Venice is of course a tourist destination, and we expected everything - Good location, within 20 minutes walk of pretty much everywhere we wanted to go. A bit hidden in a good way, even though it was on the cusp of a bustling area. Good communication from the property manager. The apartment was clean but in need of upkeep. The shower seal leaked, there was some issues with the appliances being broken or in bad shape, and it was a bit dingy. Overall would be much nicer with just a bit of a refresh and newer amenities.

The two bedroom apartment is located on the 3. Floor. The many stairs are a bit hard for us especially with a lot of luggage as we stayed there for two weeks.

De eigenaresse hebben we ontmoet, vriendelijke dame, begaan met haar gasten en de staat van haar appartement. Er was iets stuk en dat werd dezelfde dag nog gerepareerd. Het appartement ligt in een rustige straat, maar in de directe nabijheid vind je winkels, supermarkten en restaurants. Ga vooral naar restaurant Dolfin (4 min lopen). Loopafstand: Rialto brug - 4 min San Marco - 15 min Peggy Guggenheim museum - 25 min Restaurant La Vida: 22 min (ook een toppertje) Niets. Wat tegen zou kunnen vallen is dat dit 4-kamerappartement, nr 106, drie hoog is. Geen lift, dus trappen lopen. Wel mooi uitzicht vanuit het appartement! Eén tip: een set keukendoeken zou fijn zijn.

The location is perfect — ideally situated for exploring Venice on foot and just minutes from the Fondamente Nove vaporetto stop. The self check-in process was seamless, with very clear and detailed instructions that made arrival completely stress-free. The apartment was spotlessly clean, the bed was very comfortable, and a lovely surprise awaited us in the fridge — a bottle of Cava. A very thoughtful touch that set the tone for the whole stay. One small note — the property photos prominently feature a stunning top-floor lounge area with spectacular views, which is shared between guests. We only discovered we had access to this space on our last day, when we were told we could leave our luggage there before departing. It’s a minor point, but we would have loved to spend more time there — whether to relax on the sofas or take some photos. A simple mention of this shared space at check-in would make a lovely difference for future guests.

It was also great to find air conditioning inside, since most apartments in Italy don't include air conditioning. There were no bug screens on the windows, so there were some mosquitoes that got into the apartment.

Breakfast was included and served in the room, the man building where the apartments/rooms are had a lounge but there is no breakfast area or seating area to eat just worth knowing, we were happy to have breakfast in the room for the 3 days we were staying. Good continental selection, bread, croissants, boiled eggs, ham and cheese, jams/honey, yogurt and local cake, tea/coffee, juice and water. Cecilia was very helpful and welcoming, contact prior to arriving was great, instructions on entering the property etc and she was always smiling! There is a little street noise but didn’t disturb sleep after 15-20,000 steps a day exploring. It was also my birthday and a bottle of Prosecco was left in the room which was a lovely touch. We could also leave our luggage to explore the rest of the day before departed on a late afternoon flight.

Tout ce qu' il faut pas très loin, bien sûr on marche partout. Comfortable, belle salle de bains, coin cuisine pratique. Le lit est grand, la télé aussi. À vrai dire pas grand chose. J' aurais apprécié qu' il y ait quelques produits de nettoyage comme du savon vaisselle.

Les lits sont très confortables. L'appartement est très spacieux (3 chambres) et au calme. Il y a aussi les consommables nécessaires pour démarrer un séjour (café, sucre, savon ...). La TV n'est pas connectée, cela aurait été un plus. L'appartement est au 3ème étage sans ascenseur. Ce n'était pas un problème pour nous mais cela peut compter.

The location was perfect and most places were within a 10-12 minute walking distance. Well I can’t say I did not like it. The rooms are in the second floor and there are no elevators. So I would definitely warn against bringing any heavy luggage.

La posizione ideale a pochi passi dai mezzi di trasporto, è stata la ciliegina sulla torta. Se dovessi ritornare a Venezia sicuramente lei sarebbe la mia scelta! The cleanliness was outstanding and immediately made me feel comfortable. The comfort exceeded my expectations: a very cozy bed, a quiet atmosphere, and the apartment itself is truly beautiful, decorated with great taste. It was also nicely heated, which made the stay even more pleasant. The breakfast was another highlight — surprisingly complete and varied, much better than I expected. We also had a small issue during our stay, but it was handled with impressive speed and efficiency, which made us feel very well taken care of. I highly recommend this place and would happily return!

In the surrounding area there are several restaurants and bars. Cecilia was really helpfull and polite. The appartment was very nice and big. The only disadvantage is that in our case, 3 couples, the third room is single and small so wasnt so comfortable. For a family should be better.

Très bonne literie, très propre, possibilité de chauffer/rafraîchir. Cecilia, la propriétaire, a été charmante et accueillante et a fait l'effort de nous parler en français ! Au calme tout en étant à 8 mn du Rialto, 10 mn de la plaza San Marco et 10m de la blue line allilaguna pour l'aéroport San Marco (Nove fondament). Au 2ème étage sans ascenseur et arrivée autonome grâce à l'envoi au préalable des cartes d'identité, instructions réçuent par mail très claires, super facile ! Rien...

Nearby bar was a friendly place to visit with locals and enjoy crafted cocktails and Italian wines of all types.
