The outdoor/garden areas were kept very clean and tody The apartment was fine, however the cleaning in some areas was not sufficient, in particular the bathroom. Poor communication and nobody on reception, we could not get the washing machine to work and nobody was available at reception to help and nobody responded to our message.

- Magnus (7/5): - Nice Appartment. Very close to the beach. Good parking. The apartment is missing standard amenities, and nearly everything comes with an additional charge.
- Jarmo (5/5): James was always helpful and easy going , The environment was fantastic and relaxing . - The rainforest balcony was superb ,also the quiet aspect and little disturbance and being able to have a generous table outside for eating etc. The underground parking was really difficult for parking ,especially if a larger vehicle is parked beside.
The A.C. wasn't working ,so I asked James who is very helpful to help. He gave us a electric fan that was reasonable , I understand the owner knew about this much earlier but wasn't pro active as its essential in humid weather - that was our constant difficulty as the weather was really hot especially at night. This was really uncomfortable.
The kitchen needed a long bread knife ; we used those 2 very small knifes with difficulty.
Why are face washers not available? and the bread board was useless ,thought it was a mouse pad for the internet ,which surprisingly worked!.
The outside cane couch was water logged and mouldy on the underside and is falling apart are the timber slats on the entry window , these thing do not represent comfort.

- ShaneV80 (10/5): Great stay here and would stay again next time in Byron - We received the rear room 12 that backed onto the national park and was peaceful and private. Lots of birds singing and across the road is the pass for fun waves. Great facilities for cooking dinners and breakfast.

The apartment was spacious and had a nice terrace, but unfortunately its charm was affected by subpar cleaning and the somewhat dated condition of the interior. The apartment did not meet expectations: it was musty, the floor and terrace were unclean, the fridge was not defrosted, the shower was dirty, the kitchen was inadequately equipped, and the coffee machine was not working with the provided capsules. Overall, the price did not reflect the standard of the accommodation.

- Sven (5/5): Es war leider eine Enttäuschung - Die Lage war ok. Relativ nah man Strand. Es gab einen Tiefgarage. Wir haben 2 "Verwalter" getroffen wovon der eine sehr nett war. Die Sauberkeit lies definitiv zu wünschen zu übrig. Die Instruktionen waren in einem sehr unfreundlichen Ton gehalten.

Lounge suite very uncomfortable.
No customer services to replace towels & bin liners.
Went to office twice to make enquiry but office was closed on both occasions inside office hours no one was in attendance.
Always lot of noise & racket going on around the apartment.

Overall, clean and comfortable, though a few basic kitchen/ba - Great location, easy walk into town or up to the pass and lighthouse. The apartment was a great size, perfect for a couple. The furnishings were nice and the bed was very comfortable. Some areas were not very clean (e.g shower and some kitchen areas). Only two rolls of toilet paper were provided (we were happy to buy our own but thought at least that would have been provided for the full length of our stay). There was not salt or pepper provided, only olive oil, tea, coffee, sugar and a small milk, so would recommend providing for future guests. Only two towels, a hand towel and floor mat were provided, would recommend providing at least one additional towel or face washers in future.

The apartment is very basic but was clean, the balcony was a bonus as well as private parking. a coffee maker would be good, the dishwasher was hard to fathom as the dial markings were worn off.

- MIchael (7/5): - The apartment is comfortable enough and is in a good location abut 15 min walk into main beach. The courtyard is a nice area to sit and relax. The courtyard apartments are a bit dark especially when it’s not very bright outside, not an issue if you have one on the first floor. I thought they were a bit stingy with the kitchen supplies. If you were there only a couple of days you would have buy some more, not an issue if you are staying longer. Finally did not like the fact that you are threatened with fines of $50 for not emptying the bin and clearing the dishes upon checkout. Also be aware that despite Booking.com stating that the price on the site was including all fees and charges the owners apply a card surcharge.

If i had to think of one thing we didn't like, it was not having enough basic supllies (toilet rolls, tea bags, or soap) for our 8 night stay.
Appreciated the prompt help from the staff to amend things for us.
Overall, we are very happy and would happily return.

Room smelt musty and on leaving and arriving at our next accommodation our clothes smelt damp. It’s was generally clean but the bedside tables had a layer of dust in arrival and the picture above the bed was going mouldy and the frame was dusty which doesn’t give confidence to the quality of cleaning. WiFi was poor

Shower needing to be replaced, bed could be comfier, weird smell at the stairs to the car park, wasn’t able to rent the bikes due to no office staff, not very welcoming comments regarding $25 or $50 additional fees if garbage not taken to the bin outside or needing to call the office for help.

- Justin (10/5): Great spot just out of main busy part of town - there was a mix up to my room type, so I kindly got upgraded to a massive 2 bed apartment. Very spacious..Across from stairs down to a calm beach.

- John (1/5): Very disappointed. I'll never use Julian Apartments again as they failed to manage our booking. - Not much. As the date of our holiday approached we received numerous emails from Booking.com confirming that our holiday was imminent. Two hours prior to our arrival we rang Julian Apartments (JA) to advise our arrival time. We were told that our booking had been cancelled due to an administrative error and Booking.Com had not been advised. We were offered 1 night's accommodation at JA which we accepted and stayed there the first night of our holiday. (Photos attached of the apartment in JA's where we stayed for ONE night.) The next morning we were told "the owners were going to be staying in the apartment allocated to us and couldn't be moved". We were offered a room in a guest house on the western side of Byron Bay as our replacement accommodation. We suggested the owners might like the room in the guest house rather than us and were told that was not going to happen! We expressed to the receptionist how very disappointed we were in ending up in a small room in a Guest House not near the beach rather than the apartment we had booked nearly 10 months earlier. My Credit Card was charged the SAME amount for the bedroom in a guest house as Julian Apartments!

Large washing machine in a small bathroom…. and it didn’t work
Lack of consumables for a 3 day stay 1. Lack of Coffee pods, 2.no milk frother, 3. no handwashing gel, 4. no body wash (soap can be a problem for some)5. no clothes dryer
These are small considerations but you are well located but not considered good value for money

Everything is within walking distance: the lighthouse, Clark's Beach right outside, local shops, and restaurants like Casa Luna and Trattoria Basiloco (delicious). Jamie and Annie are simply fantastic. Thank you again. Apartment 12 is beautiful, with a magnificent terrace overlooking the forest, quiet, and bright. However, the apartment could use a new air conditioner, refrigerator, and stove. The air conditioner is sticky, has an unpleasant odor, and emits black particles. Cooking on the stove was very difficult because the heat couldn't be regulated. The refrigerator lacks a separate freezer compartment, which is very important for me as a long-term vacationer. Furthermore, food left behind was completely frozen.

Cleaner was very friendly and helpful. The Owner could have been a bit more responsive. A query raised one month before our arrival (via bookings.com) was never answered. A phone message on our day of arrival similarly was never responded to. The efficient and caring answering service did follow up twice with us, but we are still waiting for an answer from the owner. :(
The safe was not operational and undercover secure parking was hampered by the main entrance gate being raised for days on end. :(
Bathroom handle needed to be reattached by us.
Tumble dryer ineffective in drying off towels.
Standing light in the living room had two broken legs and was a hazard. :(
Flyscreen door ineffective against mosquitoes due to the large hole in the screen.
Photos at time of booking showed comfortable lounge on the balcony; no such thing for our unit.
To offer an apartment located across the road from the beach, without beach towels is astounding and it would have been ideal to have access to a bbq.

- Freya (3/5): Dangerous due to double booking and no alternative provided. - Location Our stay was double booked for the first of our four nights. We found this out when we were on the way there. This is quite a regular occurrence apparently, taking place “once every three years”. Host was almost impossible to get hold of, the reception desk is a call centre away from the property who were unable to get hold of the host for almost the entirety of our two hour drive. Nothing was done to help us. If they try to refute any of this, I have a clear email thread showing everything we did to try and get hold of them. We managed to book somewhere else at short notice. Julian’s appartments have covered the cost of our additional stay elsewhere but were upsettingly unhelpful. No discount on our stay or compensation for the potential danger and stress they put us through. We did ask for some sort of discount or partial refund and have been waiting for 20 days for the promised communication regarding it. We were put in danger with the very real possibility of having nowhere to stay that night. When we finally did get the keys, furniture was broken and no attempt to fix it was made. The housekeeper was exceptional but otherwise, the attitude towards customer care and running of the business is inadequate.

- Amber (4/5): Disappointing - Overall this property was nice- the room was good and so was the location. However we had a big issue with the cleaning staff of the property. Both mornings we were woken up by them trying to get in our room at 7am whilst we were sleeping. On the second morning they actually walked into the room unannounced whilst we were in bed asleep. This made us feel very uncomfortable and as if we were not secure in our room. When alerting reception of this they were not very apologetic of the situation. A simple knock on the door could have very easily fixed this situation as it was very alarming to wake up to someone trying to get into your room both mornings. Another issue we had was the “smart tv” was unable to connect to the internet so it’s features were useless.
