Smelled of weed throughout but one bedroom was significantly worse, advised the owner but received no comment from them about it.

- Christine (9/5): Spacious and Comfortable house - Spacious and comfortable home with off road parking. Near shops and restaurants, but quiet. Very good amenities, but a hairdryer would have been useful.
- Margaret (5/5): No luxury on Bramcote Lane. - Convenient location for grocery shopping and breakfast cafés. No sheet for sofa-bed, no soap in hand-wash container, no towel in toilet, badly stained carpets and need for a good clean.
- James (3/5): Smelly and broken or worn out. - The location was perfect for us because we were visiting family who were only a 2 minute walk away from there. That, quite honestly, is the only reason we chose the property. On entering the house we were met with a stink of cigarette that filled the entire apartment and didn't go during our stay. We felt the smell was embedded in the carpets and furniture and wouldn't go without a thorough cleaning. The light in the downstairs toilet didn't work. It wasn't the lightbulb - the switch was a pull-string type and it wouldn't click. The soap dispenser in the main bathroom, despite being a rather big dispenser, was empty, and the lock on the door had the actual bolt missing (good job we were family and didn't need to lock the door). When we sat on the beds, we hit the bottom of the mattress. It wasn't so bad once we were lying down, but my wife complained she was sleeping on a slope (so I must have got the 'good' side of the bed!). Despite being an apartment for up to 5 people, there were only 3 or 4 knives, in the drawer, only 3 glasses from three different sets, not many plates, and the toaster is the smallest toaster I've ever seen - the sliced bread we bought didn't fit. The back yard/garden was in a total mess, clearly in no state to be enjoyed by anyone. And everything that worked was cheap furniture that was worn out and ought to be replaced. My daughter refused to sleep there and thankfully was put up by the family we were visiting.
To use the word 'luxury' in the description of this apartment is laughable and probably in breach of some marketing standard somewhere. It should be replaced with the word 'neglected'. I won't be renting it in the future, despite the ideal location.
We had a local friend visit the apartment because she has family visit often and the location of the apartment would have been perfect for them, but after having seen it she couldn't believe the state of it and can't recommend it to them. That pretty much sums it up.

The location is excellent too — close to Wollaton Park and Beeston, with plenty of nearby shops, cafés, and transport links. Despite the convenience, it still feels private and peaceful.

- Jean (4/5): - Great shower with hot water. Tvs in bedrooms. WiFi was good connection. Accepted our last minute booking and contacted me quickly with passcode for key box. Details said non smoking, but the whole place smelt of a stale smoking smell, it was very strong. Carpets are all badly stained, light in downstairs toilet not working. Bed mattresses uncomfortable. Sofa was uncomfortable.

- BEKKILUKE (1/5): - The location was ideal The downstairs bedroom bed frame is broken, couldn't sleep on the bed it was so uncomfortable. Had to sleep on the sofa. Booked for 4 guests and only provided with 2 towels with no extras to be found. The whole apartment is disgustingly dirty. Stains on the floors and walls. Everything is either filthy or falling to pieces. Layout is also extremely bizarre with a very weird assortment of furniture that doesn't make sense. Instructions for arrival weren't the clearest either, we were under the impression it was more than one apartment then to realise it was the whole place. Overall I do not agree with booking.coms rating and I think it's extremely misleading. I would not book again even if I was desperate.
- Peter (3/5): Booking .com gave me poor service and I would think twice before using them again. - Firstly, you already know that we didn't stay at Bramcote Lane Apartments and we stayed at DBS House on Carlton Hill. The apartment was adequate enough for 2 lads for 2 nights The area was dreadful. I didn't like the fact that we were notified of a change of apartment at the last minute before booking in.
It was really difficult to get a towel. There was only one left in one of the rooms and we never received another one in our 2 night stay.

Whilst on the surface, the apartment was clean and very tidy, this accommodation would benefit from a bit of an upgrade. Whilst it was adequate, the kitchen, especially, was not clean on closer inspection.

The location was great with food stores, great feeding places and was nice and quiet at night. Used it as base to watch national netball matches over weekend Nottingham university.
- Sarah (4/5): Was glad it was only one night. - The area was lovely, very easy to get to and right by the shops. I could see the potential in the property, but sadly was very unkept and not very clean. The bedding was clean and the worktops but that was it. We couldn't get the key box open so rang the number and was given a different code straight away that worked. Also quick response to our question about the internet. As soon as we opened the door we was very disappointed. The Carpet was very dirty and the walls was all badly marked. We walked into the kitchen and our feet was sticking to the floor. As we walked around the house we realised how dirty it was and looked like it needed a lot of TLC. Had it not been listed as "luxury" maybe we wouldn't have expected it to have had a coat of paint and new carpets, but the lack of a good clean would have still not been acceptable. Always take our shoes off in any property but we had to keep them on! Thought we'd make the best of it and have a cup of tea but there wasn't any cups, the fridge was very dirty as well. So didn't use the kitchen and got a take away. There was a broken window. The skirting boards, windows, toilets, sinks, bath, and carpets was all dirty. Such a shame as the location was fantastic.
- Phoebe (1/5): AVOID AVOID AVOID - Nothing The owner was rude, disrespectful and swearing when on the phone, calling myself and my children tramps and threatened to beat us up! The bedding wasn't clean, the house was dirty, they tried cancelling when we arrived and only stated because previous people had broke a window and kicked the back door in, the house hadn't been cleaned, there was feaces on the bath, we wasn't told the the house hadn't been cleaned at all, we were there for less than 24 hours and while I write this I am still getting threatening messages from the owner!!! The fridge was dirty, the carpets were stained, there was lots of dust on most things, stains on the walls, broken beds, minimum cutlery, no mugs for cups of tea etc! Mites in the bed once I had taken the bedding off to be washed, only 2 small towels for the whole booking, the list goes on!! And now we are being accused of trashing the house, probably just the same as the last people had been done to us!! I'd avoid at all costs!! We drove along way and had no where else to stay otherwise we wouldn’t have stayed at all!!

1. Was advertised as 3 beds in 2 "apartments" - there were 2 sets of keys in the key safe, both for apartment 1. Host messaged at nearly 2am asking if they should deliver the second keys.
2. Cleanliness was OK, but there's some chewing gum on the rugs, lots of scuffs on the walls.
3. Only 1 (one) mug in the kitchen
4. Only 1 towel provided
5. The non stick pans are all deeply scratched, meaning they are no longer safe for use
6. Bathroom is nice, shower pressure is good
7. I would have expected the host to apologise and offer a partial refund - no such thing occurred.
8. Location is good with a driveway.
This is definitely NOT a 'luxury' place to stay. For over £100 a night you'd be better off nearly anywhere else.
