Important Information
1. Check-in, Mandatory Guest Registration and City Tax
In accordance with Romanian law, all guests, without exception, are subject to mandatory registration before accessing the property.
The check-in and registration process is carried out exclusively through an external portal, independent from Booking.com and Airbnb, and directly connected to our internal systems.
Check-in cannot be completed via the booking platform and is considered valid only after the external procedure has been successfully completed.
For each reservation, every individual guest must provide through the external portal:
a recent and clearly recognizable selfie;
a front and back photo of a valid identity document (ID card or passport);
completion and signature of the digital guest registration form.
The registration must be completed:
no later than 24 hours before the scheduled check-in time;
for last-minute bookings, immediately after booking confirmation.
City Tax
The city tax is NOT included in the booking price on Booking.com or Airbnb.
The city tax must be paid separately at the end of the check-in process via the external portal.
Payment of the city tax is mandatory by law and is a required condition for access to the property.
⚠️ In case of failure to complete registration, failure to provide documents, or failure to pay the city tax:
access to the property will be denied;
the reservation will be canceled;
no refund will be issued, regardless of the selected rate.
2. Check-in and Check-out Times
Check-in: from 3:00 PM
Check-out: by 11:00 AM
Early check-in and late check-out, if available, are granted only upon prior written approval and are subject to an additional fee.
Unauthorized late check-out may result in an extra night being charged.
3. Office Check-in (Optional)
If available and agreed in advance, in-person check-in at our offices is possible.
Service is optional and subject to availability;
additional cost: EUR 20 / RON 100 per reservation.
4. Number of Guests and Access
The number of guests must exactly match the number stated in the reservation and registration.
Unregistered guests are not allowed to access the property.
External visitors are not permitted, unless prior written authorization is granted.
5. Use of the Property, Guest Conduct and Right to Cancel
The property must be used exclusively for residential purposes.
It is strictly forbidden to:
organize parties or events;
create excessive noise or disturbance;
carry out illegal or unauthorized activities.
The property reserves the right to cancel the reservation or terminate the stay without refund if, before or during the stay, the guest:
behaves in an offensive, threatening, or disrespectful manner toward staff or others;
violates the house rules provided;
causes disturbance to neighbors or other guests.
6. Damages, Liability and Cleaning
Guests are responsible for any damage caused to the property, furnishings, or equipment.
Damages will be charged according to repair or replacement costs.
The apartment is delivered clean and in good condition.
In case of excessive dirt or improper use at check-out, an additional cleaning fee may be applied.
7. Smoking and Pets
Smoking is strictly prohibited indoors, including e-cigarets. Violations will result in a special cleaning penalty.
Pets are not allowed, unless prior written authorization is granted.
8. Bed Linen and Towels
Bed linen and towels are provided strictly based on the number of guests indicated in the reservation and the bed configuration.
Standard set for 2 guests:
1 set of double bed linen;
1 duvet or blanket;
2 small towels;
2 large towels;
1 bath mat.
Linen is prepared in multiples of 2 guests; where single beds are present, mixed configurations may be used.
Any request for additional linen, duvets, or towels is subject to extra charges, payable in advance.
9. Apartment Equipment
Apartments are equipped with basic items, by way of example but not limited to:
cutlery;
plates;
glasses;
chairs;
pots and pans;
detergents and basic cleaning products.
Quantities are calculated based on the number of guests in the reservation.
Requests for additional equipment are subject to availability and extra costs, payable in advance.
10. Breakfast Service
When included or purchased as an extra service, breakfast is:
prepared in an external kitchen;
served directly in the apartment.
Time Slots and Booking
To guarantee the service, guests must communicate their preferred time slot in advance via the official WhatsApp number provided in the property.

10:00 – 11:00
Without prior communication, the breakfast service cannot be guaranteed.
Breakfast Menu
The fixed menu includes:
croissant;
toasted bread;
jam;

Vegetarian and halal options are available upon advance request.
11. Personal Belongings
The property is not responsible for loss, theft, or damage to personal belongings left unattended.
12. Force Majeure
The property is not responsible for service interruptions beyond its control (electricity, water, internet) or force majeure events.
Such events do not automatically entitle guests to refunds.
13. Personal Data Processing (GDPR)
Personal data is collected and processed solely for legal compliance, in accordance with EU Regulation 2016/679 (GDPR).
14. Acceptance of the Rules
By confirming the reservation, the guest declares that they have read, understood, and fully accepted these House Rules.This property does not accommodate bachelor(ette) or similar parties.
Please inform of your expected arrival time in advance. You can use the Special Requests box when booking, or contact the property directly using the contact details in your confirmation.
Guests are required to show a photo ID and credit card upon check-in. Please note that all Special Requests are subject to availability and additional charges may apply.

Der Frühstücksservice ist sehr gelungen ( typisches rumänischen Frühstück sogar mit Croissant) und auf unsere Bitte, am letzten Tag früher zu liefern, wurde diese auch umgehend erfüllt. ...der beleuchtete Aufzug erweckte Hoffnung das Gepäck nicht die Treppen hoch tragen zu müssen, ist aber leider defekt. Das Bett knarrt bei jeder Bewegung Ich denke ein Lattrnrost.könnte das Problem beheben. Die Küche ist etwas schlank ausgestattet: Frühstücksteller wären schön gewesen.

L’appartamento non è stato all’altezza delle aspettative. Si trova in un palazzo a dir poco trascurato e la posizione è estremamente rumorosa, a causa del traffico continuo; gli infissi non isolano adeguatamente dai rumori esterni. Non parliamo del balcone impraticabile. Il letto è stato particolarmente scomodo: molto basso, con un lato affossato che faceva scivolare verso il pavimento durante la notte. Anche il bagno avrebbe bisogno di una ristrutturazione: la tenda della doccia si appiccica continuamente addosso durante la doccia e il doccino sembrava riparato in modo improvvisato.
- Geerhard (7/5): Een bijzonder verblijf.... - De mogelijkheid om te mogen koken datgene wat er voor ons belangrijk was. De incheck ging met vele informatie ervandoor het is net of men van alles van je wilt weten maar je weet als reiziger niks van de uitbater. Dat neemt veel tijd in beslag tijd wat in feite van je eigen tijd wordt genomen door de systeem waar iedereen zich achter schuilt en bang is voor eventuele boetes. Wat gebeurt er met onze gegevens die zogenaamd noodzakelijk zijn. Wat heeft men aan een adres of een foto van een paspoort..... Een volgende punt schrijf ik met een beetje humor maar zo grappig was het niet.Wij keken ernaar en waren verplicht om de geschreeuw te aanvaarden. Wij zien dit als een avontuur met de buren die wel een speciale eerste avond /nacht van hebben gemaakt.Door vele politie en door groot drama was het net een theater stuk. Wij hadden al 3 nachten geboekt en na een eerste bijna niet geslapen te hebben was het vol vertrouwen door gaan naar de volgende. Ja hoor toen werd het rustig en we waren blij dat we ook konden vertrekken. Het is een verouderde buurt als je binnen bent is het een beetje knullig gerepareerd. Het is allemaal niet echt vakkundig.

Televizorul avea doar 30posturi(de ajuns) dar transmisia analogica avea purici la fiecare post... deranja vizual. 2. Pana de la dus, era cu folie legata ca sa nu curga apa si prin alte locuri.. 3. Chiuveta din baie, avea scurgerea proasta, adica 1minut sa curga apa si te udai la picioare. 4. Nu am primit factura pana in acest moment

- JOHN (3/5): - The good: We did not stay, and the host has refunded the booking fee which we are very grateful for. The Apartment was generally clean except for the mold in the back room. The apartment itself has been renovated, its OK. The Bad: The advert on booking .com is not an accurate representation of the property. The main picture is of the school across the street. The building is in derelict condition and is quite a shock when you see it. I have posted a picture of the building below.
- Katarzyna (6/5): Ogólnie nie polecam, ( brzydki zapach ) ewentualnie na jedną noc. - Ładnie, nowo urządzony apartament. Śniadania jako dodatek. Blisko Starego Miasta. Możliwość zaparkowania auta na płatnym parkingu, naprzeciw apartamentu. Szampon, płyn do kąpieli i mydło dostępne na miejscu. Suszarka do włosów i żelazko. Bardzo brzydki zapach w łazience z odpływów ( okropne !, czuć też w pokoju ). Małe ciśnienie wody w kranach i pod prysznicem. Brak zamykanego prysznica ( woda płynie po całej łazience ). Brak wieszaków na ręczniki. Apartament nie był w pełni sprzątnięty. Podłoga była brudna. Brak herbaty, kawy, cukru itd. Śniadania bardzo skromne i niewystarczające.

- Ludovica Viscione (2/5): Soggiorno di un weekend - L'appartamento è situato in una posizione molto vicina al centro. Il self check in è stato semplice e i proprietari disponibili per ogni evenienza. L'appartamento in sè pulito e spazioso. Prezzo conveniente rispetto alla posizione. Purtroppo la foto esterna del palazzo è un po' ingannevole perchè si tratta della struttura di fronte. Siamo capitate in un condominio con ingresso trasandato. Il nostro appartamento non aveva l'acqua calda funzionante, il lavandino perdeva e creava il problema di allagamento del bagno. Il servizio della colazione la prima mattina non l'abbiamo sentito arrivare e quindi non siamo riuscite a farla. La TV non funzionava.

- Ilay (10/5): Great apartment! - The apartment was clean with a great scent of fresh laundry and well cleaned room. Great location at the east side of the old town. Quite area with sealed windows and even a small balcony! I would recommend to add an oven but it is not something I didn't like, all the appliances were new and clean in great condition.

- Elena (6/5): - La struttura è in una posizione strategica. A 10/15 Min dal centro e da piazza Universitate da cui partono i tour per la Transilvania di get your guide. L'appartamento l'ho trovato pulito e con il necessario. Il proprietario si è dimostrato molto disponibile non appena gli abbiamo fatto presente il rumore causato dalla caldaia e l'assenza di tenda nel cucinotto che non ci aveva permesso di dormire . Il condominio in cui è posto l appartamento è agghiacciante, sia internamente che esternamente, cade a pezzi ed è sporco. L'appartamento non è per niente insonorizzato, si sentono tutti i rumori provenire dall'esterno e la caldaia posta all'interno del monolocale è rumorosa.

- massimo (10/5): alla scoperta di Bucarest - tutto perfetto appartamento pulito, funzionale, caldo, vicinissimo al centro storico e alle fermate dei bus e della metro. ottima comunicazione con lo staff. La linea 100 del bus che collega l'aeroporto al centro è nelle vicinanze. quartiere molto tranquillo.
- Alessandro (3/5): Alloggio da sistemare. - Posizione ottima per raggiungere il centro a piedi Dopo aver aperto l’acqua sia nella doccia che nel lavandino abbiamo notato che il pavimento del bagno si allagava completamente. Abbiamo riferito il tutto al proprietario e ha mandato subito dopo un operaio a verificare. In sintesi non ha risolto il problema e per il resto dei giorni è stato complicato usufruire del bagno e farsi la doccia.

- Chantal (8/5): Perfekter Aufenthalt für einen Bukarest kurz Trip - Die Lage war genial. Alles fussläufig zu erreichen, gegenüber sind direkt kostenpflichtige Parkplätze. Man muss Glück haben einen zu bekommen , aber wir hatten in diesem Fall Glück. Ausstattung der Wohnung war auch gut. Wir waren zu dritt da und dann wurde die Schlafcouch bereits aufgeklappt und alles hergerichtet. Der Check in war ok. In Rumänien werden wohl vorab sehr viele Daten abgefragt. Das hatte mich ein bisschen verunsichert. Aber am Ende hat alles gut geklappt. Wohnung war sauber und hatte alles was man für einen kurztrip benötigt. Die Schlafcouch für die 3. Person war sehr unbequem. Ich weiß , Nix im vergleich zu einem Bett aber ich unterstelle dass es hier bequemere Schlafcouch-Möglichkeiten gäbe.

- Alina (10/5): - Гарна, чиста і затишна квартира. Було все необхідне для проживання. Залишались в квартирі лише на 1 ніч, так як приїхали на концерт. Тому не можу нічого розповісти про розташування і цікавинки поблизу. Парковки поруч є, але це вже як пощастить знайти місце. Залишились задоволені перебуванням в цій квартирі:) Після оплати і бронювання мені прийшов лист, що я маю обов'язково пройти реєстрацію і прикріпити свої документи. Я часто подорожую, і схожа реєстрація вже траплялась декілька разів. Хоча майже завжди немає ніяких "check in" і це дуже зручно, оплатив, забронював і це все. Але цього разу цей сайт не пропускав мене далі, я не могла завершити реєстрацію, постійно вибивало помилку. Я переживала, що якщо я не зареєструюсь, то мені не пришлють інструкції по заселенню. Довелось дзвонити господарю і дізнаватись, як вирішити цю проблему. Це було дуже незручно і ці спроби реєстрації зайняли багато часу. Все ж навіть без реєстрації господар надіслав інструкції в день заселення в 10:30 ранку. Це єдине нарікання.

- Alberto (6/5): CARINO.. e consigliato principalmente per la posizione vicina al Centro Storico. - Sicuramente la posizione vicina al centro da raggiungere facilmente a piedi. Stabile esterno obsoleto, datato. Anche L’ ascensore che porta al piano molto vecchio benché funzionante. Colazione servita al piano, mediante consegna di un piccolo box con fascia oraria prenotabile il Giorno dell’ arrivo tramite messaggio whatsapp. Ma nulla di che, molto limitata e niente di particolarmente interessante. L’ appartamento era comunque carino e pulito. Comunque promosso principalmente per la posizione ma nulla di che.

La via e la zona, così come il palazzo sembrano un po' lasciati andare, mentre gli appartamenti sono nuovissimi e dotato di ogni confort. Riscaldamento ben funzionante, bagno grande e comodo, cucina e mobilio nuovi. Self checkin molto comodo

- corneliam (9/5): - Pozitionarea ok, aproape de locatii centrale. Este potrivit pentru 1-2 persoane, 1 noapte. Totul curat si functional, comunicarea facila cu proprietarul. Convenabil ca pret pentru cine nu are de stat prea mult efectiv in camera. Pozitionarea vasului WC e putin incomoda pentru o persoana supraponderala. Dusul arunca apa in baie, daca nu e reglat ls inceput. Caloriferele nu functionau, dar am folosit aerul conditionat pentru incalzirea spatiului. Ar fi utile cateva indicatii in acest sens mai ales in sezon rece, la 3 grade afara.

- Charlotte (8/5): Lejlighed i Bucharest - We had a lovely stay in the apartment. It is nice and clean. However, there is a terrible smell of mould in the bathroom. When booking this apartment, you should be aware that there is only a large double duvet. I travelled with my teenage son and therefore you have to ask for an extra duvet before your stay. There are things that were somewhat inconvenient that you would like to avoid when you are on holiday. We had ordered breakfast, and you have to write on a telephone number the time you would like to have it delivered. There was just the problem that the earliest it could be between 8-9. And we had to leave at 8.45 as we were going on an arranged trip. So we didn't get any breakfast that morning, even though we tried to ask for it at 8, they didn't make it. You should also be aware that the bins or towels are not emptied. So if you are there for many days, such a bin will be standing there and smelling. There were no instructions on how to dispose of it and there were no new bags either. But they are very quick to respond when you contact them.
