- Therese (8/5): Charming and comfortable in a great walkable area - Room was super clean and comfortable. Considering it’s a historical old Florida Inn, it’s in very good shape. The lady that runs the place is absolutely wonderful. Only complaint was the noise from the band downstairs…but we are old and go to bed early, years ago that would be a perk not a complaint.

My stay at the Florida House Inn in historic Fernandina Beach was absolutely wonderful! From the moment I arrived, I was welcomed with genuine Southern hospitality and warm smiles. The inn is full of charm and history, perfectly located for exploring historic downtown Fernandina’s shops, restaurants, and waterfront.
A huge shout out to Julie and Emily—they went above and beyond to make my stay special. Their kindness, helpfulness, and attention to detail made me feel completely at home. And I can’t forget the inn’s sweet, friendly kitty cats, who added an extra dose of warmth and charm—what a delightful touch!
I truly loved every minute of my visit and can’t wait to come back. Highly recommend the Florida House Inn for anyone looking for a cozy, welcoming, and unforgettable stay in Amelia Island! 🏡🐾

The pics online don't do justice - the room is 10x12 (should be disclosed in add) with barely any room for two bags. Continental breakfast was almost 9am (innkeeper late arrival which she told us on arrival) and food/experience was marginal compared to other BNBs and budget hotels - cold bagels in food service bags and a luke warm frozen quish that needed to be rewarmed. We checked out early on day two to get on the road - when asked if we could get a bag for the next morning with some items, the keeper said no takeout was available showing no desire to accommodate us as guests. The property is quaint but old and is behind on many repairs - exterior door didn't close; musty; light in hallway was a table lamp that violates fire code; very weathered steps and walking surfaces; old/creaky beds; no room thermastate; and thin walls. At a $30++ premium to the Hampton Inn nearby serving a full hot breakfast, we won't stay again. This place has potential but management needs to step it up!

Check in and check out was very easy and convenient. The Innkeeper Julie (juju) was one of the nicest people I e ever met in the hospitality area industry. Will definitely come back!

Live music was fantastic but quite loud until 10:30 p.m. Fabulous central location for walking for meals and entertainment. A fussy person who expects a refined experience will be disappointed. Personally, I knew what I signed up for and my expectations were met. Did not try the breakfast because my business meetings started at 7 a.m. and included breakfast. Hotel breakfast is between 8:30 - 9:30 a.m. which is fine for tourists. I'll stay there again but I'll ask for a room away from the live music. I go to bed before 10:30.

- Steve (6/5): - Convenient that it is downtown and close to shops and restaurants, however, it is naldo right ext to the green turtle bar (same owners). The bar’s outdoor bands play loudly until 11 PM and the bar itself closes at 1 AM.
Staff personnel here are nice, yet there is very limited staff, typically one person who is available from 10 AM to 5 PM. Property is in dire need of some TLC from every facet.
Although our room was small, it was sufficient for our needs on this visit. The bed mattress itself was quite uncomfortable and in need of replacement. Lots of outdoor cats roam the grounds.

- Jessica (8/5): - The room was comfortable. It’s a great place to stay if location is important. The biggest issue we had was lack of storage, but the bed was comfortable and the staff was attentive and super helpful.
Parking was a bit of an issue. Their lot is not large and there was a wedding one day so all the spots were taken. There IS a public lot right next to their lot, but it was small and filled up quickly as well.
Overall, we would stay here again.
- Fergus (10/5): - This Inn is very comfortable and unique. Lots of history. The continental breakfast was better than average. The quiche was outstanding. Julie is very attentive and helpful. The hotel in right in the Downtown so you can walk around and get lunch, dinner, shop, get a drink, listen to live entertainment. The place is old so you need to accept the imperfections but all that it has to offer outweighs the imperfections.
- Stacey (8/5): - Beautiful centrally located B&B! We love how they preserved the charm of this home. Staff was amazing! The Inn keeper even moved her car so we could park, because the lot was full.
It does need some upgrades to some of the rooms. One of the light covers was broke with sharp edges in the bathroom and 3 lightbulbs were blown In the bedroom. We didn’t report those things, but I’m sure if we would have let them know they would have fixed it.
- Verified traveler (6/5): Best location in Fernandina, old, old building. - Great location in downtown Fernandina, popular night spot right next door. Good linens, comfortable bed. Minimal bath products provided but was given bar soap and tissues when requested.If you like old, historic structures you might like this be aware it was built in mid 1800’s so the rooms are small. A/c is overactive and there is no control in the room so take a jacket. The only comfortable chairs are in main parlor. Building is showing it’s age. Pretty sure floor in room is original. Quiche was provided both mornings, otherwise breakfast consisted of store bought bread still in the bag, coffee and one fruit - some form of melon. Staff was pleasant and helpful.

Right downtown so we never needed out car for three days - -great restaurants, shops, activities to walk to. Plenty of chairs on the porches and sitting in the jacuzzi tub every night was terrific. Place right nextdoor had good bands on the weekend; no need to leave property for fun. I liked it!

If you want real peace and quiet it is difficult with the bar and music right next door but we managed. Thank goodness the A/C worked! I loved everything else, it being as old as it is. - Liz (10/5): Cute Historic Inn - The Florida house Inn is very charming house. The location is great, right in the center of the town. It’s about 5 minutes drive to the beach. The front desk personnel are very friendly and helpful. Our room got upgraded to a much bigger room once there were available room.

- lindaj519 (4/5): Past shabby and not well looked after - We were given a very sub par room. Large cracks in the wall, a bathroom vanity with the entire front drawer missing, exposing the sink. The windows were old so the band at the bar next door was like it was in our room. The smoke detector had been ripped off the wall. We complained - which we never do- and asked to be moved to another room that we found empty. They were willing but not til our second night It was in better repair and quieter since it was at the back of the inn. The inn was unlocked and unsupervised all night We are ok with a little shabby as long as it is comfortable,quiet and safety features are there. This place is past it's prime and not recommended.

We are locals, stayed there for New Year’s Eve, and ended up leaving at 5:00 am to go home and get warm. Would not stay there in the summer with only a ceiling fan. Was told someone would be at the front desk until 5:00 pm. Got there just after 4:00 pm and waited almost 15 minutes for someone to check me in. Nice place but for the price will not stay there again
- C4990BBmiriamr (2/5): Disappointing stay - Location is the positive aspect of the Florida House Inn, as it is located in the center of town and in walking distance to the boat landing.
But the Inn needs an update in service, rooms and attitude.
In Sept 2024, we picked this property as we were scheduled to meet on Dec 27th with friends who were on American Cruise ship. The walk from the Inn to the pier is less than 5 minutes.
From the time we booked to the day we arrived, the Inn never reached out to us nor responded to our calls or emails. Since we were delayed in arriving for the 3 pm check in, we called from the road and luckily, Julie, the innkeeper answered the phone and confirmed our room would be ready.
When we arrived the Innkeeper was busy on the phone and a man took us to the room and gave us the standard welcome envelope and the keys. We were advised about the complimentary breakfast scheduled for 8:30 AM.
The rooms are simply furnished - in our room we had a bed, 2 end tables, TV linked to Roku, and a bench at the foot of the bed, and a wardrobe. The toilet is in tiny room with tiny wash basin and the shower is along a wall of the room.
We questioned the cleanliness of the room as we noticed black mold on the lower part shower wall, on the shower head.
We opted not to sleep under the covers and slept in our clothes as the room was cold and we were unsure on the wall unit for heating.
The wooden floor could use refinishing.
The major negative: our room was adjacent to the Green Turtle Tavern courtyard with live music that played to midnight and the guests who sang, spoke in loud voices or hang out by the balcony of our room and continued their loud conversations.
The complimentary breakfast scheduled at 8:30 AM was basic - coffee juice fruits and freshly baked quiches, served rather hurriedly by the innkeeper and her staff.
We stayed one night and that was enough for the experience.
- Jeffrey (8/5): - We have stayed at this venue many times. For major holidays/events- it is close to everything. Park your car (assuming you get one of their parking spots- first come, first served) and put your keys away until vacation’s end! Best hotel for music/bars/dining. I recommend the on-site bar (Mermaids) for quality hand made beverages. Paul & co. do a great job. For music, the Green Turtle is next door- with great performances/fun/dancing/cocktails.
The room prices are low. The rooms are small. But with everything going on- who stays in the room?
This is the place to stay for a taste of 1800’s nostalgia in the middle of everything. The stairs can be daunting, and some rooms are very small, with questionable T.V., little storage and tables. For a weekend trip- well worth it for the experience.
- Olga (4/5): - The property can be very cute but property Instaletions very poor , breakfast which supposed was included was very poor , the restaurant where breakfast for the ones was included looked like the dinner of the employees, total separate from the regular restaurant , the days there were very cold freezing the heat of the room did not work well, we had to check out early even this was a problem as I told them I would live the fallowing day the Manager decided to check me out same day even they refund my money the communication was very poor. Definitely we will not recommend this bed and breakfast and will never stay here again.
- Happiness790339 (4/5): Christmas get away - Historic house in the center of the tourist area. Bars with bands all around the inn. A variety of rooms available. Ours was small, musty, noisy and had mildew or mold on the ceiling.
If you can overlook some much needed maintenance issues, the setting is interesting.
- Miriam (10/5): Quaint Step Back in Time - The hotel is a step back in time - laid back and very nice. It’s convenient to everything. HOWEVER, if you’re looking for quiet before 1 am, make sure you do not reserve room number 8. The Green Turtle Tavern is next door with live entertainment till 11pm, and closing at 1am.

Dust on surfaces, dirt ring in bathtub, etc. No shower curtain or door on shower letting water spray all over the bathroom while taking a shower. Green Turtle Tavern is directly next door and extremely loud with live bands until 1 am. Also note, none of their rooms are equipped for accommodating more than 2 guests even though the description on different travel sites say differently.

The staff was so welcoming and hospitable. They provided recommendations for restaurants and things to do while waiting out the storm. Location was right downtown with lots of shops and eateries. Even had afternoon treats for coffee and tea!!
The hotel has great charm. Will definitely visit again.

Problems:
Noise from adjacent outdoor bar. That wasn't terrible, but they went past the time they were supposed to stop.
Drunks had access to roam around the Inn, outside and in. They would come from the outside barand roam all over the property. They had no business in the hallways where the rooms were, and should not have had access.
The bar inside the Inn was noisy, and was small. It was open for anyone to come in from the street.
Again, this is listed as a Bed n Breakfast, but it's not any more than a few rooms that literally can be accessed by EVERYONE.
This calls the realistic safety into question.
I will say, the staff that I met was extremely helpful and courteous.
I would stay here again if the access was limited to actual guests and not every drunken individual from on the street.

- H4128SEjoans (10/5): Fun, relaxing, get away - Julia, the manager, was the perfect hostess. I started each day with my coffee on the front porch. There is free coffee and water all day in the front room with comfy couches. Breakfast is at 8:30 and includes fresh, flaky danish, a delicious egg dish, and so much more. The location is the perfect place to explore if you are walking. We parked in the private lot and didn't need our car until we left. There is a bar for the perfect ending with live music next door. We took our own beverage and had a private party on one of the several patio's. The beds are soft and the pillows are fluffy. The shower is big enough for two. I'll bring my husband on my next visit.Julia recommended several places to visit, including the local craft fair. It was a fantastic trip and I'm already planning my next visit. Julia went the extra mile to be sure that each quest was treated like family.
- Ariana (10/5): - Very nice room. Bed was high so a little diffcult to get in at times. Wish there was two chairs in room instead of one. If you don't have privacy issues, as not a real door on bathroom, was very nice, huge tub. AC was very good. Make sure you can do stairs as no elevator. Very relaxing vacation.
- Verified traveler (8/5): - A nice place with a very friendly and helpful staff. Two small areas of concern: first, the bars of soap were WAY too small. Second, we saw an almost-dead fairly large cockroach on the floor outside our room one morning, and on another occasion we saw two smaller ones (also almost dead) in our bathroom. It's Florida, so that's not really a surprise, but still...
Front porch is great for sitting, reading, watching the area come alive early in the morning, etc. Breakfast was good, especially the sausage. The location couldn't be better...just a half block from the center of town.

- Mary (10/5): - We have stayed there 3 times and always go back. The rooms need a bit of upkeep. The hotel is 170 years old. I love that we can sit outside and listen to the band next door. (they stop playing at 11pm)

- Karen (8/5): - Love this place, but its not in the greatest condition. Upstairs decking was extremely slick after it rained, which lasted well into the following day. Had some large ants the first night and termites the second night (just so management knows). Otherwise, its a great place to stay in the heart of town, with clean rooms and a welcoming atmosphere. Mermaid bar was great - small and friendly.
- Michael (8/5): - Overall a great area, the green turtle bar next door had great music, the included breakfast was all self service of bagels and quiche, they did not supply enough towels for 2 days and when we asked for more towels the innkeeper said ok but I had to call later in the evening to get them.

- Jesse (10/5): Sweet weekend getaway - We loved our stay at Florida House Inn! Check in was easy with arriving after hours. Keys left in envelope at front desk. Our room was very clean and comfortable, and surprisingly quiet. Convenient to all downtown fun! Perfect for a quick weekend getaway.
- Michael (8/5): Excellent and beautiful inn - This is a absolutely beautiful property and our small room was charming, very clean The only downside is the very loud late night open air bar next door and the noise level in our room well past midnight made it feel like we were literally in the bar ourselves.
- April (10/5): Quaint, Rustic and Romantic - Quaint B&B with delicious breakfast quiche. We listened to the live music each night from the 1st and 2nd floor porches. The ice machine on the 1st floor was great as we made some cocktails and relaxed outside. We had a jacuzzi room which was a throwback to the early 90s but this is a Victorian home from 1857 so we didn’t expect 5* luxury upgrades this trip. The bed was also comfortable. We saw a rehearsal dinner at the on-site restaurant which was beautiful. The grounds were gorgeous and in the evenings felt like we were in a mystical garden of sorts. Coffee and bottled water provided throughout the day/evening was convenient. Prime location in the heart of downtown about 2 miles from Fort Clinch State Park. Finding street parking or parking in their back lot wasn’t a problem. Overall we found this B&B to be charming and had a great time.

- 1968KellyH (6/5): Great place to party just don't sleep there - A lovely property listed on the National Historic Register. My husband and I stayed in room 7 (railroad twin). While the room is quite small and has yet to be fully renovated it was still adequate and the beds were comfortable. It is perfectly located in the Historic District making most places a quick easy walk. Unfortunately those are the only real positives. The Inn is situated next to The Green Turtle Tavern which the owners of the inn also own. The Inn also houses The Mermaid Bar which is open Thursday -Saturday. The tavern has live music every night until 11 and customers spill over onto the inn property. Room 7 is on the tavern side and we literally had people standing right outside our window. The outside doors of the inn are left unlocked unless guests lock them (guests are given a room key and outside door keys) and while we locked the doors at night during the day the door right by our room was routinely left ajar. The noise level from the tavern and bar made sleeping impossible until well after midnight. I did finally talk to a member of staff on our last night; this was the first time anyone had been available in the office since we had arrived a couple of days prior. She was very nice and did move us to a queen room in the front of the inn on the opposite side of the tavern. The noise was somewhat diminished and it was a bit safer as it was on the second floor. They do offer a complimentary breakfast but be warned that it is more of a Continental style breakfast not a full hot breakfast. Leddy's Porch, also run within the inn does serve brunch Thursday -Saturday and guests get a 10% discount. The Inn is sadly an afterthought as the main focus is the Mermaid Bar, Tavern and Leddy's Porch. Great location just don't expect to get much sleep.
- 614blairh (6/5): Historic, central location, and could be fun. But just know what you’re getting into. - My review is much like others. I wanted to like the Inn, because of the history and the central location. You can walk the whole historic district of Fernandina Beach very easily. Parts of the Inn have been renovated, but it’s a work in progress. I have stayed in other historic properties and they were kept up a lot better.
The upside is that when we did finally encounter staff, they were very nice. We had read other reviews and knew the Green Turtle Tavern next door had live music pretty much every night until 11. We were in Railroad Room 7. It is meant to be sort of working class with twin beds and a very utilitarian bath. Okay room, but it finally got too hard to be right next to the bar two nights in a row. Our last night the staff did move us to a queen room on the other side of the Inn. You could still hear the music, but it was much quieter and nicer.
The downside is that the Inn really seems like an afterthought compared to the Mermaid Bar and the tavern next door. The staff left the courtyard lights on ALL night, making it hard to sleep in 7. The “breakfast” each weekday was overcooked quiche, yogurt with granola, and bagels and toast. That’s pretty much it unless you were there on a weekend day and partook of the brunch at Leddy’s Porch.
TL/DR- the staff are not in the office much, and the main focus of the Inn is the tavern next door and the Mermaid Bar. The staff we encountered were nice. The rooms on the tavern side are just too noisy without a fan for white noise. Stay on the other side if you can.
- heather (10/5): - This Inn was true to the florida charm. We loved it. It was very clean, and decorated very nicely. Staff were very nice and the location was perfect. We didnt have trouble with parking as we were never in a hurry, but there were lots of reviews referring to parking, it was pretty limited but we always found a spot. I would say that if you plan on checking in after the office closes just call them before 5pm so you dont panic like i did for a minute. They are perfectly happy to let you know where to pick up your room key and set up after hoirs check in. Very easy. We went for our anniversary weekend and we will be back again.
- James (8/5): - This is such and old and historic hotel, so rating it the same as you would rate a modern hotel is really unfair. This was truly a memorable experience...and it provided a great backdrop to enjoying the great and historic town of Fernandina. We really enjoyed the backyard courtyard and front balcony that provided a great vantage point to the town activity below. Very glad we stayed here. Also, the management and staff was superb!

Unfortunately we could not get our TV to work (but had no real need to watch it) or there to be hot water in our shower, which was more of an issue. We would definitely return to stay (if the hot water issue is fixed).
- Katie (8/5): Perfect downtown perch! - My stay at the Florida House Inn was as expected. I am a solo budget traveler who is hardly in her room but to sleep so I had what I needed very close to all Amelia Island has to offer. I could come and go as I pleased and the parking was right out the back gate, though not guaranteed, but I was parked by early afternoon and didn't leave.
I stayed on a friday evening so I did expect some noise as the Inn is right next to the Green Turtle, one of the most popular bars downtown. There was live music on both Thurs and Friday evening and while it was loud, it respectfully ended at 11. Be smart and bring your earplugs if you'll be turning in before then.
I thought about going to the complimentary breakfast but not much was happening. Went to the patio garden place on the other corner for a full breakfast.
Really loved having a drink at the Mermaid Bar on Friday. John did a lovely job!
- Rachel (8/5): - Check events for the Green Turtle, we didn’t and there was a “music fest” going on. It was super loud in our room (room #2). The bathroom had the previous persons hair everywhere.
Other than that it was good!
- Alice (4/5): - Florida House Inn is an old, tired wood frame hotel. Lots of rot in outdoor stairs, decks. Room dingy. Bathroom with mold on curtain and around tub. Outdoor space was pretty but needed update. Garden fountain not working. Furniture covered with pollen. Hotel is way past its prime and in need of renovation.
Breakfast was standard but staff friendly and helpful.

- Dianne (4/5): - The bed was comfortable and the property location is great but that is the best I can offer. I was given a Standard Room, 1 King but I booked and paid for the Honeymoon Single Room. One of the reasons I booked the HSR is that it was 1 of the 2 rooms with a refrigerator. Fortunately I had decided not to transport my daughter's medication kept under refrigeration. The window A/C unit in the standard room did not work so the room was hot the day I arrived and then very cold when the temperature dropped into the 40s that night and the next night. The shower is disgusting. The base is a clawfoot type tub placed in a small tiled alcove of the room (a bit odd, but ok for a single traveler). However, the plastic shower curtain to keep water out of the room is filthy. There was hair in the tub basin. The alcove walls are maintained (poorly) only above the height of the tub. Looking below the tub height at the walls and floor of the alcove reveals that this area of the shower is never or infrequently cleaned or even dried/drained. I never saw a staff member and the office door was closed upon arrival (2 pm), at departure (9 am) and at all times I walked by it. There was limited water for the parlor Keurig and I'm not sure when it was most recently filled. On my first morning all but 2 of the k-cups were decaf. Breakfast was underwhelming. The Inn is a nostalgic property but in need of some very basic attention. It is also wrong I did not receive the room I booked.
