Guest Reviews
- Barnaby (7/5): -
- Tracey (9/5): Really comfortable room with all the facilities we needed and perfect location for a night out in Cleethorpes. -
- Stacey (10/5): Staff was so lovely and welcoming we arrived early and wanted to leave our over night bag but we was able to check in 2 - Great location staff was lovely and welcoming Nothing
- lydia (8/5): Overall a pleasant stay and facilities were as expected for a budget B&B - Jean was very friendly and helpful. Superb communication. Location was great and very accessible to the seafront and town.
- Hammond (5/5): - The staff were friendly and helpful and it was close to where we needed to be The bathroom and toilet facilities due to toilet on ground floor wasn't in working order and a family member who is I'll couldn't climb the stairs to use the other toilets. Which meant he couldn't go.
- Stephen (8/5): Overall, an enjoyable stay greeted well and saw the owner of the next morning very friendly. The only one single thing I - For me, it was the location. It was clean and tidy and safe to stay in and it was a fair price for what I got. The only thing I would’ve liked was a shower in my room, which was probably my fault because I didn’t check on when I booked for the room. Nothing else really.
- Smith (7/5): -
- Carmen (6/5): - location was perfect
- Fiona (10/5): - The room was huge asked for twin room got 1 single bed and a double Nothing
- Ireland (10/5): Very relaxing - The staff were very welcoming and friendly. The room was very cosy and comfortable. Easy to get to from the main centre of cleethorpes. I will always try to use this bnb in the future No issues

- alisha (8/5): -
- Anstey (10/5): - It was very clean and very quiet
- Kirsty (5/5): Brilliant location - Ideally located
Close to all local pubs, bars, restaurants & shops
As well as the sea front and the train station The on street parking really is a struggle and surrounding streets are permit holders this isn’t (or I’ve not seen) stated clearly in the advert car park is just over the road further down from what I’ve seen
The property does have a sign to say it is been modernised/decorated and it does need doing
The room I had needed painted as walls was stained & poor set up too small draw units one a bed side & another a coffee/tea station a bigger desk & chair to get ready at with a mirror that wasn’t hung side of bed would be ideal
Overall it wasn’t bad for the night stay but couldn’t do longer
- Coster (8/5): Wonderful and we will be back - Arrived to a very warm and friendly welcome. Room was clean and comfortable will definitely return it’s so close to everything but also quiet around the property. Only a stone’s throw from train station.

- Christopher (6/5): Handy one night stay right by Cleethorpes station. - Location very good right by the train station and beach
Room was clean and tidy
Shower on first floor was good. Mattress on double bed in room 1 was very firm and bed frame creaky when you moved.
The place needs a bit of TLC, some furniture was chipped and a few things needed fixing here and there.
I thought there was a common area but not the case. We just had our room and shared bathrooms.
- Titch (10/5): - We love the location, the welcome by the host was fantastic, Made us feel very welcome also very caring, gave us a ground floor room as I have a disability. He couldn't do enough, loved it so much we booked another night as we felt so comfortable.we came back from a day out to find out room cleaned and bed made. We will be booking again if any availability, the shared facilities were spotless .the whole place is kept clean. Nothing

- Terry (1/5): It is not safe, misrepresented in advertising. It is not safe ! - Nothing. Subject: Feedback on Recent Stay
I am writing to express my disappointment regarding my recent booking at M Js Guest House for today, August 8, 2025.
The room did not meet the advertised expectations. There was no kitchenette as promised, and the windows in the room did not lock, raising significant health and safety concerns, especially since this is being used as temporary emergency housing. Because of this we had to leave without staying.
We left the property and placed the keys where instructed, and I would like to mention that we did not use the room or any facilities. Based on this experience, I feel compelled to share this feedback in a review.
I am still waiting for a refund despite messaging and speaking to person on phone.
Thank you for your attention to this matter.
- Cook (8/5): Good - I did not had the breakfast The shared bathroom
- Trevor (8/5): Very good - Everything was perfect
- Mrdevill (8/5): Very good -
- David (10/5): Exceptional - Generally everybody kept customer care and comfort their top priority Everything.was very good
- Beverley (9/5): Superb -
- Sarah (10/5): Brilliant 👌😍 - Everything The location was brilliant and very close by to all shops
- Wayne (9/5): Superb - Room was nice and clean. No en-suite
- Eve (7/5): Friendly owner, nice room, it was a shame that loud guests in the night kept us awake. - The lady who let us in was very nice and welcoming, and the room was large and comfortable with a full size fridge and a big TV. Location was 2 minutes walk from the station and beach which was perfect for a short stay with my 6 year old son. There was a group of extremely loud guests in the middle of the night directly outside our window, banging hard on the front door (which was right by our room), shouting, and playing very loud music. It was pretty intimidating and while i can’t hold the hotel responsible for their actions, there didn’t seem to be anyone around to stop them and it does put me off booking there again. I don’t usually mind a bit of noise, as I do understand that people want to have fun late into the night - but this was more than the normal noise levels I would expect.
- Braidley (8/5): Very good -
- Lesley (8/5): Great for want we wanted - The location was good
- Amanda (10/5): Ya can't go wrong with this little hotal. - The hotal is as central as it comes. Less then two min walk from beach and arcades. It was quiet and the staff was lovely. The beds was comfy and clean. Big tv. Ya really can't go wrong for price. This was my second stay there and no doubt won't be our last.
- Mr (5/5): Location was perfect. Property needs some big changes.shower was 3ft by 3ft wetroom - Location was perfect My 1st room given the door lock wasnt even fitted to the door so you couldnt lock the room from the inside. We had to transfer rooms.the check in i was asked to give a £100 deposit wouldnt take transfer wanted cash no reciept told returned on check out. Never saw the man again.
- A (8/5): Very good -
- Mark (5/5): One night only - The location was good Haven to share bathroom the room we originally had had water dripping from the ceiling which was going on the walls and we asked to be moved which they did also the parking is nightmare we had to park well away from hotel
- Colin (10/5): Exceptional -
- Mohammed (10/5): Exceptional -
- Chrid (10/5): Exceptional -
- Greenhill (8/5): Very good - That it was in the centre of town in cleethorpes The bedroom was 2 small .it was a little dirty beside the shower The furniture is very outdated and the room needed painting and bringing up to date .
- Kelsey (7/5): Good -
- Mogzi (1/5): Bad -
- Patricia (6/5): Pleasant -
- Ajpanda (8/5): Very good - Location was spot on, beds were well comfy My son who as down syndrome knew how to unlock the door from the inside which panicked me
- Michelle (10/5): Exceptional - Very friendly and helpfull. Close to everything and the beds were really comfy
- Connor (7/5): Good -
- Frederic (10/5): Good stay but not good value for money I think. - Great location next to all the restaurants and bars . Comfortable beds. Little bit old decor and need TLC in the rooms.
- Anonymous (10/5): Exceptional - Me and my husband wanted a last minute night away and they was very accommodating, they ensured we had everything that we needed and even checked in regards the heating as it was a cold night ensuring that we was warm enough, would highly recommend and would definitely be back We could not fault anything
- Joseph (7/5): Good -
- Darren (1/5): What stay??? STAY AWAY!!! - Nothing. Couldn’t get in. Rang the numbers on the window to let them know we was here. Neither excepting calls. Greeted by I’m guessing a resident. Didn’t have a clue what day it was. Said don’t bother as no one will come.
Had to book else where. Cost me twice as much to stay. Will NEVER try to book here. And had the pleasure of paying for the experience. Tried to send a message to explain but no response.
Never even look at this place again. Went to go to cleethorpes to meet my son and girlfriend for my wife’s birthday and took the shine off things initially as this was a surprise for her. Everything from what I saw.
- Chloe (1/5): Bad - Nothing it was freezing cold no heating at all not even an electric heater was offered!!! There was damp all in the walls the owner was so rude!! Wouldn't recommend at all!. All of it, it was freezing cold no heating at all not even an electric heater was offered!!! There was damp all in the walls the owner was so rude!! Wouldn't recommend at all!.
- Rachel (10/5): Cheap and cheerful - Bargain price, clean room, smashing staff
- Rachel (9/5): Cosy warm and cute value for money - Staff were super friendly & helpful
Room was super cute, cosy & warm with fresh linen & towels plus a lovely shower! Was super clean and homely just a little worn around the edges but still absolutely value for money and nothing I cared about. We had a great stay!
- Russell (9/5): Superb - Great location about 100 metres to the main street but the place was nice and quiet no traffic or noise the room was clean bed was comfy excellent value for the money Nothing to dislike
- Tia (6/5): Pleasant -
- Ireland (10/5): Exceptional - Lovely little guest house, perfect for a couple nights away. Close to sea front and shops also right behind the train station which is very handy. Staff are lovely and the rooms are clean and comfortable. Down a quiet street so no noise at night
- Jason (6/5): Pleasant -
- Lisa (8/5): Lovely holiday weekend.❤️ - So close to amenities, beach and train station plus shops, pubs and Papa's. Just noisy in hotel all through the night with people who may have had a drink, think this was just a one off,as we have stayed here 2 times now and 1st never heard a thing in the black and white room.
- Ken (8/5): Very good -
- Louise (3/5): It served its purpose at a budget price - struggled to find anywhere else for the date we needed. - A budget place in need of a lot of tlc.! Heard drunken residents singing loudly after midnight It didn’t feel like a holiday guest house more of a possible residential emergency accommodation. Overall very run down . Atmosphere felt unnerving at times.
- Maciej (7/5): Good -
- Laura (1/5): Bad - Nothing. There was no lights on the stairs and qe did mention this to the person that worked there and we just got oh well and was expected to walk up the stairs on a night in pitch black. The walls was really mucky and we had a look at the mattress and they was big yellow stains all over it and we couldn't turn the light off in our bathroom and was making a loud noise. We ended up booking in at a different hotel. I don't normally complain.
- Elizabeth (7/5): Review bed and breakfast - It was central in a good location The advertisement needs updating on booking.com as there were no breakfast facilities or pool room. The rooms did not have a fridge in it and wasn't ensuite. None of the doorbells worked you had to phone someone to come and open the door on arrival and departure who didn't live onsite. Also there was no mention of putting homeless into rooms which I'm not against but could of mentioned it tbh
- Marc (2/5): The advert that is on the booking website made it look more presentable than it was. - The area where the house was, was very close to the amenities of cleethorpes. The property looked unkempt and the room we stayed in didnt very secure.
- Clayton (2/5): Horrendous - Good location. Stood outside for an hour in the rain waiting for someone to check us in, we then had to wait while he phoned booking.com because he wanted us to pay a deposit incase of noise pollution . And then a couple of hours after checking in a received a phone call having a go at me for being in the wrong room (the room the owner put me in) horrendous customer service the staff are ridiculously rude and I can garuntee they do the deposit just to fleece people !
- Philip (3/5): Poor - Old mattresses on rear yard n wheelie bin overflowing....
Grass etc growing in the guttering...
Window catch bodged....
44mm fire doors fitted in a frame for 35mm fire doors.
Towel radiator hung half way up the wall but not plumbed in... 😭😭😭
A very very noisy guest in another room with the TV on extremely loud... I bared with it til 10.30 but then notified the staff, who took til 12.25 to tell them to turn it down....
Says book breakfast on arrival.... To be told we stopped doing breakfasts now....
Not a very good experience at all n I've not even mentioned the shower enclosure 😭😭
- Louise (6/5): Pleasant - The bed was amazingly comfortable, bedding was fresh, shower pressure and temperature was good. The location was brilliant. The room was quite dusty, and other residents didn't abide by the rule of quiet hours. The rooms weren't soundproofed, so we could hear other guests' tvs quite loud and doors banging. We had been out for the day to find staff had entered our room which we had no prior knowledge of and the only thing they seemed to have done was emptied the bins and opened the curtains which we had specifically left closed because of the heat. The bathroom door didn't shut properly. The bathroom light was on a sensor and kept cutting off all the time. The shower doors didn't fully close and the shower floor became very slippy and was quite dangerous.
- Jennifer (7/5): 1 night stay - Friendly staff. Ease of check in. Comfy beds. TV in room. Value for money. Great location No fridge. Worrys about possible bed bugs. No coffee. 1 towel each. Didn't get a chance to ask about breakfast, I actually forgot then couldn't find staff to ask.
- Ireland (10/5): Exceptional -
- Jenny (8/5): Very good -
- Mandy (5/5): Passable - Good location and clean but I found the decor to be in need of updating. It feels like a mismatched collection of various items, and the overall style is quite old-fashioned.
A refresh would definitely make the experience better.
- David (7/5): Good location but the room could di with dome tlc. - The location was perfect close to everything. It could do with some tlc.
- Kurtis (1/5): Needs a lot of improvements windows shower beds carpet the tv really disappointed - How close to train station The room was just tatty wanted double room and was presented with 2 single beds pushed together and additionally single bed
- Blackwood (5/5): Passable -
- Sarah (1/5): Disgraceful - The location was ok. Stayed here for one night 11/08/24 - 12/08/24. It was appalling. No sign on the property, looks scruffy from outside, downstairs window smashed, walls on stairs had stains on, the room was dirty, when we put the bathroom light on it kept going off and on looked up and it's covered in duck tape, bedside table was broken, most of the stuff that was listed to be at the room was not there. Cobwebs (big), door frames broke, hairs on bathroom tiles, Door didnt shut properly, took us a while to lock and unlock too, shower was dirty, hairs on bathroom tiles, the yard full of rubbish, the list is endless. We have tried to contact the property but they don't reply. We have decided to contact trading standards.
I have more pictures too.
- Debbie (8/5): Very good -
- Ryan (7/5): Good -
- Martin (7/5): Happy - Value for money Stairs to room
- Jil (2/5): Very poor - Bit of a sea view This b&b is more like a hostel spent most of night up waiting for a ambulance to come for 1 of people stopping their payed by the government.not a good place to take ur kids
- Ian (5/5): Passable - Convenient for amenities Very basic in need of refurb
- Arran (7/5): Good -
- Jenny (8/5): Very good -
- Sharratt (9/5): Would stay again - Fantastic location, only a short walk from the train station, beach and amusements, yet quiet enoigh to grt a good nights sleep. Room was comfortable. Would of preferred an en suit room but I'll make sure to request this next time I book. Shower was a little temperamental but the bathroom and room was nice and clean. Would of preferred en suit room.
