Guest Reviews
- Heekwan (10/5): - Excellent services and staff. Definitely want to stay again
- Maria (10/5): - It was a good decision to stay here, location is great, staff are friendly, breakfast was amazing. The fitness center did not meet my needs very small.
- Sharon Cho (10/5): - Imran was the best!
- Brigitte Van (4/5): - They have a building in construction just beside the hotel and I had to change 3 times room because of the noise because they work 24/24 7/7 . Also there is work in the lobby .all of this It should be mentioned before the reservation . The staff ( especially the girls ) are terrible !
- Shingo (6/5): - Businesses friendly
- Dale (6/5): - Very conveniently located as it is just a 2 minute walk from the metro station. The room was very clean and spacious. I asked the staff if they could help with booking an excursion but they seemed totally baffled and made no attempt to help which was really disappointing. I also asked some other questions about restaurants I could visit nearby but they didn’t seem interested in helping me. They also barely smiled whilst speaking with them. Overall the hotel was nice but the staff really need some customer service training.
- mohammed (4/5): - I didn’t like it
- Jack (6/5): - Only bad thing was the construction next door that extended all the way to 5:00AM !!!
This was in July, 2025 and I expect will last till end of the year.
- Misha (10/5): - Great experience. Good staff. Helpers were always on the corner
- talaa187 (10/5): Clean , Reception , Resturant , Quick check out . - Good location, good staff , I like it this experience , also the great breakfast .
The cleanliness like 5 stars . Thank you!
- KaizadS3 (4/5): Very Bad Room Reservation & Check-in process - I emailed, called multiple times & visited the hotel before my family could arrive at the hotel. The confirmation of the requested rooms was also given to me by the hotel reception. But when my family arrived the requested rooms were not given. In-fact the receptionist took 1 hour for checking us in. Finally post the intervention of the Maintenance Head we were allocated 2 smoking rooms. Our request was non-smoking. I had to stay with my kids in a smoking room for that night.
The breakfast at the hotel on day 1 was good but all the following days we had very basic and sad options for breakfast.
When I asked for an extension cord the hotel team did not understand my request and kept sending wrong things to us.
The bathroom door which is there in the shower area was missing in 1 of the rooms. This caused
I would rate my overall experience at a 1 out of 10.
- Maribeth (10/5): - Room is clean and comfy. Near to metro.
- Lourdes (10/5): - The kingdom tower just across the road, easy to get a taxi , room was clean
- Velimir (10/5): - All good
- Peggy (2/5): - This hotel was awful. I felt unsafe. Stay anywhere else in Riyadh.
- Richard (8/5): - My mistake, didnt realize ramadan was going on. Would of helped if they had a handout for westerners about where to get food, shop, sightsee during muslim fasting hours.
- Tourist07709779329 (10/5): Very convenient hotel. Highly recommended!! 👍🏻 - The hotel location is very convenient close to the metro & big shopping malls. Rooms are clean. Good variety food for breakfast. Also the staff were great.
I will definitely stay in this hotel if I come back to Riyadh.
Thank you all.
Highly recommended!!
- P6425TDahmedh (10/5): Lovely hotel with friendly stuff - I had the pleasure of staying at this hotel for over two weeks, and my experience was nothing short of exceptional. From the moment I arrived, I was warmly welcomed by the staff, who went above and beyond to ensure my stay was comfortable and enjoyable. Their professionalism, kindness, and attentiveness truly made a difference.
- Anna (10/5): - Perfect central location in Riyadh. Walkable, but also next to a metro station.
- nagiebm2018 (10/5): Awesome and relaxing stay always - I have stayed at the hotel previously and always return as the management - Mostafar and Rakan and the restaurant Manager - Mohammed - with their staff goes way beyond the usual to ensure the guest is provided the best service and comfort for every stay.
The rooms, bedding and essentials as well as the breakfast spread are all world-class and there is no more you can want during the stay there.
We booked for a week and one month later we are still there and look for nay reason to extend the visit
Thank you all for making it such a great and awesome occasion
- saikatm009 (2/5): Third class hotel, stay away - Third class hotel. Stay away.
One if the worst business hotel. From staff to infrastructure everything is not upto the mark. I asked for iron in reception and they let me wait long and long.
I just booked this hotel because it was near to kingdom centre but that was a big mistake.
Rooms are smelly, no ventilation.
- SHOHEI (6/5): - construction noise
- Saad (2/5): - Need more time to renovate
- Dr Mohamed Jama (4/5): Music noise at night on thurs and Fri - Load music on thus &friday.
- Mohammed (8/5): - Convenient area. Staffs are good, women fron staff should be bit friendly
- ALI (6/5): - Nice place to stay for a night
- Larno (10/5): - Friendly staff. Good location. Opposite Kingston Tower and mall.
- Cornelis (6/5): - Basic hotel. Centrally located which is convenient. Very clean, except window (outside) limiting the view. Problems with safety box, but technician came within the hour. Slightly overpriced.
- KANG LENG (6/5): - The hotel located in strategic downtown location, walking distance to Kingstown Centre and Olaya Mall. The hotel room is small, overall facilities is old and cleanliness to be improve. It is budget biz hotel ideal for cost saving only.
- tariqh475 (10/5): Nice - AFJAL ALI THIS MAN WAS VERY AMAZING , REALLY MANY THANKS FOR YOUR KIND SUPPORT, HE'S VERY KIND , WISH YOU ALL THE BEST .
The hotel is nice not that luxury, it's some how comfort, the rooms is quiet small in size , overall it was a nice trial in this hotel
- Ahmed (8/5): - Nice friendly staff
- mostafaothman3 (10/5): Nice hotel - It was a good experience as i stayed in the hotel for few nights.
The hotel staff are very friendly and attentive for all requests.
The room was clean and well maintained.
Definitely this is where i will be staying for my upcoming visits to Riyadh
- Joseph (8/5): - Business trip was good
- RajavelThiruvu (2/5): Ibis - an unwelcome Hotel - Just few days ago, I have rated Ibis at Olaya street as a good choice for lunch.
The restaurant is almost exclusive and quite often i am the only one who is having lunch there. Now, I know why.
The restaurant manager Mr. Mohammad. He is so rude even to the most polite and most regular guests like me.
There is this daily 'dish of the day', i take every day. 46 SAR with 1 soup and 1 main course, mostly a chicken preparation. To get a soft drink, instead of the soup -- I had to request for weeks after weeks and yet my request is denied.
Several men's good work can easily be spoilt by one man's behaviour. Strangely, in hospitality industry, every individual is the flag bearer of the brand and top management has to imbibe this thought deeply into ALL involved in running the establishment.
- abdulmalika735 (10/5): Thank you Rakan - Thank you Rakan, the Front Office Manager for your warm welcome and understanding. The bed was very comfortable.
Had an issue with reception telephone not picking for a while but Rakan was quick to resolve the issue when notified. I would only suggest the operator employees to be fully staffed during busy hours to ensure positive guest experience.
- S2591NSahmeda (10/5): ibis Riyadh Olaya Street - Dear ibis Riyadh Olaya Street
Greetings,
As an Accor Hotels employee, I would like to express my sincere thanks and appreciation for my distinguished experience at your hotel. The room was comfortable and equipped with everything necessary for the comfort of guests.
I would also like to extend my sincere thanks to Ms. Rabab for her good treatment and professionalism in providing service. She was kind and helpful in everything I needed, which added great value to my experience.
I hope that you will continue to provide these distinguished services that reflect a positive image of Accor Hotels, and I look forward to enjoying future experiences with you.
Kind regards,
Ahmed Al-Subhi
- Chaker El (8/5): - Nice location
- KUWAITNET (10/5): Outstanding Hotel for business trip - One of the best Ibis hotels that I have ever stayed in, the room was spacious compared to other international Ibis hotels, the bathroom also sized well compared to my room size and they give complementary tea/coffee/two small bottle of water for free. The Wifi was fast and accessible all the time i needed it to and the A/C is freezing cold :D
Also, they have dedicated parking for the hotel secured by CCTV cameras (although its very safe area) and the hotel located infront of The Kingdom Tower / Mall and at Alolaya street which is prime location for cafes and businesses.
I will never consider any other hotel when I'm visiting Riyadh next time, its cost effective and for me its 5 stars facility.
To be fair, the restaurant/cafe is normal compared to other 5 stars hotel but for biz trip its more than enough.
- Faisal (10/5): - Afzal Ali from house keeping was very helpful. Overall the stay was great.
- 829premp (10/5): Very nice place to stay - Overall very good experience staying in this hotel. Free wifi. I have met room cleaning and maintenance staff Afzal from India. He is very helpful and soft spoken. Breakfast in the morning is really amazing. Many Indian staff. Felt really comfortable and felt as if in Indian hotel.
- drpamelam (10/5): Great experience staying at Ibis Olaya Riyadh longer-term - This is the second time I’m staying longer-term at Ibis Olaya Riyadh. It’s been really great! All the staff are friendly and helpful, making me feel like family. In particular, Mahabub in housekeeping is fantastic, so thorough, conscientious and professional. The reception staff are great and Sarah always goes out of her way to help me.
The restaurant is good, I really enjoy the breakfasts. The staff are friendly and accommodating of my allergies.
The location is great, with the Kingdom
Centre right across the road which is great in the Riyadh Sunmer heat!
- Danjuma (8/5): - I like the location been opposite kingdom towers,
Kindly change some of the fixtures especially the bed and the reception chairs
- Jehad (10/5): - great staff
great area
- Jhett (6/5): - Rate is too expensive for this type of a hotel. Main entrance in the back is terrible. Staff could use more English skill. No bathrobe provided despite of my daily request. Electrical was not planned in the layout of the room - not good when you use the iron and iron board.
- Jun Kyeoung (6/5): - Very noisy in the room due to construction site nearby.
- Theo (8/5): Good enough business hotel. - Classic convenient Ibis. Right across the street from gate 1 of Kingdom tower. (The hotel entrance however is in the back side, you have to walk two buildings distance - just saying). Good enough WiFi. Good enough breakfast. Very basic gym. All in all fulfills its purpose if you have business in the area.
- Khamis (10/5): - Great value for money
- Jennifer (6/5): - The drilling from the building site next door started at 5.45am yesterday. Either close the hotel or agree a later start. It’s actually been a building site for several years now and needs sorting
- Sathit (6/5): - 2stars hotel, good location there are many restaurant and mall around the hotel. Good price value of money. You can grab an uber to airport with in 30 mins.
- Elie (8/5): - So far so good For one night
- Peter (6/5): - Clean hotel, just a place to stay
- Zaidon (10/5): Great staff - Wry clean great service rooms a bit small but good for the money
- Justin (8/5): Great place, great location - Hotel was easy to communicate with and check in and check out were efficient. Most front desk staff were very attentive and polite with one exception. Cleaning staff were wonderful and accomodaring. Just outside my wondow was a jackhammer that started at 7 AM and went all day. That, however is not the hotel's fault and hopefully that will be over soon.
- Verified traveler (6/5): Worst food ever! - I can understand this is a budget hotel and I have to review accordingly, but the food is way below average!
- Fadi (8/5): - No comment
- Salma (10/5): - Business easy and friendly
- Fadi (6/5): - N/..5(
- Moe (6/5): - Nice, clean, friendly staff good location and good price etc Only issue was the fridge door was glass and it had a light that stayed on all night. Also the AC controls were not the easiest to work with.
- BRIAN (10/5): - Ongoing construction is somewhat disruptive.
- LYNN (10/5): - Clean, quiet, and kind.
- Jeffrey (4/5): - This is a below standard hotel for the rate paid. Need to remember not to stay at an Accor property again. They are not welcoming and the condition of their property matches that.
- Verified traveler (8/5): Good hotel for business - It's a good business hotel with all your needs and clean. Good location too
- Manoj (8/5): - Decent hotel , overall experience was good. Gym really needs a makeover. Noise from passage can be very irritating. Better Doors can help it.
- alessandro (2/5): - The location of the Hitel at main highway street and there is a lot of work construction around you can’t sleep or do any work at all . Don’t waste your time or your money at this location
- Norah (10/5): - nice
- donna (8/5): - This hotel is clean with comfortable beds. Staff were helpful. Location is good. Only downside is there is construction going on next door, often late into the night. However, not sure there's much the hotel can do about that.
- Bayhas (6/5): Needs improvement - Overall it was OK. So much noise due to some civil work taking place near the facility. I needed to tell the reception every time I needed housekeeping. I also forgot to take an invoice for my stay and I have been trying to contact them for the last couple of days on their email and landlines without luck
- KANG LENG (8/5): Good location and budget hotel!!! - Room space, comfortness and cleanliness is average. Anyway, this is Ibis, as it brand associated with budget business hotel located in strategic location!!!
- Denise (10/5): - This is an ideally located hotel to explore Riyadh. Although it’s a little dated, it is very clean with some of the most amazing staff!
OKIEL from Housekeeping was exemplary and helped make my stay even better at the hotel with his kind and thoughtful manner - OKIEL is a truly outstanding staff member of this hotel!
On Reception was the wonderful RABAB whose dedication to her role goes above and beyond anything expected (thank you) together with her amazing colleague SULIMAN who is on hand with the biggest smile and friendliest personality to make sure all guests are happy and supported.
Overall, a perfect hotel with the best staff!
- Mike (6/5): Good location- good stuff- very noisy - There were a construction near by- wall to wall - we could not sleep well at all…………
But hotel team and especially the reception desk weee very helpful , smiley and responsive to our requests.
- Mohammed (6/5): - Average hotel, but it is getting old and needs to be maintained. The storage area in the room is too small. I like the location but because of construction it was very hard to get in and out.
- Maxwell (4/5): Not up to the mark - Checkin was disappointingly slow. Reach the hotel at 12.30 am and all you hope is to have a quick check in. The guy at the reception had other things to do. He was looking after a courier guy, returning a lost and found purse, while there were 3 of waiting to check in and he didnt even request us to hold on. There is construction happening next door, so drilling sound will start around 7.30 am. Kindly note. No toileteries or coffee/ tea bags were replenished though I was staying 4 nights. I unfortunately got a room in first floor, so there was no view or sunlight from the window. The bathroom drain was not clogged but the water will not drain fast enough when you use the shower,So much for the negatives. The internet was good, restaurant service was good, Room and bed were clean and comfortable. The location was good as there are many good spots for food and a mall is just across the road.
- Charles (8/5): Nice room and near restaurants - Nice room and near shopping and restaurants. The hotel was located just across the street from the skybridge.
- Hesham (10/5): Excellent value for money - The hotel is very nice, staff are friendly and helping. The negative is that the hotel door is on the back street, so you have to walk some 300 m to go to the main street (which is considerable in hot weather). Excellent parking space and very good rooms. It is in Olaya street which is a quite nice shopping area. Very nice rooms. We do enjoyed our short stay.
- Amin (10/5): - Very good
- omar (2/5): - Terrible
Construction beside the hotel
- Suhaib (2/5): - The staff just doesn't care, one of the worst stays ever.
- Raed (6/5): Good hotel with less comfort at this stage - Hotel is basic but fine in general. Clean and good location. The only major reason that effects the comfort of stay is the construction site that is just next to the hotel which is a site that works on 24 hours basis and uses hummer and loud equipment starting at 7 am. it was extremely hard to handle it.
- Donald (10/5): - I have stayed at IBIS in many countries. The hotel is well maintained. Eating three meals, is enjoyable. Food is great, service is excellent. I like the fact there is a big desktop PC at the lobby, I can use it for internet.
- Moe (6/5): - Property clean and nice, but phone not working in room, the Gym's TV was not working and not fixed even a day after staff were notified
- Verified traveler (6/5): Strong cigarette smell in a non-smoking room. - It's supposed that I chose a non-smoking room, but the entire hall smelled really bad, I needed air freshener before using the room, but other than the smell, it was clean. Rooms are small, I traveled with two big bags and the space is reduced.
- Karolina (8/5): 3 nights 3 rooms business colleagues trip - We reserved 3 non smoking rooms and inicially they didn’t had when we arrived but then they solved so all ok , had no particular problem , all as expected
- Michael (4/5): Disappointing and Noisy - Too noisy, doors banging all night, hotel staff making LOTS of noise as they walked past my room all night doing various jobs and then laughed when I asked them to be quiet. Overall, disappointing and would not stay again.
- Abdullah (2/5): - The check in was so bad
The reception employee refuse to do check in and it take long time it was a bad experience
- ala (2/5): - Ac mad electricity was off for more than 3 hours
- Ryan Gringo (10/5): - It's in Olaya yet surprisingly affordable
- Scott (4/5): - Part it is in Saudi. Poor seride quality and staff attitude and lack of facilities.
Probably as good as one can get in that country though.
- Hasan (2/5): - Ac not working and no hot water. Placed in a room out of order, which is known to the reception office, yet they have no clue and dont care about their customer suffering.
- Asmaa (10/5): - Was very happy with my stay! Employees at reception are extremely nice and helpful and the house cleaning is great as well. You cannot go wrong here at Ibis! 10/10
- SAEED (8/5): Good but could be better - I enjoyed staying in this hotel most part but few things needs to improve. My air conditioner had one level and engineer couldn’t fix it. The floor alarms went off two nights in a row because someone was smoking disturbing my sleep and staff didn’t do a nothing about it. I wanted an ironing board and waited for over an hour. But the positives were the hotel breakfast was good and beds were comfortable.
- Helmi (10/5): - Liked: location & cleanness.
Not liked: more amenities in the room.
Overall great for short business stays.
- Hazar (8/5): - Good
- Asmaa (10/5): - Great
- Firas (10/5): اقامة مريحة بسعر معقول - كما هي العادة من سلسة فنادق ايبس تكون اقامة اقتصادية وغرف نظيفة بسعر عادل مقارنة باسعار العاصمة السعودية ( الرياض )
- Hermann (10/5): A strong recommend! - Very clean hotel; friendly hotel staff! A great value hotel in a convenient location. Overall, a strong recommend!
- Verified traveler (10/5): - It's a standard Ibis hotel with standard quality room. I chose it for the location close to Kingdom Tower. There is also underground parking with direct lift to your floor.
- Abdallah (4/5): - It was ok, but the internet was very bad, never reached the room. reception and maintenance couldn’t fix the problem.
- BASEM (4/5): - many odorous issues from air-conditioning and bathroom
- Ahmad (8/5): - I like it but the old towels And the design of the bathroom is bad
- Shaheen (8/5): - Very good for the price. Clean rooms. Amazing location.
