• Kacper (1/5): Shocking - The fact that I didn't have to sleep on the street. No parking available. I was notified that there was an overbooking issue 5 minutes before getting there and the room I paid for was taken by someone else. Paid for 2 single beds and ended up having to share a double bed with my colleague. The locks to the communal bathroom, which the owner said would be for our use only, were locked from the inside and when I notified the owner he said I can use my finger to unlock it. On Saturday night, the lock on the second door was broken and the owner had to wake up other customers to open up for us. Check out was meant to be at 11:00am and the cleaner ended up barging into our room at 9:00am without even knocking.

• Twiner (5/5): Amazing location and brilliant pub - Loved the location above the pub, the pub staff and locals were brilliant, friendly and helpful. Our room was perfect for our stay, quiet and well sized, everything we needed. Check-in was 2pm and we were not given the code to enter until 3:06pm. If it wasnt for the lovely barmaid in the pub below allowing us to keep our bags in the lockable store cupboard we'd have missed our dinner reservation.

Pas de volet une. Pauvre Toile qui ne fait pas de noir Chambre ouverte à notre retour de promenade. Gresillement derrière la télé... Personne ne en est inquiété nous avons du rebrancher nous même en pleine nuit. 1 seul cintre Poubelle ouverte et cassée Mutiitudes de détails qui gâche tout.

• Monserrat (1/5): The worst booking experience in my life - Nothing Everything, the location of the place is above a pub, which they don't warn you, so if you want to relax is impossible. They mess up my reservation and I only find out once I arrive to the place, where there is no physical person, and they offer me to stay on a disgusting cheaper hotel 3km away. As it was late I Uber to the place and the other place didn't even knew about my "new reservation", the staff was rude, and the Owner of the Grove Inn is an irresponsable person, lier and honestly I don't know how this place is still on booking. They are basically scamming people, I had to book another hotel for may stay. I asked for a refund and the Owner say I would get a full refund in 24 hrs, three times in a row, so I gave up and had to contact booking to cancel my reservation and get my money back. But, honestly, I hope someone shut down this place.

• Celine Marie (1/5): - Betten waren ganz bequem “Unterkunft“ ist über einem Pub Beim Ankommen findet man kaum den Eingang, es gibt keine Rezeption oder Personal vor Ort Den Code den wir über Booking bekommen haben war falsch Haben Zimmer mit Bad gebucht, hatten aber kein Badezimmer im Zimmer sondern Extern Dieses war teilweise Besetzt obwohl zu uns gesagt wurde, es ist unser alleiniges Weder das Badezimmer noch die Betten und Bettwäsche war sauber Es war durch den Pub unfassbar laut und hat teilweise sehr nach Gras gerochen Die “Ansprechperson“ haben wir nie gesehen und auch über WhatsApp war diese nie erreichbar bzw hat nie auf unsere Kontaktversuche reagiert

• Aitana (3/5): Pésima - El alojamiento está bien ubicado, tiene cerca una calle de mucho comercio, donde se puede comprar cosas muy baratas. Ademas de ser un hogar calentito. No me gustó la suciedad, la pared tenía mierda (literalmente). La bañera se atascaba. Las toallas estaban sucias (nos dieron una de mano y una de cuerpo, para dos personas). No tienen modo de comunicación, solo por llamada (que para extranjeros cuesta dinero). No es calidad precio para nada, las fotos aparentan otra cosa. No pedí cambio por respeto.

• Chiara (3/5): Stressful and dissatisfied - Bed was okay Property wasn’t cleaned and given the wrong room. Still waiting on 30% refund after host offered in return. Had to wait in stairwell while host answered the phone as to which room we were staying in.
• Maddalena (1/5): Horrible, avoid. - We didn't like anything, we haven't even be able to stay there and hat to book another accomodation on the day. 1. The rooms are above a pub, which get pretty noisy in the night. In the ad that wasn't clear at all. 2. The check in was at 2pm, but the owner called us around that time saying the room would be available only at 3pm. We had to wait there 1h, which created problem in our schedule. 3. We booked a double room with private bathroom, but when finally we have been able to get in, there was no bathroom, a part for a share one for the whole floor. Overall the room was dirty, there was a TV but no remote control, and pillows were smelling and very consumed. Horrible place, we couldn't stay there, we had to book and pay another accomodation, and we were late for our appointment after all this waiting. 3. We contacted the owner and he said the room has been overbooked, but he never had the decency to tell us that while we were there waiting. He said he would have refund us but we have never been able to speak with him since, as he's avoiding answering calls or messages. We are now dealing with booking.com trying the get our refound.

• Syed (7/5): Very value for money for a cheap night stay, you get the basics for a very fair price , clean and well maintained - It was a modern clean room, has good electronic security for the rooms, very clean and well maintained. Liked they had kitchen facilities and ironing equipment. One on the main road, public transport is easily available It’s in a area which is a estate and next to a pub, that’s not the fault of the location to be honest, the kitchen area is shared and it feel like some people live there, they left dishes in the sink to the top.

• Chloe (5/5): Bearable for 2 nights - Good location for my stay. Easy to find. The mattress was very uncomfortable. Just a sheet on the mattress no topper so you could feel the lumps and bumps and very thin pillows. Was hairs and crumbs on the duvet when I arrived. Room much smaller than advertised and not similar to the picture at all. Bring your own towel the one provided was rough. Previous guest belongings and dirt were in the bedside table to the room was not cleaned/checked correctly before my stay.
• Cameron (1/5): I would not recommend this property at stay at, at all. Lacked basic hygiene, no toilet tissue. - Nothing. Hated the stay, hated the experience. Didn't get what I ordered and paid for. Owner ignored all forms on contact, made it very difficult to resolve issue. Never received full refund, owner refused, despite being mis-sold a product. Completely. Unhygienic The property was disgusting. Cleanliness was far below par, below standard expected. I booked a room with private bathroom, however, I was given just a room with communal bathroom and shower. Toilets in the communal areas were completely unhygienic, shower and sink basins not cleaned or maintained well. ZERO toilet roll present in the communal toilets, which is a BASIC MINIMUM. Highlighted this with the property owner, who advised that they would rectify the issue, but then continued to ignore my calls and voicemails thereof. I escalated this to Booking.com for a refund, they advised that they will contact the property owner to discuss a refund, they could not make contact with the owner, advised for me to contact them back after 48hrs. This happened on 3 occasions with Booking, of which Booking.com was unable to contact the owner, and stated they could not offer a refund due to this, but still offered to advertise this property, despite me raising this concern, especially regarding the lack of hygiene at the property. I made countless attempts to speak to the property manager/owner Sam, who just kept delaying processes and making excuses why he wasn't able to chat on the phone whenever I managed to make contact (Such as with another customer, currently driving, away from his computer etc), advised he would call me back, but never made contact and ignored further calls and text messages from myself. However, whenever making calls on a withheld number, they would contact, but ignore my phone number. Completely unprofessional and unhelpful. These will mis-sell you a product, not even consider or even try to remedy the issue and then continue to ignore you once they have taken your money. It took for me to quote the Consumer Rights Act (2015), Trading Standards, Advertising Standards Authority and environment health and how they breached their contractual obligation. Even after this, they offered to give a 50% refund, but this took even more effort to arrange.
• Laura (5/5): Was perfect for just sleeping - The room was a basic room, perfect for just sleeping for the night. To improve the room would had been nice if the toilet has toilet paper and towels for two guests, It would had made the room even better if it had a kitchen maid to make a cuppa.

• Alexia (7/5): Buena! - Me gustó del alojamiento que tenía un radiador que calentaba mucho, además de que tenía tele con Netflix y era un punto a favor, la habitación estaba limpia cuando entré todo bien. Si eres de España recomiendo que te lleves un adaptador para cargar tu teléfono o secador,plancha etc. ya que los enchufes son diferentes, tenía justamente al lado una parada de autobús que te llevaba a todos los sitios y pasaban a cada rato autobuses Lo que no me gustó fue que no tenía enchufe en el baño, estuve 4 días y no vinieron a limpiar la habitación (pero bueno la intentamos mantener limpia) también solo nos pusieron un royo de papel deberían de poner al menos 3, y por último la ducha el agua salía ardiendo no era ni medio normal, llamé unas cuantas veces y al segundo día ya vinieron a mirar la ducha y la “arreglaron” pero deberían de cambiarlo por que al tocarlo volvía a estropear
• Bernardo (1/5): - The description of the property does not match reality. It clearly stated that the room had a private bathroom, but upon arrival, I found it was actually a shared bathroom. It also mentioned there would be a wardrobe or space to hang clothes, which was not provided either. Additionally, the host asked me to wait one hour because the room was not ready yet. However, over 8 hours passed without any response, and the host didn’t answer my calls. Overall, this was a very disappointing experience and I did not receive what I paid for. I do not recommend this place. I advise other travelers to read reviews carefully before booking.

• Louise (1/5): Don't book, spend a bit more and go elsewhere, - Room had food and drink going mouldy on the windowsill, bed was used and unmade, bathroom had not been cleaned and had used towels, soap bars etc. Not fit for use at all. Room should have been cleaned and prepared for new visitor.

• Zara (1/5): Worst Hotel Experience I've Ever Had. - Not much other than the proximity to Burgess Park for an event I attended. We paid for a double room with a private bathroom, and were instead greeted with a shared bathroom situation. The floor of the room was covered in dirt, there were stains on the bedsheets, there was no AC or fan in the room, no bulb in the bedside lamp, beds were extremely uncomfortable, the blinds were permanently rolled down and impossible to roll back up, the windows were very difficult to open, there was no hand soap in either of the toilets and no toiletries in the shower or rooms whatsoever, the location is extremely loud and difficult to sleep in, and the fire alarm battery in the hallway has not been changed leading to a persistent beeping noise. This room was so horrendous upon arrival that my accompanying friend decided to simply return home instead of staying rhe night. I have never had such an awful experience with a hotel room booking in my life.
• Umut (4/5): Unzufriedenstellend aber mit Potenzial nach oben - Leider nicht wie auf den Fotos zu sehen. Das Zimmer das wir hatten war heruntergekommen. Die Wände teilweise beschmiert oder verkratzt. An der Wand kein einziger Haken oder etwas zum aufhängen von Kleidung. Aufgrund der Rezensionen wollte ich das Zimmer bereits stornieren. Einige Bilder von Zimmern, die unsauber hinterlassen wurden, lassen darauf schließen, dass es wohl ein Problem mit den Reinigungskräften vor Ort gibt. Unser Zimmer war nicht ganz sauber, in der Dusche waren vereinzelt Haare von den Vorgängern zu erkennen. Hier wäre es ebenfalls schön, wenn Reinigungskräfte mehr draufschauen würden. Wir waren zu zweit in dem Zimmer und haben aber nur ein Handtuch und ein Badetuch erhalten. Ich habe zum Glück die Reinigungsdame noch erwischt und konnte sie um weitere Handtücher bitten. Im Badezimmer fehlt ein Seifenspender für das Waschbecken. Die Matratze ist auf einer Seite extrem unbequem und teilweise müffelt es, hier könnte man auch überlegen, in neue Matratzen zu investieren. Es sind nur Kleinigkeiten, die die Unterkunft wieder bessern könnten, wie z.B. Sauberkeit, gute Reinigungskräfte, eine rechtzeitige Kommunikation mit den Kunden und kleinere Renovierungen (z.B. Wände neu streichen, Badezimmervorhänge, Kleiderhäken etc. einbauen). Die Unterkunft hätte extrem gutes Potenzial und würde dadurch auch mehr positive Resonanz bekommen. Alles in Allem war die Unterkunft für London Verhältnisse günstig aber von der Ausstattung und Sauberkeit her leider nicht zufriedenstellend und das was man sich von einer Unterkunft erhofft.

• ana (1/5): - EL DIA QUE ME MARCHE, NOS ALIVIAMOS BASTANTE La poca limpieza por decir algo, ya que la habitación estaba llena de suciedad, el baño sin limpiar, la bañera sucia, las toallas sucias, en general no habian limpiado, cuando se lo comunicamos a Sam que es la persona que se pudo en contacto con nosotros inicialmente, nos dijo que en 1 hora vendría alguien a limpiar, nunca nadie vino ni se molesto en preguntarnos. Espero que las reseñas con estos datos, se animen a no ir a este hotel, si se puede llamar así, porque huele a basura cuando entras por la puerta principal. Da asco todo.

• Lukas Reka (1/5): Completely not as described. - Nothing The booking offers a room we'll be equipped including microwave, cattle, toilet paper and more but in real life is completely empty. There is only a bed and one chair. Tv remote missing, side bed light bulb missing. Not a single hanger or shelf to store clothes or hang towels. Shower gel was just enough for one wash but we stayed a couple of days so we have to buy everything even that booking offers all. We have to store everything on the floor including food and drinks. When I contacted the host about the toilet paper and tv remote he didn't even reply. Also there are some safety issues which will be reported as a complaint.

• Lucía (1/5): De las peores experiencias!!! - No recomiendo este establecimiento, si eres de España te dice q le mandes un mensaje cuando estés allí. Puedes pasar 2h como es mi caso y que no te conteste. Luego subes a la habitación y te la puedes encontrar sucia como es mi caso también a todo esto si te dan la habitación que tú haga pagado. Encima te quejas y te dicen que están todas las habitaciones ocupadas. La calefacción no va, al menos en la habitación E! Estuve delante mientras la limpiaban y no limpiaron si el wc ni la ducha. No es buena zona y bajo hay una bar y no es agradable de pasar por delante. Aconsejó pagar un poco más. Lo pedí con 3 meses de antelación!!!! Lógicamente perdí un día entero en Londres, por que el señor no contestaba!! No te proporcionan secador de pelo!! Solo te ponen 1 toalla!! La mesita de noche no tiene bombilla!!! La parte de abajo del edificio es un baño compartido y habitaciones compartidas, PASAR RÁPIDO! Nada! Super mala experiencia, jamás me había pasado algo así… y de verdad que a raíz de no estar agusto con la habitación no disfrute por qué sentía que no era seguro!
• Andrew (1/5): Would not use again and would not recommend. - The room I had at the wrong hotel was roomy. The random fox on a car roof on my walk over was the only thing that made me smile. When I went to the property (11 o’clock at night after a long day) I phoned for access details. I was asked to wait, Eventually I was given a code and asked to knock before going in as there may have been a mix up and someone could be in the room. After knocking and getting no reply I opened the door to find a totally messed up room with rubbish everywhere and the bed unmade. I phoned again to say the room was not ready and could they give me another room. After some time checking I was advised no other room was available but I could go to the other hotel - an hour away! I checked for other hotels locally and nothing was available so walked for an hour to their other hotel. This was too far away for me to get to my job in the morning so overall a disaster. Salt rubbed in the wound that the 15% credit I should have received has never arrived.

• Emma (6/5): As expected for price paid, no frills but comfortable bed fo the night! - Great communication with the owner. Bed was comfortable and many plug sockets. From reading the reviews prior I was a little worried, but everything was perfectly fine! (We felt safe and had no issues) It was all fine! The decor needs re touching which can make it look scruffy but for what we paid it was as expected.

Todo estaba sucio, cuando llegamos las sábanas tenían manchas marrones, el suelo también estaba lleno de manchas de algún líquido, la cama tenía pelos, y por si fuera poco, en el cajón de la mesilla pequeña había basura de la anterior persona, comida putrefacta que olía fatal, etc. Además, el agua de la ducha salía ardiendo. Fatal, súper descontentos, jamás volveríamos. Si podéis ir a otro sitio, no piséis este lugar.

Letto sporco e scomodo, impossibile dormirci. Doccia con solo acqua caldissima, impossibile lavarsi. Mancava carta igienica e sapone, essendo sera tardi non abbiamo potuto comprarne. Asciugamani sporchi di sangue e altro. Un incubo.

• Sarah (7/5): - We booked this very last-minute after arriving at another hotel that day to discover that it was closed. We were there 20 minutes later and since it was too quick for the email to have come through with the check-in instructions, I really appreciated Sam taking the time to call us and then text us the details. He was responsive and we eventually managed to check in without any issues - this place was a lifesaver, and only about 3 minutes from the main road and a bus stop. It could have been cleaner - I found multiple dark hairs between the duvet and the sheets, and there were some bits on the floor in the bathroom too. The shower looked clean though.

• mu (1/5): Not recommended. - Very disappointing stay at London Grove Inn. The shower in my room did not work properly from the first day — there was no cold water, making it impossible to shower. I reported this issue multiple times, and each time I was told it would be fixed, but nothing was ever done. Towels were also not replaced during my three-night stay. The staff repeatedly assured me that the problem would be resolved, and even mentioned that the manager would contact me, but no one ever followed up — not even after ten days. This shows a serious lack of maintenance and customer care. Overall, the experience was unacceptable. Basic facilities like running water and clean towels should not be an issue in any hotel. Not recommended.

• Diana (2/5): Не рекомендую ! - З хорошо в цьому помешканні це плюс мінус близьке розташування до важливих місць, але враховуючи усі мінуси, особливо те, що ми не почувалися безпечно, я катигорично не рекомендую це місце ( В помешканні на 2 людей було лише два рушники на 4 дні, в лампі не було лампочки, звукоізоляція ніяка, вночі було дуже шумно і в кімнату намагався зайти хтось чужий, ми не почувалися там безпечно, був лише один туалетний папір, код до усіх кімнат одинаковий, тобто будь хто може зайти до вас у кімнаті, а двері у під’їзд не закривалися, на наше прохання про рушники ніхто так і не відповів, також ніхто не показав де знаходився чайник і взагалі кухня

• Karlee (1/5): Unsafe property DO NOT STAY HERE - The property was somewhat clean The property felt majorly unsafe, I stayed there as a solo woman, and at 23.35 someone managed to open my room door. While I was In bed sleeping in underwear. When I asked the host why this happened then said it was the room next door who did that, which in turn means that all of the rooms have the same pin code entry, the code which opened my room door was the same code as in all of the rooms, meaning that anyone inside the building can enter any of the rooms inside there, which also in theory means that if you left your belongings inside the room on guarded, they could be stolen. As every room has the same PIN code entry the same as the communal doors.. And this is why I've marked this property so low, because I do not feel safe in this building, nor did I feel like my items were safe, especially not as somebody entered my room, when I queried about the pin code and said the above to the host, they completely aired my message. Also in general, the building is absolutely so loud to sleep in, it has no soundproofing and you can hear people walking in and out of the building all night, so I also would not recommend staying here based on the noise

• Taj (1/5): Awful - nothing filthy, no towels, not one, food & dirt everywhere (including the walls) lock very unsafe. Completely ignored by the “host”. Couldn’t even shower as the water was only like 100°c couldn’t be adjusted.
• F (10/5): - Ease and convenience of everything.. could walk to Westminster bridge from here within an hour :) x Shampoo / conditioner or body wash? Didn't know which was which in shower.. also shower drained very slowly.. but that's just nit picking as it was great value for money :) xx
• Purchasing (2/5): Stayed before on top floor and had no issue. First floor second time was a disaster. - Have stayed here twice. First time was no issue at all. good communication, clean good prices. decided to sya a second time and that experience was not so good. Planned room was dirty as cleaners had not yet been. Bed a mess etc. rang host who moved booking to another room which was on the first floor. TV broken. very loud other guests at early hours.

• Charley (1/5): Useless pile of crap - Nothing !!!!! Got left out in the street at 11pm at night due to a overbooking error which meant we had to stay up all night lurking unknown areas in London until the morning

• Carly (8/5): Comfortable and clean, close to local attractions and underground - The room was so clean and modern. it’s very basic but it’s ideal if you just want a room for the night. The bed was really comfortable and the location of the property is a 12 min walk to the underground. The area was peaceful and I didnt hear any noise from the bar below or any other residents. My room had a private bathroom which was stocked with everything I needed. Sam the owner was very helpful and always available on the phone It could just do with tea making facilities in the room! Although there is a kitchen available •.

• Elizabeth (10/5): Clean, comfortable and staff are amazing - Very clean. Loved the full kitchen so if your on a budget was easy to shop and cook meals. Just round the corner from the main road bus stop too. Staff were amazing and always at the end of the phone or downstairs in the great little bar to help. Bar offered 2-4-1 cocktails from 12-7 during the week and 12-5 at the wknds. And they are very nice. Owner of the property is a great guy who will help where ever he can. Very comfortable room. We stayed as mum was in hospital having major surgery and staff always asked how she was each day. Even the owner. Made us feel very at home. Locals are a great bunch too. It’s a little gem here. Will most definitely be back. We have no complaints whatsoever so ever.
• Adrien (7/5): Good - The room was good, nice bed ! Location not far from public transports No toilet paper, we told it to the owner and we never got it… The first night, the rooms in front of us made a lot of noises (music, laugh, screams, …) until 4am so couldn’t sleep until this time

• Lucia (7/5): Lovely stay, 100% recommend! - The staff were so lovely and made me feel really looked after and safe. The wall plugs were great as I didn't have a UK adapter but was able to just plug my cord into the wall which was amazing! The bed was so comfortable and I had such a great sleep and the room was a decent size. I also had accessibility to a washing machine and dryer and there was a full kitchen available to use too. Because these apartments are so new this is more feedback than complaints. A full sized bath towel was not provided and I was unaware of this. Make sure there is a bin bag in the toilet bin. I had to message and ask for the wifi, maybe you can have the wifi password in the welcome message or displayed in the room. Also there was what looked like a liquid splash on the wall that needed to be cleaned :)
