There was plenty of communication from Tobi and he clearly loves the contact with his guests. His focus was on our comfort and enjoyment and his local knowledge and recommendations made our stay all the more enjoyable.
I was initially a little worried about our room being on the ground floor and on the front of the old hotel (1800's) with there being a train station opposite, a near by pub and regular buses running by but I had now need as we were not disturbed.
The location is ideal for a walk into Lymington (the Saturday market is well worth a visit) or further around the coast (Lymington Nature Reserve) if you feel more adventurous (a great walk by the way), and in a short drive you can reach the New Forest or take a trip to Milford-On-Sea for a walk along the spit to Hurst Castle (another great walk).
We would have gladly stayed another night if it were not for the need to get home. There were other things we'd have loved to done (E'Bike hire - the Ocean Route is highly recommended at the laical bike hire shop) but we will just have to return one day! Nothing!

Tobi was super friendly and made an amazing breakfast, as so many others have commented. It really set us up for the day and he was thoughtful about providing gluten-free options, which was much appreciated.

- Helen (10/5): Holiday in Lymington - Both of us had a great time at Britannia House, boutique B&B. The host, Tobias made us most welcome., and nothing was too much trouble for him. The breakfast we had every morning was so tasty, which was cooked by Tobias. The room we stayed in was lovely too. The bed was very comfortable. We found it a great place to stay. We had free run of the house. No rush to get back at the end if the day. Had a key to get in. The lounge upstairs was a lovely place to relax, a light , airy place due to the 5 windows. A 2 minute walk from Lymington train station. And an easy walk to town and the surrounding areas. Would happily stay there again. .

I'd recommend Britannia House for anyone looking for a trip to Lymington or the New Forest area.

The host Tobias made a delicious full English breakfast - one of the best I have ever had. It was so good I had it all 3 mornings, something I would never normally do.
Tobias also provided lots of helpful suggestions about local places to eat, drink and visit. A great host A minor issue : Squeaky floors and doors ( cannot be helped in a period property) - sadly as a light sleeper our fellow guests above us woke me up going to the loo.

Much more than just a room fo - A warm welcome from Tobias, and a lovely comfortable, well-furnished, traditional guest house. We enjoyed the sumptuous communal sitting-room and the homely farmhouse style kitchen area. The central location allowed us to do everything we wanted to do on foot, including a nice morning run by the lovely Lymington waterside before the generous breakfast. We encountered no faults worthy of mention.

Breakfast is at a big kitchen table with the other guests, a really nice way to start the day. There’s a huge lounge upstairs with harbour views for all guests to use. It’s right next to the train station and a few mins walk from the high street and multiple pubs/restuarants/cafes. Only thing I didn’t like was the pillows, others would but a little too firm for me!

Host friendly with good communication. Photos on website made room look much bigger. Know lot of places do this and room was big enough but still disappointing. Had bath which was looking forward to but was two of us and hot water run out after one bath that wasn't even filled. Bed nice but pillows like stone. Breakfast could have more options. Same thing each day and no vegetarian alternative if you didn't eat sausage or bacon. Rather than offering a veggie sausage or something you just got less which wasn't really fair.

Unusual little features round every corner. A brilliant lounge space to use and gigantic kitchen. Breakfast is second to none and you are exceptionally cared for throughout your stay. Tobi (and Tessa too) were fab hosts. Nothing!

The owner was very friendly and it was a lovely atmosphere, i would definitely recommend this place and look forward to returning would have liked bathrobes in the room and a coffee machine. Larger bottles of shower gel and some bubble bath but this did not detract from our stay

- Ronald (9/5): sum up my stay it was a great location i would stay there again - The location was perfect, hospitality was great, breakfast was exceptional . unfortunately for me the bed was too hard but that is personal preference. The one thing I really didn't like was the fact someone entered our room without notification and took it upon themselves to open the curtain and the window being that we were on ground floor and tucked inside the court yard it could of allowed anyone to entre our room and having several thousand of pounds in my room i was not happy

The breakfast was cooked by Tobi which we enjoyed each morning as we sat and chatted to the other guests exchanging stories. We will definitely be staying here again as it is in a perfect location and close to all amenities There was nothing I didn’t like
- Nicky (10/5): Idyllic - The location was perfect: within easy walking distance of the train station, the quay, town centre and restaurants. Our room was beautifully decorated and fascinating, as was the rest of the house, and overlooked the lovely green courtyard garden, which we enjoyed a glass of wine in. The communal lounge was light and comfortable and overlooking the harbour. At breakfast Tobi made us and all the other guests feel like family even whilst he cooked. I can understand why he has regular return customers, and we will be one of them xx
- Melanie (9/5): Comfy, gem of a B&B. - Great B&B mins walk from all Lymington has to offer. A quirky vibe to the rooms but quality, cleanliness and comfort were all top notch. Good breakfast around a communal table served by host and his super daughter. Host on hand to give tips of where to go, chatty, polite and helpful. Lots of books on offer on the lounge but a few games would be a bonus. May have been there, but we didn't find them .

Easy parking and the Apartment was spotlessly clean and very comfortable to stay in. Tobias is a very welcoming, knowledgeable host who cooks a mean breakfast! Just not our preferred style - Location and the host was welcoming Check in was difficult as we had to state exact time and we were contacted and pressed to confirm arrival time . Breakfast time slot - we were given one time slot for breakfast, no alternative option . No toiletries in room as stated . Quilt too heavy for the time of the year . Bed wasn’t a large double as claimed . Room a bit tired and dated

- Chris (10/5): An ideal base to explore the New Forest. - The location of the Brittannia House is ideal for exploring the New Forest and surrounding areas and only a very short walk from the lovely town centre of Lymington. Our room and bathroom were lovely and very clean. Tobi our host made us very welcome and his daughter had even cooked some lovely shortbread for us. There was a good variety for our breakfast and it was cooked to perfection. A very relaxing and comfortable stay Nothing - all was good.
