- Honor (8/5): Would Stay Again - I had a condo in the back and it was fairly quiet..not much street noise at all. Dog barking once in a while, hey its Mexico..deal with it..I have lived in Playa and this hotel was great for being so close to everything you could want and a great beach at the end of Constituyentes..You can beach walk all the way to Coco Beach north and Fishermans Wharf going south..gorgeous..The room was clean and maids were nice. Registration is across the street with a KOOX Hotel sign on the door so you wont be able to sign in for your room till you go across the road the staff was friendly and took care of me. I am a single woman travelling alone and felt safe..as I always do in Playa..
- Gloria (4/5): I did not like the shower, all water comes out. - The restroom was not working well, the shower and toilet. The shower was not working and all water came out to the restroom because there is no door on shower. There was a giant cricket in one of the bedrooms. The restroom was not clean. Will not stay there again for sure. But great location for night clubs.
- Bryan (8/5): Perfect location, great price. - Pros: Supreme location in the middle of downtown and very close to the beach. Best hotel in the this area, hands down. Cons: Blinds were broken and my door key didn't work, so I would have to have the person at the front desk open it for me every time I needed in. Staff was pretty unapologetic towards this.
- Derk (6/5): Hotel is nice, but needs improvements - Hotel was overall decent, rooms were ok, but A/C went out twice and hot water twice. Each time it was just the fuse, but each time inconvenient. The pool on the roof was nice, but SUPER small. We rented a car and the parking lot was a total disaster, it is below the building and staff park in the spots and in the middle of everything. We had to constantly ask to get someone to move. Shower in main bath was horrible and we also had to ask for towels the first couple days, until we tipped the room service. I would stay again, but I'd understand what I was getting into and not be disappointed with what I thought I was getting.

- Family of 6 (6/5): Very nice hotel, but horribly kept!! - This hotel was everything we needed, great location, affordable , 2bdrms, 2 baths and full kitchen! BUT The air conditioners didn't wrk properly, 1 of the showers was broken (sprayed water everywhere), the sheets were dingy, towels were old and stained and the mattress in the sleeper sofa was stained and unusable. the sheets were not changed daily, beds just remade.

- Shannon (4/5): Loud and dirty. - First floor guests partied until 5 am with load music and laughing. Hotel did not intervene. The hotel is located next to very loud discos. The bedding was dirty and even when asked for it to be replaced that didn't happen.

- Verified traveler (10/5): Great, but noisy - Place was great, very modern, very clean. Only downsides (with all other things as upsides) was that it was right in the middle of the busiest part at night, so noise until 3-4am and beds weren't exactly the most comfy.

Make sure you ask for extra blankets and towels while someone is at the desk, because they will not be there later, as stated. If something is needed and there is no one at the desk, there is a sister hotel across the street that should be able to help. Great rooftop! Beds are ok, not as comfortable as one would have hoped...
- rhonda (8/5): great location - steps to the beach, great breakfast on the beach, it is somewhat noisy at night from the partying but if it bothers you,, wear earplugs, great staff, thanks Jamina for your help, hot tubs not working small pool, GREAT VIEW from the rooftop!!will surely stay here again!! beats all inclusive places, just 1 block off 5th and near the ADO if you need it WILL STAY AGAIN!!! we were a group of 3 on a ladies trip ((sofa sleeper needs to be replaced it is no comfortable)
- Rodney (8/5): Nice suite. Just what we were looking for - Our flight arrived very early in the morning. The young lady working at the desk very kindly allowed us to drop off our bags at around 8AM and watched them for us until check in time. It was more like an apartment than a hotel which is what we were looking for. Nice rooftop area with a pool. Very close to the beach and central plaza area. We were able to walk everywhere. Just a few blocks from the ferry to Cozumel.
- Verified traveler (6/5): Put into a different hotel - I'm unsure how to rate this hotel since I didn't actually stay where I booked. When I got to the hotel I was told that there weren't any open rooms despite my reservation. They took me to another one of their hotels and while they did give me some money back, it was a really weird situation. I had to walk to the new hotel, even though I had paid to be dropped off at my original hotel. I think they should have at least driven me to the new place as opposed to walking with all my bags. Mostly I think they should have let me know beforehand. My rating is for the other place they put me in, which maybe is not as good as the original place, but I don't really know since I had to stay at the other place.

- Candice (8/5): Great hotel, great location - We stayed one night at the hotel before heading back home. The location is very central, right by the beach. The decor was very trendy and chic, although you could see a bit of wear and tear here and there but nothing dramatic! The room was HUGE we stayed there with our 3 children and they had enough room to play!!! Bigger than the condo we had rented beforehand. We will definetly rent there again!

The bathroom could use more towel hooks. We were on the first floor facing the street, we had two children and the noise from the clubs, alarms from cars etc. was very loud. I will definitely request a room in the back next time. I also has a few people say they tried to call , but I NEVER RECEIVED ANY MESSAGES
- dan (10/5): - Everything was great. Would be nice if the rooms towards the street were a little more insulated as we could hear music from the bars down the street. Music seemed esp loud 11-2:30 am and finally stopped at 4am. Otherwise the hotel was comfortable, has great service and a nice (small) pool on the roof with a great view. Hotel Is a block away from the beach and within 1-2 blocks of all the shops and restaurants.

- Verified traveler (6/5): Fine place but no amenities at this location - Price was reasonable for the accomodation- no water one morning, but it was fixed same day- missed having a reception area/lobby/or any seating to relax or hang out while waiting for shuttles or tour transportation or friends- had to sit on the front steps- pool was size of an extra large hottub. No actual reception office but the staff sitting at a chair and table were pleasant and friendly. Noise was a small issue for one of the bedrooms and not at all for the other- so we apprectiate the suggestion to get a room away from street side from a previous review. If on a budget, this is a good choice.
- Verified traveler (10/5): Inexpensive Condo in great location - Second time staying here, it is basically condos but not privately owned. Had full kitchen, nice living room with plenty of room and a great bedroom with balcony. So much cheaper then a condo with all the amenities.
- Ricardo (10/5): Perfect and Convenient! - We booked this apartment at the last minute and were thrilled with everything! The place was very clean and modern. The bed was comfy. We booked it because we used to live in Playa and wanted to have our friends over one evening for drinks and snacks. It was perfect for that. We are very familiar with the nightlife on 12th street and have been known to close the clubs down around 5am so we knew being so close, if we were not out in the party we would for sure hear it. I always bring ear plugs so this was not an issue on the one night we went to bed early. These are apartments so there are some actual residents living there so the rules about no guests after a certain time are fair. We did have those tiny ants in the kitchen and found a few in the bathroom but that is not uncommon and they are harmless. Just don't leave food out! My only issue was that when I went to use the hair dryer, it had a European plug on it and was burned so it was unusable even with an adapter. When I called reception to see about a replacement she was unable to assist. That was annoying since I had already washed my hair but I just knocked on neighbors doors and found someone who let me borrow theirs. The staff was friendly every time we spoke with them. I would definitely stay there again. It is super convenient to everything we like to do.

The rooftop pool view was amazing, but the pool itself was tiny, and there was no bar or anywhere to buy drinks at the hotel. Not too much noise from the clubs, but lots from other hotel guests.

- Al (4/5): First and Last - The title of review says it all. Won't be back. This is the kind of place where it very obvious that the owner/investors care only about their pockets and not their guest. Our should I say 'profit source" not guest. Never feel the attiontion to small and big details. Kitchen lack basic eithtials like coffee pot, and more. Privatecy shades that work. And the list goes on. The turth is, you get what you pay for. They were running a special price and it was just a place to sleep. To bad, it's in a good location.
- Tom (8/5): I recommend it. - We had to look for it the first time there. It had parking for small cars. The staff were good and answered our questions. Room was nice with kitchen. We were able to go easily to the beach and back and also to the pedestrian mall, 5th Avenue. The Mega store for groceries was a bit farther, but also walkable. The drain in the bathroom sink was broken when we got there, but was repaired soon after we mentioned it.
- Roger (10/5): great place to stay - Excellent. Great value with modern apartment, two bedrooms, three flat screen TV's, air conditioner outlet in each room and full kitchen- all looks new. Only downside- most rooms are inside with no view, but furnishings make up for it. Balcony is only available with"suite" in front or back. Location is easy access to beach and stores. Much better than most Cozumel hotels. Just the right price.

Cleaned.. Internet not fast like in the US but fast enough. Have no complaints 3rd time staying there and I will definitely come back soon.
- Verified traveler (8/5): Perfect location, beautiful views! - love this location and the hotel was beautiful, they upgraded me to a 2 bdrm 2 bath instead of a 1 bdr 1 bath without any extra costs. Only downside was a visitor rule where you could not have anyone over past 10 pm otherwise they had to pay a $30 "stay over" fee... Just a heads up for those planning to share a room with friends!
- Ek Pravasi (8/5): Overall Good Hotel - Pros - Clean hotel/studio - The fridge, and utensils provided were enough for family of 4-6 (for us 4) to make breakfast before heading out. - Near to 5th Avenue/shopping/restaurants - near to beach, so, we could come back in the afternoon, take rest ( especially good for families of younger kids), and go back to beach in the evening or to shopping. - safe - TV in all bedrooms, master and kids and in kitchen - Fans, and AC for all rooms. Cons - The location is very near to 5th ave clubs. So you hear the music going on in the night. (we were so tired, that me and my kids did not have any issues in the night). - The construction of hotel is such that there is no wind inside the room. We were at the back side of building. so, drying clothes was issue.
- W G (8/5): Great property, unbearable noise at night. - This property is excellent. New contemporary building. Staff friendly and helpful. The big problem is the unbearable noise from the nearby clubs making it nearly impossible to sleep. I am usually tolerant of nose but this is unbelievable. Goes to 4 AM every night. Hard to believe the City permits this. Close to beach and bars, restaurants.
- James (8/5): Great location, close to the beach and club zone. - Check in smooth, no problems. We got upgraded to a penthouse room as we requested a balcony. The staff were very accommodating. The maid service was as advertised. The apartment was very large and comfortable.
- Simon Love Travel (8/5): Not bad - The room is really spacious as expected, and there are almost everything provided to feel like being at home. But the bathroom design could be better, and biggest downside for us was that people can see everything inside living room and bed room through the window screen if they walk outside of the windows. The room we got was not noisy at night at all, and staff were friendly.
- C Larry (4/5): Just ok - We stayed just one night. We knew we would be in nightclub area. That was not the problem. Hotel seems to be young crowd. They were screaming and partying all night long. Staff seemed unable or uncaring to put a stop to it. Would not stay there again.
- Verified traveler (2/5): A very noise hostel - Impossible to sleep due to the club next to it (the walls vibrates with the loud music that last until 6 AM). To make things worst the other guests are wild 'people' that shout all night, smoke IN the lift, etc. the hotel staff seems to encourage this behaviour and cleaning only on the third day. Terrible experience although the room was very nice and well equipped. Real shame.

Good for walking to the public beach and surrounding area - however, very close to nightlife and was very loud at night. We had a front facing room and we were told to ask for the back next time (not sure how much this would help). Also, didn't have water on our second day (unsure how often that happens!). Luckily, we only stayed 1 night.

- Alex (8/5): Great value and location! - The hotel was modern, clean, and comfortable. It was located just a block from a strip of great bars, clubs, and restaurants. The staff was extremely courteous and helpful. Only reason that it didn't get 5 stars were a couple of unsightly fixtures e.g. Exposed plaster, uncalked shower head. Minor but worth noting. I'd highly recommend staying here.
- Johannes (10/5): Nice hotel, close to all things you need - The apartments is very clean and classy, the staff I very helpful. It is near to all major restaurants, and bussines you will need for your holiday. The swimming pool on top floor is truly the icing on the cake.
- Tiff (8/5): Nice place - My best friend and I stayed here for a couple days as part of a trip to Cancun, Playa, and Cozumel. The hotel was nice, clean rooms, big king size bed, flat screen tvs, and a nice shower. AC worked great and got the room nice and cool which was needed! Bathroom was a little dark and there was no hair dryer so bring one if you need it. Free wifi in the room, just ask for the password from the front desk. Easy walking distance to the beach or to 5th Ave. We had a great time. We also enjoyed going to the roof and sitting by the pool at night and watching the city lights. Service was good, only downside was we were not aware that we had to pay a security deposit on the room on top of paying for the stay itself. They put a hold on my card for $150 which did go away a couple days after we checked out. Not a huge deal but something to be aware of. Overall good experience and would recommend this place to anyone.

Close to the beach and 5th Ave where all the restaurants, bars and stores are located. Convenient parking on the basement. Tiny but nice infinity pool on the roof. A little noisy but at the end of the day we were so tired we didn't hear a thing! Only inconvenience is that rooms aren't cleaned every day. It would be nice to have a rack or place to dry wet towels and bathing suits

- Casanova (8/5): Great location for partying but close locations to clubs might represent a problem for early sleeper - The check-in was somewhat slow however they guy at reception provided a good and friendly service. He offered to change rooms as I didn't want to be on the 1st floor (which i don't recommend). The hotel was great overall, the problem is that it is near the bars and clubs so if you plan to go to bed early that could be a problem. The subwoofers can be heard. If you are planning on going out partying it doesn't get any better. The amenities are awesome too.

Get the room on a high floor if you plan to sleep early due to the sound that comes from the bars. Great roof top to admire the sunrise, relax having a drink at night and maybe get lucky to watch beautiful full moon. I will definitely stay there again !
- MT (6/5): Great option steps from the party - This property has all the conveniences of home and is right next to the main party areas of Playa del Carmen. My favorite feature was the 5 gallon water bottle in each unit, fresh spring water always available. Although I was there to enjoy the nightlife, this property literally vibrates from 10PM-4AM every night from the nightclubs 100 yards away.
- Roro (4/5): Unbelievable noise, dishonest front desk - When we arrived, the front desk (which was essentially one person at an outdoor desk with a computer and phone) lost my reservation for 2 bedroom unit. Entire hotel was booked. Expedia offered to place me at another hotel but Koox convinced me to stay in a one bedroom for one night then moved to a 2 bedroom "penthouse" for my inconvenience. I hated to unpack and repack, but they showed me penthouse and felt it was worth the headache. The next morning, I asked same front desk person if penthouse was ready, and he stated "Oh, I'm sorry...it's now booked. But we have your other 2 bedroom now ready". He essentially didi a bait and switch so I wouldn't leave the hotel and they would have to deal with Expedia in losing my reservation. I argued for a minute but realized it would of no use and we lost all leverage in now moving to a different hotel because the 2 bedroom was now available. We were now stuck. But here's the biggest reason I cannot recommend this hotel. All the other reviews were correct. The noise from the clubs down the street (about 150-250 feet away) was UNBELIEVABLE and it went on until 7am every morning! We had no sleep the first night and ended up buying ear plugs for our remaining 4 nights. At first I thought it was because of the BPM concert going on at the same time, but I've been to Playa half a dozen times in past 3-4 years and I know the music in that area is always loud so I can't believe it would have made much of a difference.
- carolyn (4/5): Too noisy as the night clubs play very loud music - The loud music played until 5am. Our room vibrated!! We were changed to a back room which was better except for the reception guy sat in the middle of the hotel lobby chatting up girls laughing until 2am. Also dog barking in one of the rooms. The first room included soap but when we moved and asked for soap the reception guy was put out as he was chatting to a girl and said not included!!
- jakub (8/5): Great location, close to the beach - Nice place, close to the beach but also next to three bars, so its loud at night, and its every night. You can really hear the music in the room.
- Gabo (8/5): Totally recommended. - You get more (so much more) than you would expect for this price! Clean, big, confortable and with good wireless.
- Ef (6/5): Nice but had some things - The hotel is very nice and in a good area close to the beach and night clubs. But it has a lot of humidity and tends to get a bit loud from the clubs ! Not their fault it's the authorities fault that let the clubs be soooo loud
- Verified traveler (2/5): They did not honor my reservation. - Simply, I booked the room. Got to the hotel and was not given the room I booked. They tried to put me in a smaller room, but with the kids it was not going to work.
- RC (6/5): Not for Grown Ups - Nice rooms. General service is marginal. NOISY from 10 pm to 5 am. REALLY NOISY. Consider the fact that your card is charged for a full stay the day you check in. Stayed 2 of 4 days, still waiting on refund of last 2 nights. If you are past the PARTY ALL NIGHT stage of your life and value sleep and good service, seek an alternative. Great fo
- KZ (10/5): Perfection! - It was four of us girls for a 4 day weekend (not our first time in Playa or Mexico) and we absolutely could not have asked for a better location, commodity, attentiveness, and just overall convenience! Walking distance to the best clubs/restaurants in Playa, super safe, and just being able to have your own apartment for the space and commodity is priceless. NOTE: This hotel is definitely for students/party people, not meant for you if you're looking for a quiet vacation spot( BORING, go stay at an all-inclusive close to the airport if that's what you're looking for!)
- Ricky (10/5): Close to everything!! - This is our second time to visit here. It is a nice newer condo. The only negatives were that they only clean once every 2 or 3 days and the music from the clubs boom until 4:00 a.m.
- D1 (2/5): Complete Nightmare - Upon check-in, our room contained stained dirty sheets and vile smelly towels. it took us several trips and phone calls to finally get something we'd be willing to use. The hotel and with it's “no noise” policy not only didn’t police any sort of inappropriate behavior, but established itself as a youth hangout for everyone and anyone to party, yell and scream without any repercussions whatsoever at all hours of the night The short time we had for our vacation was absolutely ruined by despicable and utterly apathetic staff who couldn't care less about anything. Please do not stay here under any circumstance
- Verified traveler (6/5): great to walk to the beach,very noise at night - Very nice place, Staff is great, views are good and location good to walk, BUT not good location to rest its near about 200 feet from calle 12 and which has lots of bars and discos so when you go bed and try to rest in the very nice and comfortable beds, it just happens to have a bid loud noise from the street that goes all nigth long until 2am
- Verified traveler (8/5): Nice New Condos - We really enjoyed our stay here. The room was large and clean. It is a newly built buidling about December of 2011 i believe. Only negatives were a small pool and music from clubs closeby was pretty loud at night. Be aware that the room is not cleaned every day but every 2 or 3 days.

- Verified traveler (10/5): Great hotel/apartment for all! - The apartment hotel was very comfortable and only 2-3 years old. We stayed there the week of 3/1/2013 and were pleasantly surprised when we walked in. Each unit has it's own balcony that is not accessible to others. The bedroom was large with paddle fan and flat screen TV. Bathroom was also large with extra storage space for luggage and clothing. Kitchen and living room with large dining table and eat at bar. Cooking utensils, plates and silverwear all supplied. They clean every 2-3 days which was fine for us. Reception staff (Rogelio and Christian) were very helpful and kind, there were others but we did not get to meet them. The apartment hotel was very quiet, although we did get noise from the local nightclubs, but were learned to shut all windows at night and run the air conditioner and fan to lessen the noise. All in all it is a great place to stay, one block off 5th Avenue, one block from the beach and in the vicinity of many restaurants. Don't overlook this property
- Gabriela (10/5): Great hotel close to everything! - Clean and spacious room, great location - close to 5th avenue, 2 walking minutes away from the the beach and from the bus station to everywhere (airport, Tulum), 5 minutes walking distance to the Ferries to Cozumel island). Walmart is also pretty close (5 walking minutes or so). Even if all the clubs and the crowded 5th avenue is close, the hotel is still quiet. Great experience!
- Unhappy Campers (2/5): Never Again - Despite my better judgement I booked Ko'ox without it having any reviews. It looked too good to be true, and it was. The location was great for dining, shopping, and the beach, but it was also directly in the middle of the nightlife. It LITERALLY sounded like our room had a DJ in it from 8pm- 5pm both nights we stayed (sat & sun). I specifically contacted them by email before I booked requesting a quiet room for our anniversary, and was assured we would be in the back of the hotel and not have any issues. False. Our room was on the 2nd floor, and our balcony was directly over the street. We heard EVERY car, every conversation, and every word and beat to all the music being played. Never been so annoyed. Room looked great, and was full of amenities, but there were ants non stop in the bathroom, the water filter leaked constantly, the sheets kept coming off of the bed, and they gave us 1 face towel, 1 hand towel, and 2 bath towels. I called requesting 2 more face towels and bath towels, because our sink faucet leaked every time you turned it on all over the counter and I had to use our towels. After several calls I received 2 face towels the next day and was told they could not give us any more towels that housekeeping came every THREE days, and they would give us new ones. I was livid. After a night of no sleep, by the 2nd night we called and the front spoke NO English and said to call at 9am. My bf finally talked enough broken Spanish to get us a key to another quieter room just to sleep in. Upon checking out we asked for them to call a taxi, and that was unsuccessful as well. The place looks great, and the pool and view were nice, but unless you are 18 and staying up until 5am this is not romantic at all. The customer service was awful. Do not make the same mistake I did. Read and trust the reviews.
- pianoman (8/5): Nice but noisy at night - I liked everything about the hotel and service except for the fact that the night clubs are less than a block away and the music starts at 10 till 4AM...techno crap. hard to get a good night sleep if your room is facing the beach. Book a room facing 5th ave for more quiet at night time.
