• Thomas Gan (10/5): Comfortable relaxing stay - Everything, from the villa facilities to the butlers Made and Yulis who made our stay really enjoyable. The noise from the road can be loud when seated near the dining area. The pool depth is around 1.5m, young children and non swimmers would find it challenging to swim in the pool.

• Nesa (10/5): Prime location, modern design, spacious villa - Modern design and super spacious Clean and comfortable Great staff Prime location (across gyukatsu tenjin, 32do just arround the corner, 5 minutes to potato head, 8 minutes to cafe delmar) Delicious breakfast Beautiful pool Kids love the fish pond and swing Large and comfy bed Complete amenities Value for money Nothing really. Just to be note that it cam be a little bit noisy in the living room (close to busy street). But the vibe is still very serene. So we really don't mind.

• Sharon (9/5): Spacious modern convenient seminyak villa. - Copy and spacious and very convenient to walk to many spots if u brave the narrow roads Would be great if there was a common space that had closed doors and air cond . Rainy season brought in lots of mosquitoes which detered the group from hanging out in common area.
• Pubudu (10/5): Absolutely Amazing - Exceptional nothing to fault- very large new villa with amazing architecture, great facilities and equipment, friendly and attentive staff. Villa manager Arie was very responsive and would answer any question promptly , Villa leader Made and housekeeper Yullis did the most amazing job in keeping this property nice and neat. Bed linen and towels spotless and clean which were changed daily, dishes done and the whole villa cleaned daily. Felt very safe at all time. Housekeeping Staff present during the day and Security present at night time. Away from the very busy areas of Seminyak but still easily accessible to all places. Luxurious Bodyworks spa is a 2 min walk, Pepito supermarket 10 mins walk and other minimarts just next door. Plenty of restaurants and warungs just mins away by foot. Would absolutely recommend for friends and would definitely return to this amazing property. Great for a group of friends or families with kids and teenagers . Has 4 Large rooms with 4 large bathrooms and a separate small toilet down stairs. Large open plan living, dining and kitchen area overlooking the pool surrounded by koi fish pods were absolutely amazing. A bit away ( mainly takes time due to the usual traffic in Seminyak) from the main area of Seminyak but still easily accessible by car.

• Elisabeth (10/5): Private Villa in Seminyak - Beautiful villa that was very comfortable and had privacy for our family of 8. The beds were large and the two downstairs bedrooms opened on to the pool. The staff came in to make us a delicious breakfast every morning and could organize scooters or laundry etc if needed. We loved the Koi Carp swimming in separate pools and we could feed them every morning. There were only 4 sunbeds which was a bit of a disadvantage if we all wanted to sit round the pool area. The steps and close vicinity of the pool may not be advisable for families with small children or people with mobility issues.

If you want to be in Seyminyak don’t look further. The villa will arrange for a driver and airport pickup if you would like to go for sightseeing.

• Deborah (9/5): Spacious private property if you love being in Seminyak! - Super spacious property with pool and staff who are onsite during the day. Great for big families or group of friends. The pictures posted were exactly as expected when you arrive there. They also allow the kitchen to be used for private cooking class. Staff were very nice and helpful and at anytime, Arie was always contactable and very polite. It needed some small maintenance work e.g. doors, showerheads and pool but nothing the team would not handle if you asked.
• Rizky (10/5): The Villa That Tick All The Boxes - Modern look villa. Awesome pool surrounded by some koi fish ponds. Decent size bedrooms, two of them are huge actually with super comfort beds. Fast internet connection with plenty TV programs. Great location, super easy to find foods including halal's. Friendly staff are there for you 12 hours a day to ensure your needs are covered. Some minor repair required on the bathroom doors, as they don't close properly.

• Nancy (10/5): Gorgeous home! Stellar staff. Fab pool. - Impressive from the moment you walk through the gate. Huge gathering area. Swimming pool right up to the two biggest rooms. Even the upstairs rooms had lovely en-suites. The staff made an amazing breakfast for us in the morning. They were the most attentive staff for our entire month holiday on 5 different islands. Not their fault, but Seminyak is not really a nice place…unless you like heaps of crowds and traffic.

• Georgia (10/5): Exceptional - Lovely clean and beautiful property, breakfast cooked in villa each morning and was lovely. Staff attentive and security great. Walk to good coffee, restaurants, no need for taxi. Spacious for a group, huge pool. Will be back. There is some street noise as this is a property built street front rather than being tucked away. It wasn’t a bother to us though. Just the sound of scooters etc like anywhere in Bali.
• Alexine (10/5): Paya Paya - Very instagrammable/aesthetic villa! We enjoyed the pool to much! To the staff, thank you so much for accommodating our requests. We are very happy we chose this beautiful villa! Really wish we could stay longer! Mosquitoes though they have mosquito coils but they are just really aggressive. Bathroom on masters bed also has a bit of funky smell.
• Jasmine (10/5): Great villa, love it! - Modern and well maintained. Living area doesn’t get too hot even in the day. Staff were super helpful. Not much, but there are roosters near the property that could be a hindrance to really light sleepers
• Bec (10/5): A truly breathtaking villa with all that you could need. Highly recommend! - You simply can’t fault Paya Paya Villa, it’s absolutely beautiful and exactly as the photos. The staff are so welcoming and go above and beyond to help. The villa offers a variety of breakfast options, all which are prepared for you in house each morning. The location is close to everything you need, with multiple restaurant options in the popular area of Petinget. We visited with two toddlers and the Koi fish were an absolute treat for them both, with daily fish food left to feed them. Would highly recommend this villa and we can’t wait to stay again! Thank you Ari and Team! Whilst not specific to the property and this isn’t something that the owners can change, the location is in a very busy area which is quite loud throughout the night.

There will always be someone taking care of the villa .When we are away, it makes us feel safe.. I would like to compliment Ari,Kadek,Ketot, and Made as they are always very efficient at attending to our needs when required. It was great having them around and awesome hospitality provided... Last but not least, the bed is comfortable. Will definitely come back again. -insects as living room is open and surrounded by greeneries
