• Chotirot (Bee) (9/5): Very good value for money. Good place to stay comfortably for 3-4 nights. No complaints. Will come back if we get a chan - The size of the room and the layout. It’s a small accommodation but the room size is excellent. It’s also quiet and comfortable. Staff is very helpful too when they are there. The light in the morning. There is no curtain on the window. It’s not a big deal though.

• SYLVIE (10/5): Une chambre spacieuse et très bien placée. - Chambre très spacieuse, propre, bien équipée et confortable. Extrêmement bien placée car proche de la gare, pratique pour aller à Osaka ou Tokyo. Un très beau jardin et de beaux temples à proximité. Un quartier calme. Enfin, seulement 6 chambres dans ce petit hôtel qui n'a toutefois pas de réception H24 mais qui est très réactif via la messagerie. Nous avons eu des voisins un peu bruyants durant 2 nuits. Il serait bien de mettre à disposition des clients une machine à laver.

• Elaine (8/5): Comfortable stay for three guests. - Overall, the stay was very pleasant. The heater near the entrance was consistently on, providing a warm and welcoming environment upon arrival. The provision of complimentary hot beverages was a thoughtful and much-appreciated touch. The property is situated in a very quiet neighbourhood, although it is a considerable walk from the main tourist attractions. The only drawback was the sofa bed. It was quite firm, and the middle section made it uncomfortable to sleep on.

• Sarah (7/5): Not a hotel but a serviced apartment with plenty of character - Conveniently located old-style apartment with character and some charm. No staff on site but they responded promptly online and were able to assist with lowering noise levels from other guests, for which we were grateful. The neighbourhood is lovely, and quiet, with easy walks to the train station and elsewhere. This isn't a hotel, it's a serviced apartment with no staff on site. Nothing wrong with that, but the description on booking.com needs updating to reflect the facts. We were assured the property offered luggage forwarding, for instance, but when we turned up it was emphatically not on offer. The room was cold and the heating system quite old and noisy so the air quality in the room was poor.

• Chiara (9/5): - Le camere sono molto belle, pulite, spaziose e in stile giapponese. Nella hall dell’hotel ci sono a disposizione caffè, the e acqua. La posizione è circa a 10min da Kyoto station e ha due stazioni metro e treno vicine, anche se non è in zona centrale é comunque in buona posizione. Niente in particolare, il self check in rende l’accoglienza un po’ fredda. Ma rimane una struttura che consiglierei assolutamente.

• Adam (10/5): Spacious and welcoming with some of the most wonderful staff! - The space is incredible! It’s fantastic to come back after a big day and have the space to relax! The staff were incredibly helpful and happy to assist us with anything we needed! The beds were a little hard for our liking but a small price to pay for how amazing this place is.

• Carla (9/5): Comfortable, central and good value for money - Very comfortable accommodation, had everything we needed. Close to Gion district and Kyoto station which took us to all areas we wanted to visit. Room was not made daily, but ok for us. Im sure you could ask for extra towels if needed.

• Rachael (10/5): This place is BEAUTIFUL! Highly recommended for a genuine Japanese experience. - I loved staying here! The place was beautifully decorated in a modern Japanese style. The room was very large, especially by Japanese standards. Located in a quiet street but still very close and within walking distance to train stations, convenience stores and restaurants. They were generous with their provisions. There was nothing not to love about this property! I loved EVERYTHING about this property; however, it is worth mentioning that the bed is extremely firm, just in case that is an issue for other travellers.

Little fridge kept things ice cold In the room. lobby that had ice available 24/7 that was fantastic to have a iced cold drink when you get home! The staff was more than willing to assist you in making your stay perfect. I walked to all major attractions so absolutely flat so it's a great walking City. Kyoto station is 15 minute walk away.

• Nguyen Van (9/5): - L'emplacement est très central, chambre spacieuse pour 3, ambiance japonaise (petit jardin zen...). Globalement séjour très agréable. A noter: la chambre était exactement comme sur les photos. Le personnel parle très peu anglais, mais cela n'est pas gênant . Pas de service de petit déjeuner, mais comme dans la plupart des petits établissements au Japon.
• Nikki (8/5): - We enjoyed the location for us. Close to train station and other destinations for our stay. We had a bit of a problem with check-in, we paid for 3 people and the lady at the front desk said we needed to pay for the 3rd person (even though we had already paid for 3 travellers with bookings.com). She was very persistent that we needed to pay another $200, even though we supplied our booking confirmation and payments. On top of that, she also said we needed to pay for our stay, which hasnt been paid. Which we had paid for all our accommodation in advance. It left me feeling quite anxious. It states on site that English language is spoken, but we had trouble communicating about this payment, which made it very hard and uncomfortable. I was glad I had both printed confirmation and the bookings.com app. She took photos of this and sent them to her boss while we went for dinner. The office was closed when we returned, and nothing was ever addressed after this time. As the office wasn't maned most of the time when you left or arrived, we didn't know what was happening. Would have been nice for a note or some kind of communication from the hotel about this issue. The hotel itself was lovely and perfect for our needs. Just keep in mind in our experience that english wasn't really understood. google Translate didn't help us really to communicate as she just wanted us to pay, and I said no, we had already paid, but she just kept saying we needed to pay. it's not paid. I spoke to her about payment through bookings.com, but she didn't seem to understand what that even was. Print off your payment confirmation.

• Lucy (8/5): Beautiful with a few letdowns - The room was enormous, with big beds and a spacious bathroom. The beds were comfortable (though very firm- if that's not your taste you might not like them). The location is pretty good, around a 15 minute walk to Kyoto station, and 10-15 to find restaurants. Superficially it's beautiful, but many aspects of the room were poorly designed- like those long high windows seen in the photos, which have no blinds or curtains, and a bright green LED on the bedside lighting console that we had to cover with a towel as it was so bright. The sink has no ability to be plugged and terrible lighting, so no shaving or makeup. It's a shoes off hotel, but there is no seating to remove or tie your shoes. Given all our other Japanese hotel experiences with very considerate designs and thoughtful features, this was unusual.
• Alexandra (8/5): Nice for a short stay - Nice ryokan design, clean and big room. It is 10 min away from the train station and from bus station, which makes it confortable to move around. Lights in the room were not enough, I did not like the fact cleaning happens just once every 4 days (including changing towels).
• Juvita (9/5): Beautiful Japanese style accomodation - We booked the superior twin room. The distance from Kyoto station was about 10-15 min walk. We were able to store our luggage because we arrived before the check in time. We had to call one of the numbers so they could let us in. Staff was very friendly. The room was spacious and beautifully decorated ! It was nice and quiet. They have water, coffee and tea stations, and microwave at the reception. Everything from pyjamas, toothbrushes etc has been provided. Overall amazing accommodation ! Nothing bad to say.

It’s a very small establishment and therefore does not have a very spacious or inviting communal/lounge area. This was really not an issue for us as our rooms were spacious with a sofa and a small dining area with a table and chairs.
