- Simmone (7/5): Great Central Location but only stay here if you can manage 4 flights of stairs. - Great central location and yet quiet in the evenings once the tours finish.
Right in the centre of Theatre Land. Everything is within walkable distance i.e Convent Garden Soho and Carnaby Street. The stairs are a challenge especially when reaching the bedrooms with suitcases.
The beds are only doubles and the rooms are very small.
I would not recommend this property to anyone with mobility issues.
The constant Harry Potter tours cause quite a disturbance especially when they use the Griffindor door knocker. I don’t think the tours realise that it is a residential property.

- Eduardo (8/5): - Early Check in was mogelijk. Ophalen van de sleutel was dicht bij. De link met de locatie was niet toegankelijk maar we kregen telefonisch snel hulp van Franky Says. De mensen die de sleutel moesten afgeven waren onafhankelijk van Franky Says en waren erg onvriendelijk.

- Tatiana (10/5): Tudo perfeito, amamos! - Acomodação perfeita! Localização excelente no centro de Covent Garden, 5 minutos a pé estamos na Trafagal Square. Perto de tudo, adoramos! As acomodações são super limpas e equipadas, a decoração baseada em Harry Potter uma graça! O piso aquecido do banheiro foi um alento no frio do inverno! Frankie um ótimo senhoril! Amamos tudo, já quero voltar!
- Rhian (10/5): Absolutely wonderful, and the Harry Potter twist was great for our HP mad kids. - The location was perfect for us, close to a few tube stations, great for the west end theatres and Covent Garden shopping and we even walked over to Oxford Street. Tesco and M&S food hall within a really short walk to stock up. Lots of steps maybe a problem to some as it’s over 4 floors but great for us as everyone had their own floor and privacy.

Though small compared to what I was expecting but all facilities are intact and top notch Locating the house was difficult, and the idea of getting keys from a shop was good at all. There should be someone to give the key on arrival, not for guests to locate the shop to get the keys
- Estella (9/5): Great experience for Harry Potter Fans, amazing location, many stairs and tourists at the door :) - The house is very cozy and if you are a Harry Potter fan, it’s a great experience to stay there. The location is amazing, anywhere is easy to get to from here.
It was very clean and thoughtfully decorated! We requested a cot which had been confirmed but wasn’t there upon arrival. Someone delivered it later, but when we set it up it smelled really strange.
The stairs are fine, but could be very tricky for people with mobility issues.
- Atif (4/5): Not suggested for holidays if you are carrying luggage. - Property was on good central location but litter impossible to find that little about 1.5m alley Extremely difficult to get hold of the keys from a store which was over a KM away from the place. You could not store your luggage. We had to drag our luggage to the shop and back just to collect the keys. If Internet is slow or not working then God help you. No lobby, not even taxi was able to locate the property. No cooking in the property. Extremely hot. Bed sheets were not clean. The place was newly renovated tastefully. Crowd singing in the alleyway coming from the theatre’s.

Didn’t enjoy the constant tours going through the alley and had lots of random people constantly knocking on the door because of Harry Potter

Staying here truly felt like "A Night at the Museum." The house, over 400 years old, has been beautifully renovated—everything feels brand new while still retaining its historic charm.
The architecture is adorable, with cozy, compact features that make the place feel warm and unique.
The location is perfect. Everything is within walking distance.
One of the delights was watching the guided tours that stop by the house. It was fun to see visitors admire the place, and everyone was so polite and respectful. If you're out during the day, you will miss the tours.
Huge thanks to the team at Frankie Says. They were incredibly responsive and made sure everything was perfect. Highly recommended!
- Michael (4/5): Disappointing - We stayed for 5 days with our 19year old daughter recently. First time in London. Location is great close to theaters, cafes and restaurants. Home is 4 stories, so Be prepared for 4 flights of stairs to get in between rooms. , also we were disappointed as the home was very, very cold upon arrival and for 2 days before the owner finally brought us space heaters. We had recorded temps of 47degrees in the home and were chained to our bedrooms to keep warm by the wall heaters. Also the top story master bath shower did not drain the water when taking a shower which resulted in flooding. The top cover over the shower drain doesn’t allow drainage. This resulted in no towels due to cleaning up the water and we were only given 4 towels…we didn’t have more towels for 2 days which we asked the owner for and he was unable to tell us where to locate them or if they were stored in the townhome. Also the alley is super historic and cute but in the night is an alley that tends to attract partiers, homeless, teens doing drugs, blasting music and even urinating.
All in all poor value for the expensive price we paid to be so cold and have flooding for a few days. They did fix the towels and heating issues after 2 days though. But if staying please ensure you ask for these accommodations ahead of time and be aware of stairs and at night conditions in the alley.

- Amie (8/5): Lovely quirky apartment in a great location - A great location
This is a very nicely kept apartment in an absolutely beautiful and central location. It is close to everything, and was very clean, well furnished and comfortable, and the Harry Potter theme is very cute. The kitchen is great. There is a small washing machine and no dryer, but a good drying rack and heating to help dry clothes. It is a lovely four floor building, and quite quirky and fun. The beds are doubles not queens, the water pressure was poor and the wifi was slow.
The laneway inspired diagon and knockturn alley on the Harry Potter movies so it is beautiful but also very busy with loud tour groups visiting outside the front door all the time, and other groups of tourists coming past photographing. We would often open the door to groups of people taking photos on the front door step, and there would be random knocks during the day. I agree with a different reviewer that it may be best to remove Harry Potter themed signs/statues from the frontage to give people staying a break from this. It wouldn’t necessarily stop me staying, we still liked it very much, but it may not be to everyone’s taste. If you have Harry Potter fans in the group though it is quite fun.

- Nicola (10/5): The building is beautiful, the location is amazing, some teething issues with theming. - The location is amazing, you could not be more central to the theatres in the West end if you tried. Sometimes it was quicker to walk back to the house than queue for the women's toilets at the theatre, it's THAT close. You are also amazingly central to Covent Garden, Leister Square, and Trafalgar Square with a huge amount of tourist destinations within walking distance including the London Eye area, Buckingham Palace and Big Ben. Most of the Westend theatres are less than a 10-minute walk away, which is why we chose it as we did 8 shows in 7 days!
The immediate area has a cafe culture, and arts vibe and feels really pleasant at all times of the day.
As a family of four the space and separation of the space suited our needs. It's a good size for a family or maybe two couples.
There is a Tesco Express on the doorstep which is handy and the kitchen has enough equipment in it so you can easily cook on-site for three meals a day if you choose to. If that's not your thing there are loads of restaurants on the doorstep to eat in or take away and the availability on Just Eat as someone who normally lives rurally, blew my mind!
Frankie Stays as a host was extremely responsive, and polite and fixed any issues very quickly.
The beds were comfy, the bathrooms were clean, the kitchen was very usable for cooking and generally well-appointed, and the space was nicely decorated felt homely We were there for a week so it wasn't a short stay and it felt like a brilliant base to go from, back to and recover from some busy London streets/days. Despite what I am going to add below as I think it could be easily solved by the host and it is a fairly new property so I am giving them grace for teething difficulties. I would stay in this location again, I would stay in the same property if they changed the front, there are other places on the street that you can stay, which are less intense tourist-wise. What you need to know, this is a tourist destination, tours go through Goodwins Court constantly. I think in time the owner may reconsider the frontage of the property, as it stands it is externally Harry Potter themed, with 'wizards welcome' and a Gryfindoor knocker on the front, and owls (fake) in the window, which I think encourages the interaction from hundreds of people a day. This means tourists knock on the door, and the windows, and take photos/videos from immediately outside the property 100s of times a day from before 9am to after 10pm. On day one we had to get a Frankie representative out to put masking tape over the letter box as people were looking directly into the front room and commenting on my child and what she looked like. My child also had photos taken of them by tourists one time when the blind wasn't down fully, within the property. There is a level where this is a safeguarding concern and I do think the owner needs to consider what they are inviting from the behaviour of tourists who are not paying guests. Considering how safe it is for the guests and how intrusive it is into their holiday. As the front door leads directly into the living room it's impossible to relax on the sofa in say your PJ's as people are recoding the front door all of times a day and will continue to record you entering and exiting the property. You certainly cannot go around with your wizard's wand out! I think the only word I could use to describe it is intrusive and intense but I also think it could be easily resolved by changing the frontage of the property and leaving any theming for their guests. Maybe reminding tour guides that it isn't appropriate to stand on the doorstep or encourage photos/interaction with a private property.
- Bo (8/5): Great location for 2 couples - Excellent location! City centre, all theatres, shows etc within 5 minutes walking. Although we took it for 6 people it was extremely tight for 6… for 2 young couples it can be ideal - especially if they don’t mind climbing stairs…

- Stan (10/5): Exceptional stay in the heart of London. - Perfect location: walking distance to many attractions: Big Ben, Buckingham Palace, Westminster Abbey, Covent Garden, the British Museum, etc. It's literally on a historical street itself, you will see tour guides stopping by your very door giving tours. The apartment itself is exceptional. We felt special staying there. Recommended. Nothing.
- Terry (10/5): It was excellent! Would stay here again! - Amazing home! Everything was clean, new and perfect. Host responded to messages quickly. The location was excellent and so much fun being on this street. Construction nearby was loud but stopped at reasonable hours for sleeping.
