Reality is the same as the images 1. No elevators the stairwell was narrow
2. In check in
i couldn't get in the appartment as the code sent to me was not correct i had to contact the guest care to solve the issue
The guest care hod no idea eithe my unit was in the 2nd or 3rd floor!!!!
After about 30-40 min going up stairs and down stairs to kniw which unit is mine my unit was in the 3rd floor and for unknown reason the passcode was changed😡
3. In check out
I asked for 1 h late check out but the host refused as the cleaners will came at 10 am sharp for cleaning and if i want to keep the luggages for some time they will send me a SMS with details of their trusted partner where i can keep my luggages ( nothing was sent)
I had to wait 1 hours with my family and luggages in the street till the diver arrived and no one came to clean the appartment as they told (no one entered or existed form the whole building)
- Roberta (8/5): Definitely recommend - Great position, the pictures are accurate, the host was always helpful and they have a great customer service (if you ever need anything). The mattress of the sofa bed absolutely needs to be changed, it is old and dirty and not comfortable at all.
- Sally (8/5): Would stay again - Great location. Clean and every you need
- Isabelle (9/5): - Appartement tres bien situé au calme mais proche des commodités. La literie du salon était inconfortable des soucis avec l eau chaude de la douche .
- Francisca (9/5): Ótimo apartamento no centro de Londres! Recomendo! - Ótima localização e bastante confortável Nada

- Sylvie (8/5): bien mais un peu cher … - Propre bien aménagé Pas d ascenseur
- Sadia (8/5): If location is your biggest priority it matches but the bed and bathroom are 5/10. Host has tried best to provide ev - I loved the location and that it was quiet yet so close to Oxford street. It was exactly 7 minutes walk to Oxford Circus station where HnM is and still maintained to be quiet. No matter how much I loved the location and I try to sell myself that it was a good stay I just can’t because of two things that are priorities in my vacations. The bed has to be super comfy… the beds here were not comfy let alone super.
Also the bathroom size has to be a bit bigger for it to be comfortable for me. It was a tad bigger than an airplane bathroom. Because of these two things I feel super good after coming back home and much relaxed than I was at the vacation
- Mohammad Putra (5/5): Great location but poor customer service and really bad bed - The location was exceptional being very close to Regent and Oxford St shopping and to art galleries and museums, but far enough from crowded parts. There were a bunch of coffee shops and good restaurants nearby. Close to tube station as well. There was a washing machine plus dryer in the building as well which was useful. Cooking facility seems adequate though we didn't use it in our stay. Wifi was also fast and easy to connect to. The check in process was also straightforward. There was no elevator and the unit was 6 flights of stairs up, but this is fine as this is Europe and we were made aware of this from other reviews. Note that the bed was absolutely awful. Very hard and you can feel the springs on one side. We had to cover it with the extra blanket which helped a bit. The shower was a bit tricky to use, good water pressure but temperature fluctuates from scalding hot to freezing cold within seconds. What bothered us the most however was the poor communication with Frankie Says. We requested for a late check out of 11 AM as our flight leaves in the early evening, and there was an option in the check in app to request for a paid late check out option at 31 pounds. Frankie Says never responded to this request which we were more than happy to pay and upon asking again the day before our check out, we were informed that we were supposed to check out already. Our booking was until the 17th, but Frankie Says insists that our booking is only until the 16th and we were supposed to vacate the property already as I was calling them at 2 in the afternoon. I hung up the phone to double check my booking at booking.com (to make sure I was not losing my mind, as the customer service person at Frankie Says made it seem that I was wrong and that the booking is only until the 16th). They called again and said "my management has approved that the stay has been extended until the 17th and you are not approved for late check out". Overall, despite the fantastic stay, the customer service and the bad bed and shower were quite awful.

- Alice (8/5): Nice short stay - The location was fantastic, walking distance to SoHo. The shower temperature was hard to control. It goes hot and cold with adjustments to the taps.
- Kimberley (10/5): -
- Faith (8/5): - Appreciated the laundry detergent being provided. Tube stations were ~10 min walk either direction. Was hoping closer, but worked out fine. Just something for others to be aware of.
- Steve (2/5): Electrical faults made our stay unenjoyable - The location was very good. It's a nice part of London - quiet, but only a 5 minute walk to Oxford Circus. Instructions on how to get in werent provided so we had to call the help number to get it sorted. This cost us money as international call for us. There are three flights of stairs and no lift. So no problem if you are fit with not much luggage, but a bit of a struggle with suitcases. We had no hot water when we arrived and didn't realise until the next morning when we went to take a shower. Left a message on Booking.com but they didn't respond so had to make another phone call. They arranged for a technician to come and fix the hot water system. It was working when we got home that evening. The following day it worked OK but the next morning it was no longer working. Once again made contact through Booking.com but no response. Had to call the phone number again. Rang twice. Couldn't hear a thing they were saying - the line was terrible. That was when I realised the internet was not working and the power to the fridge was out. I am sure a technician could have been sent over again to sort things out, and possibly a fuse had tripped, but we had to check out to get to Heathrow for flights so never found out what the problem was. Bt having the power trip to the hot water twice in 3 days and having to have cold showers before leaving for the airport made for a disappointing end to our stay. I believe there could be a wiring issue or some other electrical issue with this apartment. The owners need to get it sorted ASAP. We did not get good value for money because of the issues we had.
- Kevin (9/5): Excellent location, close to everything you need. - Location, excellent for getting about, lovely local restaurants, clean and well organised. Nothing to complain about
- Katherine (9/5): Superb -
- Evgeniya (10/5): Amazing place in the center of the city - Amazing apartment on 3rd floor right in the heart of London, very clean, with washing machine in the communal area on 2nd floor, very importantly- in the quiet area, which is super rare in central London, you can sleep normally at night. All good
- Christos (8/5): Very good - Excellent location. Clean apartment. The water temperature in the shower was changing "randomly" while taking a shower. While taking a shower it could become too cold, then (after adjusting it a little) could become too hot.
- Andrew (9/5): Superb - Great place to stay , have stayed in a few places by Frankie says and there always good Couldn't find any trays for the oven
- Lucila (9/5): Great department in lively area, good choice for a couple or family with a kid. - Great department, it looks just like in the pictures. The beds are super comfortable and they provided the crib for my child. The area it’s quite lively however there are no outside sounds in the bedroom. It’s a bit inconvenient that you don’t have an elevator, specially if you travel with bags or a buggy like us (although to be fair it’s clearly explicit in the ad)
- Claudia (8/5): Very good -
- Gabriela (10/5): Homey and in the heart of London - It was a comfy accommodation and a great location, the apartment was clean (we were quite scared after reading some of the previous reviews). we were pleasantly surprised. it's quite small, so a maximum of 4 people i'd say. for a couple it's even better. i have nothing bad to say, we enjoyed our stay. also, due to the location we could walk around ang enjoy the town, also had great brunch places right in front of the place. There is no elevator so people with really big bags / kids trolleys or wheelchairs would have issues getting there, as it's at the 3rd floor. not the apartment's fault though, just to keep in mind.
- Gerard (9/5): We very much enjoyed our stay in a central location. Nice breakfasts etc near - Warm, clean & comfortable
Great Shower
Great location. Sofa bed quite hard..
Also we thought it was a little bit harsh to ask for a further £30 to check in around 1.pm. having already paid almost £1000 for 3 nights..!
- Selchuk (8/5): Everything was perfect - The house is centrally located. You can walk 500 metres to Reagen st. and Oxford st.
The house was clean, warm and comfortable. The flat was on the third floor. We had some trouble getting up :)
- Louise (7/5): Good -
- Raj (8/5): Excellent location. Straightforward access instructions - Location was excellent The sofa bed could be better
- Sonia (10/5): I had a very pleasant stay here! The room is big, clean and comfortable. I would definitely stay her - best location
- Keith (2/5): Don’t book this property !! Conned by the pictures and promise of good customer service. - The were 6 flights of stairs and my 2 toddlers and partner could make it up and back on their own as I was going into hospital. The stairs weren’t on the listing and the customer line didn’t care at all! Like not one bit, basically told us sorry tough luck we don’t give refunds. So I booked my partner and kids into Double Tree Hilton which was much better.
- Betta (5/5): Passable -
- Agne (10/5): Exceptional - Very clean place in good area
