Guest Reviews
- Veerle (6/5): Luidruchtig. - Zeer proper en groot appartement. Locatie was zeer luidruchtig. Appartement absoluut niet geluidsdicht. Veel geluid overdag van werken in de straat. S avonds en s nachts super veel lawai van nachtwinkel en clubs in de buurt. Zeer slecht geslapen.
- Liz (9/5): Great value, spacious property. - Perfect location, great space. 7am scaffolding going up outside.
- Peter (9/5): Beautiful apartment in the middle of the party zone - It was easy to find and enter the Apartment. The apartment is right in the middle of a lot of Pubs and restaurants. The Apartment was in the basement, super clean, enough space for 2 persons, enough wall plugs for energy, a nespresso machine and fully equipped kitchen. Since we were in the middle of the party zone, it is sometimes a bit louder, but not a problem to sleep.

- Phil (8/5): PACK EAR PLUGS - Lovely, spacious flat. Well furnished and equipped. Nice bathroom and very clean. Superb location in the middle of the West End Very very noisy. You are in one of the busiest areas of London and the street noise is constant. I knew it would be noisy so I took industrial ear plugs but even these didn't help that much. It was 3 days before Xmas but I can't imagine it would be much different any other time of year.
- Heinesche (9/5): - Spacieux Certains voisins très bruyants. Isolation sonore à amélioré.
- Rachel (8/5): -
- Carmen (10/5): Recomand!!!
- Alaa (8/5): Very warm stay, except for the noise outside - Spacious and very clean The noise outside is very annoying. I can literally hear whatever is happening outside the flat. The apartment should be more sound insulated
- Rebecca (9/5): Great location. Good value for money Easy access - We loved how spacious it was. Lovely decor and very clean
Bed very soft . My son loved the apartment which was for his 13th bday . I’m a bodybuilder so booked this room due to kitchen facilities.
It says there is a microwave in facilities but there was no microwave to heat up my pre made meals .
Very very loud in the basement felt like we was above a bar
- Fahron (10/5): -
- Zofia (10/5): Naprawdę polecam. Wszędzie blisko, w studio naprawdę czysto i pełne zaopatrzenie - Lokalizacja
- Claudia (7/5): -
- Jan (7/5): Large basement apartment in vibrant Soho . - Fantastic Location. Apartment clean, really powerful.shower , good spec of furnishings and roomy. There is so much day/nightlife going on in the location I think it is unlikely that a person wouldn spend much time in the apartment. The stairs going down to the apartment are quite steep not for anyone less able. The WiFi code /network details provided weren't
correct ( no answer from email sent) and this needs updated as there is no signal whatsoever on 4G due to basement location. Neither were there any instruction booklet for appliances etc. Could be fixed out easily going forward with an welcome folder .
- Solene (8/5): -
- Amanda J Miller (6/5): Noisy and neat! - Great location, well equipped and responsive staff. NOISE!!! Till 3am from the nightclub above. Also there was no air in the apartment. A ceiling fan will have helped.
- Javier (9/5): - En el sótano hacia mucho calor y no supimos o no nos aclaramos para que se refrescase un poco
- Joshua (10/5): - Very modern and clean. Really nice feel to the property and the perfect place to enjoy and relax. N/A
- Sandra (7/5): So close to everything. - So close to everything, we walked everywhere. Clean and comfortable. If there was air con for summer would stay again. 2nd time we have stayed in Soho 22. Both times lower ground floor with no air con. This time in unit called 'Basement' with air con unit (for upstairs) blowing hot air outside our windows, as London was already very warm we couldn't open windows for some fresh air, so it was a bit like a sauna.
- Philip (2/5): -
- Matthew (8/5): AMAZING LOCATION and communication but missing some key elements from an amenity perspective. - Huge pluses: LOCATION! LOCATION! LOCATION! Decor, Cleanliness, Communication, Ease of entrance and exit. So much to do within a stones throw of the unit. The bed was very comfortable and extra pillows were provided. Also, dishwasher and washing machine pods were provided. Appliances were hard to use. Booking said it had a washer/dryer but it seems like it was just a washer. I thought maybe it was an all in one, but there was a huge drying rack in the closet so I used that. There was no microwave, but the oven COULD have been a microwave but I could not figure that out. So strange. On the check in sheet I was given a WiFi and password that didn't exist but a quick phone call fixed it. UPDATE THE CHECK IN SHEET! :) There was no air conditioning and the windows were screwed shut. It was only a problem during the day. Sleeping was fine with use of the fan in the closet. There were no hooks or shelves in the shower to hang towels or put your toiletries. BUT the bathroom was nice and renovated. They offered shower gel but no washcloths. I thought this was strange but then transferred to a hotel with the same issue. Maybe washcloths are not standard in the UK? Bring your own. you will need it. THE ABOVE IS CONSTRUCTIVE CRITCISM TO MAKE THE PLACE BETTER. IT REALLY IS A NICE PLACE AND I WOULD RECOMMEND IT.
- Matiasadrian4 (9/5): Superb - It was nice staying at this apartment!
It had everything we needed for a comfortable stay.
We really appreciated the well-equipped kitchen, which included an electric kettle (with tea bags provided) and all utensils, which were clean, well-maintained, and practically new.
Other useful items included a good washing machine (with laundry pods included), an iron and ironing board, and a hairdryer.
The bed was comfortable, and the apartment overall was well-decorated and clean.
Wi-Fi worked great throughout our stay.
Communication with the host was excellent, and the check-in process was smooth and easy.
The apartment is located in central London, so you might hear some street noise, but we slept very well!
- Louise (8/5): Very good -
- Matthew (4/5): Ok - Location was perfect large and spacious felt very modern Dusty loud strange stench and some parts of the floor stick up and I tripped and fell on one
- Taylor (9/5): Great location. Good lighting. - Great location. Toilet had a funny smell
- Soul (10/5): Exceptional -
- Muhammad (9/5): Superb -
- Harriet (10/5): Fantastic apartment, great location - Great location, very spacious apartment with all the amenities. The street alongside the apartment was loud but so long as you have ear plugs when you go to sleep it’s fine. Would definitely stay here again.
- Loren (1/5): Didn’t sleep all weekend! - The location The horrific noise both nights
- Lisa (3/5): Poor - The apartment was a nice size The noise outside the basement flat was horrendous! No sleep whatsoever! Take earplugs!! Drain smell from the bathroom
- Paul (8/5): Nice flat, good location - Spacious, well appointed flat in a good location Some of the electrics weren’t working when I arrived (including lights and WiFi). When I told them, the company quickly told me how to fix things (i.e. clamour on a chair and sort out the fuse box). They also told me there’s a known problem with the washing machine tripping a fuse, which begs the question why they haven’t sorted that out, or at least checked the lights before guests arrive.
It wasn’t too problematic for me as I was only there one night, but it was very very noisy outside (neighbours having a party, and then argument, I think, until about 4am). Could do with better sound proofing.
- James (4/5): Lovely apartment, very noise from club above till early hours of the morning! - Very modern, stylish, spacious living area. Immaculately clean. Great location in the centre of Soho. The basement apartment room was very noisy in the night. We could hear footsteps from the nightclub above till 3:30am! It kept us awake. Please keep this in mind. I wouldn’t stay here again because of this.
- Theatre (9/5): well appointed basement apartment in soho within easy reach of theatres, bars and eateries - Breakfast wasn't included superb apartments in the centre of soho, Apartment fully equipped to a high standard. I felt like the shower was a little slippy underfoot when wet
perhaps a grab rail in the shower would help and somewhere to put shower gel etc. makes it difficult when having to bend down and it not being at arms reach.
the bathroom could do with somewhere to either store or hang towels. These are minor adjustments which would have taken your score from 9 to a well deserved 10
- Ruben (7/5): Nice place. Excellent location. - A bit of noise. Especially from the fire panel display beeping all night on the last day.
- Rosalind (8/5): Large ,modern, immaculate basement studio apartment - Large clean, immaculate basement studio apartment. Right in the heart of Soho, close to all the shops restaurants, bars and theatre. Excellent communication from the host. If the smell from the bathroom.was sorted. I would definitely stay there again There was a bad smell coming from the drains in the bathroom.
Had to keep the bathroom door closed.
Quite noisy into the early hours of the morning. However I suppose that's the price you pay for being so central. It was not a deal breaker for me
- Sunam (10/5): Excellence, but could use some feedback - Apartment was clean and neat. Location was fantastic as where we wanted to stay. Since it was in the centre of Soho, it was definitely a noisy during night time.
As for feedback. Could use a towel hanger in the bathroom since there wasn’t any to hang those wet towels.
Instruction on how to operate the induction hob as I had to google it on how to turn it on.
Could use some mat on the kitchen floor where the wooden stick was presented, and also a small nail was poking out, which was a health and safety issue.
- John (9/5): Superb -
- Pieter (7/5): Good - nice coffee bar next door the street is noisy at night
- John (10/5): Stunning, huge flat and spotlessly clean - Huge place really airy and spotlessly clean. Prime location. Could hear the underground trains a bit but this is central Soho so all good
- Tracy (2/5): nice apartment but very noisy at night - clean and spacious very noisy at night
- Eve (10/5): Comfortable apartment and wonderful location - Location was great - close to many restaurants and public transportation. Central to everything. Apartment was very clean and comfortable. Loved our stay
- Niamh (7/5): Nice property/ central location but noisy - Cleanliness and modern Noisy - expected for location but the noise from the residents upstairs was also very loud
I agree with a previous guest there is a smell in the apartment likely due to the fact it is a basement flat
There was a plug in freshener but it didn’t do the job fully
- Kelly (8/5): Very good -
- Georgia (7/5): Good -
- Stephen (10/5): An ideal base for doing - Very well equipped clean and comfortable. Ideally located for the West End Nothing
- Gordon (10/5): Exceptional -
- John (7/5): Nice apartment but party upstairs spoiled the stay and lots of noise from outside. - Stylish apartment. Constant noise from apartment above late into the night and noise from air conditioning vent. No towel rail in the bathroom.
- John (10/5): Exceptional -
- Christine (8/5): If you plan on going to see some shows this is perfect, it is also close to China Town, Oxford St and Regent, Travelgar - It was in the heart of Soho so close to everything we wanted Being in the middle is Soho it was a little noisy until 3am. We also had a problem with the power tripping at night. The floor was also a little dirty
- Penny (8/5): Very easy to organise, good instructions and everything needed for a comfortable stay. - Spacious and comfortable Quite noisy late at night but it is right in the middle of everything. Tubes do run underneath the property and it was a basement flat.
- Emma (10/5): Exceptional -
- Lukeoc00 (9/5): Superb -
- Skip (10/5): great modern, well-appointed apartment in the perfect location. - Location was amazing. right in the middle of Soho. At first I was concerned about noise levels from outside but once windows were closed the apartment was very quiet. Private elevator was a cool unexpected surprise. The apartment was spacious and very comfortable. minor inconvenience of not knowing that i needed to turn on specific wall outlets, specifically for the wifi so couldn't understand why i couldnt connect. maybe add a brief note to the check-in process to inform. Maybe most folks will know this but after a long day of travel, it wasn't intuitive to me in spite of it being a very simple task.
- Jamie (7/5): Great apartment with bad smell - Super easy self checkin, spacious apartment with washing machine, dishwasher and a lovely new bathroom. Location was awesome, the noise due to the awesome location was a bit much. The bar above is open till 3am each night but Friday and Saturday nights are the loudest by far. Bring ear plugs. There was a very unfortunate strong smell of fresh vomit from the moment we stepped inside. It had to have been recent due to the intensity. Incredibly overwhelming and we had to open the door until we got used to the smell enough to sleep. It faded after a few days or we just got more used to it. Bring nose plugs.
- Anna (8/5): We had a lovely stay at the apartment with it being in such a great location, surrounded by many cafes, bars and pubs. I - Perfect location with many pubs, bars and cafes at your doorstep. Also only a short walk to main attractions such as Trafalgar square, Buckingham palace, Westminster Abbey, and the Big Ben. Spacious apartment with great cooking facilities. We really struggled without having air conditioning as it was 30 degree days! There was not much airflow as the bathroom did not have a window to open either. Apartment was slightly aged with many cracks, very squeaky bed, and stains on the couch.
- Sandy (10/5): Exceptional - Was quite quiet concidering it is In the middle of buzzing Soho. So close to everything. There is natural light and our unit had a door we could open for fresh air. We would stay again.
- Meenu (8/5): Location excellent - Excellent Location, Very clean, tea and coffee satchets provided. Had most everything needed but could've done with another fan for the living room. Lift opens directly into the apartment and only takes you down and is tiny. Bags will need to be lugged up narrow stairs. It wasn't a problem for us as a very short stay.
Instructions not very clear for location of the key box once inside the main door. Bedroom windows could not be opened as these look onto big noisy exhaust fans from cafe/ restaurants etc below. Neither could we open the blinds as bedroom is overlooked.
- Ben (9/5): Superb -
- Beck (5/5): Very clean and spacious, just bring earplugs. - Lovely and clean, very spacious and well located. Amenities in the kitchen were good, and the bed was comfortable. Please bring very good earplugs in order to sleep. Incredibly noisy all night from neighbours within the apartment (could hear phonecalls being taken there) and surrounding buildings.
Took me a long time to figure out which door was the front door to unlock and how to use the keys to get inside (two keys, two locks per door, three doors).
- Luke (9/5): Superb - Location Perfect if you wanted to be in Soho and the West End
- Philip (8/5): Lovely - Location Bit noisy from local bars but to be expected
- Kristen (10/5): Really enjoyed our stay and would stay again. - Very clean, amazing location, great communication. Noisy at night until early hours but that is to be expected because of the location. Property itself no complaints.
- Elisabeth (10/5): Exceptional -
- George (9/5): Superb - Location , right in the heart of Soho , the flat in excelent condition The noise is until 03:30 in the morning , after you can sleep well , all people go home from clubs
- Kyle (2/5): Disgusting - It’s in the heart of soho and offers quick access to restaurants, bars, and shows. There were rat droppings that fell out of the ceiling above some of the boards. No ac or windows that open, so got incredibly hot. No place to hang towels.
- Helen (7/5): was minutes away from the theatre. great location and price - location. Quiet considering the location. facilities. storage and lighting. clean. smelt of damp and mould. bed had slats hanging underneath the bed.
- Priya (8/5): Very good -
- Deuxbosns (5/5): It's a decent place, just needs a few minor changes. - Great location, right in the middle of SOHO close to Covent Garden, Leicester Square, Piccadilly and all the west-end shows. - The neighbors were doing construction until 12am every night.
- No hooks or racks to hang towels or clothing...put some hooks in the bathroom, the kitchen (entryway), and the bedroom. Just those simple amenedies would make people more comfortable.
- There was no airflow as the windows are locked shut...you could only get any airflow when you opened the door besides the window, which is unsafe at night.
- Steve (7/5): Perfect for for late night party people - Soho is central to the show, resteraunt and party district The noise was almost unbearable, partying and yelling all night till about 3am, then the cleanup with bottles being dumped and the street sweeper going around
- Stephanie (8/5): Very good -
- Jasmine (10/5): Great value and location - Was a surprise when we arrived to find it even nice than we expected and in a perfect location.
Super clean and at night we couldn’t hear the noise outside which was a benefit.
Very central and easy to get where we needed.
Highly recommend. Great value for money
- Christian (8/5): Great location for a short trip - Nice property in a good location, all kitchen appliances, very comfy bed and good sheets with additional pillows, everything worked just fine. Even though it is really busy during the night outside you do not hear anything when the windows are closed. It is perfect for a lot of tourist attractions and metro is very close, there are many dinner options around the ventilation in the appartment could be better - sometimes when you are not there all day and the windows are closed it smelled a bit moldy. The wifi connection could be better - being in the wifi with multiple devices at the same time leads to delays
- Marites (9/5): Great location for West end binge. Comfy. Good value - Location. Clean. Comfy
- Lynne (9/5): Superb -
- Lavine (10/5): Exceptional -
- 晶儀 (7/5): close to the heart of london, but great noise. - location is great if you enjoy soho life, pubs clubs and shows venues are around the corner. The sound proof system of the apartment has great improvement room. I can hear the people next door, upstair and outside from the bars 24 hours.
- Toko (9/5): Absolutely brilliant. Thank you . - The information provided before the stay was excellent.I have a little phobia around it but there’s a clear explanation with pictures and even video clips. I could not be happier. It eased my anxiety hundred percent. Everything was perfect, cleanliness, virtual, support, location, comfort, and the value of money. The only thing was that he was extremely noisy due to the area. I am a kind of person who can sleep anywhere, but even so, the noise woke me up.But I can’t complain as everything else was just perfect.
- Emma (1/5): No sleep, unhelpful and dishonest hosts. - We asked a month before the date if we could cancel our booking because we'd read the reviews about it being so noisy you can't sleep. The property company refused without us losing all the booking money. Booking.com couldn't help. So we had to stay. Not only was there constant street noise but there was construction going on above, with drills and hammering throughout the night 24/7. They refused to give us any money back. Corporate greed. Don't stay here if you want any sleep.
- Lee (9/5): Fantastic apartment shame about the noise factor - Far too noisy even on a week day
- Jon (8/5): Great location, clean and spacious apartment. Just be aware or noise from central location. - Great location central and good facilities. Clean , lovely bathroom and spacious open plan. One issue is noise , being so central is great but lots of noise from street and shop above.
- Richard (9/5): A totally enjoyable stay in this lovely apartment. Highly recommended. - Very spacious. Clean. Location was superb. Theatreland and Oxford Street just minutes away. No apartment number on the door. I spent a few minutes trying to open a door thinking it was my apartment. Luckily, the occupant wasn’t too upset about me trying to break into his apartment. So maybe B1 and B2 on the doors to avoid confusion?
Being so centrally located, the noise levels permeating into the apartment from people having a night out in nearby clubs and bars playing music till 3am and what sounded like tube trains rumbling by, isn’t ideal for the traveller who enjoys a good night sleep after a busy shopping day.
- Brendan (8/5): Very good - Constant extreme noise from the street throughout the night. Could do with enhanced insulation.
- Bernhard (8/5): Very good - location, size of the apartment. price. it was a business trip, there was no VAT on my bill, because they did not have a VAT ID (yet). essential for a business trip.
noise from the street was very loud, even during weekdays.
- Kevin (10/5): Exceptional -
- Ryan (1/5): Bad - Nothing Located on a busy bar street and underneath a bar this apartment is the worst I've ever stayed in. All you can hear is bass and people shouting in the street. The underground door does not fit so let's in the cold and all the noise sounds like you are standing outside. You will not get sleep here so don't book.
- Pete (6/5): Pleasant - Noise. Place is not soundproofed and very loud at night.
- Jeffrey (8/5): Very pleasant stay - Clean and central location No toilet rolls! Needs some soft furnishings (rugs etc)
- Lisa (7/5): Pleasant - Good location and very clean and comfortable It’s just too noisy ….. we we in the basement and being in soho a very vibrant place the night life is obviously big …. The noisy just echoed down to us all night …. We really didn’t get much sleep ,
- Josh (8/5): Amazing staff, great facilities, great location - The location was amazing, the bed was comfy and the bathroom was nice. The only trouble we had was some maintenance being done on our room meaning we couldn’t use our apartment for a couple hours past check in.
- Alan (4/5): Don’t stay if you want a good night sleep - Lovely and modern Noise levels are very high in the basement - bedroom not separate
- Dawn (7/5): Clean and Comfortable - but be warned...LOUD - The flat was clean, and exactly as described. The location is centrally located in Soho. The cleaning staff were still on-site when we arrived and were friendly hand helpful. Communication from the renting agency was excellent and all necessary correspondence arrived exactly when promised. This is a lower ground floor flat below a coffee shop and convenience shop, and next door to 2 pubs. This area remained extremely loud each night until 2am or later with groups standing around on the the street and being loud and mostly drunk. This property would greatly benefit from sound deadening windows (that can be opened) and a well insulated sound deadening door to the fire escape. Additionally, consider adding a couple of hooks for bathroom towels.
- Sandra (10/5): Soho stay - Great apartment really clean, couldn't fault it and the location is perfect, would highly recommend.
- Lesley (6/5): Pleasant - It was as it looked in the photos. Location for getting around London was brilliant. Oddly it was missing some basic stuff. No drinking glasses, no iron or ironing board, no where to hang towels in the bathroom, no room in the bathroom to put toiletries, no soap holder in the shower.
But the worse part was there is a nightclub right above the apartment (we were in the basement) which goes off until 3am so not great for sleeping.
- Duchovny (8/5): Pleasant time, nice place - Location was excellent. Damp foisty smell
- Liz (10/5): Exceptional - Clean, easy to find. The doors weren’t numbered which was difficult when we first checked in but after we figured it out, we were good to go.
- Asha (8/5): Very good -
- Dotun (1/5): Did Not Stay in and an alternate was sorted. Better Bigger and value for money. - N/A The Staff were not helpful and did not meet our expectations
