- Verily Linda (6/5): - The units are quite run down, shower quite dirty. Pillows need to be replaced as they are stained and cover torn. Villa was not ready and we didn’t get there until 4.30 pm. Freezer was all iced up and milk supplied (UHT) best before was three months ago. Room was supposed to have been serviced every three days but wasn’t, though the land lady did apologise and asked if there was anything we needed done. We just requested clean towels. There are boards on the deck that are rotten and warnings on the pool deck not to use as unsafe. Dogs barked most nights. As we were only there to sleep we managed but won’t stay there again. Pluses were the complementary pawpaws on arrival, free wifi, beach towels and a hair dryer.
- Jeremy (8/5): - Budget accomodation with amazing views. Reasonably private and self contained with everything you need. Aircon was a nice touch. Location was great as you can walk right out the front to lagoon. Would stay again.
- Melanie (6/5): - The property is very tired and run down, pool looked awesome but had signs saying stay off the deck. We had linen, plenty of towels and kitchen essentials which was handy. Really handy to Muri and all the restaurants.

Very yummy Asian & Mexican restaurants just down the driveway and Muri night markets for food options if you don’t want to go far.
We will definitely pick this place to come back and stay.

- Charles (8/5): Great value and convenient to lagoon and shops - The Manea group of houses and cabins is down a driveway (shared with "The Flametree") off the main road so quiet and private. An older style of cabin (no. 5) set back a little from the sea front, with a large d'stairs room with an en suite bathroom, 2 king size beds, cooling fans and plenty of room; and two upstairs rooms, one with aircon and their own bathroom (therefore beds for a total of 8 people/4 couples). The kitchen was well set up with fridge, large stove and a microwave. The large sheltered deck was great to sit out on with 2 or 3 tables and easy chairs. I recommend you buy duty free at the airport (about $NZ30/litre of spirits Nov. 2024). Plenty of parking space. Just opposite and 50 metres away is "My Cousin's place" which serves excellent coffee and fresh made muesli and fruit breakfasts - highly recommended. On the main road and 200 metres away are a small convenience store and a smoothy shop. Many other shops and the night market are well within walking distance. Manea has a pool beside the lagoon and a selection of sit-on kayaks for general use.
We found it difficult to contact the manager when needed as her phone number seems to be the public phone on the outside office wall, but Wendy is on site most days and she is very helpful and friendly.
The resident dog, Jane, is a lovely old girl who appreciates a pat whenever you feel inclined and she acts as a sentry when you are out.
Not a flash marble-floored apartment but very good value accommodation!

The bus was easily accessed and cheap to ride. The accomodations left us feeling unsatisfied. We chose this place because of the amenities. However, the place itself lacked comfy sitting in the living area, broken pool chairs and deck chair They offered a lagoon view but cabin #2 which we were in had the pool pump shed in front of us which gave a limited view of the lagoon. We would have bbq'd but there was no fuel. You could not sit on the porch in the afternoon as there was no shade, a table umberella would have been usfeul. A few fixes and this place would be great. It's just tired...

Wendy is very friendly and very hospitable, she has always made sure we had everything we needed and was kind to let us do an early check-in and late check out due to a time mistake with our flight. We will recommend Manea, especially for independent travelers and the ones who would like a self-contained accommodation for a reasonable price.

Its no Hilton and could do with a spruce up here and there but it's got air conditioning in the bedroom, a wee pool, handy to the beach and shops. Don't expect too much and you won't be disappointed

- Hana (10/5): - Lovely place by the Muri beach, still a bit construction there but I was able to use the swimming pool and beach, free kayaks were provided. Wendy and Sharon who runs the place are two lovely women. There is a grocery shop less than 5 minutes walk, some restaurants as well. I would definitely stay again there.

However, we were not informed of the construction next to it. The pool could not be used nor the beach accessed because of the demolishing of the building next to the pool. The shower was cold; no hot water. Was looking forward to the pool and the beach.
- andreamN4158VZ (4/5): Think hard before you book - There are a couple of good points with this property, but they don’t outweigh the downsides. I’ve written many reviews over the years and try to always be objective to help others decide. By way of context we booked this accomodation last minute (2 days out) as our travel agent stuffed up our original booking so we didn’t really do enough research before confirming this place.
The Location
The property has direct access to the upper end of Muri beach (just around the corner past the rugby ground) and they provide a couple of stand up paddle boards and kayaks to explore the lagoon with. It gets quite shallow at this end of the lagoon so you really need to check when high tide is if you want to snorkel or swim.
It was nice to be able to walk down the beach and back each day to get food, but you will need footwear for the first part as it is quite stony.
The Accomodation
Because of the location being on the end of Muri beach, you are more in amongst residential homes, and it is quite noisy. There are many roosters which crow throughout the day and night, the chickens sleep under the villa and next door they are building a restaurant so there is a skill saw and hammering going from about 8 in the morning at the moment.
We stayed in the 3 bedroom unit (Unit 5) which definitely does not have the advertised specs of the other units and which the website and the travel agents confirmation mentions, e.g there is no rain shower, safe or TV (not that we usually want one on holiday). It said that it was renovated a month prior, but this still seems to be mid rennovation as it is very run down. The balcony and outdoor furniture especially are in need of serious repairs. Inside the furniture is also outdoor in nature and somewhat damaged. The kitchen cupboards are water damaged and sometimes nearly off their hinges. Unlike the other villas, this unit has glass louvre windows and some of the mosquito covers were broken or missing. Whilst the sheets were clean, the beds and pillows were very uncomfortable and one of the Kings was 2 singles pushed together. There are fans in most rooms and an aircon unit in one bedroom upstairs but it is broken.
Shared Areas
The photos of the shared areas on websites are quite out of date as these are also now quite run down, sometimes hazardous with holes in the decking surrounding the pool. The photos of the pool do not emphasise how small it is, it’s more a plunge pool. There are four loungers, with no padding and they are also somewhat broken. It is not really enough for the 7 units that they service. There is also no shady areas near the pool.
Services
Don’t expect much customer service. There was no transfer pick up from the airport so we had to pay additional $20 cash per person for a taxi. The room was supposed to be serviced on week days. It was serviced whilst we were out, but only twice about 4 days apart and this was just to drop off a couple of towels (not enough for everyone), make beds and empty kitchen rubbish bins (not the bathroom ones). Other than that we were pretty much left alone.
We saw the manager when we arrived and she was leaving at the time and did not see us to our room, just pointed to the direction we needed to go and said that the key was under the doormat. We also saw her when on our check out day where she kindly let us store our bags and keep using the beach towels for one last swim.
Wifi across the island is pretty unreliable, but it seemed more stable further down Muri beach than it was at this accomodation.
Overall, as the title says, think hard before you book, even if its last minute like us. We chose this place for the access to Muri Lagoon, but if the accom itself is important to you, you may be better off going further out and hiring a car.

- NoelB592 (2/5): Not a good look - What we wanted was a quiet villa on the waterfront at Muri. What we got was a single bedroom villa that was of a standard similar to a low grade cabin you might find in a New Zealand camp ground. We were appalled. The villa was falling apart, badly plastered, poorly painted, with lights either broken or too dim, no curtains in the bathroom, other curtains throughout the villa were dirty, and all fly screens were either poorly fitted or had holes in them. 'Clean' sheets were stained, and when replaced were no better. 'Clean' towels were covered in dirt stains and spots. The TV was one channel only and had rabbit ears pegged to a nearby curtain. The shower was damaged, the bathroom door was disintegrating, the fridge was a rusting hulk, all cutlery and crockery had to be washed before use, and our feet stuck to a tiled floor that had obviously not been washed for some time. Railing around the villa decking was in poor repair and would have collapsed if leant on, giving you a 2m fall to the ground.The villa had an overflowing septic tank beneath it, which stank, as you would expect, and there was no garden of any real description around the villa - immediately to one side was a mound of vegetation being got ready for burning on site, and immediately in front of the villa was a rough wire fence and a view of the next door property's backyard. It has to be said the view from the villa was appalling, and incessant dog barking at night certainly did not make it quiet. When Fern was approached she did nothing about it, saying she'd have things looked at after we left. For the price paid ($298/night) we were shocked at the standard provided and would not recommend this accommodation to anyone.

- Cadie (8/5): Great location, basic place with perks. - Manea on Muri is in a great location. You can walk to all the main Muri shops and sights. Close to the night market and there are groceries close by.
When we arrived the airport transfer did not show up and we ended up getting a ride with a friendly local. Not really acceptable as it was late at night but it did work out in the end as the key was under the door mat for us and the local contacted Fern the manager as we were on route.
The room is basic but equipped. Bed is ok. Shower pressure and temperature terrible. A cot was supplied free of charge for my daughter. It made the villa a little small but we managed fine. There are no stove tops or ovens in the smaller villas. The listing said there are but I think it must just be for the bigger ones.
Access to free kayaks and snorkel gear was really nice. We used them every day. Villas 2-4 have a tiny view of the lagoon as there is a property next door blocking the view. Pool was nice to have but we never used it as it was windier and cold near the pool most day and we snorkeled elsewhere on the island.
Fern was lovely and chatty. The housekeeping popped by daily with fresh towels but never cleaned the room. She asked but we always said we were ok.
- LeahM2187 (8/5): An enjoyable stay - We booked Manea on Muri at fairly late notice as it was the only family sized accommodation available for our dates. We were a little worried that it might be too ‘budget’ but we really enjoyed our short stay here. Yes it was budget accommodation, but it was spacious, tidy/clean and the beds were super comfy with lovely linen which is always a bonus. Little touches like bedside lamps, mirrors or wardrobes in bedrooms would have been great additions in making this accommodation just that bit more attractive. Wardrobe rails were in the upstairs rooms but not in the downstairs room. However what it lacked in luxury, it certainly made up for with its stunning beach views! The beach here is absolutely beautiful. The water is clear and not as full of coral or sea cucumbers as it is further along the beach where we visited a luxury resort that family were staying at. We didn’t use the swimming pool at all as the beach was just so inviting. Paddle a kayak to the adjacent island or walk across at low tide. Or just sit and watch the water - quite magical.
Fern the manager was very helpful via email in answering any questions before our arrival. The office is only open in the morning and as our flight arrived late afternoon, a key was left for us. We had trouble with some lights and the safe not working during our stay, but Fern got these sorted quickly for us.
We had the three bedroom villa (No.5) which was great for a family of four. Two upstairs rooms had a double and single bed in each room so could hold more people. The bedroom downstairs has a double bed. There are two bathrooms also. One of the rooms upstairs has air con and all rooms have overhead fans. There was no river view as it was overgrown. This villa was very private and quiet.
There were 4 kayaks available for use, two singles and two doubles. If you didn’t bring your own gear, there were snorkels, flippers and reef shoes to borrow which were in the laundry room.
Tap water is unsafe to drink on the island. Filtered water is available free of charge next to the laundry so buy a big bottle of water at the convenience store then keep refilling it for free on site.
Wifi is via a Bluesky hotspot. Data packs of varying sizes can be bought at local stores. We found this quite unreliable and the data disappeared unbelievably fast even though phones were barely used. There is a convenience store at the end of the driveway which was really well priced. They sold a good selection of fresh bread, milk, fruit, ice creams, cheese, chippies, biscuits, snack food etc.
The local island dogs are friendly and you might be lucky enough to have one join you on your kayak!
We would happily return to Manea on Muri.

After reading many mixed reviews we decided the good out weighed the bad.
Reception is only run limited hours. We found this no problem and our transfer knew what room we were in and showed us in (prebooked transfer)
The bungalow was very clean. It’s Rarotonga - you need to go with the flow. The tv sucks because no one goes to Rarotonga to watch tv. It’s not the hotels fault. Raro has crappy tv. Don’t blame hotel for it. (However it worked and we got a mix of NZ and Aus news channels)
The bed was comfortable.
We were travelling with an infant and portacot was provided free of charge.
Shower had better pressure than we have at home in NZ.
Outside chairs and tables provided and a BBQ with gas bottle.
We were in villa 3. We were told it was lagoon view (not front) and yes we could see the lagoon. See pic. It literally was a 20 sec walk to beach. No complaints from us!! Beautiful to sit on deck and hear water.
It’s not expensive. It’s middle road price. And it’s middle road standard. Great value for money. If you want flash go to the big resorts like pacific resort.
Yes some parts are tired and could do with a repaint. It’s Raro - you shouldn’t go there if you can’t handle island standards.

Great location!!!!!! Less than 5 mins to a mini dairy. Near rental cars and restaurants and easy walk to Muri night food markets.
There is lagoon front villas - but they are part of Manea on Muri.
The photo from our deck (taken from villa 3) and one in front of it is villa 2. And behind us was villa 4.
(Villa 1 looked like it was “garden view”) and they have another 3 bedroom villa set back a bit more by a small creek.
- O2669VJjasonc (2/5): Ocean view is a complete lie. Fern was terrible. - This hotel is all lies. There is no Ocean View, you'll get 1% of water view from your patio, and it's the swimming pool. If you happen to get the villas further back, you're screwed for good. Also, if you book the room for more than $100 a night, you should've just waited last minute.
Here are the details:
1. All the rooms used to have ocean views until the nextdoor neighbors built buildings and completely blocked the view with fences. Don't believe me? Ask the locals. This is not a new problem.
2. Fern, the manager is a manipulative liar who is very articulate and knows how to put you down if you complain. She'll make it seem like it was your fault for believing the room actually comes with an ocean view. She was actually fired by the neighbors after they bought the other half of the property (that actually have the ocean view). She knows what she's doing and it's disgusting that she keeps manipulating people into booking this property.
3. My neighbors only paid $100 a day instead of $200 a day because they booked last minute. Don't ever pay full price. Even half price isn't worth it, according to our neighbors. Their bathroom doors were broken and our place was not clean at all. No manager to be found on site. They visit maybe 2 hours a day and you're on your own, sunshine or storm.
Read the descriptions properly and look at the pictures. The title of the room on Agoda is a complete lie. Ocean view is a mental concept, the only ocean you'll see is if you walk all the way down to the swimming pool.
- traveller-eater (6/5): Not bad- but a bit of attention to detail required. - The bedroom of the bungalow was fine- had an air-conditioner and comfy bed- but that's about it. There were no reading lights - and a bed side table only on one side. There were a couple of down lights and a bizarre spot light. The living/kitchen area had down lights near the sink but otherwise only a strange wall-light that looked more like an outside light and was too dim to read by. Light over mirror in bathroom was burned out and no shelf in shower to put anything on. This could be made so much better with a few of thoughtful touches. 'Check-in' involved a number of frustrating phone calls for information as the office was unattended when I arrived and there was no note to tell me what to do -although the key had been left under the mat - as I was told when I finally got hold of someone who could help (the first person I spoke to kept insisting there were instructions for me on a white- board, which there were not). The pool was nice, albeit tiny- and over looks the beautiful Muri lagoon. There are kayaks - if you can manage to get them down (or even worse- up) a broken wooden rail a couple of meters to the beach, and a couple of paddles. There are also numerous snorkels, flippers and reef shoes to borrow. This could be SO much better with a little thought and TLC.
- chrislT6285UW (8/5): Gorgeous week on the Muri Lagoon - We were are a family of five, kids 12, 9, 7. Spent 6 nights in the River View. We had a great time. The villa is the furthest from the water of all the villas, but still very close, perfect in size for the 5 of us, and fairly well appointed. It is comfortable, but a little worn around the edges. The River notion is a bit of a joke, it's more of a heavily vegetated ditch. But the kids had hours of fun watching the land crabs scurrying in and out of their burrows on the bank.
Not much beach immediately at the property itself, but plenty of lounging space on the water front deck by the (fairly small) pool, and adequate snorkeling equipment and battered but functional kayaks. There is an ancient looking washing machine available for use, but we didn't need it whilst there.
The location is fantastic, close to all the activities on the lagoon. The local stores are a bit limited if you are trying to do as much self catering as possible to save a bit of money, especially if you don't have a hire car. But we managed satisfactorily.
Fern the manager was super friendly and all cleaning crew serviced the villa every other day. Probably hard to find better value for a family in the area.
- MadlyGlobal (6/5): Beautiful spot, bit run down - This is a gorgeous spot on the lagoon, different sized units for bigger or smaller groups.
We were in a big one (not on the water) and it was perfect for 6 of us. Kitchen, balcony, lounge etc.
The pool has a beautiful view but the area is a little run down. We stayed over a week and didn't get our unit serviced.. we weren't too bothered but once would've been nice for fresh sheets and towels etc.
Snorkelling gear provided, communal laundry by coin donation and kayaks. Walking distance to restaurants, night markets and shops. Great location.

I stayed in villa 3 just one villa behind the beach. The place was very clean, with a well equipped kitchen and separate bed and living rooms. Drinking water is provided for free and and so are cloth washing facilities.
The location at the Muri Lagoon is also great, next to couple of shops and the Muri Night Market.
In addition a special thanks from me to the Manager Fern who was extremely friendly and always ready to help!

Nice and clean, big 3 bedroom. Cool downstairs, hot upstairs, air con in only one of the two rooms upstairs, so open the windows, put the fans on etc.
if you’re after a clean, cheap, big house for a group who can handle no air con this is for you.

- Julie170473 (8/5): Great location and enjoyable stay - My husband and I stayed here for five days in November with our 12 year old son. We were in a one bedroom villas, and although it could do with a good tidy up as some things were a big rough, it had everything we needed - Aircon, good size fridge, deck with BBQ, clothesline, free snorkeling gear and kayaks, plenty of towels plus beach towels as well.
Considering the location, being right on Muri Beach, and and easy stroll to loads of restaurants and the night markets, I think we got excellent value for what we paid, and would recommend to others.
The washing machine was free to use, which was great, and you just needed a gold coin for the washing powder.
The pool was small but in a lovely spot overlooking the beach, and was clean and refreshing, so we all made good use of it. It was lovely relaxing on the loungers poolside, while looking out to the gorgeous lagoon.
There were lots of local dogs that visited (like everywhere in Rarotonga) and they had such lovely personalities, we all fell in love with them. Behind our unit were also lots of coconut crabs which entertained us as they crept out of their hiding holes to find food.
If you’re wanting to stay somewhere quiet and self contained, but close to shops, scooter/car rentals and lots of great eateries, then this place offers all of that and is great value.
- KGABM (8/5): Great location in Muri - We were visiting Rarotonga for the first time for a family wedding. We had family in two of the Manea Villas, and the location worked really well for us. We were in the Garden View villa, so not lagoon front, but very easy access to the pool and lagoon around a short path. Our room was neat and clean - excellent air conditioning, and a fan in the lounge. Even with arriving in the middle of the night, we had a good transfer from the airport, and found the key where we were told. Fern and the team were super friendly and excellent at passing on useful local knowledge. We would stay here again with our family.
Having the kayaks and snorkel gear free to use was great, even water shoes if you need them.
- 698karlk (10/5): Quiet, Relaxing Stay - I stayed at Villa #5 and this Villa is well equipped. The area is quiet and safe. I feel this area will be great for families with children. Fern, who is the property manager is the best host by far. She is always welcoming in every way. Although the office hours are very limited, when you stay at this island, you will understand why. Fern and her staff is very polite, pleasant to talk to and will always get things right for you. The other bigger villas in this resort do need some remodeling but the smaller villas like the one we stayed seemed to be updated just recently. Book here and talk to Fern. You will enjoy your stay.

- Meisxie (6/5): Great location & friendly staff - The best things about Manea Beach Villas is its location & friendly staff. We stayed in a garden villa, basically a 20 second walk to the pool & beach. Right in the heart of Muri Beach, the night markets, Sails Restaurant, Deli-licious (great coffee & food) are all within walking distance. There is also a bakery nearby that does different salads each day, 10 minute walk away Moorings Cafe - a must for lunch.
The cleaner was super friendly and helpful, as was the pool-cleaner/maintenance person.
The villa itself - loved the large space. However, it is very tired looking and in dire need of a makeover. The villa had a musty smell to it, especially one of the bedroom's closet. The shower - hit & miss. Either extremely hot .....but mostly would go from hot, to freezing cold for minutes on end. Cannot complain about the pressure/flow, which was extremely good. The bed linen & towels even look a tad dodgey and need replacing.
The worst thing about staying at Manae Beach Villas - the roosters don't seem to sleep, lol. Plus the neighbouring property with restaurant singing Tom Jones songs at some ungodly hour (double lol).
Done up, this property would be awesome....probably come with a hefty price tag too though.
PS. Weather not that great so did not swim in the pool as the water was too cold. Would imagine in summer it would be nice to swim & sunbathe on the sun loungers
- AngieW1513 (10/5): The best place on the island, would definitely return here, beautiful - We stayed at a few places on our recent trip to Rarotonga and this place is worth returning too on it's own. The hostess is wonderfully friendly and helpful. The villas are beautiful, the staff on site are great and the location is absolutely perfect. Walking and swimming to the neighbouring islands was brilliant and the whole atmosphere in Muri was relaxed and accommodating. This quickly became our favourite region and was great for food (eating out and BBQs at our villa), scenery and local amenities. 100% recommend. Thank you Fern :) xxx (and Tuesday :) xxx)
