Tea and coffee with biscuits in room, breakfast was ok sausages dry and overcooked streaky bacon fatty hot drinks not hot and toast came out later cold and hard, the guy that served us wasn't the friendliest or very polite.

Black mould round shower glass, broken shower hose, perished plug for sink.
Be prepared if you want an early night - you hear noise of pub till gone midnight but I didn’t have issue with that.
Quirky room with sloped floor. Staff were great and food excellent, so for £40 for a night was ok in my book!

- Derek (2/5): - Room 1 was a disgrace. 1 hanger in wardrobe, only 1 easy chair, 1 bed table light not working. Sink plug didn’t retain water, towel rail broken. Electric powered hot water pathetic. This room is nothing like the ones shown on your website. At checkout just a cleaner around, doors were locked and we were expected to go out the back door and climb at least 10 steps to the top of the car park and round to the side door. When I pointed out my wife used a walking stick the cleaner opened the side door.

- Adrian (4/5): Avoid - Staff are really friendly and helpful but the accommodation is very poor it's not just that the rooms are tired and need a revamp it's the lack of cleanliness the shower wasn't clean and significant amounts of mould around tray etc and windows and dirt and dust around room and the mattress was absolutely worn out ,breakfast wasn't the best either wasn't given a choice well apart from tea or coffee full English it is !

- 819garetht (10/5): Ideal venue for events - Held my retirement do at the Kings Arms. The landlord was really helpful in the lead up. The room we used was ideal in size, and tables and chairs were laid out how we wanted them. The pub produced a very tasty buffet with plenty of food. The staff were extremely helpful and ensured everything went well. Everybody had a fantastic time. Really worth considering if you’re holding an event.

Rooms - I think possibly the dirtiest and coldest room we have ever been in. Understand the heating was not working but the blow heater was not really the answer. It was freezing when we entered. The door was sticking. The room was tired and filthy. Dont mind tired but no excuse for filthy with mould on the shower ceiling and dirty grout (Dare not shower). Sticky bathroom floor and dirty carpet. All easily fixable. Never again I am afraid. Would have moved to another place but it was difficult for us to do so with family staying as well.

Unfortunately the room for the night was appalling, the worst iv ever stayed in. Damp, cold room, mould on windows, skirtings, sinks and shower, the bathroom door so tight it was hard to open and shut, shower mouldy and not fit for purpose, unhoovered carpets in room and landing, all in desperate need of a deep clean, and updating is a must, should not be allowed advertise and run accommodation in such a shocking state.
- Angela (4/5): - The most important thing for me on the nights I stayed was a good night's sleep. That wasn't possible on the old, noisy, metal sprung mattress in Room 8. The bed was incredibly uncomfortable and I hardly slept.
- David (6/5): A nice place to stay with friendly staff - The service was generally excellent. I was greeted by the inn's landlord Malcolm who showed me to my room. He was very friendly and welcoming upon my arrival and I felt very valued as a customer.
The room was generally clean and peaceful, which was lovely.
The shared shower room/toilet had a faulty ceiling light bulb throughout my 2 night stay. I reported this fault to 2x members of staff on the first night but this was never rectified, and so I had to use my mobile phone to light to room at night time every time I went to use the toilet in there.
Other than this, the stay was very pleasant.

- 750trudye (4/5): One night stay - Stayed here for one night to attend a family funeral. I cannot fault the food it was well presented and hot. The room was another matter. The bed had hairs on the sheet, the bathroom had mould in the shower and the tiolet and sink were dirty. I accept that the property is old but that does not excuse it being dirty.
- HWANG (8/5): - The rooms are upstairs of a local pub, not modernised interior but simple and clean enough. You can hear some activities going on downstairs but didn't bother me. It stop at certain time, I had good sleep at night.
- alisonsI5622JL (2/5): Unhygienic and smelly - Greeted by the stink of urine from the public toilets, I was shown to a room upstairs which smelt badly of drains from the en suite. There wasn't sufficient ventilation in the en suite and there was black mould everywhere to accompany the smell of the drains. The mould was so built up it suggests no one had attempted to deal with the problem for a very long time. Previous bad reviews from years ago say about mould. I had been told the hotel was fully booked so I knew I couldn't switch to another room. My brother's room was actually OK (en suite with an outside window) and we had driven 6 hours to get there so moving hotels wasn't something I wanted to do. We had a wedding nearby the next day. I kept the shower room door closed and the bedroom window open for ventilation, despite it being quite cold. I wished I had packed a facemask to wear in the en suite. Mould on the bedroom curtains showed how really bad the problem was. The TV blew up within 15 minutes of use. Then, the live music started from the pub below. It was very loud.
The next day, just as I was leaving for the wedding, the macerator behind the toilet started overflowing. It had been incredibly loud each time it ran. I reported that to the staff before leaving, expecting they would call a plumber.
On our return later that evening, nothing had been done about the flooding. The Kings Arms is 15 minutes from Exeter where I am sure a plumber could have been found. I asked for some old towels to catch the flood each time I used the basin or toilet. Each time the macerator ran, it got worse.
The morning could not have come quick enough so I could escape that room.
If you book to stay at The Kings Arms Inn I think you will be taking a gamble. I only saw two rooms, room 1 and room 6. 6 was OK as a basic room but room 1 was a health hazard. People with asthma beware. The appeal of the character of such an old building was completely overshadowed by the state of the shower room. I do not know if there are other rooms like mine was . Do you feel lucky enough to book? I wish I hadn't.

- Gail (8/5): Good value homely pub - A lovely period property with lots of traditional features. A homely room with plenty of storage space.The beds /bedding was clean and soft. As it is in old pub in the country there were a few cobwebs in the corners! The shower room was a little tired. Nevertheless it was generally clean and comfortable and certainly good value for money.
I had a small portion of fish, chips and pees followed by chocolate brownie in the bar which was tasty.The chips were a little dry. In the morning I had a fried breakfast ( the only choice for breakfast). It needed to be ordered in advance. A good hearty plateful .

Cleaning needs to be more thorough in the bathrooms. The mattress should be replaced. Staff were great and food was tasty. Be aware nose floats up from the bar. Once it's closed the place is very quiet.

Staff were a little forgetful: requested an extra towel - had to be reminded, and the request for breakfast for next morning never got as far as the kitchen! Consequently went to a nice cafe about 3 miles down the road. However we had a meal there at night and that was excellent. Staff were friendly.

Just one tiny thing. Maybe a blind in the bathroom as i kept thinking people could look in as was on main road.

- Patrick (8/5): A little worn at the edges, but wonderful welcome. - This is a lovely homely village pub, NOT a swanky Country Life establishment. Being a very old building everything is a bit wonky - that is the character. But the room was very warm, the bed was comfortable, the plumbing honked like a steamship but the shower was hot, and everything really was spotlessly clean. The friendly staff could not have been kinder. The chef was off so there was no breakfast but this was explained to me with such good humour I immediately didn't mind. I will certainly stay there again.

- Olivia (10/5): Amazing quality - Room was really clean, save for a few cobwebs (the light shade was really cobwebby for some reason). The only negatives were a skirting board thing at the base of the shower had come off and my towel had holes worn through, but those didn't bother me enough to complain. The bed was super comfy. Amazing quality for the price! I had supper in the pub that was very tasty and reasonably priced, and the service was excellent. You can hear a lot from the pub downstairs and it was loud until fairly late but it's a pub so what do you expect!

- Gina (10/5): 1 night stay - After a long day in the rain photographing, the Kings arms was a welcome rest stop for the evening before I headed back to another day of event photography. I was shown my room and then i headed downstairs to sit by the fire and enjoy a curry. The noise of the pub was actually fun to hear from my room as pubs are sadly closing all over the country and to visit a real characteristic old one like the Kings arms which was full of laughter is quite a treat. Lovely friendly welcome, comfy beds and hot water for the bath! all lovely xxthankyou xx

- Verified traveler (6/5): Kings Arms Inn - It was a shame. The actual rooms, service and cleanliness was good. However there were two things that spoilt it for us. We were there on a Saturday night and while I don't mind a bit of background pub noise (been to plenty of inns on a Saturday night before), the disco was that loud that I really think those rooms above should be shut. The drums & bass was so loud I couldn't even watch the TV! Fortunately it stopped by about 11.30pm so at least it wasn't an all-nighter! The other thing that counted against was that breakfast wasn't until 9am earliest. As we had to away by 9.15am, it meant we didn't get the breakfast we paid for and had to pay elsewhere for it. I would have thought 8am breakfast should be a minimum. Perhaps I missed the memo. However, like I said, rooms were good and clean. Next time will bring my ear plugs!!
- Alastair (8/5): - Very comfortable, convenient and well priced accommodation. Being a pub the bar was well patronised and the dinner menu was very extensive and the food very good. Missed a shower in the bathroom and would also have liked a glass for nighttime water.
- Philopatear (6/5): - The property literally shut down at 10 pm and open at 8 am between those times you will need to go through a really scary back door with zero lights and zero signs on how to go to the facility, breakfast was included although I went at 10 am they told me I can’t get it as it’s 10 am although the facility opens at 8 am, no one to check out to as the only worker there was one housekeeping staff that was already cleaning another room

Windows could do with upgrading as it was the old wooden frame type with the arm & latch ( the latches were a bit wobbly).

Unbelievable noise from exposed water and waste pipes in our room from guests using their facilities above
No privacy whilst using toilet - view of car park both in and out through unfrosted window
Problem with food orders in restaurant
With all the above problems we declined to eat a breakfast.

- T7194XCdanielm (10/5): Money well spent beautiful hotel/pub - What a lovely room. Stayed in room 3 from 5th September to the 6th September. Checked in pretty late 9.30pm. Staff was very welcoming and polite. Didn't get the try the food as the kitchen was closed. As for the room, it was very modern. Bed was very comfortable and a decent amount of pillows. Smart TV in room, free WiFi, cleanliness was not an issue. Shower was very powerful. Parking was not an issue either. Could easly fit my 3.5t luton van in the car park. For £50 this was a bargain coming from someone who spends attest 1 night a week in hotels due to work. Would highly recommend.

- Baboonarms (8/5): Evening nosh - Traditional dog friendly village pub with a good varied food menu. Quality of the food (steaks) was very good and the staff friendly and helpful. The only draw back from an excellent rated review was the wafting of cigarette smoke both in the bar and dining area.

- JaneS994 (8/5): Mid-week lunch - Visited for a mid-week lunch, staff were friendly and service good. I had the prawn baguette which came with chips and salad which was very nice and plenty to eat. Husband had a huge bowl of mussels with bread which was good, dont know how he managed to eat it all. Overall a good experience, just felt the place was a bit let down by the interior, quite dark and dingy though obviously this is an old building. Pub was very quiet, might have a better atmosphere when more lively and busy.

Accommodation well below quaint or characterful, just downright basic, staff unprofessional with a couple of exception in the bar/serving staff. Food well below standard. Appear to be surviving by past reputation. Nothing to recommend it.

- Verified traveler (6/5): Not great - Stayed as we were attending a wedding nearby. Room was ok, fairly clean, quite dated. Bathroom useable but run down. When we checked in staff were ok, spoke to the lady and said we were at a wedding. They literally showed us to the room and that wasbit no information at all. Came back to the room just after midnight and couldnt enter the pub. Took us ages to locate the back entrance as its quite hidden but this was open. As i found the entrance my hisband had knocked the door and a staff member came down very disgruntled and told us we were back too late! They knew we were at a wedding so would be back late and also i wouldnt have booked if id known there was a curfew!! If theyd just told us some information when we checked in it would have been fine! Didnt aporeciate being reprimanded like children. Breakfast ok but service with a smile is clearly not a phrase theyve ever heard of and certainly dont entertain. Would stay again and wouldnt reccomend

Food was very good.
The accommodation is however tired and needs an upgrade. Hot water was intermittent. No shower in my room so cold wash only. In saying this this B&B was still good value overall.

- James (8/5): Well situated and reasonable value for the price - Clean, comfortable bed. Facilities a bit tired in places but in line with the rating and price. Description of the room hadn't been updated on hotels.com, wrongly showing a 4 poster in room 8 which had been replaced with a modern double. Interesting feature that the bedside lights are now modern touch sensitive with USB A and USB C sockets for charging (with your own cable).
Thin internal walls so you do hear others particularly from the bar (happily they left at 10:15pm).

- amandatY3862PS (2/5): No heating or hot running water - Stayed one night, sadly will not recommend or return. My room was freezing cold there was no heating despite a storm outside, the windows had a draft coming through, I had to sleep in my pjs and clothes whilst putting my coat on top of the blanket. There was also no running hot water. My room was also not as advertised, I paid for the four poster bed room, I did not receive this. I did not stay for breakfast so I can't feedback on this .

Thank you all, I'd give 100 🌟 if I could. Beds very comfortable and good breakfast in the morning.

Reviews on the booking agent’s website were glowing. The ones here on Trip Advisor tell a very different story, and I wish I had read these as they mirrored our experience.
Firstly I cannot criticise the frontline staff at all, who were charming and helpful but seemed to be battling against a tide.
It was -1 degrees when we left home and we had been driving for six hours in poor conditions and were welcomed by two teenagers who seemed to be running the place - very willing but out of their depth.
Our room was small and cold. There were electric leads all higgledy-piggledy across the floor, the heating didn’t work and neither did the television. The wifi was intermittent. It seemed that it would only work for one device.
The owner was contacted and we were told there was nothing he could do about any of this but we could always check out and get a full refund. We were heading towards Cornwall but were too tired to complete the journey or try to find somewhere else to stay so figured we would have bite on the bullet … (three of these bullets appeared in the guise of mushrooms on my breakfast plate the next morning).
The tiny bathroom was like the kind of place you’d find alongside an out-of-town petrol station: freezing cold, cobwebs, plug separated from its chain, and no toiletries - just a half-used dispenser of hand wash.
The chef came in and tried to bleed the radiator but with no success, so we were lent a very eccentric fan heater that kept toppling over and cutting out.
We had paid £84, a discounted rate as it was the first time we had used this particular booking agent. Later we met the owner who, when I reminded him that we were paying for things that we weren’t getting, reluctantly agreed to arrange a discount for us, but we had pre-paid so we weren’t sure how he was going to do this. He kept saying “I can only say sorry.” ONLY!!
The next morning the young woman on reception knocked £10 off the bill for our evening meal so that was our discount. We told her that we wanted to cancel the room we had booked for our return journey (which was going to cost £95 this time) but were told we had to do this through the booking agent. This took four days and involved live chats, phone calls and emails and finally was resolved thanks to Julie at the Kings Arms who worked overtime and on her day off.
So on our way home we ended up staying in a very prestigious hotel in Exeter which was £11 cheaper than the King’s Arms. It was warm, clean, comfortable, with L’Occitane toiletries in the centrally heated bathroom .
- Michael (10/5): Spactacularly surpassed expectation! - From initial check-in, to final departure, the staff were very friendly and helpful. As it is an old thatched inn, then obviously one accepts the odd beam/head clearance problem, but the room we had was very clean, and the bed very comfortable. The food served at this pub is spectacular for taste and presentation, and is competitively priced - the extensive menu offers a wide range of dishes, all cooked using fresh produce, and the taste is superb - certainly the best we have ever had in a "pub", and a very good match to the sort of thing one can pay huge charges for in so called restaurants! The beer is also great - they have a good cellarman as well.
- richard (2/5): Terrible. Avoid. - It was not at all clear when booking that there was no shower in en suite and that the room was very noisy above the bar. Hoovering started at 8am. Cleanliness lacking, mouldy curtains, filthy old blind in bathroom. Breakfast was at 8am non-negotiable. No sausage with breakfast, one piece of toast each, coffee machine coffee was terrible. Bar food straight from freezer to fryer and expensive for the quality.

- Neil (8/5): - This pub was very friendly and the food and drink was very good especially the real ale.We even manage to play card bingo with the locals which was a good laugh.
The accommadation was good apart from it was a little bit dirty in places.
I would definitely go back for another visit.
Also the pub is about 15mins from Exeter.

bathroom in terrible state with saniflo not working correctly causing the toilet not to flush properly and the bathroom and entire bedroom smelling of urine on arrival.
Cables under the sink and above the shower not correctly installed and could easily get water into the electrics. I’d be surprised if you have an up to date electrical certificate. I have photos to back this up.
- Wendy (8/5): Nice place but breakfast needs looking at! - On arrival very nice to look at. Friendly staff. Room very basic but lovely looking 4 poster bed. The mattress springs were very noisy n kept poking me. Tea and coffee was nicely presented but no sweetners in room or on tables with sugars etc which is what i needed to have a drink. Few cobwebs in room and throughout i didnt like. Evening meal was well presented and good portions. Partner had a King Burger which was in his words the best he'd ever had. The whole meal cost over £40 with two drinks. Very dear but nothing else around nearby like a chippy or anything not in walking distance, think Chinese 7 miles away!! Breakfast was advertised as full english but all he got was 1 egg 2 bacon 4 mushrooms 1 toast n beans half tomato too no sausage!! I asked for a Vegetarian and told its the same no bacon and felt hungry still afterward certainly not as good as a cafe or the previous meal enjoyed the night before. Would we go again. Yes if in the area for evening meal not for breakfast and i dont believe it was all worth £95 a night tbh

- Keith (6/5): Very good value for money for an overnight stop - Classic old pub with accommodation. Basic but everything you need is there (although only a bath, no shower). Helpful staff, good pub food.
Just be aware that some rooms are directly over the bar, so quite noisy until the pub shuts
- Premleeds1 (2/5): Dirty dirty dirty - From the outside the pub looks lovely and we felt the staff seem more interested in the locals and the bar than the guest and cleanliness of the rooms , as previously reviewed by another guest we was greeted by an elderly gentleman who told us that breakfast was at ‘9am’ not would that be ok or could you … but it was and that was it, are room was dated but I can accept that being in a village pub I didn’t expect modern , staff not very friendly didn’t take any time to speak except to take an order, so back to the lack of cleanliness- I will let you see the pictures which say it all …

Shower was to small for average sized people to get in and bed mattress was hard and i didn't get much sleep. Breakfast was not very nice not offered any choice.probably wouldn't stay there any more or recommend it to anybody.
