- Please note that ensuite single rooms do not include kitchen access.
- Please be aware that the rooms are not equipped with air-conditioning or fans
- For bookings with checkin from Jan 1st - July 1st and Sept 1st - Dec 31st: We can only accept students. After completing your booking, you’ll be required to submit your Student ID, Letter of Enrollment, and/or Acceptance Letter and provide some basic information for verification on our guest portal. Failure to submit a student ID can result in cancelation as per our cancelation policy.
- For bookings with checkin between May 1st - Aug 31st: We can accept non students as well. Only a standard ID will be required for verification purposes.
- Please note that this property is a Student accommodations, designed primarily for students. Non-student guests are welcome only during the summer period (May 1st – Aug 31st). If you’re unsure about your eligibility or booking dates, please reach out to confirm availability before reserving.
- We cannot accommodate guests under the age of 18 due to building planning permissions. If you arrive with any guest under 18, we will be unable to complete the check-in, and the booking may be canceled in line with policy.

- Nishanth (4/5): Would not stay again - Clean in a good location No kettle, no drinking water tap, basement looking out onto a back ally, the host didn't respond to my questions so I had an over flowing bin will I found where the external bins were. For a little bit more I would definitely check into a hotel over this. There was a kitchen which you were not allowed to use. It smelt aswell.

Building is old and tired with some elevator buttons and door handles barely working.
- Shinal (7/5): Pleasant and comfortable - Location - very central, has everything needed for a basic stay. Not clear from the website that this is student halls / accommodation. Once you realise this, the price makes sense. I personally did not have a problem with it but was a bit of a surprise.

The apartment was clean, well-equipped, and had everything I needed for a comfortable stay. Parking was a bit limited nearby, so planning ahead is helpful if you're driving.

- William (4/5): Very good accomodation once I managed to access it. - The accommodation does not provide breakfasts but there is an excellent cafe on Gray Street where I had breakfasts on three mornings. It is a very convenient location for the city centre and for transport. The room was clean and comfortable. For some reason, that I have been unable to discover, my phone stopped receiving messages from the internet on the 25th August. I received a message saying that the payment for the room had been taken but not the message containing the two key safe codes.
(The following day another phone was used to sucessfully access my email and we discovered the problem with my phone and received the key codes required for access)
My bus journey was delayed by 3hrs and I arrived outside the apartments at 9.45 pm, in light rain. I had a phone number associated with the booking process, 07774263536, I rang it. The lady who answered, after at least half a minute of inappropriate music, could not find my details but gave me another number to ring, 03330148499. I rang it, very similar music played again for a similar amount of time and the man on the line was not able to find my details. I walked across Newcastle to an hotel that had communicated with booking.com regarding a problem that I had some 2 years previously, the number the had was not operational.
I rang a former work colleague and stayed with him on Saturday night.
The following afternoon at 3.00pm I got into Market House and opened the key safe. There were 3 key fobs inside none with flat or room numbers. I rang the phone number on the information board, 019117317873 and after at least a couple more calls got Lisa Colmans number and she gave me the flat and room number.
I was quite happy with the room but not happy with the over £30 I spent on phone calls.

Unfortunately no duvet or blanket provided in the room and was trying to find one with no success. The following day I bought a duvet myself.
- Karl (1/5): Disappointed and out of pocket - Location I travel a lot with my job and when I have time off. I had never in all my years of travelling come across the situation I was in when I arrived at the property.
I had been travelling most the day as I live outside of the UK. When I got to the accommodation there was just a mattress. No bedding, no towels etc, nothing like in the pictures of the room when I booked it. I called the number for the property and was asked to wait for call backs.
I kept telling the lady on the phone I had to be somewhere at 8:30pm. I missed that appointment as I was in a no win situation with getting the problem resolved. I then had to book accommodation elsewhere on a Saturday evening in Newcastle City Centre which put me out of pocket alot more than what I had payed for this accommodation.
I did get a call later that evening from one of the managers and some messages the next day.
I had to call booking.com to chase this up. It did get resolved 2 days later and I am being refunded but it states in the message could take up to 12 working days.
Finally I am getting the £130 back but it cost me £179 to book alternative accommodation so I not only missed my appointment that evening I also ended up £49 out of pocket
