Had everything as needed in kitchen for cooking. Was a small kitchen and big enough for one person.
Normal wear and tear for this age property and felt clean and tidy.
- Jude (1/5): Wouldnt recommend this property to anyone. - Good location, that is it. Where do we start? Agency couldn't even give us an accurate location. We were found walking the streets for an hour whilst on the phone to them with little to no assistance. We were doorknocking trying to find the accommodation as the host was not familiar enough with the property to let us know if we were even close.
Hot water was not in existence. Accomodation has 5 bedrooms and we had a stay of 9 people. After 1 shower for 5 minutes the hot water had disappeared. This made it great to try and wash 3 children in freezing cold water..... 2 of our party had enough of this after 1 day and sought alternative accomodation at a cost of $2000 over the peak period as this was so terrible.
We queried the hot water situation and were asked to go on a hunt for the hot water heater to check whether it works or not. We replied that this wasn't our issue and why would we have any idea how to fix this. It seemed that someone has tinkered with this in order to try an remedy this issue....... with minimal improvement.
The dishwasher was broken and we had to mess with it to try and get it to close. Kitchen was within our expectations.
Felt as if it was second hand furnishings and needs A LOT of care and attention. Cleanliness left a lot to be desired.... place had an apple core under one of the couch and there were spider webs present.
The bathrooms are falling apart. They were rotting and the paint was falling off all doors.
Lighting was extremely poor in more or less darkness whilst staying in the main areas.

La cocina tenía de todo, menaje, tostadora, horno,...no hay que comprar nada de productos de limpieza, había de todo, pastillas para el lavavajillas, estropajos, limpiadores varios. Tiene trona. Muy equipada la casa en general Una de las habitaciones tiene una claraboya y cuando amanece no hay forma de impedir que entre la luz, y los 2 baños están en la planta superior, pero en general muy bien, éramos 2 familias de 4 y estuvimos muy cómodas

En av stolene hadde løse ben og var umulig å sitte i. Sofaen var også sliten med løse ben. Det var ingen søppelbøtte på utsiden så vi kunne bli kvitt avfallet.

- Laura (4/5): Not great at all. Wouldn’t book again. - It was in a good location, central Kensington close to Earl’s Court station. There were 5 good size bedrooms & a large diner/living room. Where to start? We were bombarded with emails before the booking start asking for the details of each person staying including photos of passports. It then turned out I had to download an app with a key card to the property and create a login which I couldn’t share with the other 6 adults visiting with me, so no one could get in if I wasn’t there. They didn’t give us the correct full address of the property, so we were wandering around for 30mins on the phone to customer support to even find the house, which was located in a back yard.
The keycard opened a yale lock, which didn’t seem very secure. Easy to break in.
All windows were single pain glass and the front door let air through - so not very warm.
The dishes & cutlery in the property were dirty, so had to spend time washing up before we could eat.
Beds were definitely not double-beds. They were 3/4 beds and the bunk bed was not stable.
The towels didn’t smell fresh.
There was 1 en-suite & 1 main bathroom for a place that could sleep up to 10 adults.

- Vitalija (4/5): Good location, 5 bedrooms, not be back again. - Location was perfect, tour buses drive nearby, metro nearby. Liked apartment have 5 bedrooms. The rooms are in very poor condition. Lots of dust. Although the bedding is clean, there was no shortage of towels. The problem is that there are two toilets, both on the second floor. One in the bedroom, the other shared. 1 bed - one sheet. There were 10 of us, and 1 bed should have been shared by people, not 1 sheet. We stayed from Friday to Monday for three days. On Friday I saw that the sheet with sheets was missing, the hosts agreed to give me another one for an additional fee. When we paid, they informed me that they would bring it on Sunday. What's the point? We need it now from Friday. So we were very disappointed. They didn't refund the money. And on Sunday they brought a bag with only bed linen, there was no blanket.
- Andrew (3/5): The worst place I have booked through booking.com - The location is good It was in poor condition and not properly cleaned. There were doors coming off hinges and leak in the roof. No toilet paper was supplied and the heating was off and took over 24 hours to heat some of the house.

- Wai (6/5): Pleasant - It is mobile key and be controlled by app. You could receive it well before arrival, after completion of registration process. The communication with the host was slow via booking.com, but quick response with host's email.
The registration process was wholly no physical contact and so personal information collection of each guest was understandable. To reduce the concern of the guests of sharing too much personal information, the host should inform well the guest in advance "the minimum personal information needed" because all the guests were always aware of sharing too much personal information in the non-staff registration, especially with the current AI rapid development. Besides, the timing for registration was rather short, the guest should be prepared well for the registration process.
The amenities were not checked for proper functioning, like there were 3 fans being out of order in the accommodation period. Fans functioning was important because all the windows in the apartment could not be open and so good ventilation relied on the fans working. The apartment cleanliness was not good and cluster of dusts were found in the master room. No WIFI access information received from the host who might inform the guest once registration process had completed.
The bed in the master room was not a double bed for 2 persons, but single person only. The towels supply was insufficient.

It was very different to the - Clean linen and the size of the living room The tiny little kitchen , the cruddy furniture and the dangerous staircase with wobbly balustrade, the bathroom door wouldn’t close and the front door was very insecure anybody could give it a slight push and it would burst open.

It worked out fine for us but I was expecting more.

- Nichole (5/5): Close to train station. - Location We were a group of 5. When we arrived the cleaner was there upstairs and it startled us. She was there for another 1 1/2 hour so we had to pause our plans as to not leave our possessions unattended. Kitchen was not cleaned, dirty cups and needed a good deep cleaning. Only 1 television and WiFi was awful. Loud noises/sirens from building next door at 3-330am. There is a washing machine- but NO dryer. Beds were not the comfiest. Owner was to mail item left behind, 2 1/2 months later it still has not arrived.

Pretty good value for 5 rooms in this area of London.
Despite the negatives below, we had a very nice stay. The registration process is crazy! I accept they need guest details but selfies of each adult guest holding their passports? Crazy. They agreed it wasn't necessary as we're a family group only to change their minds & insist on it just prior to arrival.
2nd bathroom is ensuite to 'master' bedroom, which only contains a large single bed, even though plenty of room for a double. Made the bathroom hard to use for a big group.
Master bathroom shower hose leaked meaning very little water to shower head. Reported but nothing done.
Skylight in one bedroom leaked. Also no shutter, fine for us as winter but would make room very bright in summer.
The kitchen is tiny. Can only fit one person cooking.

Nice and warm. Vfm. Dishwasher not cleaning properly. Socket with exposed wires. Showers ran hot and cold when in use. Very small kitchen for the number of guests it can accommodate. Property looks a bit tired and could do with a lick of paint.
- Jennifer (3/5): Dirty, unprofessional, would not stay again. - Location was central Even before check in I literally received 28 messages from this property, it was ridiculous. Check in was difficult, they required pictures of everyone’s ID’s to be sent to them along with a picture of the person holding their ID. Never in travelling has this ever happened and was a pain to organize. Beds were uncomfortable if you had more than one person in it. The downstairs bedroom bed seemed to be an extremely soft mattress and seemed to be on a slope, so when you laid in it if you were any further out than the exact middle you would start rolling out of the bed which made it extremely difficult to get comfortable overnight. Additionally the property was not very clean, on our first day our toddler found two moldy tomatoes under the sofa which very almost went into her mouth. There was dust everywhere (you could literally wipe your finger over shelves, doors, etc and your finger would be black and filled with dirt). Also it says they provide a baby crib on request, so I requested it and was told I needed to bring my own mattress as if anyone travels with a baby mattress?! We booked the property specifically because it said a crib was available and that was disappointing. Having to download an app to be able to get your door keys was also annoying as an international traveler. Would definitely never stay here again.
Parking was difficult, but that’s to be expected in central London. All the streets around the property are permit only and are usually full. We parked on a double yellow, unloaded and then drove about 5 minutes away and managed to find a paid space (around $4.50/hour between 8.30am - 6.30pm)

We had two groups traveling from Australia and New Zealand with 2-3 days of flying and transits, but they wouldn't send us access codes for the front door or bond payment information until 24 hours prior to check-in. They also threatened that accommodation wasn't confirmed until damage bond was paid, but
I rang several times the week prior to check-in wanting to complete payment, but had no reply.
We were due to check-in at 3pm however the cleaner was there and had only just started preparing the property, and she was advised that we were not checking in until midnight.
It is unfortunate that booking.com were so atrocious to deal with because the property itself was great, just as pictured, and in an ideal location.

- Christin (1/5): Never again! - Beautiful apartment, very stylish Communication/ organization was a nightmare. We couldn´t get into the apartment by the time we booked it because the cleaning team had a flat tire. we just got that message, it was impossible to talk to anyone nobody answered the phone. Landlord has it´s own ridiculous T&C which are contrary to the T&C on booking.com - one day before check in they suddenly told us, the booking is NOT confirmed (although it was confirmed by booking.com) and demanded IDs etc. Massive stress factor, especially since the actual booking was half a year ago! The neighbors hate the fact that the apartment is rented out to tourists and are very unfriendly. The landlord has a list of fines in case the neighbors complain - fun fact: every morning between 6 and 8 pm the neighbors make so much noise (cars, people talking very loud, doors slamming) that it was impossible to sleep unless you sleep in one of the rooms without a window.

Very close to all transportation. Poor communication with the person giving access to the property. Had to send photos of IDs and people staying at the property and the internet was not good. It was very difficult. Wish this request was in advance so it is not a hassle upon arrival. Poor drainage in the master bedroom bathroom. Needs better cutlery. The property needs maintenance, water in the kids bedroom when it rains.
- Martin (8/5): Well positioned, cosy, and has good nearby facilities - Well positioned in a nice quiet part of London while also very close to the tube, which comes frequently. A short walk from Kensington garden and palace, with some great restaurants nearby. An en-suite bathroom for the main room really helps with a large family. Sainsbury’s literally across the road so that helps a lot too! The kitchen is very small, but still well stocked.

house & room size is ok for large group 1) staff request for deposit 24 hours before our stay, as a foreigner i cannot use my credit card oversea neither i can do transfer. This is troublesome as i need to open international roaming to receive OTP to proceed with the deposit £250 with is very high.
2) £250 is refunded only after 14 days of check out date which i see is not necessary, and they do need us to follow up everyday to get the refund done 😅
3) staff do not know the exact house number, we waited beside the cold dark street for 1 hour just to find the correct house. The staff keep telling us is no.52, but the actual door number is no.2 which is kind of frustrated. She even email me the photo of showing no.2 at the door but insisted in the phone its no.52.
4) the door system is not very user friendly, as need to call and set up on the phone & app. personally thinking that old way of code password access is much more convenient.
5) only washer provided, no dryer in the house

- Jennifer (4/5): Not the awesome stay I had hoped for... - The location of the apartment is great. A couple of hundred metres to Gloucester Road underground. The central heating works really well. PROPERTY MANAGEMENT NEEDS TO BE MORE CONSIDERATE.
I thought I had a booking confirmation and everything was ready for my stay. I wasn't emailed by the property managers and didn't see a msg in the booking.com app. until already on holidays. I had to send in photo ID's for all guests staying at the property and download an app to be able to use the electronic door lock. It was stressful and frustrating trying to sort this on the day we arrived in London. For international travelers, make sure you have mobile data. You need it use the app to open the door.
The property manager booked in property repairs halfway through our stay. This was totally unacceptable, and meant we had to stay in for one whole day to let the tradesman in and out. The damaged bathroom window lock had been broken for a long time (I had seen comments from previous guests about the draught) and I had booked the property well in advance. (Booking was made in May for a stay in December). I requested a partial refund for losing one day out of our holiday, but there was no consideration of my request. Given the price per night, I should have turned the tradesman away in hindsight. Very poor property management, and costly for me.
The stairs in the apartment are very noisy, sharp and rickety. The house isn't suitable for anyone with mobility issues. The stair treads pose a dangerous trip hazard.
The kitchen in the house is very small, and not stocked to cater for 10 guests (a wine glass or 2, or 10 would have been nice). There is no toilet downstairs. Occupants of the one ground floor bedroom need to use the upstairs bathroom or ensuite. The ground floor bedroom backs on to the kitchen and is very noisy if anyone is using/talking in the kitchen.
The double bed in the upstairs main bedroom is very hard, and very small. There was a water leak in the second upstairs bedroom, which required a bowl to be sat on the bed to catch the water.

- Sara (6/5): Great location and price but place needs a lot of tlc. - The location is perfect. Sainsburys, wait rose and tesco all within walking distance. Train a four minute walk down the road. The customer service team were amazing. Great communication before and during stay. The place needs a lot of love and tlc. Bathroom door handle was broken when we arrived and fell off during our stay. Bathroom window still broken (previous reviews also noted this) hot water needs to be fixed. It is scorching hot then cold for a second then scorching hot again.
Might also be a good idea to let people know about the stairs up to bedrooms and the only bathrooms are up stairs. Would have been ideal as we had grandparents with us in our trip.

- Miu (7/5): Pleasant Stay - 1) We saw linens delivered by professional service truck, so linens were trustworthy clean. 2) The Annaluckmi Store across the street on Cromwell Road was perfectly convenient and inexpensive without prior reservation to store our luggages before check in. 3) Their customer service response time via booking.com messaging is consistently fast and polite. *Tip: This property is Gaspar Close around the corner from Park International Hotel, not Gaspar Mews, another property across. A neighbor redirected us. He said it happened a lot. 1) Someone posted a photo of the damaged window (upstairs ensuite bathroom) here in June 2022. Same window was still in the same condition when we stayed in September 2022. We sent a similar photo via B.C messaging to cover ourselves so as not to be charged for "damages" from our 250GBP deposit. That window could not close tight to stop cold wind. We lived with it, because we had personal items spread out and didn't want anyone else to come. 2) We had pursued a reimbursement, which strangely their financial team could not offer estimate days/weeks for the refund. StayBeyond was tough with their demands for our id's and security deposit, they should have the same consideration for customers. Thanks to their customer service for helping.
