David (1/5): I never stayed a single night at this shithole. I rented a room elsewhere. - I was deceived about what a "1 bedroom studio" unit looked like. I was shown a "1 bedroom apartment" giving me the impression that was going to be my room.
Noel (6/5): - Great big apartment. Close to all amenities. Didn't like having to pay extra for electricity upon checkout. The pool was out of order while we were there. The road it's situated on is possibly the most dangerous road in Pratamnak.

Aninder Singh (9/5): Okay - The size of the Apartment and location is very good. Could have slightly more furniture and certainly a washing machine. WiFi should be free and not to be paid. I am an avid traveller and first time I came across a hotel/apartment where a guest has to pay for the WiFi.

Great communication with the host, scheduled cleaning and apartment complex above a superb cafe, serving breakfast, lunch and healthy meals/drinks. Excellent water pressure in the shower, comfortable bed, plenty of storage and a practical studio, with dining table, sofa, fridge freezer and cooking facilities & microwave if required. Local area very quiet, close to convenience stores and restaurants. Easy 10-15 min access to central Pattaya by taxi

Embay (10/5): Stellar Accommodation! - Stayed here for 7 nights. The apartment was spacious and clean. There were two AC units…one in the living room and one in the bedroom. Both worked great and were very quiet so you hardly noticed they were on. Staff on site were very courteous and friendly, and responded to my inquiries straightaway. The bed was so very comfortable and I will miss sleeping in it. Appliances in the kitchen all worked the way they were supposed to. I was able to log into my streaming accounts on the tv no problem. I will definitely try to book here again the next time I am in Pattaya!

Michael (7/5): Overall, a good experience. - It was a fully furnished independent apartment, nice swimming pool, convenient location. Lunch box cafe, which is part of the property is very good. The host was very accessible when we faced a few issues at the apartment. These were promptly dealt with and resolved. Guests are charged extra for the total usage of electricity for the entire stay as it is an independent apartment and not a hotel room. This is not too clear whilst booking the stay. We have stayed in furnished apartments in other places within Thailand, where we were given free units upto a certain number per day and thereafter it was chargeable. Our suggestion is for Grosvenor House also to adopt such a practice. Further, installing of ceiling / floor fans in the apartment would be better, as during summer guests could at least use the fans instead of air conditioners since guests are charged extra for electricity usage.

Matthew (4/5): It feels like guests are not welcome here, just pay and leave as quickly as possible. For this price - Large pool – spacious and great for swimming. Great location – everything is within walking distance: shops, cafes, and attractions. Quiet apartment – peaceful, with no street noise. Check-in: You will be met at a café and asked for a deposit – that’s fine. However, they will also inform you that electricity is charged separately, even though the apartment costs $70+ per night. (A tip for the hosts – why not charge for water too, just to be consistent?) We agreed since we were exhausted from traveling and had already paid for the stay. The Apartment: Very dark, with little natural light. Some may not mind, but I found it uncomfortable. The furniture has a strong old smell, and overall, everything feels outdated. Hot water is inconsistent. No basic toiletries like soap. Check-out: A day before departure, I received a message stating that check-out is strictly by 11:00 AM, with a maximum grace period until 11:15 AM. After that, they start charging by the hour. We requested an extra 30 minutes and were charged 500 baht. However, I never signed or agreed to any such policy, just a message on Booking, which I don’t check daily. There’s no direct contact with the host, everything is handled through the cafe.
Gustavo (9/5): Great stay at an affordable price. - The Lunchbox Cafe below the actual apartments is where you collect the keys. It was a great place to chill and eat some healthy and delicious meals while I waited for my check in time. The space was large, the A/Cs were cold, nearby 7/11, plenty of towels. Nue and her team were awesome. Thank you for the hospitality. Some musty smells, but I would stay here again.
