- Pip (6/5): Funky hotel name but not funky inside. - Efficient check-in process. Nice hotel name. Comfortable beds. Tired old building. Our small room had a broken sink, shower oscillated from cold to luke warm. Kettle provided but no tea bags.

値段が安くてリーズナブル。 どこの駅からも遠くて家族旅行では荷物が多くて不便に感じた。全体的に古い設備なのでホテルでくつろぐといった目的なら厳しそうです。

Good noise protection. The hotel is quite old and that's visible. It would need to have a good modernization. The street is there right outside.

- Ricardo (7/5): Nice stay. Great location. Supermarket, metro and 7-11 really close. - The hotel is in a nice location. It was easy to arrive from the Metro station. Also there are 7-11 and supermarket really close. The room had a fridge and microwave, so buying food and having breakfast was extremely easy. There were some inconveniences but they are not that serious. There is a time frame to make check-in, and there were no people in the counter in the morning, but its OK as long as you know in advanced. I had a minor inconvenience that my room was no cleaned on the second day, but I got clean towels / trash bags right away when I went back to my room, so it was not a big deal. These really minor inconveniences were not deal breakers, and the hotel location and easiness to arrive by metro weights more than just these annoyances.

- Sarah (3/5): Superb location, non-English speaking concierge - The location was superb and right at the heart of Namba. We checked in ag this hotel at the very last minute because of some issues with our original booking at another hotel. Our stay was decent, but the hotel is clearly old and run-down. There was a strong stench outside of our room on the top floor which smelled of sewage. The rooms were okay, but I had to disinfect and use cleansing wipes on the surfaces as the room was old and dusty.
The cleaning staff were very pleasant and friendly and often said good morning in Japanese, but front desk was not very pleasant or accommodating and they would not allow us to leave our luggage nor wait at the lobby before our check-in time.
On top of which, English was not spoken by the front desk staff which made communication difficult. The keys of the room were bulky and came with a rectangular shaped keychain.

- JCFlash (2/5): Dark, dirty, and underwhelming - Did a four night stay in the last week of March. The basic accommodations are in desperate in need of updating, and the customer service is befitting of a cheap hotel.
There were more negatives than positives during my stay, and I would not consider staying at the Livemax Namba again.
Negatives:
- Rooms are dirty and in disrepair. The light control and key holder at the entrance of my room was loose and held to the wall by two screws, the entire room was covered with a layer of dust, there was tape holding up the access panel underneath the bathroom sink, the hallway had a distinct garbage smell, the HVAC in my room did not work (it was very cold), and there were scuff marks and dings all over the walls.
- My room was designated as non-smoking, but there was a container full of jelly for cigarette smell absorption and mitigation in my room. The jelly was smelly, hard, crusty, and brown; and had not been replaced in quite some time. The front desk looked embarrassed when I asked them about it and confirmed that the jelly was there for absorbing cigarette smells, but either did not know English or pretended not to know English to avoid providing a solid resolution to the issue (e.g. moving me to a true non-smoking room)
- Everywhere except the lobby and elevator was dimly lit, including corridors leading to the room and the lights within my room. This is fairly minor, but unnecessary.
Positives:
- The cost of the room was relatively inexpensive, particularly as it was cherry blossom season
- Decent location - two minute walk from the nearest subway station
- kshitijmaverick (4/5): Worst stay in Japan - I stayed there in second week of Nov '16. I have been coming to Japan 2-3 times a year in last 5 years. Had my first unpleasant stay in Japan.
The room was cold and air heating was too strong to allow me to maintain optimum temperature. I had 2 difficult nights sleeping because either the room was too cold or the room got too hot for my comfort.
For the first time I found a microwave inside a hotel room. It was a bliss as that meant I could buy take aways and eat in my hotel room. I bought a lot of take aways on my first day, only to find that the microwave couldn't be operated. The power chord was too short to make it to the nearest power socket.
The room service was poor. I forgot to tag the room cleaning tag while leaving on the second day. I realised it on my way down to reception, but decided to not go back and put the tag as my rooms have been done in the past without putting the tag. Unfortunately, to my annoyance on my return I had the same messy room.
The room size was the only good part. The room was big and spacious.
- syumokhtar (10/5): full marks! - stay here, and enjoy the quiet peaceful night. its in good location but the rooms need an improvement, good room size to fit passenger with all the luggage. Jr Namba is nearby only. i recommend people to book early

The street was quiet during the night so i was good. JR Namba was about 2 streets away. Around 15mins walk to Dontobori which is a very big areas and you can spend the whole day over at the place. Supermarket is just a few shops away. hence, i would say the location is very convenient.
Room size is reasonable given the price. The room is clean and good housekeeping service. however, the water drainage system is abit lousy. The washroom is abit flooded after each shower as the water takes longer time to drain down. I hope they can solve the issue. But the washroom is clean :)
The staff always make an effort to greet us when we go out or return to the hotel. The service was nice and pleasant.
- 890tiffanyo (6/5): Bit seedy - Good location, but the rooms had a strange atmosphere, think may have been the decor. Good size however. Bit dark and dingy, and loud also at times. So attempted to stay out a lot, which worked out as we were close to the chopping district
- MelW156 (6/5): Just ok - I had spent a month in Japan and stayed in only budget hotels. Unfortunately this was the worse. It wasn't absolutely terrible by any means however was a bit dirty and outdated. I didn't find the hotel to be conveniently located and had to pay for the metro line (I had purchased a JR pass, my fault, I should have researched a bit more), In saying this, there is a Starbucks across the road!
- danielgriffin (8/5): Nice 2 Day Stay at the Hotel Livemax Namba - Rooms recently remodeled and spotlessly clean , as most Japanese hotels a bit on the small side but worked fine for me. Free internet - need ethernet cable. Typical molded plastic bathroom. Front desk clerks spoke enough English to be understood. About a 4 minute walk to a subway station. Located on a wide thoroughfare which was easy for cab drivers to locate.
- eg1978 (6/5): Convenient, clean and simple - The hotel is a basic Japanese hotel / weekly room. The room is slightly larger than a postage stamp, but quite clean. The room has free internet with an Ethernet cable (no wifi), so I brought along a mobile access point ($20 on amazon) so all my devices could have internet access. Room had a basic double bed, small desk, small LCD TV, small microwave. The bathroom was basic. The lobby has a few vending machines (including beer!). The 2nd floor has a laundromat. It is centrally located near the JR Namba and one subway stop. It is on a relatively quiet Main Street with nearby convenience stores. The staff were very nice, but some basic Japanese skill is required.
- exploreronfoot (6/5): Great convenient but must be able to speak a little Japanese - This hotel is located in what looks like, the older side of Osaka. It is located in Namba. Very close to the train station.
There is no internet access at the hotel at the time I was staying there. The people at the front desk are very nice, but speak very English. However, like most Japanese, are very polite and will try and answer your question provided you can also speak a little Japanese. The rooms are basic but very clean. You can have breakfast included with extra fee of course. Laundromat is also nearby. I will be staying there again this year.
