Guest Reviews
- Katharine (7/5): Cromwell House visit Oct-2025 - The size of the room and the accommodation was found to be in a central location to town amenities. A fault was discovered and rectified immediately.
- Robert (9/5): -
- Petra (3/5): - Fast keine Glühbirnen, keine Leselicht, Steckdosen funktionierten für den Adapter nicht
- Guest (1/5): Never again !! - Nothing. It was dirty. Riddled with fleas I got bitten multiple times Everything
- Paul (3/5): -
- Andrew (3/5): Rip off. - None like it at all. No Table, No chair, No small lamp, No bedside table. No cleaning the room and bathroom every day. The small waste bin haven't empty for week. No carpet on the flood. Top curtains need repair as haven't done it for week. Lack warm water in the bathroom. Leaking shower pipe. More leaking water at the bottom than top shower cap. No Breakfast each day. I should pay £180 per week not £300 per week. £300 is really rip off.
- Brian (2/5): Poor servive? No – no service. - Check-in: Need a code which was supposedly given in their confirmation email. Neither I normy friend, on a separate booking, received a code. So I arrive at the door with no code and, good news - there is a contact number in the email. Bad news, it goes straight to voicemail. Fortuntaely, after a few minutes a resident who has a better contact number shows up and I get in.
No toilet paper in the room, no chair or similar to put clothes.
Supposed to be breakfast included - no breakfast.
- Brian (2/5): Dreadful - Check-in. rrive at property and need a code to get in - o host to meet. Contrary to what the say, neither I nor my frend saw a code on our confirmation email.
Ring the number given in email and it went to answering machine, so no contact.
Breafast did not exist.
No toilet paper in my room.
No chair, drawers or shelves so clothes had to go on floor.
- Morteza (1/5): I check out after two minutes after my check in - Dirty hotel Dangerous people in the hotel
- Guest (4/5): You get what you pay for - so not much. - I guess it was cheap and I guess it was central and I guess it wasn’t filthy - almost so down beat it’s fun A very old and tired place, and across the road from a noisy place where all the local crazies seem to live.
- ivan (4/5): Disappointed - more like a room in a hostel than a B&B - Bed was comfy Room was small, tired and dull
- Wendy (1/5): Awful - Nothing Left standing outside on arrival, another guest let me in to use there toilet!! room was not made up , still dirty when l was let in. Cleaner didn’t arrive until 8pm . Contact not available.would not recommend !!!
- Lynda Morgan (9/5): Lovely stay - - Central- easy walk to station, shops & beach and pier
Spacious sunny room
Clean- quiet - great bed No hair dryer
- Anonymous (3/5): The new current owners need to care more as previous owners did. - Clean nice thick white towels.
Recently a well painted white ceiling.
Comfortable mattress. TV controller didn’t work. So no TV.
Curtains dangling from window.
Only one night had hot water!
No staff. No Breakfast room. No sitting room. Coffee and milk not replaced on one day. Many flies in stairway in upper floor perhaps because of very hot weather.
- Jan (5/5): Very disappointing - The location was quite good and the beds were comfortable. There was a stain on my quilt cover
Dirty bath mat
No breakfast teabags
The toiletries had been used and half full
There was only one light bulb in the main light and none in the wall lights
Only two plug sockets and they had the kettle & tv plugged into them
They advertised breakfast on a poster in the room but when we enquired they said they didn’t offer this service!!
We couldn’t shower we couldn’t adjust the water temperature, it was too hot!!
We didn’t see a member of staff and yet we were told someone would be there at 2pm on the day we arrived
- Ian (4/5): - there was no one to greet you when i arrived very poor conditions the room was okay but i had the same towels from when i arrived till i left no one came in to change the bedding very poor will not be coming here again
- Wenham (5/5): Within walking distance to the town centre and sea front. - The hotel is situated in a busy road just off of the town centre. It sometimes proved noisy at night....boy racers on motorcycles.....which is no fault of the owner. During my three week stay it was evident that my room was only cleaned once. One change of bedding and clean towels resulted. That was disappointing.
- Zhangdanwei (8/5): Good. - My room was updated so I got a double bed.
The check in was smooth although I didn't really meet the host. The bathroom is small. No lift.
The curtain can only cover some part of the room.
- Valerie (8/5): Very good - I would like to gratefully thank the host who came and helped me into the front door. He very kindly helped me with Wi-Fi, tv, tea and made sure I was ok. Thank you
- Paul (1/5): Why allow people to pay good money for hotel that is closed - Nothing money taken hotel closed See previous
- David (8/5): quiet and undisturbed - room and location very good
- Kevin (9/5): Pleasant couple days in Eastbourne. - Good location from sea front & town centre, very helpful staff on arrival , very tidy hotel !
- Brendan (8/5): Very good -
- Jonathon (1/5): Bad - N / A I could not even get into the property, unresponsive to me from outside, had to find another hotel, £40 wasted ….
- Myles (5/5): ok for a quick sleep at very low cost - get basics and room clean if not plush.. overall rather shabby
- Edward (7/5): Good -
- Sheila (7/5): Beds need more solid frame. - Didn’t have breakfast Beds as they creak when I moved.
- Verified traveler (6/5): - on the website it was described as a guest house with reception and breakfast available it does no have a reception or any catering facilities now and is just rooms for hire a al AirbandB. And I was not expected, I had to wait on the door step for someone to come from another address to let me in and had to wait again while they
got my room ready. It was OK but not what I thought I had booked for! And the batteries ran out on the TV remote and I had to replace them to make the TV work and the water didn't run away properly in the shower tray, taking too long to go away! Something must have gone wrong with your or their booking system and needs to be sorted out.
- Tolga (10/5): Great place to stay in - Close to town centre, clean room, clean bathroom and toilet, comfortable bed, friendly staff, all in all great place to stay in I recommend this place to everyone.
- Elvira (6/5): - The room was and clean and the mattress was good, could do with a bit of a repaint on the skirting and the blue textured wall would look better painted white. The shower/toilet door did have a big gap down the side so not very private for going to the loo if you are staying with someone else. Luckily there was another toilet down the hall. Woken up the the seagulls at the early hours. Really good location though, a minutes walk from the pier.
- Dean (4/5): Disappointed - The picture on hotel’s website must be either old or previous owners it said about breakfast included in the ‘breakfast room’ even a notice in the room about breakfast but there was NO breakfast room and NO breakfast had to go out each morning and buy our own never saw any staff after booking in which explained why they want payment on arrival did email the address on the room information and as of yet still no reply and have been home two days no reply to number I texted also which was in the hallway also
The room itself was clean and comfortable bed but missing handle inside bathroom door and could not use shower as was broken and not attached to the wall at the bottom as was the toilet roll holder also broken I have pictures too show all the comments I have made

The room itself was clean and comfortable bed but missing handle inside bathroom door which my partner caught her arm on a couple of times and could not use shower as was broken and not attached to the wall at the bottom as was the toilet roll holder also broken I have pictures too show all the comments I have made
- Maksymova (10/5): Exceptional - Friendly staff, great location Noisy street
- Dave (8/5): - For the price was very good just a few negatives
1) I asked if i could leave my luggage before booking in time and was told yes and given code to enter.....but no one came so for security reasons i could not really leave it.
2) No word done on room between my 3 nights stay
3) long life milk was curdled ? down to very hot weather?)
- Martin (8/5): - it was ok for what it cost
- Abdo (4/5): Disappointing -
- Nanni (10/5): Exceptional - Very gentle and available host.
Nice room cleaned to perfection and large and comfy bed.
I would recommend certainly, perfect position near all the attractions and means of transport
- Michelle (2/5): - Left on doorstep for 1/2 hour before they answered the door in the rain. The girl who answered the door wanted me to tip out my case in the hall to find pen and paper to take the door code down No breakfast as advertised, no Manager around to speak to. Eventually a guy who said he was a Manger who actually wasn't put manager on the phone who said no breakfast. Cant shut toilet door as door was too close to toilet. Old sash windows that rattled, toilet when flushed sounded like the Eiffel tower collapsing. The 3 milks they give had all gone off. Rubbish up the side of the building, no flower boxes outside as shown. This was a dump, would not put an enemy in it.
- Steve (4/5): - A bed and breakfast with no breakfast room on site, £22 on top to get it at a local cafe and no daily resupply of room consumables. I thought 2 coffees were for my first day, it was for a 2 day stay.
- Roy (6/5): - Good location in the rown however surroundings were very run down. No option of breakfast on site and quite poor locally. Disabled parking outside property was used by a comercial van. Eastbourne traffic wardens took no action.
- Kirill (10/5): Exceptional - great location and hotel
- Yuanyuan (8/5): Very good -
- Laura (10/5): Perfect - Omar was really nice and helpful. The day before my departure , I fell and twisted my ankle. Not only did he give me a hand with my luggage, but he also gave me a ride to the train station. He was a gentleman. The room was super clean, and there was courtesy tea and coffee. Close to many shops and the pier, where you can hop on and off the sightseeing bus that takes you to Seven Sisters. With your stay, you get a courtesy cocktail in a local bar, which unfortunately I didn’t use. I was on a budget, so it was the perfect place to stay.
- Robert (2/5): This is the worst hotel I have stayed at. - This is the first time that the photos on Hotels.com don't reflect in anyway the actual hotel. There are no flowers at all on the hotel, as it looks in the photo. We actually thought that it was closed. You make your way in and you are wondering where you are going. We opened the door and where wondering what we had done. The door on the ensuit bathroom didn't fit the frame so there was a 10cm gap at one end. The area around didn't feel safe at night. You can hear the people next door and the pluming made a lot of noise so if someone needed to get up early and shower then everyone was up. The only positive was that the water was hot. Would not recommend this hotel to anyone. We cannot believe that this has a genuine 8.4 rating on Hotels.com.
- Carol (2/5): We survived the night but would not stay again - Not much, showers were hot The property was very run down, possibly in the process of being renovated. We were a group of 8 ladies and had booked 3 twins and a double. On arrival the gentleman informed us they were all doubles and if we didn’t like it we didn’t have to stay, suggested looking for something else.It was Eastbourne tennis week so there was no chance of that.Rooms were very dated with wallpaper coming off the walls and dirty cupboards.
My room smelt of smoke even though there was a no smoking sign.
The windows in the rooms didn’t lock.
When we booked breakfast was included but they no longer serve breakfast. We asked for a discount but this was refused.
The photos on Booking.com and Google are not a true picture of Cromwell house. The outside is a mess with no flowers and there is no longer a dining room.
- Matt (7/5): Good -
- Mgcini (3/5): Quite some way below expectations - The location is a short walking distance to the beach, which is great. The room had not been cleaned and prepared to acceptable standards. The white pillows had some stains, and it looked like the covers had just been pulled up from when the previous occupier had left. Creased linen and stained pillows were really a put off.
The adjoining shower was quite disgusting in that there was someone else's s hair on the floor from a previous stay.
Parking is a bit of a nightmare, which is typical of the town, but the establishment could at least provide validated parking similarly to others in the area.
The establishment is more of a halfway house than a hotel. Unfortunately, I arrived just after 18h00 when there was no one at reception who could have assisted with resolving some of the challenges, although to be they were available on the phone and were able to provide directions on how to access the property as well as where to find parking.
- GARY (8/5): - Very friendly, unexpected upgrade, good location.
- Boris (9/5): Superb -
- D (9/5): Would stay again - Comfortable King bed (2 doubles under a flat sheet). Nicely laundered bed linen and a duvet neither too hot or too cold. Very clean. Powerful shower. Very pleasant manager. Good quality picture on the TV. Lovely room. Shops, cafes etc within a couple of mins and also 5 min walk to beach. I slept very well. Nothing
- Marianne (8/5): Great hotel for a short stay - Location, facilities, cleanliness, check in En suite a bit small but afequate
- Tobias (10/5): Exceptional -
- Jamie (6/5): - On arrival I was given a room but there was no heating so it was very cold. The Manger happily moved me to another room with a heater in which was better.
The room itself was clean and in good condition with plenty of tea/coffee.
The mattress though was very hard, not comfortable at all and quite crunchy.
The noise from outside was easily heard (which can't be helped I imagine) but still was a loud room to have.
The staff were helpful and all in all for the price I paid I can't really complain.
I don't think I would return, purely as the bed made sleep quote hard.
- Saida (8/5): Very good -
- John (9/5): Enjoyable stay - Very comfortable stay , clean accommodation with good proximity to restaurants, bars, and shops
- Barker (9/5): Stay - All very good for the price..... Nothing really
- Barrie (5/5): If you are looking for a cheap bed for the night then this place fits the bill - £50 a night for a single bed room with en suite - I wasn’t expecting anything immaculate so my expectations were met and for 1 night it was absolutely fine. Both times I had a shower the water was super hot and the complimentary toiletries were a bonus especially as I had spent the last 4 days hiking. The road noise is pretty loud even with the windows closed and the property has thin walls so be prepared to listen to other guests in the room next door.
- Valerie (8/5): Very good -
- Barnaby (9/5): Clean and comfortable - Clean, comfortable, excellent tea tray and toiletries considering the price. It's unusual to get biscuits in the room these days but pleasantly pleased to have 4! Nice sized room for a single. It was nicely decorated and looked nice and clean but had a grubby old radiator on the wall that let it down a little bit. The toilet only had one very small light that made it quite dark.
- Bozena (8/5): Very good - Good place for short stay.
- Gary (5/5): Passable - Comfy bed The towel wasn't changed during a 3 night stay. Toiletries were not replaced on the last day.
- Roy (10/5): Exceptional -
- Shelagh (4/5): Very disappoited with the property. - The and Brew and Breakfast cafe run by a husband and wife team was very good. No trouble for them to
accommodate our requests for breakfast. This property is advertised wrongly. The only person we saw was the cleaner on the Thursday evening when we arrived. No
breakfast at the property, which they say is included. It was only by chance after speaking with a Dutch couple that were staying there. That we found out that you had to go approx 400 yards down the street to the BREW and Breakfast cafe for breakfast and let them know that you were staying at the Crowell House Hotel.
- Richard (9/5): Superb - Good location nice comfortable room excellent value for money A lot of seagull noise in the morning early which you can't do much about it did not meet any staff all done by phone and door entry automatically
- Adam (6/5): - It was disappointing that there was a £10 limit on breakfast, when £15 would have been more reasonable.
- Aidan (5/5): too noisy outside - loved the keyless front door advertised as "with breakfast" but the breakfast had been outsourced to a local cafe - lovely cafe, but not what I was expecting when I booked.
- Joseph (10/5): Exceptional -
- Ng (8/5): Very good -
- Gasa (5/5): Passable - Bed linen needs changing.Linen and towels needs changing as this is a public facility Bed linen and towels were dirty
- Pawel (9/5): Superb -
- Smith (10/5): Exceptional - Had a really lovely stay. Very traditional seaside B&B. On arrival I had no television in my room but this was soon rectified by very friendly owners.
No breakfast on site but a wonderful family run café in close proximity. The welcome and food were wonderful.
I would definitely stay again xxx As my room was at the rear of the property there was no view.
- Anonymous (4/5): Disappointed - will not return to this b&b as I felt for what I paid it should have been better! - It was very near to the sea It wasn’t very clean and the kitchen was being redone so had to go out for breakfast. Also I wasn’t told that the allowance for breakfast was only £10 so I had to pay a top up - at an outside cafe. The tv didn’t work properly - I tried changing the remote batteries but it still didn’t work… There were hairs in the bed; the floor wasn’t particularly clean and the bedding smelled funny… the first day I was there the cafe we had to go to for breakfast wasn’t even open! I don’t mind basic accommodation but this was lacking in a lot of areas…
- Verified traveler (2/5): Deserve refund for this shoddy stay. - No staff on premises, managed remotely.
Had to sit on door step for 55 mins upon arrival before i could reach someone by phone. People living next door said that this has happened a few times.
Breakfast not on sight. Was going to be cafe in next street, then got changed overnight (note under room door) to another cafe a 5 mins walk away (in the rain)
- Nigel (7/5): It was OK and suited my purposes. - Room was clean and comfortable. I slept well. Breakfast wasn't provided at the hotel, but was available from a café a few streets away. However, the café did not open until 9.00 am, whereas I needed breakfast by 8.30 am or earlier if possible. As a result, I did not get any breakfast even though one of the main reasons I booked the hotel was that breakfast was included in the price. A bit disappointing.
- John (5/5): The location was good, but residents were not "looked after". - Breakfast arrangements. No room service
- Caroline (7/5): I had a really good holiday, as the location was right on the money. - Cromwell House is very well presented, and in the best condition of any of the properties along that stretch of road - clean and well renovated.
The location is great, just around the corner from the seafront and about a 10-12 minute walk from the train station. This was a big plus for me, as I didn’t want to have to worry about parking, when visiting other places (e.g. Brighton). The town centre is within easy reach, too.
The manageress (associated with Cromwell House) kindly told me all about Lewes, and sent me a link to an informational article about it. It turned out to be absolutely worth the visit - a beautiful small town with interesting shops, an art gallery and some great pubs.
When I had the problem of a loud man in the next room who was slamming the door shut at night, after I complained to the manager and to Booking.com, they sent the previous manager over to support me, and to listen to me. As a woman on her own, I had felt vulnerable and it was difficult to sleep from the occasional loud bangs at night. He stayed over to make sure I was ok and felt secure. I felt that the way my complaint was dealt with more than made up for the initial problem. I felt well supported.
The room was very nice, with a large bay window and a table and 2 chairs, creating a nice place to be rather than just a place to sleep. Clean and spacious too, with an en-suite shower room and toilet.
I would also like to say that Nikoletta’s, the cafe I went to, to have my breakfast (included in the price of my stay), was lovely. Nikoletta herself was charming and friendly. Breakfast was first class - piping hot, perfectly cooked, tasty and there wasn’t much of a wait to receive it. It is a well organised and super place! What I wasn’t so keen on, right from the start, was not having a member of staff present, to welcome you and answer any queries you might have, going forward. There was one pleasant, but preoccupied lady who was there to tell me my room number and give me the room-key, but she suggested I ring the manager to answer any other queries. It wasn’t too much of a problem to ring the manager, but there wasn’t anyone there apart from that.
I saw the manageress once at the beginning of my stay. She was pleasant and friendly, but not usually present at the guesthouse itself.
The breakfast arrangement was not something I’ve experienced before, as you have to go to a nearby cafe for breakfast. It’s not served at the guesthouse itself. The cafe was lovely, though and I did get used to going there (as opposed to having breakfast at Cromwell House itself). There was just one glitch, and that was that on a Thursday (my first full day), the cafe where breakfast was available, wasn’t open. Another cafe was designated for breakfast on Thursdays. Neither cafe was open on that day, however. I was later refunded the cost of the missed breakfast, however - (once I had made my grievance known).
The bed was two single beds pushed together, which didn’t matter in itself, but the mattresses were very hard and uncomfortable. They were made of hard metal springs with no ‘give’.
*The situation I mentioned earlier with the noisy room neighbour was dealt with well by the staff (although remotely) and Booking.com, and was no fault of the guesthouse. The bedroom doors had been checked and none were so stiff that it necessitated using force to close them, it was just this person’s heavy-handed way of closing the door at night and sometimes early morning.
To park near the guesthouse, you needed to buy a permit for each day (£2) which although the price was not bad (especially compared to a public car park rate), it was sometimes extremely busy in that street.
- Mark (8/5): Very good -
- Janice (4/5): Won't be stayng here again. - Nothing I informed the hotel I would be arriving around 3pm. Due to the train being late I didn't arrive until 3.20. On arrival I found the door to be locked but the intercom system said someone would open the door. After standing at the door for 10mins a man came down the street and told me he was here at 3pm and I was not. The stairs to the rooms were very narrow and dark. On entering my room I was told that if I needed the towels or bedding changed (I was staying for 10 days) more tea/coffee or the bins emptied to ring the number he gave me and someone would come and do it. The lights were never on on the stairs which was very dangerous and the light switches were all taped up so you couldn't put them on.
- Simon (10/5): Exceptional - The room was exceptional. The bed was so comfortable. The bathroom accessories were great as was the selection of teas and coffees. The breakfast at the cafe across the road was wonderful.
- Fear (4/5): Poor value for money - The room although dated, was clean and tea coffee and water provided. The linen and towels were clean , but the bed was two singles pushed together The curtains were torn and dirty. The view into the back garden was disgusting, full of rubbish and debris . The breakfast provided is actually in a cafe over the road, which is a greasy spoon, poor quality everything deep fried. This wasn't specified in the booking. I would rather have paid less and found a decent place for breakfast. The information notices around the hotel are all out of date.
- Eddie (1/5): Bad -
- Leon (6/5): Pleasant - Location great , clean , quiet.. Tiny kettle, tiny shower with no solid door , mattress very uncomfortable I now have back ache!
- John (5/5): adequate for the price - good breakfast but a 5 minute walk to a separate site. bed uncomfortable, only one bedside cabinet and bedside lights not working
- Lord (1/5): We booked for 3 nights but because our bad experience with the property we left after two nights - Nothing Didn't like the room. Didn't like the fact no lighting on stairs. Didn't like having to go out to local café for the breakfast. Didn't like dated furniture. Didn't like the fact that website photographs did not match the current property. Didn't like the fire alarms being taped over and unusable.
- Stephen (5/5): Work in progress. - Near everything & a short walk to breakfast. My bike was kindly stored in the guest lounge. The place seemed to be work in progress & had an unfinished feel. The lady who greeted us was helpful but struggled with English which could be a problem for some visitors. My room was small but met my needs, not unsurprisingly being in Town it was noisy from traffic & drunken fights at 2am. If you need a solid night's rest better to choose a less central hotel.
- Naomi (1/5): Bad - Nothing at all pictures were deceiving Everything
- Robert (8/5): Very good - Location., close to Pier. Problems with shower.
- Deborah (3/5): Not great, I wouldn't go back. Also the room was clean it was extremely old fashioned and basic. - No breakfast facilities as the premises is under construction. Breakfast was organised at a cafe across the road. The staff there were lovely as was the breakfast. No one onsite, no lighting on stairs, TV in a location behind the bed. No ironing facilities, the proprietor lent me his personal travel iron. No iron board. Only about 5 hangers in the wardrobe. Only 1 spare electric socket. Had to run the hot water for around 7 mins before it came through. Had to ask for the bin to be emptied and more shower gel. Had to ask for the tea cup to be changed after use and for another tea bag as there was only one in the room when I arrived. I had to bend down to open the small bin in the bathroom. It would have been better if it was a pedal bin. The proprietor wasn't expecting me and asked me to pay when I had already paid. This was because he only took over the property 6 weeks ago and I had booked nearly a year ago. He was tired after a busy week. I never saw him after he checked me in but was available by phone.
- Rita (6/5): pleasant stay could have been better - friendly helpful good location undergoing building works fan in shower room not working
- Pamela (6/5): We enjoyed our first visit to Eastbourne and the tennis - Well located No one there at arrival time
- Debbie (5/5): Passable - Room clean and good location No breakfast as they were decorating which we were not told about until we arrived. Instead they booked as in a local cafe, not quite the same !!
Felt we could not leave the room window open as had scaffolding up to the window.
- Anonymous (8/5): Good quick response from owner after booking. Very helpful. - Comfortable roomy bed. Clean rooms. Close to the beach and town. Good breakfast at local coffee shop Lack of lighting on stairs could be a problem in event of fire at night.
- Anonymous (6/5): Pleasant -
- Deborah (9/5): relaxing staff attentive - friendly comfortable. upgraded on arrival friendly clean food value. breakfast included
- John (10/5): Exceptional - The room was very clean and tidy. Breakfast was very good. The location was perfect. No dislikes.
- Antony (3/5): Never again - House and room was absolutely freezing, breakfast okay, but it was so cold you had to eat quicky, room was very dusty and full of cobwebs, needs a complete renovation! Everything could have been better, whole house was freezing, bedroom freezing full of cobwebs looked liked its never been cleaned horrendous will never stay again, breakfast was okay but all pre cooked etc so not fresh.
- Michelle (3/5): B&B - We had breakfast i was fine Bedding was awful it needs updated badly with decent sheets & Duvets the net curtains were filthy the windows were scruffy the shower was dirty it smells of damp
- Paul (4/5): Disappointing - Great location, breakfast good, clean room. Lack of coffee and sugar replacement and new toilet roll replacement
- Lai (9/5): Superb -
- Caroline (4/5): I was visiting for a funeral and it provided a low cost place to stay - location & price small room, very small en-suite, black mould on windows, poor quality bed and bedding.
