Important Information
1. Check-in, Mandatory Guest Registration and City Tax
In accordance with Romanian law, all guests, without exception, are subject to mandatory registration before accessing the property.
The check-in and registration process is carried out exclusively through an external portal, independent from Booking.com and Airbnb, and directly connected to our internal systems.
Check-in cannot be completed via the booking platform and is considered valid only after the external procedure has been successfully completed.
For each reservation, every individual guest must provide through the external portal:
a recent and clearly recognizable selfie;
a front and back photo of a valid identity document (ID card or passport);
completion and signature of the digital guest registration form.
The registration must be completed:
no later than 24 hours before the scheduled check-in time;
for last-minute bookings, immediately after booking confirmation.
City Tax
The city tax is NOT included in the booking price on Booking.com or Airbnb.
The city tax must be paid separately at the end of the check-in process via the external portal.
Payment of the city tax is mandatory by law and is a required condition for access to the property.
⚠️ In case of failure to complete registration, failure to provide documents, or failure to pay the city tax:
access to the property will be denied;
the reservation will be canceled;
no refund will be issued, regardless of the selected rate.
2. Check-in and Check-out Times
Check-in: from 3:00 PM
Check-out: by 11:00 AM
Early check-in and late check-out, if available, are granted only upon prior written approval and are subject to an additional fee.
Unauthorized late check-out may result in an extra night being charged.
3. Office Check-in (Optional)
If available and agreed in advance, in-person check-in at our offices is possible.
Service is optional and subject to availability;
additional cost: EUR 20 / RON 100 per reservation.
4. Number of Guests and Access
The number of guests must exactly match the number stated in the reservation and registration.
Unregistered guests are not allowed to access the property.
External visitors are not permitted, unless prior written authorization is granted.
5. Use of the Property, Guest Conduct and Right to Cancel
The property must be used exclusively for residential purposes.
It is strictly forbidden to:
organize parties or events;
create excessive noise or disturbance;
carry out illegal or unauthorized activities.
The property reserves the right to cancel the reservation or terminate the stay without refund if, before or during the stay, the guest:
behaves in an offensive, threatening, or disrespectful manner toward staff or others;
violates the house rules provided;
causes disturbance to neighbors or other guests.
6. Damages, Liability and Cleaning
Guests are responsible for any damage caused to the property, furnishings, or equipment.
Damages will be charged according to repair or replacement costs.
The apartment is delivered clean and in good condition.
In case of excessive dirt or improper use at check-out, an additional cleaning fee may be applied.
7. Smoking and Pets
Smoking is strictly prohibited indoors, including e-cigarettes. Violations will result in a special cleaning penalty.
Pets are not allowed, unless prior written authorization is granted.
8. Bed Linen and Towels
Bed linen and towels are provided strictly based on the number of guests indicated in the reservation and the bed configuration.
Standard set for 2 guests:
1 set of double bed linen;
1 duvet or blanket;
2 small towels;
2 large towels;
1 bath mat.
Linen is prepared in multiples of 2 guests; where single beds are present, mixed configurations may be used.
Any request for additional linen, duvets, or towels is subject to extra charges, payable in advance.
9. Apartment Equipment
Apartments are equipped with basic items, by way of example but not limited to:
cutlery;
plates;
glasses;
chairs;
pots and pans;
detergents and basic cleaning products.
Quantities are calculated based on the number of guests in the reservation.
Requests for additional equipment are subject to availability and extra costs, payable in advance.
10. Breakfast Service
When included or purchased as an extra service, breakfast is:
prepared in an external kitchen;
served directly in the apartment.
Time Slots and Booking
To guarantee the service, guests must communicate their preferred time slot in advance via the official WhatsApp number provided in the property.

10:00 – 11:00
Without prior communication, the breakfast service cannot be guaranteed.
Breakfast Menu
The fixed menu includes:
croissant;
toasted bread;
jam;
Nutella;
butter;
cold cuts;
cheese;

crenvurști (sausages).
Vegetarian and halal options are available upon advance request.
11. Personal Belongings
The property is not responsible for loss, theft, or damage to personal belongings left unattended.
12. Force Majeure
The property is not responsible for service interruptions beyond its control (electricity, water, internet) or force majeure events.
Such events do not automatically entitle guests to refunds.
13. Personal Data Processing (GDPR)
Personal data is collected and processed solely for legal compliance, in accordance with EU Regulation 2016/679 (GDPR).
14. Acceptance of the Rules
By confirming the reservation, the guest declares that they have read, understood, and fully accepted these House Rules.This property does not accommodate bachelor(ette) or similar parties.
Please inform of your expected arrival time in advance. You can use the Special Requests box when booking, or contact the property directly using the contact details in your confirmation.
Guests are required to show a photo ID and credit card upon check-in. Please note that all Special Requests are subject to availability and additional charges may apply.

- Karoly (10/5): - The apartment is located right in the beginning of the old Town. The street takes you to the very center wichever direction you start to leave. Absolutely convenient. Most of the things to see in Bucharest are in walking distance. The view from the apartment is amazing and the covered balcony too. The apartment is spacious for two people and has all the necessary things you need, especially the kitchen. It was perfectly clean and comfortable to feel being at home. It is very bright and cosy. The bathroom was clean too but a bit old fashioned. Everything worked well though. I really will go back and stay this place whenever I will come to Bucharest. The host is very helpful and friendly. He got in touch with me everytime when needed, he gave clear information about to checkin and checkout. Whenever I asked a question he replied immediately. Very nice host! Just a little thing. Having soap at the bathroom basin would be really perfect.

- Iveta (8/5): Celkově pobyt jsme si užili. - Apartmán s krásným výhledem, všude blízko, staré město za rohem.Majitel odpovídá hned. Měli jsme požadavek připravit spani i v obýváku.Nebylo připraveno, majitel přijel a donesl ložní prádlo a extra peřiny+ rychlovarnou konvici která zde chyběla. To oceňuji! Apartmán by potřeboval více péče, je tu pár věcí které by se měli hned opravit, málem na nás vypadla dvířka od kuchyňské linky, zásuvka nebezpečná, židle,držák toaletního papíru vypadával. A když jsme se chtěli vykoupat, tak vana neodtékala,museli jsme vyčistit odpad, za to uklízečka pochvalu nedostane.Dveře na terasu jdou otvírat opravdu ztuha!!! Prvních 24 netekla voda, byla slíbená kompenzace? Tak uvidíme.

M-am bucurat sa gasesc cafea din partea gazdei. Comunicarea cu gazda a fost facila, iar raspunsurile foarte prompte. Cu siguranta, voi reveni aici.

Il mio voto sarebbe stato 9 (10 se alcuni dettagli tipo in bagno vengono sistemati), se l'alloggio fosse stato silenzioso e si potesse dormire la notte. La camera da letto infatti si trova direttamente su una via principale, trafficata con sirene e rumori ad ogni ora della notte, impedendo un sonno regolare.

- Lea Ellen (9/5): Great location and beautiful apartment! - Great location and comfortable apartment with every amenity you could possibly need. The traffic noise in the bedroom is a bit much, but the bed is super comfy so that helped!
- Natalia (4/5): - The location is excellent, the bed is comfortable, the view from the window is beautiful, and Netflix is available. There was no hot water — but that’s fine, they said the pipe is being replaced! You could have heated some water… if only there had been an electric kettle. On the bright side, there were plenty of dishes! Unfortunately, there was no gas either, so heating water was only possible in your imagination. Of course, there was no hairdryer either, but who needs one when there’s no water? The water in the bathroom stagnates, and the smell — a cocktail of chemicals and sewage — makes for a free “aromatherapy” experience. If you have allergies like me, make sure to bring your medication. On the plus side, it was entertaining: the noise from the busy street outside keeps you from getting bored. Luckily, we stayed only one night.

Nos gustó mucho la limpieza y lo espacioso que era el apartamento. En el desayuno, el sobre de cafe con leche soluble no era de nuestro gusto (pero para gustos....) y las tostadas, aunque muy bien empaquetadas, llegaban frías. - Madaschi (8/5): - Posizione centralissima (che è sia un pro che un contro). Appartamento super accogliente, con tutti i comfort necessari e ideale (a mio avviso) perche si ferma più di una notte. Essendo in una posizione super centrale, c'è molto traffico nella via sotto. Nonostante l'appartamento fosse al 7 piano il casino della strada si sentiva. Clacson e sirene a non finire. C'è un infiltrazione nel terrazzo che spero possa essere sistemata a breve. Questi due punti "negativi" sono il motivo per il quale ho dato 8/10.

- Simone (7/5): Bene ma non benissimo - Posizione strategica in centro città a due passi da qualsiasi servizio ( metro, bus, locali ). Vista panoramica sulla città. Climatizzatori. Comfort vari in cucina. Lavatrice. Phon. Buona pulizia all’arrivo in struttura. Da migliorare sicuramente l’attenzione per il cliente: per 4 notti ci sono state date due coppie di asciugamani ( se ne volete altre bisogna pagare). Un solo rotolo di carta igienica (abbiamo comprato noi e lasciata in struttura oggi alla partenza). Porta carta igienica che si staccava dal muro. Acqua del lavandino del bagno e della vasca da bagno che stagnava e andava via con difficoltà. Camera da letto poco insonorizzata… se avete il sonno leggero trascorrerete la notte a sentire i rumori del traffico al di sotto.

La presión y temperatura del agua tanto de la cocina como del baño son insuficientes.
