Guest Reviews
- Katherine (2/5): - The property is outdated and not safe around the area. Not clean and no privacy.
- Anjli (6/5): - Very average basic property with thin walls so could hear lots of noise especially in the morning. Not the cleanest either.
Staff are helpful booking taxi for us and also doing our laundry for $10.
Breakfast also basic, with bread, some fruit and eggs.
It is far from most things, we had to take a cab regularly. Decent Artisanal market close by.
- Jimmy (8/5): - The staff is friendly and helpful , the place needs updating but not bad for the price
- galapagose2021 (10/5): A Hidden Gem in Cuenca – Outstanding Service and Beautiful Rooms - Our stay at La Casa de las Rosas was simply wonderful. From the moment we arrived, the staff made us feel truly welcome with their kindness, professionalism, and attention to detail.
The hotel is spotlessly clean, the rooms are beautifully decorated and extremely comfortable, and every corner of the place feels warm and inviting. You can tell there's a lot of care behind everything they do.
We highly recommend this hotel to anyone visiting Cuenca. A peaceful, charming experience that we’d love to repeat. Thank you for making our stay so special!
- Lady Dayana (10/5): - the price was good , not many options in entertainment
- maritza del carmen (2/5): - There is a partnership between Expedia and the Casa de las Rosas Hotel to steal people's money.
- Jeffery (8/5): - We stayed in the Azul room with balcony, which was nice. Although we could hear people in the hallway and going up the stairs, we didn’t hear anyone else when they were in their rooms, not even the family with a baby.
Breakfast was simple and a nice way to start the day.
One problem with our room was a broken latch on the balcony door, so we heard street noise all night.
My only other criticism was the $15 charge for pickup from the airport, which is less than 5 minutes from the hostal. We also had to leave at 6am, and the receptionist said she arranged a taxi to pick us up, but after waiting until 6:10, we finally walked to the corner and hailed our own taxi. Overall, not a bad place to stay.
- Leonidas (6/5): - I had to ask for towels, shampoo etc.. almost everyday. I had to ask them to clean my room. I had waited 3 days. They had 24 hour service, however I had to wait nearly an hour to enter my room, bc they were sleeping and didn't hear the phone calls and banging on the door. 3 stars, I know may be too much. but they were apologetic and cordial
- Jorge (10/5): - Great rooms for the price!
- Shaun (6/5): Más o menos - Didn't take cretit cards, not the best neighborhood, and the place was noisy at 6:15am, couldn't sleep after that. The room was fine.
- Victor (10/5): - My experience was wonderful, excellent for tourists, I recommend it for everyone, it’s better than they offering at Expedia website!
- Andrey (10/5): - Thanks!
- JustAskBexx (10/5): Best hostel in Cuenca - The BEST hostel in Ecuador! The staff makes this place fabulous and enjoyable!
We recommend this hostel over any others in Cuenca! It is ALL because of the AMAZING staff they have working here!
Without them, well it just wouldn't be special!

- Samantha (10/5): - Excelente lugar, limpia, cómoda y buena ubicación
- marco (10/5): - Staff is very kind , specially Nataly , this place is very comfortable, location is perfect .
- Richard (10/5): - Good looking place. People there treat you like family.
- Ivonne (10/5): - The staff was really professional.
- hugh (8/5): - Since it was winter the cold shower were a bit cold. Go solar!
- monicajoyfara (2/5): Awful service, lost our reservation - I made a reservation here and everything was confirmed. When I arrived, they claimed that they had no more rooms left. The woman I spoke to was extremely rude and unfriendly, and the only "compensation" they offered was to try to send me to another hotel they owned that was twice the price. Don't risk booking here--you will be left scrambling to find another place to stay last minute!
- RODRIGO (4/5): - No hot water was available in the bathroom for showers.
- mariko (4/5): - The room was completely different from the photos. This hotel run out of propane gas and there was no shower.
- Adriana (10/5): - Es un lugar muy confortable y el personal es sumamente amable
- Tanya (10/5): - Very nice place, I will come back soon!
- Verified traveler (2/5): - Rooms need upgrade. Those at the pictures are very misliding. Dark, cold and smelly.
- E7871JPdianag (8/5): Spacious - Nice and spacious with big bathrooms and big beds, just be careful with the climbing gear keeping them together. Nice and accomodating staff. It's an old building, with all the pros and cons that come with it.
- Verified traveler (10/5): - Huge room, super quiet. Very safe and friendly place to visit.
- Max (10/5): MAXimal Tours - Fantastic staff and very clean hotel
- Delphine (10/5): Great stay in Cuenca - staff very friendly and helful. Great room and bathroom
- Anisleeman (8/5): A little peace during a turbulent time - We booked two nights here after staying in a hostel right in the center of the city we needed a break from the noise of protests and tear gas. We also wanted to be a little closer to the bus station just in case they suddenly started running again! Our room was comfortable with a window overlooking an internal courtyard, huge bed with plenty of covers and satellite TV. My only criticism of the room is that the shower was only just warm and didn't drain well at all, if two of you needed a shower you had to leave it a good 30 mins for the water to drain away or there might have been a flood. Breakfast was not included with our booking but cost $5. We decided to go out for breakfast and got more food for less money. There is tea and coffee making facilities in the common areas but no milk and you'd have to ask for a cup. (Wasn't a problem for us because we had thermal mugs and bought a small carton of milk). The WiFi is reasonable, the place is very clean and staff friendly. It was nice and quiet despite the ongoing protests, conveniently located for bus station and airport.
- stephanr216 (8/5): 4/5 - the room, the cleaning of them and the breakfast very good. But we had a problem wanting to leave the hotel to the airport. There were no people or anyone to open the door, we had to call for the girl to come from her house to open the door for us.
- Verified traveler (10/5): - Everything was perfect excepthad to pay for parking
- SLBHAM1960 (10/5): Comfortable Stay - Recently a group of us visited Cuenca. Our stay at Casa de las Rosas was one of our bright spots. Very clean, spacious apartment setup. We had the large two bedroom/kitchen apartment on the second floor. Nice outside patio. The bathrooms were our favorite. Breakfast pretty basic, but filling and gracious staff! Cab rides were mostly around $2-3 around the city.
- Verified traveler (10/5): - Property was as advertised, basic facilities, good location, helpfull staff, good breakfast.
- Shirl (8/5): Review - Nice private room. Big. Lots of help with laundry. Very quite
- Verified traveler (10/5): - Neat and clean room. Receptionist was friendly and spoke English.
Robert
- Verified traveler (4/5): - Had a room overlooking a VERY noisy street, asked for a quieter room, said they didn't have another . free breakfast that stopped at 930 a.m. Noise carries thru the place like the wind. Children running around screaming and unrestrained. Night receptionist watching something at his computer with volume very high late at night. Asked him to please lower volume , said he would, did not .Over rated to say the least
- Slowtravel1 (8/5): Minor disappointments - We had a cheery room with a HUGE bed and a nice soft doona, windows and balcony, but breakfast was not included in our booking through booking.com. The wifi was working alright, but none of the nearly empty hotel had TV channels programmed, which was very annoying because we wanted to watch the finals of the US Open tennis. To their credit, staff went out of their way to make that possible and eventually had one of the set working in another bedroom for the last set.
- Verified traveler (10/5): - It is very well kept. Very clean.and attractive. The staff is very accomodating.
They keep a limited supply of toilet paper. The rools are sparse and run out quickly. Otherwise, I enjoyed my stay at Casa De La Rosas.
- ryan (10/5): Very decent - Good for the price
- 812fredh (10/5): Charming Boutique Hotel - My family of 4 recently spent 3 nights at the Casa de las Rosas in Cuenca. It was a lovely experience and exceeded all my expectations. The hotel is conveniently located. It is only a short 15 minute walk to the downtown square, and less than a 10 minute taxi ride to the airport and bus station.
Not knowing Cuenca or the location of the hotel, we took advantage of the pick-up service at the airport offered by the hotel. It was an additional $10 charge. Our flight was early before the 2 pm check-in time, so our luggage was stored safely in the hotel office. I reserved the family suite which actually was the entire 3rd floor of the hotel. It was perfect! 2 bedrooms, 2 bathrooms, full kitchen, 2 televisions with only Spanish stations and a terrace from which the spires of the nearby churches could be seen and the church bells heard. The suite will easily accommodate 6 people. Be sure to bring warm clothes as the temperature dropped to 47 degrees one evening in July. The hotel does not have central air or heat since it is normally not needed. The rooms do have small electric heaters when needed.
The hotel was recently renovated and was in pristine condition. One slight problem occurred on the second morning when we rose a little later than normal. Hot water was an issue. Complimentary hot breakfast was served each morning downstairs. The cook was most impressive making a different fresh squeezed juice each morning, and prepared our eggs to order.
Be sure to brush up on your Spanish. The staff speaks little English, but yet we had no issue making ourselves understood.
- Verified traveler (10/5): - This is a wonderful boutique hotel with only 6 rooms. It is located perfectly as it is only a short 15 minute walk to the main square and cathedral. The airport and bus stations are only 8-10 minutes away. The Family suite was perfect for us. It was basically a full 2 bedroom, 2 bathroom apartment with a full kitchen. A hot Breakfast was included each morning. We loved the fresh squeezed local juices that were served. All of this for less than $70 per night! The staff speaks little English so brush up on your Spanish.
- Verified traveler (4/5): small hotel like guest house - Hard to communicate with staff. Staff can not speak english at all.Food is not good as well.
- geneoV (8/5): Charming - Casa de las Rosas is a very charming guest house in Cuenca. I had a spacious room with king size bed, large wardrobe for clothes, shuttered windows and balcony. The washroom was bigger than normal and lots of hot water in the shower. There was a breakfast of fruits cereal toast eggs and coffee, definitely adequate and tasted good. Staff are very accommodating and helpful. Had laundry done twice, good turn around time and came back nicely folded. Good location, short walk to city centre and markets.
- Joe (10/5): Beautiful little place to stay - Awesome ambience, great breakfast, and wonderful rooms with hot showers which is not always the case in the highlands of Ecuador and Peru. The rooms are nice, well taken care of. The breakfast is great for this level of hotel. Close to the main plaza area and on a quiet side street. I've stayed here several times and been very happy with each visit.
- patrick (8/5): Comfy - Room spacious, good breakfast
- Rachel (6/5): Cute place with some downsides - The hotel was cute and the staff were friendly. The room was larger than we expected and fairly nice. It was a very cute room with 2 bedrooms and a bathroom. There were windows that opened to the common areas. They seemed to have a hard time finding the correct keys for our room to give us. They gave us 4 keys to use and none of them actually worked. There were cracks in the floor so we could see straight down to the dining are below us making it very noisy from 7am until around 11pm.
- Dwayne (8/5): Great Hotel for the Money - Service and breakfast were great. Hotel is very pleasing and staff excellent and accommodating. Only drawback would be the bathroom cleanliness and a few other minor issues such as dead bugs in the room light fixture. Overall though very good hotel for the money.
- 679ninak (8/5): A 20-30 minute walk from downtown - The staff was good, they didn't talk that much but if we asked for something they helped us. Since we visited the hotel on low season we were alone at the hotel for 4 of 5 nights so can't say that much about sound or anything else. The hotel is far from "downtown" and you have to walk for 20-30 minutes. But the walk is along a big street and it's easy to find. But don't expect to talk while walking since the traffic is loud. Even when there was more guests at the hotel they where really bad at refilling at breakfast and we had to ask for a lot of things, when we got up earlier it was better, but then we was also alone. The breakfast was better than normal since they had yoghurt and granola, but not that much better than the standard breakfast. One really bad thing for us was that the Wifi is really bad, everywhere in the house. But it was better if you went down to the breakfast area.
- Verified traveler (8/5): Just 1 km from Parque Calderon - We stayed in the family suite. We liked the size of the accommodations. It was helpful to have a kitchen with utensils and cookware. The beds were comfortable. There are 2 full bathrooms which came in really handy. We found a super market not too far from Casa de Las Rosas. The staff was very helpful. They arranged for cab rides and gave us directions to different markets and restaurants. Overall, the stay was pleasing. If anything could be done about sound insulation, that would improve the experience. Otherwise, bring earplugs.
- Joe (10/5): A lovely little home - It's more like a cozy home than a hotel and the staff will definitely make you feel that way. Couldn't ask for a better experience.
- Gerardo (10/5): - Amazing staff. Sat down with us and let us know what we can we can do around the city. Value added that as a tourist I highly appreciate.
- WYTraveler04 (10/5): Great time in Cuenca, thanks to Casa de las Rosas - We arrived at Casa de las Rosas at 7:00 AM and were escorted to our room thinking that we only provided with a place to store luggage till check in. The room was very large with a wonderful bathroom. It would easily compare with a 3 star motel, with ample plugs, lights, tv, heater, tables, etc. The breakfast included eggs cooked to your preference, fresh fruite, nice bread, cereal, milk, juice, coffee and tea. The eating area was very nice. There were two lobby areas, one with cake, water, and coffee all the time. On our last day we stored our luggage till 9:00PM and used to lobby to access wifi, which was fast and available everywhere.
- Sue (4/5): Hard beds - Very limited English made it difficult. Beds like rocks and pillows to match. Very poor drainage in shower. Breakfasts limited. Handy position was its saving grace.
- John (10/5): Nice little BnB in Cuenca - Very quaint place with a wonderful staff. Bed was reasonably comfortable I liked the area, but the street was blocked at one end making navigation slightly more challenging. Close enough to walk to old town locations. Close to terminal terreste. Close to shops, panderia, and lots of true local life. Good street food and local crafts, etc. We enjoyed our stay.
- Kathleen (10/5): Nice place - Great place to stay friendly, cute, close to restaurants shops and the bus station.
- Tammyp2000 (8/5): Website needs updating - We stayed at casa de las rosas for 2 nights and we loved it, we were given the top floor apartment and it had lots of space, clean and beautifully decorated. Only problem I had was that in the website they claim they will bring you to the airport for free , but when I asked I was told that the website was wrong and in need of updating. To be honest that was one of the most important thing for me.
- ktraucins (10/5): Friendly staff and homey atmosphere. - Fernanda and Diego are worth their weight in gold at this quaint little spot.
Clean, spacious, mostly quiet. Nice filling breakfast of eggs, juice, breads, yogurt and good coffee with hot milk.
Fernanda has a little doll of a nino who is well behaved and makes this stay feel more like a home than a hostel.
Diego has great potential and speaks English very well. THIS is a great place to stay.
- Shargad (10/5): Old world charm - Lovely little hotel in what I assume was once a private residence. Nicely reworked, keeping the ambiance of a traditional city residence. There are thee common areas: a parlor in the front, where tea and snacks are available all day (and night), the open air central courtyard (now protected by glass ceiling) and an open air rear courtyard. Good water pressure and hot water (not all places have this). Nicely appointed room and bathroom (no bathtub, but a large walk-in shower). Decent wifi. The staff is very helpful (they ordered in dinner for me when I was ill). The young man at the front desk was very personable and eager to help with info on restaurants and city sights. The lady doing breakfast and cleaning was friendly but not intrusive, and ready to help. Laundry service is available. Standard full breakfast of juice, fruit, yogurt, breads, cheese, ham, eggs (to order), cereals, milk, coffee or tea. 20 minute walk to historic city center, 15 minute walk from the airport and central bus terminal. I felt safe walking in the area both daytime and after dark. Most businesses do seem to close by 7 or 8 in the evening, so find your restaurant before then.
- Jarko (8/5): Very welcoming property - This is definitely a very nice 3 star property, with super, friendly, welcoming staff and in a pretty good location, but there are some issues that make it slightly tricky to give a glowing review. It is a relatively easy walk into the main heart of Cuenca, taking no more than 20-30 minutes depending on your pace and it does seem very safe.
There is a lovely lounge which serves tea, coffee, fruits and cake 24/7, which is a nice way to relax and to meet fellow travellers. The breakfast is served in a nice, airy atrium dining room and there's a good choice of cooked eggs, toast/bread, cereals, yogurt, juice (made with water), fruit, ham, cheese, coffee, tea, chocolate etc., all the basic staples.
The rooms are spotlessly clean and although sparse, certainly comfortable. However, there is absolutely no sound proofing of any kind as it's just bare boards separating the rooms and the downstairs, once breakfast starts gearing up, you may as well be trying to sleep in the kitchen or the dining room. You will hear EVERYTHING.
The linens and bedding are clean, but you will need the blankets and down that is provided as there's no heating of any kind and Cuenca is not the warmest spot, even in summer. There's no aircon either, but you can open the windows. The bathrooms is brand new and there's good water pressure. There's soap & shampoo provided, but towels are not changed every day. The towels were actually really old and very badly stained.
- Jarko2015 (8/5): Mixed experience - This is definitely a very nice 3 star property, with super, friendly, welcoming staff and in a pretty good location, but there are some issues that make it slightly tricky to give a glowing review.
The small guest house is not in the best location, although it is very close (walking distance) to both the bus station and airport. If you do take a taxi from either, it will cost you no more than $1.50 at most. The road the hotel is located on is pretty shabby and is mainly business's that close down fairly early, so in the evening, you do feel a bit lost on the street as it's pretty deserted. Just one block from the hotel, they're putting in a metro system, so the road is largely unpassable as of July 2017 and there is building noise during the day. However, it is a relatively easy walk into the main heart of Cuenca, taking no more than 20-30 minutes depending on your pace and it does seem very safe. You won't find too many eating spots terribly close to the hotel.
The rooms however are the issue. They're spotlessly clean and although sparse, certainly comfortable. However, there is absolutely no sound proofing of any kind. There was another guest staying who had a bad cough and he may as well have been sharing my room and coughing in my ear. Plus, as it's just bare boards separating the rooms and the downstairs, once breakfast starts gearing up, you may as well be trying to sleep in the kitchen or the dining room. You will hear EVERYTHING. It's not obnoxious, it just makes a lie-in impossible.
The linens and bedding are clean, but you will need the blankets and down that is provided as there's no heating of any kind and Cuenca is not the warmest spot, even in summer. There's no aircon either, but you can open the windows. The bathrooms is brand new and there's good water pressure, but the hot water is limited and runs warm quite quickly, but not cold. There's soap & shampoo provided, but towels are not changed every day. The towels were actually really old and very badly stained, so I had to ask for them to be replaced and the replacements were little better.
There's laundry on site, but I didn't use it, nor did I use the flat screen TV. There's free wifi, with two different logins, one of which works better upstairs and one works better downstairs. There is bottled water, but not every day. A bit hit and miss when it's offered.
All in all, this is a nice property, even if it looks nothing from the outside. It's just the noise that's the issue. The sound proofing really is a bit problem. Plus, during my stay, the power went out for an entire day and one night, local alarms kept going off during the night and rang for considerably long periods. That bothered everybody. It's got lots of charm and it's very reasonably priced for very friendly service, but if you're looking for peace and quiet, this is not the spot for you at all.
- Troudy (10/5): A rose of a hotel! - Fabulous staff, room, breakfast buffet and tearoom. They were very helpful in getting me wonderful day tours at a very good price. Hotel was within walking distance of rivers, centre, churches and shopping.
- Just-Ask-Me1937 (10/5): Fantastic hotel - I arrived at night from airport. When I stepped inside Casa de las Rosas, I thought I was in the Hilton Hotel! The owners put a ton of money into this old building and it shows. :It is just beautiful. My ensuite room was large, all the amenities, hair dryer, bottled water, bathrobe, chocolates, etc. Bountiful breakfast buffet. Johnathan, Diego, and Ricardo went out of their way to wait on me, incredible service for budget hotel. The neighborhood is rundown, but for me, who goes out only in daylight, safe. I can't vouch for walking around at night. Easy taxi, $1.50 any place you want to go in Cuenca. I walked around and only problem I had was in historic plaza area where city fathers put red tiles for sidewalks. When wet, it's like walking on ice! Be careful. Cuenca is a beautiful city, charming, easy to get around. Staff at hotel will give you
ideas and can help with tours outside of the area. I plan to return to Cuenca and will definitely stay at Casa de Las Rosas. An incredible value and oh, so comfortable. Laundry service just around the corner.
- billslezak (10/5): Charming Cozy Hotel, Wonderful staf - Loved our Esmeralda room on the first floor which opened into a courtyard. It was roomy and quiet. While not in the prettiest neighborhood, hotel itself is beautiful inside. Only about a 15 minute walk to the New Cathedral. Great breakfasts in cozy dining room. Staff very warm and helpful. Would definitely stay here again if and when in Cuenca.
- Gene (10/5): Close to Terminal Terreste and Centro - Very enjoyable 7 night stay. Elevation of Cuenca is pretty high so had to take it easy walking around and there were lots of parks and plazas around with benches for "rest stops". The Centro Historico is truly impressive with the churches, buildings, and homes that have been kept in good condition.
- kojandRa (10/5): Quaint family hotel - Reading the history of this hotel, we were not surprised when we turned up. It feels like a real home that once had a lot of kids!. Small and charming, we had the family room upstairs and loved it,
A simple but practical hotel, the service was prompt and attentive. They organised our tours with really good tour guides, explained which combination tours offered value for money. Great breakfast, although we had to request for black tea (we seem to be the only ones that drank tea anywhere in Ecuador!) but that was quickly resolved the next morning. Laundry was cheap as well and all done in house. Showers had great pressure although we found the water not so warm on a couple of early showers around 6am.
It is important to note it is a bit of a walk to any decent eateries which are all mostly close to the main square. This hotel is at the edge of the old town so most walks will take you about 10 minutes to find something good.
We enjoyed our time in Cuenca and this charming hotel made it easy for us to get around. Will recommend anytime.
- laurielizard (10/5): A SWEET HOME AWAY FROM HOME - Four of us stayed at Casa de las Rosas for five nights and we were thrilled. This is a sweet, quiet spot that is quite homey and warm. Diego, the manager, was friendly and helpful and spoke some English, and Fernanda made and served us a a large and wholesome breakfast every morning, including eggs, yogurt, granola, fresh fruit, good coffee and toast. She even did our laundry for just $5. Our room was spacious and the bed was comfortable. Wifi was consistently strong. The hotel is a 10-15 minute walk or a $1.50 cab ride to central Cuenca and Parque Calderon.
We highly recommend this sweet gem.
- iwonderoregon (10/5): Sweet little boutique hotel - great value! - My husband and I and another couple stayed at Casa de las Rosas five nights and agree it's a charmer. Rooms are comfortable and well equipped, the staff, especially the manager, Diego, and all-purpose employee Fernanda, served us well. Both were exceptional. Breakfast hours are 7 - 10 a.m., and breakfast fare includes fresh fruits, granola and yogurt, toast, homemade sweetbread, fresh juice, and eggs prepared individually by request. A tea room greets guests with beverage, homemade sweetbreads and fresh fruit. All this for around $50 a night.
The hotel is a 10-15minute walk from the central square, multiple restaurants and attractions. Strong wifi makes connecting easy. Great value!
- Carol (10/5): My home in Cuenca - I felt very much at home in Casa de las Rosas, a small hotel with a friendly staff that felt at times like a private club. It was within walking distance or a $1.50 taxi to the bus station for excursions to Ingapirca and Cajas National Park. Although I wasn't crazy about the location at first, as I became more adept at getting around I realized that I could easily get where I wanted to go and bypass the noise and congestion. And it was close enough to walk to Fabiano's for a takeout lasagne.
- Verified traveler (10/5): Really a great experience! - I don't quite many reviews but this was really a great experience. Each member of the staff was incredible friendly and helpful with their only goal to do whatever they could to help me enjoy my time in Cuenca and at the hotel. Nice breakfast with eggs and/or cereal. Coffee and fruit available all day. Location isn't as convenient as other places, I suppose but I still was able to walk everywhere and cabs are cheap anyway.
- Mark (10/5): Best and cheapest little hotel In Cuenca - Friendliest little hotel in non descript street, about 10 min walk to centre, good breakfast and free fruit, tea & coffee all day, lots of charm and character.
- Verified traveler (10/5): Excellent family hotel in centre of city - This hotel is unique and run with care and attention to the guest stay. I enjoyed my stay immensely. Having stayed in over 40 hotels in the last 6 weeks this was the best
- Susan (10/5): Cuenca Gem - I've been on the road for 6 weeks now, and my room "Esmeralda" was the best place I've been in by far. The room had a king size bed, wifi that worked, a patio just outside my room, and amenities such as facial tissues, hair dryer, a robe, and a delicious breakfast that included eggs cooked to order as well as fresh fruit and plain yogurt. I only wish I had stayed longer in Cuenca!
- Hiram (10/5): Loved it - Excellent hotel
- Ana (10/5): Great stay - Great stay highly reccomend
- Marcia (8/5): Historic hotel close to everything - The hotel in its charm and design is beautiful. the rooms are large and well appointed. However, it is very loud, not only with street activity, but even within the hotel... Can hear almost everything that goes on insofar as conversations and general activity. The staff is ver, very nice and accommodating.
- Liz (8/5): I will never book 4 stars after this 3 star - I have always stayed in high end hotels while traveling, a very different experience--there, you (the travelers) are anonymous, you have to lock up everything you own in a safe, etc. So this is my first experience (after 40 years of high end) staying in what could be described as a "pension"--locked room with large bed (with updated bathroom and excellent hot water every morning, very strong and did not run out), daily maid service, free breakfast every morning (eggs cooked to order plus cereal, yoghurt, fruits, tortas (pies) and traditional Spanish breakfast items like jamon, salchicha and queso (ham, sausages and local cheese), plus white and wheat bread.
There were two things here that made me change my mind completely about never to use 4 stars again: The people here were like family, they really went out of their way to make sure I was comfortable and had whatever I needed, even to running errands for me at times they thought it was too risky for a gringa to be outside alone. They pointed me toward all Cuenca's attractions, and made sure I was savvy about the city itself. They told me where not to go, and got taxis for where I did go (and haggled with the driver over prices in advance and told me what the maximum payment should be)--it was very important to them that I not get the "gringo prices." Also, for the entire week, I never locked up a single thing--Mac laptop and iPhone, kindle, cash, passport etc--I left it all behind in the room and never worried.
- Verified traveler (8/5): Great service. Location OK - Went on business. Stay was great. Location was not a issue as I stayed in hotel after a long day of customer visits.
- Adventurer (8/5): Quaint little hotel but not in the nicest part - I felt safe even though it was not the nicest area. The staff was very hospitable and helpful. The rooms are clean and here are roses everywhere. Overall, i would stay here again
- Alecia and Jose (10/5): Awesome hotel. - This hotel was great. Great location, great staff...willing to help with every need of the guest. Location was good. So much character in this building, which sometimes can translate into not fully functional and modern.
- Hillary (10/5): Charming, spotless hotel with helpful staff - We stayed in the spacious family suite. The suite was huge with two large bathrooms, two bedrooms, a kitchen and family room and large terrace. The decor was lovely. We enjoyed a complimentary breakfast each morning. The staff was very friendly and helpful. Great value.
- Susan (8/5): Happy at Casa de las Rosas - We really enjoyed our recent stay at Casa de las Rosas. We are a family of three- my husband, our 9 year old son and I. Casa de las Rosas is in an old building that has been refurbished. The rooms and bathrooms are clean and the staff is very friendly and attentive- even offering hot water bottles for night time. The rooms are definitely not sound proof though, so if you're a light sleeper, ear plugs are helpful. The breakfast is great and the afternoon tea and snacks appreciated. I would recommend this hotel. Good value for the money.
- Barbara (8/5): Very quiet hotel. - An enjoyable stay. Nicely decorated rooms. Sittings rooms with tea coffe fruit and cake always available.
- Shelley (10/5): casa de Las Rosas !!!! - Everyone at casa de Las Rosas where helpful and very nice. The hotel is beautiful. We stayed in the honeymoon suite. It was great it has everything you need. Refrigerator gas stove , dishes, fry pans. The shower is nice with a rain shower head. hot water. The breakfast are wonderful all you can eat. fresh juice different every day made by Lucia. We would stay again.
- San Francisco (10/5): Excellent Place to Stay - It was one of the wondurful places we stayed out. They were so helpful in gettings us about in Cuenca
- Miguel (10/5): Premier! - This was probably the most beautiful hotel, for the money, that I've ever stayed at. My wife and I had a suite on the third and last floor. It was amazing, with two bathrooms, two bedrooms, a kitchen, a living room and a terrace overlooking a courtyard. Even though there was no elevator, we negotiated the three flights of stairs in anticipation of those beutiful rooms.
- Henry (8/5): satisfactory location - Hotel is located within walking distance of the old town core. The immediate area may appear rather unwelcoming at first sight, however we felt very comfortable walking back to the hotel in the evening. Staff have limited English so it would have helped for us to have done more of our Spanish lessons before leaving on our trip, but they were very helpful.
- Mark T. (10/5): Wonderfully remodeled old home in Old Town - Cuenca is a very charming, clean, and safe city. This hotel was a perfect extension of that. It's an old home with two courtyards, that's been completely remodeled. The owners did a beautiful job.
- Rod (10/5): Excellent Boutique Hotel - This was an excellent boutique hotel. The staff was superb - friendly, warm and extremely helpful. The room was fine, comfortable and clean.
- Karl (10/5): Great place in a great town - Excellent accommodations slightly off the beaten path but very close to everything. Fantastic rooms, breakfast, and service with a great relaxing feel. We wanted a place that was above the normal hostel scene but wasn't just for old rich people and this was awesome! Taxis are so cheap that we took them everywhere and the front desk can call them for you and help give them addresses for the more difficult to find stuff.
- Verified traveler (8/5): Quaint and Comfortable - Nice place, decent location, friendly staff. Not as many services as big hotels.
No gym, pool, etc... It's more like a bed and breakfast.
- Mgreenberg (8/5): Nice but not great place to stay... - This was a very nice place to stay as a B and B. Room could have used another chair, and some type of table or desk (room was really big). Only trash can was in bathroom, we hung a plastic bag from the door handle. Also needed some type of soap dish for the shower. Very nice breakfast buffet and the staff did not mind cooking eggs and bacon or ham according to your request. Great job with that... Also had some type of cake and tea out 24 hours a day! The staff really tries to please!!!
- love to travel (10/5): Lovely, homey hotel - Large room, good breakfast and wonderful staff. If you don't speak Spanish, there is one woman who is fluent. Alternatively, the others are helpful and so friendly and use google translate! Did not realize on the first morning that they would cook eggs to order in addition to the breakfast buffet.
Also, we asked them for a recommendation for a driver to Banos - they arranged the best guide we had on the mainland - perfect English, so knowledgeable, fairly priced and great to spend the day with.
- Dawn (10/5): Staff extremely helpful and caring! - Adorable hotel, great location for walking . Safe neighborhood, looks a little rough but is not! Very old building, so not as quiet as I would like, but everything else makes up for some of the noise! Impeccable rooms, wonderful breakfasts and nice afternoon teas with home daily fresh made pastry. We had to leave early in the morning, the staff was very kind and made us a hot breakfast to go! Very thoughtful! Loved it!

- Marc M. (6/5): For me, it's a three and a half - Stayed there twice. The staff is really nice. My second stay was better than my first. During my first stay, they put me in a room with two beds (although I had booked a room with one bed, a "Matrimonial"), and the mattress was rock hard - and I mean rock hard. I've stayed in places in Northern Thailand with hard beds, but there I could sleep relatively well - not here. I insisted on a room with one bed for my second stay there and I can tell you that the bed was a thousand times more comfy. Breakfast simple but adequate and well presented, had no problem with hot water or water pressure whatsoever (great shower!), and the place is relatively quiet for this type of structure. Lovely garden/courtyard off the dining area, nice place to catch up on your email correspondence. Unfortunately, as previous reviewers have pointed out, the Internet is very finicky and unreliable, you need to constantly ask the staff to reboot the modem (reboot is "re-iniciar" in Spanish). Can get frustrating at times. In a nutshell, nice enough place and people, but for the money, I think there are much better options in Cuenca.
- Marc M. (8/5): Nice place, but beds in twin rooms way too hard - I booked a "Matrimonial" room (with one queen bed - the hotels.com site says "King Bed", but there is no such thing in that hotel), but was given a room with two beds. The place is clean and conveniently located, and the staff really nice, but I had two looooong nights on a rock-hard mattress. I'm staying there again in two days, they said that I would be given the right room this time and I was assured that the matrimonial rooms with only one queen bed have more comfortable mattresses. To be continued...
- Verified traveler (8/5): Boutique hotel on edge of old town area - Very cute pleasant hotel with accommodation staff. Site is on periphery of old town which increases walking distances. Would not recommend walking to/from hotel at night. "Continental breakfast" buffet included.
- Carolyn (8/5): Enjoyed our stay - Casas de las Rosas is a well maintained and charming colonial house that felt much like home away from home during our 4 night stay. Although at the edge ofvthe main city attractions it was easy walking distance to everything. We preferred our location so as to also be able to enjoy observing the daily Cuencan activities in our neighborhood. Between Christmas and New Years costumes, masks, parades, music and general merriment were at hand, and the very near San Blas Church/Plaza seemed especially busy with local family celebration and activity. Our only caution would be after dark when walking to/from Casa de las Rosas to avoid the vicinity of the market square on Gasper Sangurima...it's been noted to be a problem area at night.
- Retired couple (10/5): Wonderful place to stay! - An unexpected treasure! Beautiful small newly renovated hotel with lots of charm and character and very friendly and helpful staff. They even did our personal laundry for us at a small additional cost. Lovely breakfast and afternoon tea, including home made baked goods and fresh fruit. Nice sitting areas and a small courtyard. Its just a few blocks to walk to the center of old town. Highly recommend.
- Verified traveler (8/5): It is within walking distance of the town square. - We had researched hotels with Trip Advisor before picking Casa de las Rosas. We were not disappointed. The staff were very nice and friendly. After a day of sight seeing it was nice to have a parlour where you could have a nice cup of tea or coffee which you could have with a piece of pie freshly baked or fruit. Every night you get a nice hot water bottle to warm your bed up. The staff made us feel most welcomed and we had the run of the common areas of the hotel. Oh yes, we also enjoyed the soft music they played for us at breakfast.
