- Linda (9/5): Comfortable clean apartment in great location. - Location, close to transport both bases and underground for exploring London. The apartment was clean and supplied with nice towels and bedding. Comfortable living area and a kitchen with most things you would need. Great having a washing machine and airing rack. Happy to stay here again. Perhaps a broom and dustpan would be nice for a quick clean rather than having to get out the vacuum. A couple more rubbish bags would have been handy.

- Luis (8/5): Espacioso apartamento en un muy buen barrio. - Era grande y espacioso, con dos baños completos. Muy bien equipado y la ubicación excepcional. Barrio residencial muy tranquilo con todos los servicios cerca. Restaurantes, supermercados y muy buen ambiente. Estaba en una planta baja y se oían mucho los pasos y ruidos del piso de arriba. La cerradura de la puerta principal parecía muy endeble, fácil de forzar. Y echamos en falta gel y champú. Había una muestra con pequeños botes que no daban para toda nuestra estancia. Tuvimos que comprar y dejarlos allí casi enteros.

- Stefano (1/5): London Nightmare. - Never saw the apartment. The very day I arrived in London, the agency changed the apartment. Reason of the change, no hot water. The apartment I had in exchange was in a completely different area of London (and London is huge) and had a much lower rating vs the first apartment.
On top of that I was asked to choose a day to pack up my belongings and to put them aside, because the flat was on sale and it was due to be shown.
- Kirill (9/5): Amazing stay, beautiful flat - Location just between Paddington and Bayswater stations, walking distance to Hyde park and Queensway metro station.
Many restaurants and groceries options around.
The flat: bed with a nice mattress, spacious kitchen\living room. Very cozy patio, I wish we could stay here in April or May when it's less raining and warmer overall.
Washing machine saved our day!
Messaging with the apartment team was flawless and they were usually responding quite fast. Mews type 2-floors building, you might hear your neighbors from above flat sometimes, so do they(we've been the loudy once, guilty).
Minor flaws:
- we didn't have dish sponge but we wrote to apartment team, so it was delivered but unluckily only one day before we leave of stay for 8 nights.
- Didn't find any paper towel or tablecloth but we didn't care much about that.
- I wish the rubbish collection times were on flat guide site. Collection times are not later than 8am on Thursday for recyclable and on Friday for general waste.
- I wish they have at least small\portable dishwasher there
- Machteld (9/5): Wonderful and relaxing stay - Spacious accommodation.
Good shower and nice bed, (for tall people maybe a bit small).
Kitchen with everything available to make breakfast or cook.
And even a washing machine, useful if you stay longer.
Nice neighborhood near shops and restaurants within 15 minutes walking distance.
Underground nearby a10 minutes walk.
A central place to visit all the different neighborhoods by foot or public transport.
Good communication with the owners, quick response when we had a question.
We have stayed here before and would book again and definitely recommend this place to others. Everything was really good. The only thing I can think of is that we could not lock the door from the outside. You could shut the door, and we did feel save in this neighborhood.
But maybe this is normal in a lot of houses, it did not cause any problems.

- Nicole (7/5): - Location was great Owner entering property while we weren't there. Main shower was full of black mould. Had wifi but not internet connection
- Danielle (8/5): - Great location. The kitchen is well equipped and ironing facilities. Powerful and hot showers. Good WiFi. Due to the £250 charge I did take photos to ensure no issues with refund. Some noise from people upstairs but area is generally quiet for central London. The apartment has the potential to get a superb rating. Needs a bigger duvet. It's a double bed with a queen size duvet! A full length mirror in bedroom would be very useful.
Extra towels need to be provided when people are staying longer than 2 days.
The management company rang me asking if they could access the property to change a light bulb. I did not answer the calls as it was an unknown number and they did not leave a voicemail so I thought it was a scam call. I would suggest in future to leave voicemails when they are contacting people.
- Heidi (8/5): Das Appartement ist auf jeden Fall zu empfehlen. - Die Hausbetreuung war gut. - Die Gestaltung der Räumlichkeiten (Wohnzimmer mit Küchenzeile, Schlafzimmer, 2 Bäder) ist modern, komfortabel und ruhig in einer guten Wohngegend gelegen. Die Küche ist mit modernen Geräten (Kochfeld, Backofen. Mikrowelle, Waschmaschine - kein Geschirrspüler) ausgestattet. Koch- und Tafelgeschirr sowie Gläser sind vorhanden. Zugang zu Putzequipment. Wünschenswert wäre eine Kaffee- und Teekanne, um bei fehlender Kaffeemaschine Kaffee kochen zu können. Eine Teekanne sollte traditionell in England bereitgestellt sein. - Geschirr ist zwar vorhanden, könnte aber - entsprechend der sonstigen hochwertigen Ausstattung - einheitlicher sein … Der kleine Garten könnte etwas aufgeräumter sein - er ist ein kleines Stück Idylle.

In the ensuite the vanity light didn't work the plug hole was was missing its cover.
In the lounge two wall lights didn't work.

The flat was within walking distance of a lot of the attractions in London. The tube and buses were very close by. Needed to have a few more toiletries.
- Stephen (10/5): Very Good - Great Modern Apartment The check in on Booking.com was easy, however i wasn't made aware at the time of booking there would be a further £250 security deposit required, when i requested the Keys, prior notification of this would be helpful, however the staff were very helpful.

Comfortable and clean apartment , possibility to cook, good shower. Everything we needed was there.
- Katarina (8/5): Very good - The location is great and the flat is amazing! So spacious, well equipped and clean. The rooms are big and cozy, there are two bathrooms, which is amazing The fee you need to pay as a safety deposit is a lot 250 GBP! And we had to specifically request to get that money back, otherwise I am not sure we would see it again after! So keep that in mind when booking this property
- Michelle (8/5): Very good!!! - I got the keycode and wifi password nice on time. When I arrived the key was not in the lock so I panicked a little. But the cleaner was still inside with the keys so I was very happy. I used the lock everytime I left the door so I wouldn't loose the key ;-) Very handy that the key had a number lock. I liked how clean the appartment was. The beds, sanitair and floors were very clean. I liked the floor heating in the big bathroom. The were plenty coathangers in the closet and that is always nice. The rooms are spacious with plenty cabinets for your stuff.
But we liked the neighbourhood best. Nice and quiet but we always felt safe. I traveled as a mom with my 12 year old daughter together and we both felt safe during our stay. The kit in the big bathroom can be redone so it looks nice and fresh.

- Sara (8/5): Clean and comfortable, lacking in communication - Excellent location! The Bayswater station is super close so getting around London on the underground is easy. Had dinner at The Shed which was an easy 1 mile walk. Phenomenal meal! Apartment is a basement apartment so you need to be able to negotiate a very steep driveway. Apartment was clean and comfortable. Had a combo washer / dryer which was nice. There is a clothes rack under the stairs since the dryer doesn’t really dry, so much as pull water out. The little garden space out back was so nice and peaceful. It’s shared with the upstairs folks who I assume are the actual owners, but never saw them.
Neighborhood is very nice and felt very safe walking alone. Now for the not good: there are two lockboxes hanging on the metal gate to the front door. When we arrived, one was open and empty and the other we couldn’t budge. We knocked on the door repeatedly and loudly to be sure no one was there since we were told we couldn’t drop our bags off early. After 20 min or so of trying to get the lockbox open, we called and demanded help. I spent over half an hour on hold as the person who works for the Property management place attempted to find the maintenance person… or so she said. Finally as we approach an HOUR of sitting in the driveway with our luggage, she came back on the line to say he was inside the apartment. Long story short he was out back cleaning the patio area. He showed me his phone. Until that call, he had no idea we were there and had been told no one was checking in that day which is why he was there so late. The maintenance guy was very apologetic and very kind. What has to change is the communication at the property management company. It started our London stay off on a very bad note. Otherwise, the unit was fairly priced and was very comfortable.

All I would say is maybe supply at least 1 tea towel maybe some dishwasher tablets and washing powder for guests to use as these are not things you would take with you on a couple of nights away .

- Christine (8/5): Loved being in the middle of London with such easy access anywhere. Great apartment. - Location is amazing, lots of restaurants nearby, good tube connections. Beautiful garden giving a great feeling of space and quiet. TV difficult to navigate. Noisy upstairs neighbours. No instruction sheet in the flat, dependent on wifi which was hard to download while en route and on the move.
- Frank (8/5): Excellent stay in a comfortable, well-located apartment, but with a few minor niggles. - Very comfortable and spacious. Great shower. Easy walk from Paddington station. Short walk to two tube stations and several bus routes. Excellent range of restaurants within short walk. Had great difficulty opening lockbox to access keys, even with help on the phone from the agents - needs a replacement lockbox urgently! Bed had a slightly narrow quilt in a much too wide cover - I tended to get tangled up in loose cover. WiFi access ceased the evening before we were due to depart - router disappeared from accessible list.
- Carolyn (8/5): It was very handy to tube and train lines. It was very clean and had a backyard which was great. - The lock box stuck and it was frustrating to get it to work. Took us about 10 minutes and a phone call to make sure we had the right code. I think a new lock box would be a great idea. There were only 2 bath towels, No hand towels or wash clothes. More towels would be nice. Also , the internet went out for several days.

- Linda (6/5): Great location- pity about the admin! - This apartment is in a fantastic location. You can walk to many points of interest as it is so central. We enjoyed being able to check ourselves in with the lockbox. It is also a spacious apartment by central London standards! There are quite a few maintenance issues .. mainly a lot of damp in the kitchen / lounge area. It’s also very dark in there as it gets so little sunlight (basement). We stayed in summer and it was pretty dreary and lights have to be on constantly.
There is a company that manages this property(Stay Beyond). They have a ridiculous system where after booking you have to fill in a form online then send pics of your passports and pics of yourself holding your passport(!). You then have to wait for check in instructions (I had to remind them to send them the day before we were due to check in) at which point they make you pay £250 on your credit card as a “damage deposit”. Not exactly sure what for as the only items of value in the apartment were the things we brought in! We then waited over 2 weeks after check out to get the money back (I had to email more than once to remind the “finance team”). So a 3 night stay (£430) became a £680 payment with a sneaky clause under Important Information which we did not see as it was not highlighted upfront and certainly a first for us on booking. com!
- Laura (10/5): Perfect 3 night stay! - A perfect and very comfortable 3 night stay in London. If you are hesitant in booking here, don’t be! The flat is in the most perfect location and only a couple of minutes walk from 2 tube stations. Any shops you could need are also a maximum 5 minute walk away I.e Tesco and Sainsbury Express, Boots, restaurants, take aways etc. Very close to walk to major attractions also, such as, Kensington Palace. We didn’t want to leave which is a good sign! Nothing but if I was to be picky, a long mirror in the property would be great. The bathroom wouldn’t have great natural light for getting ready but this is if I was to be picky, it wasn’t a major problem.
- Dalhatu (9/5): Very pleasant stay and excellent value for money . Would recommend it. - Location great. Living space .ambience great. The garden would have rated the place a12/10 had it been manicured. The parquet floor was delaminating.

Plenty of cafes and restaurants around - Great location The communication with host about confirmation of ID and confirmation of booking. Too long to respond to email. My booking was confirmed the morning of the day I was checking in.
- Donnella (7/5): Nice apartment in great location - The apartment was very clean and updated with a livingroom kitchen combo, bedroom and two bathrooms. It was a 10 min walk to the Tube and Train. Restaurants were two blocks away. The bed had a thick comforter on it and no top sheet as is typical in Europe, but it was too hot on and too cold to discard. It made it quite uncomfortable to sleep as I would get sweaty under the comforter and then too cold if I took it off. Would have been nice to have had a top sheet and light blanket for the bed.
After booking and paying for the apartment we received a message that all guests had to email a picture of themself holding Identification. Unfortunately we did not see the message until we were in the airport and when we sent copies via The message process on booking.com, we were told they didn’t get it and we needed to email it. By then we were in Europe and had no access to email and no phone service to call the property. The property would not send the address of the property until they received this information. it was quite aggravating and stressful.

- Hani (10/5): An outstanding basement flat which exceeded our high expectations. Will definitely use it again! - 1. Space: Very Spacious.
2. Comfort: felt like home.
3. Location: Quiet & Classy area.
4. Temperature: Always warm, but not annoyingly hot.
5. Extras: 2 bathrooms with 2 showers and 2 water biduet rinsers (which is unusual in Europe).
6. Furniture: Valuable + a whole range of Kitchenware.
7. Including & Overlooking a nice view Garden.
8. Prompt service by the host (StayBeyond).
9. Floor: wooden, warm enough to give up your slippers.
10, Amneties: supplied in good quantities. We were not bothered by anything, but for those who are very picky, I can mention that
1. We were unaware that it was a basement apartment, but that mattered in no way, especially with the garden view.
2. The garden was full of flies, which we didnot mind, as the weather was too cold to stay out.
