Please note that guests are required to specify the total number of guests staying at the property, including children, to ensure the correct number of beds and bed linen are provided.
Any damage or loss to the property caused by guests, including from smoking on-site, will incur a charge.
Please note that pets are only allowed upon request and subject to approval.
Please note that a personal concierge can assist with check-in for an additional charge of EUR 20 or RON 100 per booking, subject to availability.
Breakfast is served in the apartments.
Guests are requested to inform the property of their preferred breakfast time in advance.
The property will only accommodate the number of guests specified in the booking confirmation, and additional unregistered guests are not allowed at the property.
Please note that visitors are not permitted to access the property without prior approval.
1. Check-in, Mandatory Guest Registration and City Tax
In accordance with Romanian law, all guests, without exception, are subject to mandatory registration before accessing the property.
The check-in and registration process is carried out exclusively through an external portal, independent from Booking.com and Airbnb, and directly connected to our internal systems.
Check-in cannot be completed via the booking platform and is considered valid only after the external procedure has been successfully completed.
For each reservation, every individual guest must provide through the external portal:
a recent and clearly recognizable selfie;
a front and back photo of a valid identity document (ID card or passport);
completion and signature of the digital guest registration form.
The registration must be completed:
no later than 24 hours before the scheduled check-in time;
for last-minute bookings, immediately after booking confirmation.
City Tax
The city tax is NOT included in the booking price on Booking.com or Airbnb.
The city tax must be paid separately at the end of the check-in process via the external portal.
Payment of the city tax is mandatory by law and is a required condition for access to the property.
⚠️ In case of failure to complete registration, failure to provide documents, or failure to pay the city tax:
access to the property will be denied;
the reservation will be canceled;
no refund will be issued, regardless of the selected rate.
2. Check-in and Check-out Times
Check-in: from 3:00 PM
Check-out: by 11:00 AM
Early check-in and late check-out, if available, are granted only upon prior written approval and are subject to an additional fee.
Unauthorized late check-out may result in an extra night being charged.
3. Office Check-in (Optional)
If available and agreed in advance, in-person check-in at our offices is possible.
Service is optional and subject to availability;
additional cost: EUR 20 / RON 100 per reservation.
4. Number of Guests and Access
The number of guests must exactly match the number stated in the reservation and registration.
Unregistered guests are not allowed to access the property.
External visitors are not permitted, unless prior written authorization is granted.
5. Use of the Property, Guest Conduct and Right to Cancel
The property must be used exclusively for residential purposes.
It is strictly forbidden to:
organize parties or events;
create excessive noise or disturbance;
carry out illegal or unauthorized activities.
The property reserves the right to cancel the reservation or terminate the stay without refund if, before or during the stay, the guest:
behaves in an offensive, threatening, or disrespectful manner toward staff or others;
violates the house rules provided;
causes disturbance to neighbors or other guests.
6. Damages, Liability and Cleaning
Guests are responsible for any damage caused to the property, furnishings, or equipment.
Damages will be charged according to repair or replacement costs.
The apartment is delivered clean and in good condition.
In case of excessive dirt or improper use at check-out, an additional cleaning fee may be applied.
7. Smoking and Pets
Smoking is strictly prohibited indoors, including e-cigarets. Violations will result in a special cleaning penalty.
Pets are not allowed, unless prior written authorization is granted.
8. Bed Linen and Towels
Bed linen and towels are provided strictly based on the number of guests indicated in the reservation and the bed configuration.
Standard set for 2 guests:
1 set of double bed linen;
1 duvet or blanket;
2 small towels;
2 large towels;
1 bath mat.
Linen is prepared in multiples of 2 guests; where single beds are present, mixed configurations may be used.
Any request for additional linen, duvets, or towels is subject to extra charges, payable in advance.
9. Apartment Equipment
Apartments are equipped with basic items, by way of example but not limited to:
cutlery;
plates;
glasses;
chairs;
pots and pans;
detergents and basic cleaning products.
Quantities are calculated based on the number of guests in the reservation.
Requests for additional equipment are subject to availability and extra costs, payable in advance.
10. Breakfast Service
When included or purchased as an extra service, breakfast is:
prepared in an external kitchen;
served directly in the apartment.
Time Slots and Booking
To guarantee the service, guests must communicate their preferred time slot in advance via the official WhatsApp number provided in the property.

Without prior communication, the breakfast service cannot be guaranteed.
Breakfast Menu
The fixed menu includes:

Vegetarian and halal options are available upon advance request.
11. Personal Belongings
The property is not responsible for loss, theft, or damage to personal belongings left unattended.
12. Force Majeure
The property is not responsible for service interruptions beyond its control (electricity, water, internet) or force majeure events.
Such events do not automatically entitle guests to refunds.
13. Personal Data Processing (GDPR)
Personal data is collected and processed solely for legal compliance, in accordance with EU Regulation 2016/679 (GDPR).
14. Acceptance of the Rules
By confirming the reservation, the guest declares that they have read, understood, and fully accepted these House Rules.This property does not accommodate bachelor(ette) or similar parties.
Please inform of your expected arrival time in advance. You can use the Special Requests box when booking, or contact the property directly using the contact details in your confirmation.
Guests are required to show a photo ID and credit card upon check-in. Please note that all Special Requests are subject to availability and additional charges may apply.

Φιλόξενος ο ιδιοκτήτης, άμεσος στην επικοινωνία του,διαθέσιμος,ευγενικός κι εξυπηρετικος. Μεγάλα κρεβάτια,άνετα,ωραία στρώματα. Είναι 3ος όροφος με τα πόδια.Κουραστκο πολύ με βαλίτσες. Εάν πλένονται ταυτόχρονα 2 άτομα στα 2 μπάνια δεν υπάρχει επαρκές νερό και για τους δύο. Χρειάζεται βάψιμο εξωτερικά το κτίριο.

I wish the owners would live there for a day to decide if the condition is livable. - The apartment needs conspecific repairs: kitchen, hallway and bathroom - all had HOLES in the floor.

No sé si hubo algún problema puntual pero el agua caliente no nos funcionó por la mañana. El sofá cama no era muy cómodo. Faltaban unas buenas cortinas en las habitaciones porque la luz de las farolas entraba muy directa.

Apartament ogromny, 2 sypialnie i duży salon, 2 łazienki, czyściutka pościel, wygodne łóżka. Kontakt z obiektem przez booking bardzo dobry, lokalizacja rewelacyjna, wszędzie blisko. Gdybym miałam szukać na siłę minusów to brakło mi patelni i ostrego zwykłego noża do przygotowania śniadania oraz nieprzyjemne zapachy na klatce. Bardzo polecam na 1 - 2 noce w Bukareszcie.

- Loli411 (10/5): - Das Apartment in Bălcești war sauber und gemütlich, besonders das Bett war sehr bequem. Wir haben uns sehr wohl gefühlt. Die Lage ist ideal – nahe an der Altstadt, und alles ist schnell erreichbar. Die Küche könnte besser ausgestattet sein ,vielleicht mehr Tassen ,Töpfe. Außerdem war der Duft im Apartment nicht ganz nach unserem Geschmack .

What stood out most was the attention to detail and the genuine hospitality of the host, who made the entire stay smooth and enjoyable. The bed was comfortable, the facilities were excellent, and everything felt thoughtfully prepared for guests. Honestly, nothing. Everything exceeded expectations.

On mõnus, et oli kaks vannituba. Elutuba oli avar ja mugav. Pesemas käies oli vesi jahedavõitu - tuli pikalt oodata, et sooja vett tulema hakkaks. Ruumid olid võrdlemisi jahedad.

- Hasan Orçun (6/5): Konum önemli ve aileyseniz güzel bir konaklama yeri. Ancak kahvaltıyı başka bir bölgede - Konumu çok iyiydi. Çok büyük bir yaşam alanınız oluyor ve çift tuvalet banyo var. Öncelikli olarak park yeri sokakta var güvenli olup olmadığını bilmiyorsunuz. Kahvaltı dahil olarak sakın rezervasyon yapmayın kahvaltı paket olarak sabah geliyor. Hiçbir şey yok aç kalırsınız sıcak gelmesi gerekenler soğuk.

Jedyny minus za z - Bardzo duży apartament, dwie duże sypialnie, bardzo duży salon i dwie łazienki co przy większej ilości osób jest istotne. Pościel śnieżnobiała, ręczniki również. Dostępny żel pod prysznic i szampon do włosów. Na wyposażeniu żelazko. Specyficzny zapach z kanalizacji. Myślę, że to jest ogólny problem w tym mieście.

Te atendían rápido por whatsapp. Hacía frio, la calefacción no funcionaba bien, ni los radiadores ni el agua caliente. Lo intentamos solucionar por whatsapp pero no se solucionó. Me querían cobrar si nos daban unas mantas. Los baños mejorables. En uno hay un jacuzzi que salia agua fria y en el otro al ducharte se mojaba todo el baño.

L’appartement ne correspondant pas au photos, le petit déjeuner annulé car retard de plus d’une heure et TOUJOURS PAS REMBOURSÉ malgré mes nombreuses relances, appartement présenté avec un jacuzzi mais ne présentant même pas d’eau chaude dans la salle de bain (ou si via une petite douche installé dans les toilettes et avec un ballon prévu pour une personne et non pour 5 dont un bébé), la cuvette des toilettes simplement posée, ce qui m’a valu une chute en étant enceinte (à nouveau aucun geste commercial de l’établissement malgré mes nombreuses demandes), rideaux dans les chambres inexistant (pratique avec un bébé …), gaz non fonctionnel …….. et un service client qui laisse clairement à désirer. À nouveau, je suis toujours en attente d’un remboursement (à minima du petit déjeuner non pris pour cause de LEUR retard). Je déconseille fortement.

- Carl (9/5): A good place to stay for a small group of travellers. - Good value. Lots of space. Good kitchen. Two bathrooms. Inside is nice despite the look of the outside and area. Managing agent was helpful for the confusing process of getting in. Physically getting into the flat is a bit of a mission (side gates, building door and then finding precisely which floor the flat was on was not the easiest). Having to send passport pictures by WhatsApp on arrival (especially when data might be an issue) was a nuisance and time consuming.

- Bikaki (8/5): - Σε καλη τοποθεσία, ευρύχωρο, άμεση ανταπόκριση στα περισσοτερα μηνυματα δεδομένου οτι κάναμε self check in Υπηρξε μια χρεωση εξτρα 40 ευρω κατα τη διαρκεια του self checkin. Το έκλεισα αναγκαστικά γιατι είχαμε θέμα με το προηγούμενο ξενοδοχειο που μέναμε κι επρεπε να φυγουμε αμεσα. Έστειλα μηνύματα και μέσω της πλατφόρμας.και μέσω του μαιλ επικοινωνίας να μου αιτιολογησουν αυτη τη χρέωση αλλα δεν έλαβα καμία απάντηση. Τέλος, επειδή ηταν κρύες μερες, θα το θέλαμε λιγο πιο ζεστό.

- Sandy (9/5): Fabulous stay - The property was extremely clean and spacious and had basic facilities. Good powerful shower and the added extra of a hot tub ensuite in one of the bedrooms (although we didn't use it) Beds lovely and comfy. Opposite a small supermarket and within walking distance to everywhere we needed to be. Fabulous and would recommend We had to buy ourselves some mugs as only very small expresso cups (but not a problem for us) Chairs in dining room were a little uncomfy (one was broken) but no issue and tap needs mending in the kitchen (not sure how long it had been like that) Boiler was a little noisy as was the outside noise, but managed and it didn't stop the enjoyment

- A3ro (4/5): - Breakfast The room smelled very bad. We had challenges to really breathe. We had to spray perfume to change the smell a bit, but it was really bad to sleep there. When we arrived the windows were open and there were like 17° in the flat. I can't understand how they got the license for accommodation with that bad smell. Strongly suggest to avoid it.

Mi hanno portato una coperta in più appena ne ho fatto richiesta(se vogliamo dire.. Mi aspettavo di trovarla nell armadio) Non ho potuto prendere il caffè.. (la macchina c era ma ho avuto difficoltà..)... E un piccolo consiglio... Fate trovare una bottiglia d acqua!!

- Rumen (9/5): Прекрасно място за престой на по-голяма група хора. - Широка и просторна дневна стая. Изключително топло и уютно. Близо до стария град. Беше чисто и подредено и предразполага за един прекрасен престой. Домакина беше много любезен и отзивчив. Столовете в дневната бяха много крехки.

- Bertalan (6/5): Wat tegenvallend obv de foto's, het mag wel een upgrade krijgen. - codes bij de voordeur en de sleutels van de appartementen zaten in een sleutelkluisjes De appartementen waren minder modern dan de foto's doen geloven. Bij vooraf navraag welke van de 2 gehuurde appartementen welke was kwam het antwoord dat de appartementen gelijk zijn, maar dat is helemaal niet zo. De appartementen waren totaal verschillend. De ene had wel een aparte woonkamer en keuken, de andere een woonkamer/keuken. Badkamers met de douche (en de douche cabines) waren erg krap, ui de badkamer van de jacuzzi kwam een riool lucht uit het putje. De keuken was met inventaris erg karig. alleen hele kleine koffie kopjes. Bedden erg hard en bij verschillende slaapkamers geen gordijnen alleen wat vitrage.

- Igor (7/5): - Огромная квартира, отличное месторасположение, очень чисто, две ванных комнаты и два туалета, Белоснежное бельё, тепло зимой. В день заезда приходит инструкция с с паролями, кодами и т.п. Это место обладает большим потенциалом, но,,,, После бронирования требуют заполнить электронную форму регистрации, включая все личные данные, фото паспорта и селфи. Нет связи с персоналом, только дежурные сообщения, которые система рассылает автоматически. Рано утром в день заезда через Букинг и через их личную эл. почту я запросил возможность заехать на час раньше, но никакого ответа не получил. По прибытию я пытался найти зарезервированную парковку, которая, как оказалось, находится возле ворот, но никак не обозначена. Я позвонил на номер, указанный как работающий 24\7, но никто не ответил. Тогда я послал вопрос через Whats App, но на него ответ пришёл через 2 часа 35 минут! И только на ещё один указанный номер мне ответил сотрудник, который объяснил, где же я могу запарковаться. И это в районе, где совершенно негде поставить машину даже на пару минут! Это была большая нервотрёпка, которая мне,как гостю, была совершенно не нужна. Зато в пол первого ночи в день отъезда пришли два сообщения о правилах и времени выезда, которые начинались словами Доброе утро! Я очень много путешествую и могу сказать, что это не тот сервис, который должен быть, по моему мнению. На кухне не было ни одной тряпочки, кухонного или хотя бы бумажных полотенец.
- ΚΩΝΣΤΑΝΤΙΝΑ (10/5): Το κατάλυμα είναι πολύ κοντά στο κέντρο της πόλης! Ηταν όλα υπέροχα και στο αίτημα που κάναμε καθυστερημένα ανταποκρίθηκ - Ηταν πολύ κοντά στο κέντρο! Είχε μεγάλους χώρους για πολλά άτομα! Θα ηθελα πιο καθαρά μπάνια. Είχαν μια μυρωδιά αποχέτευσης!

- maria Amparo (8/5): Apartamento amplio y limpio pero un poco descuidado - El jacuzzi , que el salón comedor y la cocina son amplios y las camas cómodas En una de las habitaciones, una ventana que da a la calle no tiene cortinas opacas ,tiene un visillo casi transparente por el que entra la luz de la calle (es un bajo)y es complicado dormir. Había 3 sillas rotas. Al bañó del pasillo le haría falta una balda entre el espejo y el lavabo para apoyar el neceser

- Valentina (10/5): Novembre a Bucarest - La zona è praticamente in centro,si raggiungono i luoghi di interesse a piedi in poco tempo.La posizione è ottima. L’appartamento è veramente carino,comodo e pulito.Il salone è grande e confortevole.Le camere sono grandi e i letti sono veramente comodi e ti permettono di dormire veramente bene.L’ appartamento è ben attrezzato e ben riscaldato in inverno.Ha un posto auto.
