• Richard (1/5): Dirty and Awful place. Avoid at all costs - Nothing! Everything, absolutely horrible. Dirt everywhere, rot everywhere. Mould on walls and windows. This is a safety issue and people should not stay here.

• Anne (2/5): Pretty miserable. - Location near town, although everything is in Wakefield. For the price you would expect at least a kettle and a tea bag or two. I was on the ground floor, and had people knocking on my window at night shouting to get in. The whole house is noisy. And the room was cold at night. Zero effort is made to make you feel welcome.

• stephanie (3/5): Comfortable bed, but thats it. - The bed was comfortable, the room itself was a good size. That is all i have for the positives im afraid. The photo which advertised these rooms is actually very misleading! The actual place of stay, is the door to the left in the photo. Mould on windows, what looked to be drug dealing on the doorstep of this property! As a women, alone, I did not feel safe or feel like I had any security. The main door was left unlocked all the time, when it states it must be left locked! The bathroom was what I can only describe it as filthy! I will not stay here again, and I certainly will not recommend to others. Please, I advise the owner goes and does a spot check on the current occupants as I feel these are the ones making the stay worse. Oh and also, sack your cleaner!
• charles (1/5): - I didn't like anything about the place Prostitutes..unsavoury people run down grubby after paying the room was told I would have to pay a extra £15 fee and a £20 returnable bond..for what it cost to stay here could have had a nice hotel..I seriously advise that you give this place a wide berth i have complained to booking.com and asked for a refund i didn't stay there longer than a hour..a self respectable person wouldn't

• Gabby (1/5): Do not stay here - The only decent thing was the tv Beds rock hard,damp walls filthy walls curtains bed base,as a professional cleaner myself whoever is cleaning needs the sacks,around 7 times in total we was woken up by underage children, 2 rooms was booked out to teenagers 14-16 was sat outside are taking drugs and drinking screaming till going on 3 o’clock,toilet roll was an issue. Wasn’t enough for all rooms,mold in the shower blood around the sink area,one room was playing really loud music all night, avoid at all cost

• Jessica (1/5): Awful: DON'T BOOK - There was only ONE thing about this property I liked...the heat of the shower (I csnt even say the shower as it was dirty). I did not stay here because the rest was AWFUL Almost everything. Hmm let's see, the hall that stinks of cat piss, the fact that the toilet is two staircases up, the window is frail so cannot be opened - didn't really instil a sense of safety. Should I continue...no number to call, email to contact. I had no idea how to turn the heating on- after about four tries and waiting, it finally worked. No mirror or lamp. I also didnt know I had to leave a deposit. Jeez what do they think they're going to lose? They send you the code within an hour of you paying a deposit. I paid but I couldn't login to check my booking (said it was incorrect) so I was waiting to see if the code would even arrive! I felt unsafe in the building, so I couldn't stay there. It was last minute so didn't read reviews- bug mistake. I'm sure there are plenty more that echo this one. I had to fork out for another hotel. Buy cheap; pay double. Second time I've failed with Booking.com so not going to use them either as they take no responsibility.

• Chris (4/5): Avoid - The smell of mould/ammonia, broken furniture mould above the window. Peeling paint , very thin cheap pillows uncomfortable bed. Very very thin windows unfortunately my room wasetrez away from a main busy road so you can hear every car driving past including emergency vehicles. The bathroom is not close to the room. There is no parking you have to pay for on street parking so it does not make this accommodation viable if you wanted to go cheap.

I asked them if they were staying here, they were but couldn’t get in because her phone was dead and she couldn’t get the pin. We turned around and walked away. It looked filthy!

• Christina (2/5): Terrible place. - The bedding and towels were very clean. The toilet was clean. It was warm. It is close to town. There was mould in the corner of the room. The windows were super mouldy, and there is a warning not to open them. The bathroom was disgusting. The cleaner is a lovely lady, but the owner doesn't pay her enough to deep clean the bathrooms. We couldn't access the front door as the owner had given us the wrong code. He didn't mention that the parking spot was at the back of the property, and that it was in a one way street. The cleaner gave us the right code to get in the back door, so we were able to help some other people get in as they also had the wrong code. Despite warnings, some of the guests were smoking Marijuana, which lingered on the stairs and bathroom. We stayed because we couldn't afford to go anywhere else.

Bij aankomst code voor voordeur. Maar ik stond toen al alleen, in het donker en in de regen bij de achterdeur. Eigenaar reageerde pas na 15 minuten. Deed na afloop alles af met: no harm done. Nou ja: zijn reputatie??? Hygiene: Douche op andere etage: ik heb niet gedouched. Zou daar niet schoner van geworden zijn.

One has to come out of their room for the toilet or shower facilities which is shared by other rooms. Also room had NO tea or coffee making facilities. Not value for money.

• David (5/5): - Room itself was Ok and done to a decent standard. Bed was comfy, room was big and the location good. Place needed much more care. Shared toilet, yet only one toilet roll. Lovely new kitchen downstairs, but no cups, crokery, cutlery at all. Front door had been vandalised and was boarded over, so had to go around the back. Back door should have been kept locked (opened by a keypad) but two guests told us it didn't lock properly, so was sometimes left open. Result was we didn't feel very safe.

• Charlotte (1/5): Not very good. Won’t be returning - Location The room was freezing as the windows were letting a lot of the cold air in and the heating didn’t work. There was mold around the windows, on the ceilings and along the coving near the floor on the wall with the window. The room smelt really musty. As an asthmatic it wasn’t good to wake up and not be able to breath due to the mold and the amount of cold air in the room. The bathroom wasn’t very clean at all. The sink and toilet was filthy and there was mold in the corner of the shower.
