• Puskas (9/5): Lovely relaxing visit. Quiet location with lovely rooms - The rooms were lovely. The location is not right in the middle of the old town but close enough to everything. Breakfast was nice. The property has no pool.
• Sun (2/5): Total Waste of Time and Money - Location is a 7 minutes walk to center, walkable but not preferable under the extreme heat. Do not book this hotel on line unless you physically checke out the facilities after you arrive in Chiang Mai - misleading photos and inaccurate description on Booking.com : room is suoer tiny with not so clean bedings, and most common areas do not have Aircon. Hotel owners seem living part of the shared establishment, noisy and without much privacy. We booked 2 noghts, but couldn't bear the poor quality of the room and general common areas. The manager Jeff only available on phone, never showed up in person, talking to us was rude and offered no comfort to our experience; we left in 3 hours after chrcking in, knowing that we would not get refund. So if you haven't seen this boutique hotel in person, you probably shouldn't book it. We ended up staying at another hotel in better location and conditions paying one third per night than what we paid there ( we paid about 3000 baht per night at Booking.com, total loss of about 6000 baht for 2 nights ). Outch !

The included breakfast was ok, but limited to one drink, juice or coffee and the selection of food was also quite limited unless you paid extra. Bathroom was a bit tired, however it was an inexpensive stay. Nimman was the nicest area we found for drinks.

• Michaela (9/5): Nice little boutique hotel in the old town - - Very nice design, super cute, they played with every little detail. - Free toiletries were provided, even a tooth brush and a little paste. - Free minibar - I’ve never experiences this before, but the coke, pepsi, apple juice & sushi chips were free. - Location is very good - in the old town, walking distance everywhere we wanted to go. - The breakfast is very decent with cappuccino and latte as coffee options. - Staff is amazing, during breakfast they even offered us face masks for free as there was crazy smog in Chiang Mai. - We left our luggage at the reception during the check out day - no issues with that. - Be mindful of the fact that there’s 1000 bath cash deposit. - There was a mold in the bathroom & there was a mold on one wall in our room - but they really try hard to solve the issue, we had a dehumidifier in our room.

• Chrysanthi (9/5): Great experience - I loved my room, it was spacious and comfortable. The complimentary breakfast was delicious and the staff was friendly and helpful. They helped me book my train ticket to Sukhothai after and helped me get to the train station. I enjoyed the experience as a solo traveler. There was also some good restaurants and coffee shop nearby. I also appreciated that they had a good air filter in the room as I was there during burning season.

• Chris Eato (1/5): A non stay because the hotel had no rooms available for our confirmed and paid booking. - Not much to like if you cannot stay, due to no fault of your own, at the hotel you have booked and paid for. But the staff who were left to handle our alleged change of booking were great. Jeff gave us a lift to the alternative hotel found. I cant fault them. Lack of honesty from the hotel about not honouring our booking which had been paid for 2 weeks prior. We were asked whether we had changed the booking. Why would we? It, along with train and plane bookings to get to/from Chiang Mai, had all been paid for and we needed to change nothing. It is obvious to me, in the absence of any information from the hotel, that they overbooked and we paid the price.

Breakfast had options suitable for Europeans, and the coffee was excellent - actually the best coffee we had during our entire trip to Thailand. The Superior Queen room was a bit disappointing due to the lack of a window and noise from the entrance. I had picked the last room available without paying much attention to what I was booking. I would consider staying again, but in a different room.

• Nathan (10/5): Luxury meets Local - Perfect Place to explore Chiang Mai while being in the middle of the action - A perfect mix of a luxury hotel with a local Airbnb feel. It is family-run and the staff were very helpful and gave us recommendations of what to check out in Chiang Mai. They decorated our room beautifully for our honeymoon and made sure we had everything we needed. The room wasn't a generic stale hotel room; it had Thai culture and made you actually feel like you were in Thailand. It was very easy to walk to other parts of the Old City from the hotel and we called a Grab for anything a bit further. The breakfast was also very diverse and filling; they had great customizable coffee as well. The bed was very firm which we found out is more of an Asian culture thing, but just something to know if you are used to a soft bed. Was not an issue for us, but something we noticed.

• Regina (10/5): - I really enjoyed my stay at Pran@Kumuang Boutique House. The staff is lovely as always in Thailand but they really made my stay feel like I was at home. Loved the elephant folded towels in the room and the decor was unique and elegant. Emergency snacks in the fridge and a good Aircon for when it gets hot. Good location so it's not too loud. The star of course was the breakfast and excellent coffee. In the old town short walk from the weekend markets. I definitely would stay here again. Not much space in the bathroom and lack of big Windows in the room but spent my time outdoors so it didn't bother me at all.

L'agencement des lieux est vraiment bien fait. On a l'impression d'être dans une maison d'hôte. Le petit cadeau lors de notre départ et la prise en charge du taxi pour aller au terminal de bus. Nous y reviendrons sans aucun doute lors de notre prochain voyage en Thaïlande. Malgré le bien être que procure l'espace pour prendre le petit déjeuner il y a le bruit des scooters qui frôlent le bâtiment...mais bon franchement c'est rien tant on a aimé l'hotel et la gentillesse du personnel et de la responsable ou propriétaire des lieux.

• Sarah (10/5): Exceptional property run by helpful staff and owner. - The location was in a quieter part of town and we were able to walk to many locations or take a short, inexpensive Bolt ride. The owner and staff were very helpful. Breakfast was exceptional! It was more like a lunch than a breakfast. The room was large, colorful, comfortable, and we had the cutest little balcony to sit on and relax. I can’t think of anything I didn’t like.

• Cally (10/5): The perfect stay, a beautiful Boutique hotel and wonderful staff, we will be back. - We loved absolutely everything about our stay at Pran at Kumuang, home from home in a perfect quiet location but so close to all the main streets. What a beautiful property, gorgeous decor, we just loved it, staff were all truly wonderful, kind and very helpful organising trips and giving us plenty of top tips on must visit places whilst we were there. The cafe, coffee and breakfasts were fabulous, this was a special trip for a big Wedding Anniversary and a Birthday too, so many magic, personal touches, including the most delicious surprise cake and gifts! Pran at Kumuang really made our holiday a truly memorable one, we really didn’t want to leave. We will definitely be returning and would highly recommend to anyone considering a visit to Chiang Mai. Our only complaint is that we didn’t stay for longer 😒

Lots of thoughtfulness is put into the breakfast and rooms and the staff are absolutely lovely and friendly. They give you lots of complimentary water and leave out things you may need from sanitary pads to mosquito spray and toothbrushes. Thank you also for my beautiful earrings. • Andrew John (9/5): Lovely. quiet hotel, great value and such friendly and helpful staff. - All of the staff were extremely helpful and friendly. Breakfast was buffet style and different every day. It catered for all tastes. Refreshment was available from the on-site cafe. We were let down by Bolt pre booked taxis but the staff sorted a rapid replacement. You are a 20 minute walk from the lively bar area / Sunday walking street is closer. A 24 hour 7-11 is 3 minutes walk around the corner. The air conditioning is excellent and Netflix is available. The bed legs were proud of the frame and I bashed my shins or toes several times walking around it - more my clumsiness though! Not a dislike just to note - There is another similarly named hotel and a tour dropped us off there (I couldn’t be bothered arguing as we were heading close to there anyway)- use the cafe address when booking taxis or excursions.

• Graham (10/5): Perfect Stay in Chiang Mai – We Didn’t Want to Leave - Everything about this hotel was perfect for us. We didn’t want to leave and wish we had booked a longer stay, both at this property and in Chiang Mai. The hotel is located in a quiet area, yet only a few minutes’ walk into town, which made it ideal. We slept very well. The décor is beautiful and the property has a great, positive atmosphere. Coffee and breakfast were delicious. The staff were excellent and worked very hard to make our stay enjoyable. They made both my wife and me feel genuinely welcome. A special mention to the young lady at the front desk—she had a great attitude and was always well-mannered and polite. We will definitely be booking this hotel again next year when we return to explore more of Chiang Mai. Three nights simply wasn’t enough. The hotel also arranged a half-day elephant tour for us at a very good price, and it was incredible—the highlight of our trip to Thailand.

Al LLegar al alojamiento nos recibieron con mucha alegria y cuidandonos en todo,literal sentimos que llegamos a casa de nuestra familia. El desayuno local y recien hecho, el wifi es rapido y en la habitacion te regalan refrigerios. Algo que hizo muy feliz a mi novia es quele regalaron unos zarcillos de piedras naturales el cual ellos le dieron a escoger (gran detalle para las mujeres). A pie de varios templos y tambien se encargan de llevarte al aeropuerto. Cama muy comoda, aire acondicionado en perfectas condiocones.

• Katharina (9/5): - Die Unterkunft ist super gelegen, das Personal äußerst bemüht und hilfsbereit. Buchung eines Ausfluges (wir bekamen ein super Lunch Paket vom Hotel gerichtet) und Massage sehr einfach über die Rezeption zu organisieren. Der beste warme Thai Tee auf unserer gesamten Reise. Die Chefin hat uns persönlich früh Morgens zum Flughafen gebracht, das gesamte Team ist ein Traum. Das Zimmer (Villa 1) war super gemütlich, hatte einen Balkon und Moskitonetze und wurde täglich gereinigt. Beim Frühstück wären mehr Früchte wünschenswert. Zusätzliche Getränke müssen selbst bezahlt werden.
• Sabrina (9/5): Schöner Aufenthalt in der Altstadt! - Authentische Unterkunft mit wenigen Zimmern in guter Lage - sehr bemühte, freundliche Familie! In unserem Zimmer im Erdgeschoss konnte man leider kein Fenster so richtig öffnen, dadurch fühlt man sich etwas eingesperrt - es gibt aber im Obergeschoss Zimmer mit Balkon!
• Rene (10/5): Kleine, schönes Hotel in der Altstadt. - Die Lage ist ruhig. Sehr freundlich. Sie haben ein kleines Café am Hotel. Frühstück, Café war lecker. Süß und liebevoll eingerichtet. Über der Klimaanlage an der Decke war Schimmel. Für die 4 Tage Aufenthalt hat uns das nicht gestört.
• Sabrina (8/5): Tolle Lage und sehr familiär! - Das Haus ist liebevoll dekoriert, beim Frühstück fühlt man sich wie bei Oma zuhause - sehr gemütlich! Beim Frühstück gab es leckeren Kaffee/Cappuccino! Es ist sehr familiär und im Zimmer hat man alles was man braucht. Thai Style par excellence! Es war alles soweit in Ordnung - unser Zimmer im Erdgeschoss hatte aber leider keinen Balkon bzw. auch kein richtiges Fenster zum Öffnen.
• Catherine (10/5): Great quiet location - Beautiful room, great quiet location, tasty breakfast, wonderful staff, and comfy bed! What more could you ask for? The air-conditioning was a bit noisy.
• Georgina (9/5): Authentic stay in a friendly boutique hotel - Staff lovely and a decent breakfast. We had a deluxe room with balcony as there for a week so nice to be able to sit outside when in. Room clean and bed was big and comfortable. Great to walk straight into the old environment with the first Wat just around the corner. More an improvement suggestion - having printed maps showing visitors where to go for food, nightlife and markets would be helpful.

• Lucien (7/5): Ook de eigen hond hoort niet in de eetruimte. - Ruime kamer, terras, ligging. Verschillende keren moeten vaststellen dat het huishondje in de eetruimte op de tafels werd gezet. Leek me niet zo hygiënisch.

Staff are nice and helpful, four guests check in yesterday night when I reading book on the corridor, staff Tae found they came to the wrong place, he let them sitting down to contact the hotel which they were going to stay and offer them to use the toilet, how nice he is😊 Small gifts were given to me and my husband when checking out, since not valuable, but ❤️❤️😊 Lovely girl Chuan (may be wrong spelling😅) always smile, took picture eith her made ne look much younger😂 None

• Anggela (9/5): Lugar hermoso para disfrutar Chiang Mai. - El estilo vintage de la habitación es hermoso, el personal muy amable. Tienes el friobar y el hervidor gratis en la habitación que es genial porque a veces solo quieres algo ligero. Tuve que salir a unos diez minutos caminando a otro punto para que puedan recogerme de los tours porque el acceso es pequeño y las minivan no entran, un taxi sí.

• Randy (10/5): Two weeks at this charming hotel - We really enjoyed our stay in Villa 1 for two weeks in this boutique hotel. It's in the Old City and, therefore, close to everything (the Sunday night market is just around the corner). P and Pan are excellent hosts and will go out of their way to ensure you enjoy your stay. Breakfasts are delicious - Thai, fruit, eggs, sausage, toast and croissants, and the coffee is very good. Dinner is offered on request. What I liked most were the personal touches P and Pran bring to their hotel. We'll return for sure! The beds, while comfortable, are a bit on the hard side. That's to be expected at many Thai establishments (I'm laying on a bed in Bangkok as I write this and it's no different). If you find the bed hard for your liking, let the staff know and I'm sure they'll do what they can to make you comfortable.

Staff were really nice and welcoming and happy to chat On the small side, but not a problem per se. The hallways are quite narrow so couldn’t have more than 2 people in the hall way pass each other. But not really an issue.
