The garden space was great especially in this weather . The locations is great ,very close to other amenities . Sharing the toilet and bathroom. Maybe try to have the shower and toilet separate or get one for the ground floor .

• Lidia (6/5): Gdyby nie zastrzeżenia do czystości, byłoby dużo lepiej. - Sprawnie działające WiFi, kawa i mleko do kawy. Gdy przyjechałam, pokój nie był gotowy, a kuchnia była brudna. Musiałam czekać 2 godziny, aż ktoś z obsługi przyjdzie posprzątać i przygotować pokój.

• Selena (1/5): Room 5, the stuff of nightmares! - Close to the airport & NEC and reasonable prices The property was not secure, our room did not lock properly (the boot of plastic in the pictures was the only security between us and the outside world) the door had material sellotaped over it, the lights could only be controlled from outside the room, there was a bifold door diving two rooms that could easily be opened (behind sofa). We felt so unsafe we booked a different hotel and relocated despite travelling for about 15 hours prior to arrival and being so tired we thought we could have slept anywhere! I would have felt safer and more secure at the Bates Motel - do NOT recommend

• Lyudmil (4/5): Disappointing - The location I asked the host several times for the WiFi password he stated he will provided but in the end did not , when we arrived it was cold ( 16 C) so we asked to turn the heating on. The bathroom and kitchen could be cleaner, one can not use the refrigerator as it was too small and already full moreover the condition of it once opened would put off most people to use it. The property had I believe 5 rooms in total and only one bathroom which causes a lot of delay and the state of the bathroom is quite bad ( rust and old facilities ).

Spoke to the guy on the phone he just kept claiming the tv does work when it definitely wasn’t .. no towels on arrival or tea bags milk con tenants .. and told us to get some towels from This room .. eventually spoke to the lady she was really helpful and. Could not be apologetic enough . And turned up put everything right and we were appreciate of her time and offering alternative room as with the guy he claimed no other rooms were available ..

The room was too hot in the night, hence we could not sleep. The bathroom and toilet had to be shared with other guests. The bathroom looked tired and could use an upgrade.

Both my guests complained abot the rooms being very cold, as the heating seemed to have been turned off overnight. This is most unacceptable and unsensitive towards people that may not come from an English environment and way of heating houses overnight in cold autumn or winter nights. Despite best efforts, to be appreciated, by the owner, this accommodation is nothing more than a not-very-generous-spaced family-home-turned-B&B. It does not really work with the number of guests it tries to accommodate.

• SHELDON (1/5): Miss leading - I liked the fact we was so close to the air port I didn't like the fact that the booking looks miss leading.. I was under the impression that we would be able to use all the house witch is shown in the pictures.. but your not able to as there is a family living down stairs.. witch made me feel uncomfortable the rooms are not clean either dirty sheets and a awfull smell that lingers around the house

• Dr. Xi (9/5): Great location and thoughtful amenities, but disturbed by noisy guests at night - The location was my primary concern when booking this homestay. I actually live not far from Birmingham, and I chose this place because I had an early doctor’s appointment for my baby the following morning. This location allowed me to drive to Birmingham Children’s Hospital in less than 20 minutes during the morning rush hour, which was superb. The staff were lovely. The landlord has hired a manager to look after the property, and he was both helpful and friendly. It’s rare to find a homestay that provides toothbrushes, still water, tea, disposable razors, and exceptionally clean towels. I would say these thoughtful details are comparable to those of a four-star hotel. To make my review authentic and fair, I do have a few complaints. This homestay has four rooms: Rooms 1, 2, and 3 are on the first floor, and Room 4 is on the ground floor. Officially, the homestay observes quiet hours between 11:00 pm and 7:00 am. Everything seemed perfect before 11:00 pm, but things took a turn for the worse around midnight. In Room 4, there were three men and one woman, who appeared to be in their twenties or thirties. They started a party at around midnight and carried on until about 6:00 am! At first, I thought the noise was coming from my neighbours in Room 2 or 3. However, when I opened my door, my neighbours did the same — we looked at each other helplessly, as it was already 2:30 am. I then went downstairs to ask the group to keep the noise down. The young woman simply came out, smiled, and said “Good morning” — and that was it. They continued their party as if nothing had happened. I honestly do not think they came here to sleep; otherwise, I would be quite curious to know how three men and one woman managed to sleep in a single room. I understand that a homestay relies on the basic decency of its guests, and such behaviour can be hard to predict. However, I do not believe a single room should accommodate that many people. I suspect they might have invited extra friends in after midnight, once the manager had gone — which was both inconsiderate and irresponsible. I hope the landlord can enforce a stricter guest policy or a clearer quiet-hours rule — for example, asking guests to keep their noise level below that of a television volume 2 or 3. This experience was very disappointing, as I specifically booked a quiet room so that my baby could rest well before an early hospital appointment.
