The property takes full payment for the booking in line with the cancellation policy. If its a Pay Now and Save / Non refundable booking full payment will be taken within 24 hours of your booking. Our Office hours are 8.00am – 4.00pm Monday-Friday, 8.00am – Noon Saturday and 8.00am – 11.00am Sunday and public Holidays. If your arrival time is outside of these hours, please contact us 24 hours prior so alternative arrangements can be made for your check-in.Guests are required to show a photo ID and credit card upon check-in. Andrea (5/5): Complex ok but would need a different unit - Note: this review is for Blue Water Bay Apartment but was booked via Sandcastles on the Broadwater. The location was great for our purposes and the size of the unit was excellent for a week’s accommodation. The apartment is dated and needs some attention. Had to rearrange the second bedroom to be able to use the powerpoint, there was mould in all of the silicone around the sink, the kitchen cupboards were disintegrating, fan in the second bedroom was not functional, and there were no trays to cook on in the oven. Management mentioned they had only recently taken this unit over so hopefully it can be improved for future guests.

Value for money - The only flaw would be the missing blinds, however the sun rising through the window over the water was too beautoful to sleep through anyway :) This apartment was like a mini townhouse, huge and comfortable. Walking distance to delicious food & coffee. Beautiful spot. No elevator which made me move my legs and my body loved me for it haha nothing really, it was great!

The washing machine and dryer were very handy to have. The apartment was nothing like the photos suggested on the website. Our apartment was filthy - the lovely receptionist replaced a shower head when I showed her a photo of how mouldy and grimy it was which was nice of her. The skirting boards have thick grime on them, the fly wire doors have THICK dust on them, the corners of the rooms have piles of dust, the aircon also covered in dust and needs a filter changed as it smells musty. For what we paid (close to $500 per night) I’m not at all satisfied with the property

Staff were friendly. Ask for a unit at the back of the property if you want a good nights sleep thanks to the hoons on Marine Parade. The smell of smoking when walking up the stairs to access the unit wasn’t pleasant.

No complaints. The mixer taps in the ensuite were leaking in both the vanity and the shower. This lead to mold in the shower once we let the reception know they were most apologetic and were getting straight on to it

Stephanie (2/5): Disappointing - Pros: Great location. The pool and spa were excellent and the spa was working. Cons: Unfortunately, the apartment was a major let-down. It wasn’t just dirty — it was filthy (photos attached). For over $4,000 for 7 nights, this is completely unacceptable and I’m requesting a partial refund. Cleanliness issues included: • Hair from previous guests everywhere (honestly disgusting) • Dirty tissues left in the bedroom from a previous guest • Used soap pieces from previous guests left upstairs in the bathroom • Soap residue from previous guests still stuck to the shower tiles/soap dish • Black mould in the shower • Thick dust everywhere — so bad I was sneezing daily the entire stay • Old carpet that clearly hadn’t been properly cleaned • Gunk inside cabinets • Smudge and coffee stains in the wardrobe • Dishes were so dirty we had to deep clean them before we could use them • Broken salad bowl / damaged items • Hair ties left behind from a previous guest • Freezer tray broken and freezer dirty • Washing machine and dryer dirty • Balconies dirty and upstairs balcony furniture rotting • Rubbish disposal area downstairs was a disaster Maintenance / service issues: • Upstairs bed was wobbly • Downstairs TV didn’t work — it was replaced and still didn’t work properly • Reception was never open when we went • Only one key provided for a 3-bedroom apartment • Old paint stored in the unit (clutter/unfinished maintenance feel) • Iron was filthy and broken and ruined my $200 dress; ironing board unusable We raised the cleanliness issues during the stay and they apologised, but nothing was properly rectified despite promises. We also received a letter stating fresh linen/towels would be provided on day 3 or 4 — it didn’t happen until day 5 after I followed up. Overall: great location and great pool/spa, but the cleanliness, upkeep, and service were far below acceptable standards for the price.

Kathleen (5/5): I wouldn’t recommend at all and regret booking it. - Location I was unaware that the property did not have a lift until after we had booked - I currently have a significant knee injury that prevents me from doing stairs - in that regard it was awful and prevented me from doing the things I wanted to do to avoid the stairs. The towels etc were very old and thin - they need to be replaced. It felt like we were in a cheap motel not a property that was more that $500 a night.
Kelly (4/5): The rooms were extremely dusty and dirty. The cleaners (IF ANY) need to be fired. My husband actually stood on a broken - The location and pool/bbq area. The state of the rooms were extremely disappointing, very dirty.

Nathan (5/5): Overall a good stay. Folks at reception very friendly and facilitates good just somewhat tired. - Apartment layout was good, swimming pool was great. The place was tired. Booking photos not quite a true representation of actual apartment. A lack of enough dish liquid, toilet paper and hand soap for 4 people and our length of stay.
Cara (5/5): - It was in a great location close to everything beautiful views but that's all The place was dirty , and had mould in the master bathroom. Was brought to the manager's attention about the mould and how dirty the place was... I asked her if they check the rooms after the cleaners have been and she stated " our turn around time is too quick so we can't check every room " 😕 manager then sent a maintenance worker to come clean the mould , he didn't knock on our door and no one let him in he just walked into our apartment... Walked up stairs and started spraying exit mould on the roof and didn't even give me or my partner time to take our toiletries out of the bathroom Kitchen utensils were in very poor condition the electric fry pan that was available couldn't be used because it cut out the power every time it was turned on. The other fry pan was disgusting and could not be used at all. Again this was brought to the manager's attention, took them 4 days to get another pan for us to cook with Then on the 2nd last day we were there , was the only time I saw a cleaner in the whole 7 day stay The cleaner was clearly not prepared with the right stuff to be cleaning an apartment probably and I'm sure she was drinking on the job too A photo of what the cleaner uses to clean the apartments will be in the pics. No wonder why the apartments look like shit 🤷🏻‍♀️ And can't forget the spa. The spa bath that I wouldn't even wash my dogs ass in because it was dirty and smelly 🤮 Have so many more pics but can only upload 5 Me and my family will not be staying at this place again.
Stollberg (5/5): It was nice but never again. - The location and pool was nice and the communication with staff. The aircon was good. It was not clean. There was dust everywhere. Did not clean the floors at all. The balcony’s were disgusting. The beds and pillows were horrendous and after paying nearly 1.5k for 2 night I was disappointed. Not like the pictures at all. The tv remote was also barely working.

Pool area excellent water temperature on point The BBQ area is fantastic for enjoying and cooking. We booked this very last minute as our first booking was very disappointing. We arrived to see the construction and painting and jackhammering and their pool un unusable they never informed us and I booked that place 6 months in advance to celebrate my son's 21st birthday celebrations I'm so happy that we got the chance to stay here. It was closer to the theme parks And there is a great pub 7 min walk along the waterfront This place is good value for the $ We ended up saving $1000 from moving from the original booking at Norfolk luxury apartments Thank you for your hospitality We are thinking of returning next year Melbourne Cup weekend Keep up with the great work Only small stuff Needed extra dishwasher tablets Washing machine powder The cutlery was cheap and not great to use.
MDM (9/5): - Great location for us, easy walk to the broadwater, great pool suited to all ages, fantastically clean bbq facilities, spacious apartment, slightly small bedrooms. A bit noisy as we were close to the major road intersection, double glazed windows/door would be of great benefit. Fly screens on windows needed replacing.

Despite being near good restaurants, it was very noisy. needs some renovating as the walls and carpet seem old. Broken chairs on balcony. Be mindful if you have suitcases and young children, if you are on any higher levels you need to access via stairs.

Tracey (5/5): - The heated outdoor pool and gym was fantastic. Our 3 bed 2 bath unit on level 3 had a lovely view to the beach. The unit we stayed in was not clean. The floor was sticky (apparently due to product not been diluted properly). The dishwasher was full from previous occupants, cupboards and fridge not clean. The oven was filthy and probably years since its been cleaned. To top it off, the washing machine was not working properly and stopped before spin cycle. This resulted in a trip to a local laundromat at 10pm at night, this was a huge inconvenience! We did tell the reception staff about some of the issues on the first day and they were very apologetic and did offer to come and clean room again. Overall really dissapointed.
Melanie (9/5): Great apartment with large clean pool very close to the Broadwater. - Great heated pool and spa. Room was very well set up with everything we could need in the kitchen, laundry facilities, clean and comfortable. Easy walk across the road to the Broadwater, 5 mins walk for cafes and playgrounds. Our apartment had nice furnishings, fresh and bright. Nothing, it met all of our expectations.

Amy (8/5): - We stayed in a 3 bedroom apartment. The apartment was a good size offering 2 outdoor balcony seating areas and a spa. The pool area and BBQ area were great. The apartment itself is a bit tired and could do with a refresh, and a deep clean. The staff were friendly and welcoming and communicated the late check in procedure well making our arrival smooth.

Tammy (6/5): - We recently stayed here with my in-laws and had a mixed experience. We booked a 2-bedroom apartment, and they had originally booked a 1-bedroom but were given a complimentary upgrade to a 2-bedroom. Their apartment looked recently updated and matched the photos online, while ours felt quite dated in comparison. The carpets and blankets didn’t feel particularly clean, which was a bit disappointing. On the positive side, the apartment was very spacious, which made it manageable and comfortable staying with two young children. The location was also excellent—close to the theme parks and Harbour Town, which was super convenient. Parking, however, was an issue for us. Our hire van was too tall to fit in the underground parking, and finding a spot on the street was extremely difficult. Overall, the stay had its ups and downs. The location and space were great, but the difference in room quality and parking challenges took away from the overall experience.

Vanya (8/5): The place was still great and we would look to stay there again - Great instructions on how to get into the property afterhours Car parking spot was tight - glad we had a smaller car. Given we were staying for five nights it would have been helpful to have more supplies like dishwashing liquid, laundry detergent and dishwashing detergent. The fan and lights needed a clean/dust. The lights in one bathroom were very dim.

Nina (6/5): Could do with some love - Pool area was lovely, easy parking. Furniture in unit had been upgraded. Location was easy for playground, lagoon and eateries plus not far from harbourtown. Staff did fix things fast like a broken shower. Traffic noise was soooo bad. Sounded like the beds were on the footpath. We all struggled to sleep and were awake about 5 when the traffic started again. Foxtel didn't work the whole time, stairwell stunk of cigarettes every day which wafted in to unit. Couch, cushions and 'extra blankets' where all dirty and needed a wash.
Mccormack (5/5): Lacklustre, we didn’t want to be there. - It was close to the theme parks. The pool area was clean as was the garden. Initial impression was very disappointing. We were underwhelmed as we walked into reception to be greeted by cigarette smoke. The staff were friendly but the place was grotty feeling. Giant paint chips on doors and walls. Smelly couches. Stinky stair well, smelt like stale cigarette smoke. No fan in bathrooms. Decor very sad and dated. The blinds were missing slats and the fly screens had holes. The elements on the stovetop didn’t all work. The washing machine leaked (we told reception who sent a handy man but it didn’t get fixed).

Cherie (1/5): Be aware - We were booked for a 12-day stay but only stayed 1 night. The room 324 was dirty and smelled. The bed was broken, and the banister on the stairs was broken. The blinds didn't close and had blinds missing. The couch had holes in it, and you could see the wood and both toilets had not been cleaned they had pubic hair all around the bowl. There were hand prints all over the roof. The kitchen sink was dirty. Did informed the reception and showed them all the issues they said they could fix the bed or we could go to another room No thanks, got a refund and left. Thank god
Danielle (10/5): Loved everything... will definitely stay again. - We loved our stay here. It felt like a home away from home, and we were sad to leave our unit. We were greeted by friendly staff and helpful written instructions, and had been texted us to let us know our room was ready earlier than we expected. We stayed in a 2bed 2bath apartment - a welcoming vibe, clean, comfy beds, fully equipped to make staying long (or short) term easy including full wash/dryer facilities in room. There was even a vacuum which we found handy having x2 kids with us. There was good WiFi coverage, a great view from our second floor room, heated pool (the kids loved the bubbles in the spa), and the kids loved having a park/fish and chip shop just across the road. We'd come "home" to little notes under our door to remind of mid week cleans or check out instructions etc, which we foundearly thoughtful and helpful. We would definitely stay again. Honestly - nothing. The residence is "older" but felt clean and well maintained. I guess the only complaint would be no elevator/lift access so arriving/leaving with luggage (or groceries) could be a struggle; however this is made very clear in the booking stage so we knew what we were going into.
