Guest Reviews
- Stefan (9/5): -
- Joe (7/5): The bar staff were great. Beyond that, Fair to poor. - The bar and dining area staff were excellent. Breakfast was good. We had mid views on the evening meal. My wife enjoyed hers but I was disappointed with mine. The first night we stayed was very cold. There were radiators in the room but they were not working. We reported this to reception but nothing happened. They did provide a portable heater the following day. The radiators were still not working after 4 days. One of the days when we returned to our room, we found the door wedged open. We reported this to reception. Apparently the wedge is used by the cleaning staff. On check out day, reception said they would speak to the manager before finalising the invoice and email it to me. One week on and I have heard nothing or received my invoice.
- Paul (8/5): Fijn adres in Folkestone. - Ligging -
- Richard (7/5): -
- O4327RXmartinc (10/5): An impressive overnight stay! - Had an excellent one- night stay at the Burlington with a spacious bedroom. The staff throughout the hotel were unfailingly charming and polite. The breakfast was first-rate with a plentiful choice and we had a very tasty bar snack prior to a concert visit. Although parking at the hotel is limited, we managed to find a free parking space just close by in The Leas.
- Chloe (7/5): -
- Bastiaan (6/5): Nice location, disappointing room - Beautiful building, nice staff, good breakfast Parking capacity limited, standard room very small even for single use, with hardly daylight, entry to bathroom <1.90 meters (painful in my case), small bed.
- Chloe (7/5): -
- AMANDA (7/5): Booked a deluxe double sea view room and you couldn’t really see the sea! The hotel explained that booking.com should no - Beautiful old building. No sea views.
- sewar (8/5): -
- Natacha (9/5): -
- Finniesnap123 (10/5): A wonderful experience! - From front of house to the room from the room to the bar staff and everything wonderful!! Highly recommended .
- Jacqui (8/5): -
- Marcel (9/5): Super room - Nice hotel. Everything was nice….the breakfast, the dinner, the location. -
- Heather (3/5): very disappointing - breakfast not good had2 fried eggs you could have bounced off the floor
couldn't get parked anywhere in the town or the beach by the harbour through arches.
spent a lot of our young years there but would not visit again. waited an hour to get into room !
booked the restaurant for dinner , dressed appropriately but then it was closed and had to eat in the bar/pub, my wife's chips were overcooked some too hard to eat, the fish dry and not value for money. fire alarm sounded at 3am ! parking in street an exorbitant price !
- Joyce (9/5): - Been before as close to daughter's so not a holiday.
Known quantity. At breakfast we had to keep asking for essentials like milk and marmalade as not enough on the buffet!
- Carole (8/5): Overall very enjoyable - The room was very clean & spacious with a good view. The bar area was lovely with the outside/ inside areas & the barman was excellent. The location of the hotel was great with the promenade walk close by and parking was available. Breakfast was very basic and the hot food not very tasty. The carpet in the reception area and some other areas of the hotel was very drab and dated.
Prima opgelost.
- S6525ESedwinh (10/5): Wonderful first stay at the Burlington - stayed at The Burlington for the first time and will definitely return. The interior feels authentic and welcoming, the staff were extremely helpful, and the cooked breakfast was delicious — especially the Kent toast. My room was very spacious, quiet, and perfect for a relaxing stay. Highly recommended.
- susan (9/5): A good stay - Very convenient and had a restaurant. Walked a fair way for parking. Not very comfortable bed
- Tony139 (9/5): Will certainly stay there again - Spotlessly clean location was great for our visit to Leas Cliff Hall Slight problem with thermostat on shower
- Jelena (9/5): Great value - Staff Building. Clean Location
- Compass51865220548 (8/5): Very enjoyable but not 100% - We have previously stayed at the property and rated it a 5.The room was lovely, and the staff were excellent. The only thing that has resulted in a 4 this time was the mattress and the pillows were very hard and unfortunately we did not have a good night's sleep!
I'm not sure if they have changed them?but we didn't have a problem previously.
- MichelleC5278 (10/5): Great dog friendly hotel 🐶🐕 - We just stayed one night with our 2 dogs on the way to getting Le Shuttle to France. The hotel was magnificent and the staff were really helpful and friendly. We were very pleased to find 2 dog beds and 2 dishes for them set up in the room on arrival. We had a lovely light meal in the bar where the dogs were allowed in and the cocktails were spectacular!! We would definitely recommend the Burlington Folkestone as a place to stay with your dogs or without!!
Freundliches Personal. Und gutes Frühstück! Zur Zeit wegen Bauarbeiten wenig Parkplätze.
- Sharon (9/5): - Staircase and stained glass window were beautiful period feature.
- TIM (10/5): Lovely old hotel with very helpful staff and good food . Looked after us cyclists very well and we would strongly recomm - Lovely old hotel with very helpful staff and great food . We’re cyclists arriving later than planned and were given a free room upgrade . Good breakfast too - would strongly recommend . Nothing
- Bernard (7/5): - Chambre trop petite
- Julie (9/5): -
- dawntJ4386MA (6/5): Watch out for parking - Visited for dinner as a catch up with family and friends. Asked reception about parking facilities she said it would be free. We registered our vehicle only to be later issued with a £60 parking fine. Contacted the hotel and the parking agent to have this charge removed. After posting my initial review, the hotel has contacted me to say the charges have been removed. I do think the whole system needs to be looked at. If it hadn’t been for the parking issue I wouldn’t have placed this review .
Buffett dinner mediocre, maybe because we arrived after 18:30 but vegetables were not replenished, we were left with two servings of broccoli which meant the other 6 people in the group had none .
Food was not labelled to say what the dishes consisted of. Gammon was the only choice of meat and not much of that .
Cheesecake only a few small pieces left, the steamed pudding had one hard piece on offer so not really satisfied with that offering. Would have been better to have eaten in the lounge with bar food which looked + more appetising
- Gillian-Margaret (10/5): Another successful stay - We went to the Burlington again and thoroughly enjoyed our stay. As usual, everything went well. The hotel is very comfortable and warm in cold weather. Staff are always friendly and helpful. The food was excellent and the happy hour in the Bay Tree Bar introduced us to delicious cocktails.
- Pete (10/5): - Very friendly staff
- Wayne (8/5): - Staff very friendly and professional Nothing really
- Martin (8/5): - Tolle Lage, sehr freundliches Personal, sehr gutes Frühstück, großes Zimmer mit Bad, alles in sehr gutem Zustand Heizung im Badezimmer funktionierte nicht
- Jamie (1/5): -
- Trevor (10/5): -
- Jelle (7/5): -
- Andrew (8/5): Good value for money and would certainly visit again - Rooms clean. Staff helpful. Restaurant food was good. Photos in description gave impression that hotel was more grand from outside than it was in reality Limited parking
- Karen (10/5): -
- Umar (9/5): -
- Richard (6/5): Generally very but improvements should be made : - Location , Bar Breakfast average
- Cutler (8/5): good value hotel, nicely appointed, good position for town centre - Close to the sea, within walking distance of the town centre and restaurants. Very helpful and welcoming staff. Perfect position for the purpose of my visit. Recently refurbished rooms with modern well-equipped bathrooms. Well done for having good lighting in the bathroom! Would have liked a small fridge in my superior room.
Beautiful stained glass window over staircase. bed a little firm. Carpets a bit gareish, but fitting with the era of the rather grand building
- Carlo (7/5): Ok for an overnight stop. - Location and staff amazing It’s an older property, so creaking floors from rooms above and lack of soundproofing is annoying
- Karen (10/5): Staff helpful, hotel clean and comfortable - Perfect for our stay N/A
- dagmarjohnson (8/5): - situation géographique, lits Qualité des oreilles
- Rebecca (9/5): - Very friendly staff
Clean rooms Bathroom cold.
- Dean (10/5): Great staff, thank you Mark - Great customer service
- ShropshireSandy (10/5): Excellent hotel for overnight stay - Return visit to this historic hotel - very conveniently placed for an early get away to Eurotunnel. Comfortable room overlooking the sea, delicious supper, attentive and personable staff in the dining room and very accommodating with our early departure next morning. Special thanks to Gar.
- Chris (10/5): Perfect stay, highly recommend - So lovely to look at and a warm atmosphere Nothing to not like
- John (7/5): Disappointed - Breakfast was a nightmare staff polite but need training very slow and probably made look bad by the kitchen staff not being able to accommodate a few small orders and had ran out of food Sunday morning so had to eat what was left on hot plate also parking was a nightmare Restricted parking and breakfast limitations
- clare (9/5): - Great location
- Timothy (8/5): -
- Charles (8/5): -
- Janet (8/5): - Friendly helpful staff. Car parking not an issue.
- tineke (9/5): Fantastisch - Een heerlijk verblijf gehad!
- Revington (7/5): A beautiful hotel in a great location - The staff were very friendly and helpful throughout our stay. The room was pretty, clean, and comfortable, with a lovely shower and plenty of hot water. Being able to open the windows was a great bonus. The location is excellent. It is close to the harbour, Mermaid Beach, and the town centre, and the walk to Sandgate is wonderful. The building itself is also beautiful, adding to the overall experience. The fresh fruit juice at breakfast was delicious. We found the breakfast a little underwhelming, so we decided not to return on the second day. The food wasn’t as warm as we would have liked, and the selection felt somewhat limited, for example, we noticed there was no marmalade. It may be that choosing a cooked-to-order option would have suited us better.
Our room (No. 114) was also a bit noisy in the morning, as we could hear the cleaning staff beginning their work.
- Rachael (7/5): - Lovely grand building. Great location.
- Harry (10/5): - Exceptional staff who were very friendly and accommodating since we had a newborn with us. Would stay again.
- Heike (4/5): -
- Keith (6/5): -
- michellelE7662GN (8/5): Enjoyable short break - We have just returned home after a very pleasant three night stay at the Burlington. Our first impressions of the hotel were favourable. It's a magnificent building and the inside is just as impressive as the outside.
We were booked in efficiently and given our room key. There was no mention of the included glass of Prosecco on arrival or the free room upgrade.
Our room was on the 3rd floor. It was compact but very clean. The only downside was the heat coming from the heated towel rain in the bathroom. The bathroom was like a sauna and if we left the bathroom door open the bedroom became unbearably hot
The weather was amazing and it would have been lovely to sit outside and enjoy the sunshine however the seats in the outside bar area weren't terribly comfortable.
We went to the restaurant at 7.30 for our evening meal. We had pre booked this on line only to be ushered into the bar area by a very harassed waitress who informed us that there was a large party in the dining room. We trooped off to the bar area and waited about 5 minutes to grab the attention of the barman who was busy making drinks for said large party. He advised us to take the menu's and someone would be along to take our orders. 20 minutes later no one came near or by so my husband went to the bar again and a waiter did come and take our food and drink order. No problem with the quality of food at all.
Breakfast the next morning was a buffet of hot (warm )and cold food. Again no problems although the cold section seemed lacking somewhat with little choice.
Our second evening meal was in the main dining room and again the food was good. For our last meal in the dining room we decided to have the sirloin steak. We both asked for it to be cooked medium rare and when it arrived it was as dry as a bone. We could have and probably should have sent it back but we chomped our way through it. We found the dinner menu to be fairly limited and quite expensive.
We enjoyed our stay and would like to return in the future. The staff we encountered are a credit to the hotel
- Lucy (10/5): -
- Vince (8/5): Fantastic room, stylish bar. Have breakfast out or early - The room was fantastic, views of the sea and an amazing lawn. Bar was stylish, staff were friendly and mostly English which is unusual now days and nice to see. Parking on booking.com says free parking, there’s 11 spaces.
The information in the room says it serves food till 9.30pm. At 9pm we were told the kitchen has closed, 20 minutes later they did food for another couple, which was bizarre.
And finally we were given the last slot for breakfast 9.45, The buffet was decimated, just scraps, we ordered poached eggs but the waiter got side tracked by another tables concerns over the buffet (I presume) and we never got our eggs. It was a shame, the staff were great, not sure about there management.
- jazi (7/5): It was good hotel for a weekend trip. - It was soo close to see and we have see view room we loved that.
- Rose (8/5): -
- Dimpsie (10/5): Great location, service and amenities - We have stayed in this hotel several times when visiting family and we are always impressed. The hotel is ideally located near the seafront, ideal for a walk, but is quiet. The rooms are comfortable and nicely decorated. The hotel has a good bar open in the afternoons and a cocktail bar downstairs in the evening with a conservatory and outdoor space. The breakfast is plentiful with a buffet plus a hot menu cooked to order. They use local products wherever possible. All the staff ate friendly, helpful and professional.
- Susan (9/5): Very enjoyable. Comfortable, clean with friendly and helpful staff - A cheerful welcome at this clean, comfortable and roomy hotel. Lovely bathroom and great room size. All good
- blerig966812 (10/5): A very enjoyable two night stay. - We chose the hotel because this was a part of the country we rarely visit. Most important to us was an accessible room as my wife is in a wheelchair. We had discussed this when we booked by phone and staff explained how the hotel access would work for us. On arrival reception staff were so helpful in showing us the way around. Our biggest surprise was the size of our room! We doubt we have ever had such an enormous room anywhere we have travelled! Throughout our stay staff were friendly and attentive. Meals in the bar and breakfast room were excellent.
- Dimpsie (10/5): Excellent location and service - Room was comfortable and nicely decorated. The bathroom was generous with a walk in shower and complementary toiletries. We had drinks and starters at the bar in the evening which were delicious. Breakfast was also very good and there was lots of choice. All the staff are friendly, helpful and very professional. We also like the location of the hotel, it is ideal for a seaside stroll.
- Francis (9/5): -
- Georgia (6/5): Lovely building and gardens amazing spot just needs better facilities in the heat as it was uncomfortably hot - Lovely building with a nice breakfast and great location The room was so hot we couldn’t sleep just a tiny fan in an upstairs room.
- Madge1 (10/5): A perfect getaway! - A lovely welcome for myself and Alfie the whippet who remembers where the dog treats are kept!!
The hotel is in a great position for walking and the bar which serves food is always friendly and allows dogs.
Very comfortable with a dog bed and bowl provided!
- madeleine1161 (10/5): Fabulous hotelv - Another fabulous stay at the Burlington. Everyone was welcoming and helpful. Room was clean and we had all we needed in it especially the large bath in the bedroom and a large shower in the bathroom. Breakfast was of a good from full English to kippers and staff very willing to helpThe location was perfect and parking no problem. I would highly recommend to anyone. Can’t wait to return

- James (8/5): Ideal location for an early skirmish to Le Shuttle - Location is excellent, close enough to walk to the town centre but far enough to be away from any rowdy action! Room was exceptionally hot!
- angelatE9736TV (8/5): Pleasant Weekend Break - Stayed for a weekend break with my husband & dog (great they have some pet friendly rooms).
Just on a b&b basis. Smooth check & offered an upgrade from a small double to a standard double as the hotel was not full.
Allocated a lovely quirky shaped room overlooking the beautiful green square.
That evening we went out for dinner and returned after a few hours.
Our room was boiling hot though the radiator thermostat was in zero.
That night we slept with the windows open to get some air however for safety reasons they only opened a couple of inches still leaving us very warm.
We reported the ‘overheating’ to reception in the morning and we were told the heating was controlled centrally, apologies were made and they said it would be remedied.
Sadly the second day was the same and again we raised the heating issue with reception who again apologised and said it would be addressed - which it was not.
Breakfast is a little underwhelming.
The buffet breakfast offer is wide enough in choice but there is not enough volume on display at one time to cater for the number of guests. Consequently customers are waiting to select cooked breakfast items from the heated buffet but there may some items missing. Equally the sliced fresh fruit offer consisted of 1 plate of melon and 1 small pot of chopped fruit salad. The small pastries were good & fresh but there was no bread or rolls.
We left this morning and although we did enjoy our stay and consider the hotel very good value for money the lack of action about the room temperature means I cannot consider this a four star hotel.
- Geoffrey (5/5): Not what we had hoped. - Dog friendly, good food and nice environment (Bay Tree Bar & Grill). We had ground floor room which was spacious if a little dark. Check in. We arrived at 14.40 (all parking spaces had gone) to be told room would be available at 15.00. We came back at 15.20 room wasn’t available. We had to wait in lobby (with other guests) until nearly 16.00. To make matters worse we had a long journey across France the following day and were awoken by the Fire alarm going off at 3.30 in the morning. Lack of sleep (or any apology) leaves me unable to recommend.
- John (7/5): - Convenient for onward travel Limited parking
- Sally (7/5): -
- Sentosaisland (10/5): Another lovely stay. - Another lovely stay, always stay here when on our way to Belgium to see the family.
Hotel is lovely with excellent staff.
Rooms are very clean and comfy beds.
Only drawback I would say is our room was very warm as south facing with no aircon. This may be installed in the future, certainly would recommend having it as I would imagine the rooms are unbearable in July August. However, that being said, we love the hotel.
- Deborah (9/5): A lovely getaway our second time visiting will be back - Mattresses very hard could do with a topper be nice to have coffeee machine
Staff in breakfast area are very good attentive and provide excellent customer care the young staff are a asset to your business Hard beds
- Shami (10/5): - Lovely hotel. location incredible by the sea nothing
- michael (10/5): Great weekend, rooms are comfortable and staff amazing. - Perfect location for a family gathering, rooms comfortable and clean, staff were exceptional, helpful and very friendly. The food was overpriced for what was delivered, disappointing to be honest.
- Kevin C63 (7/5): -
- Kossow (9/5): -
- Adam (10/5): -
- Frank (8/5): Goede prijs kwaliteit verhouding - Prachtig hotel van binnen.
Lekker ontbijt.
