Important Information
1. Check-in, Mandatory Guest Registration and City Tax
In accordance with Romanian law, all guests, without exception, are subject to mandatory registration before accessing the property.
The check-in and registration process is carried out exclusively through an external portal, independent from Booking.com and Airbnb, and directly connected to our internal systems.
Check-in cannot be completed via the booking platform and is considered valid only after the external procedure has been successfully completed.
For each reservation, every individual guest must provide through the external portal:
a recent and clearly recognizable selfie;
a front and back photo of a valid identity document (ID card or passport);
completion and signature of the digital guest registration form.
The registration must be completed:
no later than 24 hours before the scheduled check-in time;
for last-minute bookings, immediately after booking confirmation.
City Tax
The city tax is NOT included in the booking price on Booking.com or Airbnb.
The city tax must be paid separately at the end of the check-in process via the external portal.
Payment of the city tax is mandatory by law and is a required condition for access to the property.
⚠️ In case of failure to complete registration, failure to provide documents, or failure to pay the city tax:
access to the property will be denied;
the reservation will be canceled;
no refund will be issued, regardless of the selected rate.
2. Check-in and Check-out Times
Check-in: from 3:00 PM
Check-out: by 11:00 AM
Early check-in and late check-out, if available, are granted only upon prior written approval and are subject to an additional fee.
Unauthorized late check-out may result in an extra night being charged.
3. Office Check-in (Optional)
If available and agreed in advance, in-person check-in at our offices is possible.
Service is optional and subject to availability;
additional cost: EUR 20 / RON 100 per reservation.
4. Number of Guests and Access
The number of guests must exactly match the number stated in the reservation and registration.
Unregistered guests are not allowed to access the property.
External visitors are not permitted, unless prior written authorization is granted.
5. Use of the Property, Guest Conduct and Right to Cancel
The property must be used exclusively for residential purposes.
It is strictly forbidden to:
organize parties or events;
create excessive noise or disturbance;
carry out illegal or unauthorized activities.
The property reserves the right to cancel the reservation or terminate the stay without refund if, before or during the stay, the guest:
behaves in an offensive, threatening, or disrespectful manner toward staff or others;
violates the house rules provided;
causes disturbance to neighbors or other guests.
6. Damages, Liability and Cleaning
Guests are responsible for any damage caused to the property, furnishings, or equipment.
Damages will be charged according to repair or replacement costs.
The apartment is delivered clean and in good condition.
In case of excessive dirt or improper use at check-out, an additional cleaning fee may be applied.
7. Smoking and Pets
Smoking is strictly prohibited indoors, including e-cigarettes. Violations will result in a special cleaning penalty.
Pets are not allowed, unless prior written authorization is granted.
8. Bed Linen and Towels
Bed linen and towels are provided strictly based on the number of guests indicated in the reservation and the bed configuration.
Standard set for 2 guests:
1 set of double bed linen;
1 duvet or blanket;
2 small towels;
2 large towels;
1 bath mat.
Linen is prepared in multiples of 2 guests; where single beds are present, mixed configurations may be used.
Any request for additional linen, duvets, or towels is subject to extra charges, payable in advance.
9. Apartment Equipment
Apartments are equipped with basic items, by way of example but not limited to:
cutlery;
plates;
glasses;
chairs;
pots and pans;
detergents and basic cleaning products.
Quantities are calculated based on the number of guests in the reservation.
Requests for additional equipment are subject to availability and extra costs, payable in advance.
10. Breakfast Service
When included or purchased as an extra service, breakfast is:
prepared in an external kitchen;
served directly in the apartment.
Time Slots and Booking
To guarantee the service, guests must communicate their preferred time slot in advance via the official WhatsApp number provided in the property.

09:00 – 10:00
10:00 – 11:00
Without prior communication, the breakfast service cannot be guaranteed.
Breakfast Menu
The fixed menu includes:
croissant;
toasted bread;
jam;
Nutella;
butter;
cold cuts;
cheese;
eggs;
crenvurști (sausages).
Vegetarian and halal options are available upon advance request.
11. Personal Belongings
The property is not responsible for loss, theft, or damage to personal belongings left unattended.
12. Force Majeure
The property is not responsible for service interruptions beyond its control (electricity, water, internet) or force majeure events.
Such events do not automatically entitle guests to refunds.
13. Personal Data Processing (GDPR)
Personal data is collected and processed solely for legal compliance, in accordance with EU Regulation 2016/679 (GDPR).
14. Acceptance of the Rules
By confirming the reservation, the guest declares that they have read, understood, and fully accepted these House Rules.This property does not accommodate bachelor(ette) or similar parties.

- Michał (9/5): - Lokalizacja, czystość oraz wygoda pobytu zdecydowanie na duży plus. Śniadania były skromne - w tej cenie spokojnie można zjeść coś na mieście, choć dużym atutem było dostarczanie ich pod same drzwi. Największym minusem okazał się brak suszarki do włosów, mimo że według oferty miała być dostępna. Sam brak nie byłby problemem, bo mogliśmy kupić własną, jednak gospodarz codziennie zapewniał nas, że dostarczy suszarkę „jutro”. Przez 4 dni nikt się nie pojawił, przez co poczuliśmy się po prostu oszukani.

- Marcos (6/5): Bom local em Bucareste. Mas avalie alternativas... - O apartamento e amplo, renovado recentemente e a cama muito confortavel. A rua um pouco escura a noite mas bem proxima da Piatta Romana, com facil acesso ao metro e aos onibus. Fica a cerca de 10 a 15 minutos de conducao ate o centro historico, onde estao os principais atracoes turisticas. Pode-se classificar a localizacao como "boa", Nao encotramos nas proximidades lojas de mercado (somente bares e lanchonetes) o que dificulta um pouco a vida do hospede que pretende preparar alguma alimentacao no local. Para acessar a portaria, o hospede precisa passar por um pequeno portão e caminhar alguns passos para o interior do terreno. A noite o local fica bem escuro e, quando se chega pela primeira vez (noite), ha uma certa dificuldade em localizar a portaria. Nao ha nenhum placa ou sinalizacao indicando o predio. No caso, ao chegarmos no primeiro dia (tarde da noite) havia na proximidade do portao moradores de rua dormindo, o que gera uma certa preocupacao. O anuncio da propriedade consta "transfer gratuito" porem quando se observa na reserva esse servico nao e efetivamente prestado. Isso causou-nos uma certa frusrtracao. O aquecedor, embora em nivel maximo, nao funcionou. Como o check out era as 10 horas da manha e nosso voo no final da tarde, tentamos por diversas vezes contatar o anfitriao no sentido de verificar a possibilidade de uma flexibilizacao do horario de saida mesmo que com uma compensacao financeira. O anfitriao nao se dignou a responder, ignorando os nossos contatos.

The location is perfect—right in the city center, making it very convenient to explore Bucharest. The bed was very comfortable, and the amenities provided made the stay feel like home. Check-in was smooth, and the host was responsive and helpful throughout. Honestly, everything was great. If I had to mention something minor, it would be that the room lighting could be slightly brighter, but it didn’t affect the overall experience.

Struttura ben arredata, luminosa ed accogliente, spazi giusti per una breve vacanza per tutti gli ospiti e per ogni necessità. Colazione consegnata al mattino in box singole. Ottima comunicazione con lo staff. Nulla da segnalare, è un posto nel quale tornerei e consiglierei di andare.
- Daria (7/5): - Зручне розташування біля метро. Номер оформлено у сучасному стилі, у кожній кімнаті є телевізор. Ледве знайшли апартаменти, жодних вивісок чи вказівок не має. Ліфт виявився дуже маленьким, довелося їхати з валізами декількома ходками. Номер був прибраний погано, у ванній кімнаті валялося чуже волосся. Прибирання номеру вчасно зробити не встигли, ми ще чекали 20 хвилин на заселення. У душі та раковині стік був забитий, після кожного миття там стояла вода.

- Beatriz (9/5): Enamorada de Rumanía - El apartamento estaba muy bien ubicado, en una zona buenisima a unos 20 minutos andando del centro, hay autobuses que te llevan a todos lados incluso el del aeropuerto. El apartamento tenia todo lo esencial, cama cómoda, muy limpio y amplio. El personal muy amable , contestaba super rápido a cualquier duda. Repetiría sin duda. Almohadas un poco blandas, la cuarta planta no tiene ascensor y el desayuno raro sin cafe con leche.

- Francesca (7/5): Struttura valida per un soggiorno breve - L’appartamento è nuovo, molto accogliente. Per accedere non abbiamo avuto bisogno della chiave in quanto l’accesso è automatizzato con dei codici, sia al portone di ingresso sia per entrare nell’appartamento. Il check-in viene fatto online e questo rende tutto più pratico. Successivamente abbiamo ricevuto un messaggio con tutte le indicazioni per accedere alla struttura. L’appartamento aveva un terrazzo molto grande che affacciava su una delle strade principali di Bucarest (anche se non centrale). Abbiamo apprezzato la presenza di un ferro da stiro. La struttura non è facilmente riconoscibile in quanto non presenza un’insegna. Abbiamo capito che si trattasse del nostro alloggio in quanto abbiamo visto che fuori il portone ci fosse il tastierino per inserire il codice, abbiamo provato e si è aperto. Noi abbiamo alloggiato al 4º piano, un po scomodo per arrivarci, l’ascensore arriva al 3º piano e per raggiungere l’ultimo piano bisogna uscire in balcone e rientrare, altrimenti a piedi. L’ascensore è molto piccola, noi avevamo due zaini e abbiamo fatica ad entrarci. Con le valigie avremmo dovuto fare due viaggi sicuramente. Il bagno lo abbiamo trovato molto piccolo e abbiamo avuto problemi con la doccia in cui ristagnava l’acqua. Non abbiamo avuto informazioni riguardo la colazione, che era inclusa nel prezzo. I numeri utili per i clienti non sono ben identificati, sono veritieri ma non corrispondono alle descrizioni. Esempio: il numero per contattare l’operatore su whatsapp risultava non iscritto; il numero dell’operatore parlante italiano idem. Quindi alla fine, il numero identificato come operatore che avrebbe risposto alle telefonate era quello che in realtà era iscritto su whatsapp, quindi ho parlato tramite whatsapp, a quel numero, in inglese. Per la colazione, alla fine, ho chiesto e mi è stato risposto che l’avrebbero portata in camera, direttamente, dopo aver scelto la fascia oraria preferita. Se non avessi chiesto come avrebbero gestito la cosa? La colazione è stata semplice ma varia, anche se, dopo il primo giorno, il cibo è stato ridotto. Esempio: il primo giorno sono arrivati due succhi di frutta e due fette biscottate a testa (oltre al resto); i giorni successivi i succhi non sono arrivati e le fette biscottate erano 2, invece che 4. Ci sono state fornite due capsule di caffè che abbiamo utilizzato il primo giorno e che non sono state più rifornite. Ci è dispiaciuto che nella colazione non ci fosse del latte o del caffè. Alloggio a 30 minuti circa a piedi dal centro ma ben collegato con i mezzi.

- Nemanja Blanuša (9/5): Piata Romana Pumo Propertis - Apartman je cist nov uredan u mirnom delu grada. Bili smo na 4 spratu na koji se ne moze doci liftom nego izlazis napolje na druge stepenice do aparmana a izak je prolaz pa je nezgodno nositi kofere.

- Argyrios (9/5): Μία όμορφη εμπειρία. - Η τοποθεσία είναι άριστη. Πολύ κοντά σε στάση λεωφορείων και μετρό. Το δωμάτιο όμορφο, ήσυχο και ζεστό. Το μόνο πρόβλημα που συνάντησα ήταν η πρόσβαση στο πάρκινγκ του καταλύματος. Δύο φορές είχαν κλείσει την είσοδο του πάρκινγκ πελάτες διπλανού καφέ.
