."
There was what can only be described as a "stench" between the exit from the lift and the room door (N302E), which actually made me feel nauseous. I pointed this out to the person behind the counter (he wasn't a receptionist - I had to get through a locked doo to speak to him), he didn't seem that interested saying it was probably some of the Chinese students staying over the summer, which is arguably racist.

But if your renting out apartments they should be more on it and replenish kitchen and bathroom areas

Also there wasn’t any brooms or mops to cleanup after cooking for example.
- Briggs (3/5): Good location. But very unhappy with kitchen equipment. - Brill location. I was in Leeds to have an operation at nearby hospital. I picked this location as a place to relax and recoup after before I travelled home The room said it will come with fully equipped kitchen which is main reason I chose this place. However there were no plates, cups, pans, cutlery. There was not even a kettle. Could not make a drink. I am very disapointed as I could not move much due to my operation and could not prepare myself anything. When we spoke with staff they could not help wven though in FAQ they said staff will be happy to assist and all stuff is provided. Also when we arrived there was faceas in the toilet.

Cutlery dirty, floor dirty and piss around the toilet. The first thing we had to do when we got there was to go buy cleaning products.. and clean the place..
It was a very tiny bed. Not a bed for two people… it was also extremely noisy during the nights because of teenagers smoking and talking loud outside in an open area in the middle of the apartment complex. I had to wake up to go down to tell security in two different night during our stay of 5 nights. We slept very bad in general. The madras had 3D flowers?? And it was really uncomfortable to sleep on…
I sent them a message beforehand that we are two people and we want enough towels for both of us. We only got one big towel and one hand towel…
Since this is normally a place where people live during studies, I think they know nothing about renting out for shorter stays. You can’t expect somebody who is staying there for 3-7 days to have their own cleaning products with them. And it feels silly to buy cleaning products for such a short time. There wasn’t even any soap to wash the cutlery with.
Luckily we had a lot of plans during the days, so we didn’t stay there more than necessary.
We will not be going back.

Security is nice with all the gates and doors. The cleanness The fact that there is no room service, but this is a student accommodation and not a proper hotel.

- Annabelle (3/5): Unwelcoming with poor communication to confirm booking. - I didn't have breakfast. The location is great. There was no waste bin, not even in the bathroom. There was no bath mat. The shower leaked. There was only bright overhead lighting - no bedside or desk lamp. There was no glass or paper cup in the bathroom. The toilet had not been cleaned, eew, probably because there was no toilet brush. The room was in a basement and felt like a cell - completely unwelcoming. I have stayed in University student accommodation before and it has always been welcoming and comfortable. This is not the cheapest Uni accommodation I have stayed in but is the poorest.

I booked this thinking it was the Leonardo Hotel, this is not a hotel. However, it worked for us anyways. There are obviously teething problems with new accommodation and my toiled would only flush every 3 hours or so.

Placing a movement sensor at the bathroom is just criminal. If you had just a toilet it would be okay, but for showering is just a pain in the ass the fact that every 10s u gotta get outside and activate it. Also, the couch was like sleeping over a rock, so uncomfortable. No WC brush, limited privacy, no Wi-Fi instructions inside the room (I think there was no wifi)... It's just disappointing for what I've paid.

- Kathryn (4/5): Fine but would recommend staying elsewhere for your money. - Good location, very central, easy to get to and from places without going out of the way, on check in staff escort you to your room. Not really a fan of how vast the location was, it wasn't made clear during booking that it was student accommodation rented out for the summer and it's quite confusing to get around the location itself. No hangers, bins, hairdryers, or kettles etc in the rooms, and you need to take care of your rubbish yourself. My heating also didn't work during my stay and on raising the issue with staff on the phone and in person at reception, they told me there was nothing they could do as it was a bank holiday weekend and the earliest they could get someone out would be after I checked out. There was no offer of another room or any further help.
- Kwok (7/5): Overall, it was a good stay, but most guests will likely pay a bit more and choose an affordable hotel next time. - The location was great, and the city centre was just a 5–10 minute walk away. The check-in and check-out processes were straightforward, and messages were replied to within minutes. We understand that this is student accommodation made available to outside guests during term breaks. However, to better accommodate guests for a comfortable short-term stay, the property should consider offering a bit more support and amenities, such as a cup and a kettle. In the room, the only amenities that you’ll find are a few towels and a very small bottle of shampoo and body wash—and that’s all.
