- Robert (8/5): Good value, smart, close to the sea, comfy & clean - Very good location for Swanage and the seafront with off road parking and a warm welcome. The twin ensuite room was bright, compact and just right: the beds were comfortable with smart, new linen and the whole place was very clean and well maintained. The shower was fixed in position but there was plenty of warm water; a good sized wardrobe with hangers and ample drawer space for two guests for several nights. The hosts were friendly and available to answer questions about the town. We didn’t have breakfast so cannot comment on that.

- Ladyjane (7/5): Nice B and B - Position is great for access to beach and town centre. Room was pleasant and comfortable, towels were lovely. Tea and coffee was in good supply, plus biscuits. Shower was in need of updating, very yellow in places inside. The breakfast was fair, only had one.

- Daniel (10/5): It was excellent. - The room is comfortable and provided extra privacy with curtains and a door to the bathroom. The breakfast is especially nice and the staff are exceedingly friendly for their kindest hospitality. Highly recommended for anyone travelling to Swanage for a weekend break or summer holiday. I don’t have much to dislike. It’s all good.

The decoration of the room was very pleasing, the dining room was well laid out and again pleasantly decorated. There was nothing we didn't like, we had a pleasant and enjoyable stay. having run Bed and Breakfast establishments for a number of years I would have been more than happy to invite people into this establishment.

- Jennifer (8/5): Would definitely stay again for next year's festival - The location for the Jazz Festival was perfect. I was lucky to get a room from a cancellation. The owner was very kind and helpful. I ordered just a very simple breakfast of just scrambled egg. Whilst it tasted ok it was very pale.
The staff were very efficient and engaging.

The bed was extremely comfortable which is really important to me and usually hard to find. The rooms were clean and stocked with everything needed. Plenty of storage too. Would definitely return.

The fried breakfast was worth the extra £10 per day, Paying extra for breakfast because we booked B&B through booking.com, NOT being able to use web site, paid extra for large double room and got a small room and 3/4 size bed because we did not book direct

Very clean.
We telephoned the host on the way to Swanage and we were able to check in several hours earlier that the advertised time.
5 minute level walk (in the same direction) to beach, town centre and for the train buffs, to the station.
We had off street free parking at the front of the premises. There was further parking at the rear. Very small room. We kept 1 of our 2 travel bags in the boot of our rental car due to lack of space in the room.
Reasonably steep and narrow staircase to our room (room #6) on the 1st floor.
Could hear some talking and TV from neighbouring room. Insulation an issue, or was it inconsiderate occupants next door. Ceased at a reasonable hour.
No fridge, but that seems common with B&B’s.
- Sarah (9/5): Good stay with fantastic breakfast - The room was comfortable, nice bed linens and pillows. The owner kindly gave us some Prosecco as we had just got married! Breakfast was fantastic - lots of options, cereal, yoghurts, toast and full English. Parking for 2 cars on the drive. The property is a little dated and could do with some more atmosphere particularly at breakfast. Some music for instance would be nice. It is on the main road however we didn’t get too bothered by traffic noise.

It was great to be able to smell how clean it was from the towels and sheets which were lovely. The shower was not very powerful, although was lovely and clean. However it was a good value for money particularly for the time of year so can't complain too much.

- Solly (8/5): Visit to Jurassic Coast. - A nice house in a quiet street, within easy reach of the sea.The rooms are comfortable with the expected facilities. Breakfast, if chosen, is served at the table, as opposed to buffet style, and ranges from continental style, to full, cooked breakfast. Reasonably priced, Amberlea represents good value for money. There is parking at the rear of the house, but there are limited, and quite tight spaces. The street outside the property is quite narrow, so parking, except for loading and unloading, is not a realistic, or advisable option.
