Please note that this is a Victorian house and there are 14 steps to the main stairs which are fairly steep. There are an additional 4 steps down to the rear of the building.

- Damon (4/5): Not the room or even the guest house i paid for - Nothing about the property When we arrived, the room was not available at the beach house so we got switched to a different guest house it became clear that the property is being used to house a number of long‑term residents, which I wasn’t made aware of beforehand. This changed the atmosphere quite a lot from what I expected when booking a guest house for a short stay.
The hallway often smelled strongly of cooking and smoke and the kitchen area was very busy throughout the day. Washing was put in the hall way to dry on radiators. My daughter also felt uncomfortable with the large group of men gathered and smoking cigarettes outside the front of the building when we arrived, which made the check‑in experience quite unsettling.
Inside the room, a few things weren’t as expected either — there was no kettle for tea or coffee, the shower door was broken, and there was quite a bit of dust. For the £140 I paid, I had expected a more comfortable and accurate experience based on the listing.
I do appreciate that the lady who checked us in did her best, but overall the stay didn’t match what I believed I was booking, and I felt I didn’t have much choice once we arrived. I’d be grateful if you could review the situation on your side. I have messaaged the property a number of times but had no response i feel very let down by this.
- Natalie (1/5): Avoid this place - I couldnt get hold of staff to find a kettle. When i eventually found one and made a tea it tasted awful, the milk had expired in january. My litttle one had a nosebleed in the night and when i went to use shower it had no shower head so couldnt shower. I was also on my monthly with no shower facilites.. pillows were uncomfortable and the room itself wasnt that clean. When i tried to reach someone i was unable to. We left and had to pay out to sleep elsewhere. When tried to reach the hosts to work out a resolve they even refused to refund half which i think is fair. Had to go through booking.com to do this. They have only offered the commission on the property to travel credits so wasnt impressed. Will not stay again avoid here. May not use booking.com again with them advertising this on site but not helping with a refund for a room that doesnt even supply basic shower facilities..

Parking was a bit hard to find close by initially but it worked out in the end. Room was comfortable but a bit dated - it had all that was essential however, including a fridge.

The staff who greeted me and spoke to me during my stay were very friendly and helpful. The room was clean, but more attention to under the bed as previous guest had dropped items that had not been removed when cleaning.

Staff not on site. Kitchen not in use.only 3 small pots of milk and only 2 small bottles of water. We would not recommend this place to anyone. Balcony was filthy couldn't use the furniture. She did help us with the luggage though.

And overall appearance was very tired and dated . A Coffee tray had not been cleaned properly and lamp switches were very dirty . Piĺows were stained and not pleasant 😒

- mullane (4/5): - Location, WiFi, TV and parking permit. No hot water in sink, asked about it and was told it's on a timer and they would change it but never had any for our entire stay. Living room light was on a sensor and would turn off while reading or watching TV, you had to move to make it come back on,.not good at all. Finally, if you book the ground floor unit, described as wheelchair friendly, don't be decieved. There's a deep step down to the room which I struggled with while using a crutch and once in the room a wheelchair would not fit between the furniture to get into the bedroom or the bathroom which would be a tight fit if you could get a wheelchair in there. I would not advise a wheelchair user to stay here and think that claiming it's wheelchair friendly is wrong.

The young lady was very helpful and immediately helped and I had a room for the night . She went out of her way to help , I was very appreciative. The room was small and it was a hot day with only a tiny window for ventilation. Also not sugar to make a coffee in the morning .

As for us, we highly recommend it...and we will definitely come back All in all, for us there is nothing to find fault with... this place has its own atmosphere... and it is beautiful

Needs attention - I like the staff good talk to and helpfull This room is run down, sink drain blocked. Used strong chemicals I bought. Sllow empty sink for water bed cover damage (personally a little fridge could be good for dairyproducts, bottlesof wateror canned drinks eg. Cola)

- Katherine (3/5): Shouldn’t be letting these rooms out as they are not fit for purpose - Nothing The room was freezing cold, the bed and pillows felt cold and damp, There was tea cups put out with tea coffee sugar & milk but NO KETTLE!! The towel rail was rusty & the shower had seen better days so we couldn’t use it. The hotel is set down a street full of foreigners whereas we thought at one point someone had been killed as there was a foreign couple arguing loudly then we heard a loud bang in which people came out of their house but we couldn’t see what was going on from our balcony. In the morning we got up early as we couldn’t wait to leave!!

People roaming around inside and outside of the building 24 hours a day. Had to push through hoards of people to access room which was very intimidating. Left after first night as teenage daughter was petrified. Noisy day and night. An argument broke out when we were there. The place is unsafe on all levels. AVOID at all costs. Asked for refund but was refused as property think it’s ok to use as multi purpose and not inform holiday makers.

The place was clean today and comfortable the host was very generous in letting us book in slightly earlier. Which was nice. Had we known that that don't do breakfast even though it was meant to bed and breakfast. We was told by the lady no breakfast we had to goto the cafe. But when we read the reviews others seemed to have breakfast their although it did specify it was bed only. Obviously they are also doing up the place and decorating or building work. The room and bed was comfortable had nice ensuite shower. And bed was quite comfy. Apart from no breakfast. The host was a nice guy. But If no breakfast is served at this bed and breakfast. Please it would be nice to update your page and alps on booking.com website. Everything else was OK. No breakfast. Had to pay another £20. 00 in a café tor breakfast up the road. If it is classed as a bed and breakfast but no breakfast it is a shock to know that before booking that way at least customers will know about this before booking. 0

- Мария (10/5): Unusual positive stay and great comfort and kindness, which happens not often. - 1. The host offered an extra bed for us. As we were not an ordinary group, 3 adults and 3 children. This is to make us feel comfortable.
2. The host supplied us with water bottles, toilet rolls, coffee, tea, milk portions, and sugar, so we are not running out of drinks. This is also to compensate, as the breakfast is not served at the moment.
3. On the last day, we had to wait for our train till 5 pm, and asked the host to store our bags. He kindly offered the reception space, as he knows the struggle to look after kids and bags. Not everyone can do this nowadays.
4. Every room has a Bible book. I did not read it, but it gave me a sense of being in the right place and the right people were hosting us.
5. The place is next to the main attractions, pubs, main street, rhe pier, and not far from the train station. All great, no issues

One sachet of coffee, one teabag, one sachet of sugar. Thankfully there is plenty of places around to get a decent coffee.
Not advisable to book breakfast. I can not judge on the food as I didn't have any, but the eating area didn't look that appealing!

- Claire (1/5): Don't stay here - Nothing Room wasn't clean. Mould and damp everywhere. Milk out of date. Socket hanging off wall, not safe. Broken chair on balcony. Toilet u bend black with damp. Smelt damp. No private bathroom when had paid for one. Had to use communal bathroom; due to having no hot water in our room. Shower in our room wasn't plumbed in even if we would have had a cold shower, we couldn't. Was moved rooms on arrival at the beach house. Taken to a different building on a different road due to apparently renovation work happening. The building we ended up in called the Collingwood was like a building site. No ceiling on corridor, covered over with a dust sheet. Walls full of damp, also attempted to have been covered over. Building/brick dust on carpet in hallway which we had to walk through constantly to access out room and the communal bathroom. Tried to complain, was told the boss was on holiday and out of the country. Got £20 refund the following morning, which we had to fight to get. Whole place is disgusting, not safe to even be open. Looking for a full refund if possible. An experince never to be repeated. The place should be condemned and shut down instantly for health and safety. When talking to another poor person who had the same experience as ours she also felt disgusted with the whole situation. Have loads of pictures of the place/conditions, but am only able to upload four on this review.
