Missing linen after daily clean. No extra bed linen. No attention to detail. Would appreciate a hand rail by high step to shower.

- Suzanne (7/5): Affordable, quiet motel in good location. - Well located, short walk to Ham East shops & bars. Very quiet motel, no road or neighbour noise. We had a unit with two queen beds in separate areas which was a great layout. Good parking. Comfy beds. Very clean. The whole property is a bit tired and appears a little unloved. It’s a motel that serves a purpose with no frills. I would stay again.

- Chris (5/5): - Well the bed had wheels and moved when I sat down. There were no brakes on the wheels. The shower had a springing leak hitting the ceiling which came down on the floor. There was no air conditioning except for a floor fan. I couldn't get utube or any documentaries on TV. I have had cheaper motels and they were far superior in everything. Sorry for $160 very poor. I have just explained what I didn't appreciate sorry in the first box

An extra seat be good cos there was 3 of us. Had everything we needed and more. Great location ,gardens, town,fast food .dairy across the road.just good. A bit of a spruce up and a good clean wouldn't hurt but it was acceptable . If you want 5star this isn't it . This is more motel like. We enjoyed our time here.

- Ché (4/5): - They were able let us check in late The beds were uncomfortable, the pillows were pointless because they were so budget quality. The room was very dated, there was shampoo in the hand soap dispenser. Only 1 fork in the drawer, pity if 2 people wanted to eat.

Looks like this was an emergency housing motel. Broken windows in other units. Advice...Dont book this motel.

Rang the reception but didn't get any response. The wall is peeling off. the bedding, especially the pillow sacked into a thin pancake . No staff at all at the reception.

The room wasn’t clean & the bedding I slept on tip I didn’t look clean. The pillows had a single case only no pillow protected which is yucky

This included no handrail in the shower, no plug for the basin, no mirror in the bathroom, a broken window lock in the bathroom, no window locks on other windows, no fry pan, no sharp knife, no dishcloth or teatowel, a broken chair in the lounge, only 2 chairs in a 3 person room.

- Colin (5/5): - Water pressure was excellent Poor and variable internet, nobody present at reception (phone call required and then very brief attendance), variable housekeeping, no plug for sink, body soap dispensers but no shampoo or conditioner.
First unit offered was disgusting (something rotting in the fridge) and keys given for another unit without problems but no enquiries into problem or follow up re satisfaction with replacement unit that had no phone or information binder (had to take it from the original unit).

We stayed during a long weekend and comparable rooms elsewhere were at least $60 a night more, when you consider that I was impressed with what we had. The parking isn't the best- if other guests made sure they parked as far forward as possible it would be easier for everyone!
The room has very basic facilities and could do with a revamp- the tv didn't have an aerial so was just there for decoration really. Again, you get what you pay for so we were happy with it.

Shower curtain in bathroom just shouldn’t have been there, was very dirty/ mouldy a real health hazard. It was white so showed it all.For what I paid for room it should have been a palace, but it was instead a Hutt. I would never use this place again or recommend it to anybody.

I dont like on the hotel is, no receptionist when we arrive, we are there in the front of the hotel, keep calling the phone number posted in the front door but no one answering and we cant connect to the internet wifi

- john (2/5): - Location, and caters for groups , sports teams light fittings tapped with electrical tape, heaters damaged and didn't work, kitchen bench tops peeling, hand soap dispenser empty, curtains had holes in them, carpet looked dirty, windows were filthy. outside rubbish bins were overflowing, ran out of hot water, tiny gas bottle outside for the hot water, graffiti on fences, gardens neglected .

- Lucia (1/5): I would never recommend this place for anyone to stay at. Horrible!! - Nothing, very run down, couch chair was filthy, your wouldn’t let your cat sit on it. The damp smell was horrible and strong. The rooms amd the whole unit was cold, there were no heaters. The manager on duty on the night of the 6 June 2025, I think her name is Grace was rude and unprofessional. The place is very run down, cold smelly, the fridge was dirty.

- Sherie (2/5): - We paid $238 for one night which included: strong mould smell as soon as you open the front door, mould covered furniture with a sheet placed over the top, blood spots on the mattress, rotting door frame, unclean microwave, only one chair at dining table and it was not clean, mould in shower, hand soap directly next to power socket, exposed bathroom fan, no face cloths, uneven flooring (that our littlest tried to slide down), 2 mugs for 4 person room, reception staff member was there for a very short time, graffiti in several spots of property. There are security cameras but they have spiderwebs over the lens. I trusted Expedia's overall rating but will look closer at reviews next time! Expedia you even advertise it as 'great for families' which it is not! Photos are very inaccurate.

Based in a grrat location within walking distance to Hamilton East shopping centre, and within acouple minutes drive to the CBD The plumbing wasn’t ideal with the shower drain, kitchen sink and bathroom sink continuously blocking up, and the toilet kept flushing by itself which was very noisey at night. More than one pillow per person would have been more comfortable. These are just comments, other than that our room was clean, the location was amazing, and we did thoroughly enjoy our stay

- Yvonne (1/5): Bad - We arrived to see a building that didn't even look as if it was operating. There was a phone number on the door which we rang and someone arrived to book us in. The condition of the unit was not up to standard. Dirty and a disgrace to the tourist industry. We went back to the office and informed the person there that we would not be staying and wanted our money back. I went to the email I had with our booking and also told booking .com that we weren't staying. I understood from that I would be getting$190 back. I have not had that refunded as yet and have not yet found a way to contact booking.com to say we are entitled to a full refund.
- Graham (5/5): Disappointing - Location Very basic old motel in need of renovation
- Jayden (3/5): Needs some maintenance and a clean. Wheres my tv and sky as advertised?? - The spa was good however the surroundings were dirty and the tap broke. I rang reception but couldn't get an answer. Lucky i had tools in my car, so i used a pair of pliers to turn the tap on It was dirty, no pillow cases, a missing tv, no sky channel as advertised.
Just a vacuum would have made a big difference
- Lynette (3/5): Won’t be back. - Easy parking Run down and old stained furniture and carpets. Cupboard which housed the kitchenette which consisted of a mini fridge, sink, microwave and kettle. Minimal and covered in ants. The kitchenette cupboard was next to the bed. I wouldn’t have stayed if I’d not pre booked and paid for it.
- Sheryl (1/5): Crap - The fact they put the key in the room for a late arrival Beds had bed bugs spark was broken exposed wires in the room toaster was moved in somtging black no smoke alarm in the room.
Taps moved werw not sealed to the bench we could not park in the car park outside out room
No fan in the room to keep cool on a known hot night
Was not clean hair all in the bathroom sink
- Matthew (4/5): Underwhelming - Location was ideal for our reason for visiting Hamilton. Batteries in Sky remote were corroded, we replaced them. A glass was cracked. Ranchslider has what appeared to be gang related graffiti scratched onto it. Windows were dirty. A light bulb in the room was missing. The fold down divan bed/sofa was filthy - bedding and extra towels were not provided for the third person. The occupants in the next unit appeared to be social housing tenants. Loud screaming / vulgar language and arguments, rubbish piled up outside their room, cars coming and going regularly. Reception was operated remotely so we were not able to complain easily. It would have been obvious who had made the complaint, so we would have been targeted by the tenants.
We did get a refund of the extra $45 paid for our third person, bringing the cost to $175 for the one night. Still poor value for money though.
Do not stay in this place.
- Todd (4/5): - This review could come down to different ideas of what service looks like, and the fact the managers have very limited English, which made communication hard. Overall, dealing with the managers was a less than average experience. The buildings are tired, yet roomy. Apparently, WiFi was available but not offered. There were lots of little things that added up to taking the edge off what could have been a very pleasant stay. I don't consider it to be $175 well spent for one night.
My family have been moteliers, where huge emphasis was put on service. Sadly, good ol' Kiwi old-school service was not on display here.

- Xstacy (6/5): Was a cheap price for a one bedroom apartment type room so didn’t expect luxury - Was cheap and beds were comfortable Had ants and no rubbish bin.
- Paula (4/5): - Use of toaster short circuited the power.

Shower basin fills up with water after afew minutes
No one in office to ask for help
Did have clean sheets and kitchen and bathroom bench tops clean due to being relatively new
Needs to be re- rated. It is not a 4 . Pictures and info misleading to people. Definitely can see past emergency housing impacts all around the property. Tired and run down

- Brendan (3/5): A place to sleep having arrived late in the evening. - Not much. This place has really devalued over the years since our last stay. Will not return.
- Ron (8/5): A nice quiet place to stay. - Near shops. Nothing
- Colleen (3/5): If we were able to get accommodation elsewhere at that time we would have moved. - The linen and the room was clean, and cleaned each day. The rooms were dark, the easy chairs were ripped and exceptionally old. We had to ask for the TVs in our rooms to be connected as we could get no reception. There was never anybody in the office and you had to ring an 0800 number to speak to anybody.
There were some quite unsavoury people wandering around the facility.
There were no extras such us soap, tissues, options for breakfast, an information booklet.
