- David (10/5): One of our best stays - The guest house was great good food very very clean in a nice part of Lincoln, the owners were very friendly and made us feel at home and at ease. In all a very pleasant stay in a nice part of the country.
- Michael (8/5): Room 2 is for the ladies. - Having travelled for 3 hours beforehand, I was pleased to locate the guesthouse, and the reception was friendly. Room 2, a single room, was adequate, with few areas for improvement. Notable would be the poor digital TV reception for BBC 1, though other channels were satisfactory.
Minor issues include difficulty in utilising a power socket to recharge a cellphone - the only available sockets (kettle and coffee maker) are partially obscured by the dressing table.
The Bathroom was clean, and the hot water plentiful and swift. The only niggles were the toilet seat not remaining upright (not a problem for ladies) and the wash basin plug slowly leaking whilst one shaves (again, not a problem for female guests).
Breakfast was excellent, and checkout most efficient.
According to the sign outside, the business is up for sale.

- Michael (10/5): Lovely guest house, excellent facilities. - What can I say other than 'perfect.' This guest house offers excellent, professional, friendly service and first class modern facilities with some additional nice touches, such as fresh coffee making facilities in each room.
Parking excellent and WIFI also very good. Breakfast fantastic.
I loved this place and the lovely hosts. Hope to be back.
- linda (6/5): Nice Guest House - unfriendly service at breakfast - Lovely guest house. Unfortunately, although I paid for breakfast (and had a 4 hour drive ahead of me), the dining room had a huge fish tank ( I have a fear of fish). I didnt want to make a fuss and so instead of ordering a full breakfast to take to me room (I do appreciate that hot food in rooms is not good), I ordered some toast. When the toast was brought to me I asked if it was Ok for me to butter a piece to take to my room - and was advised that no food was allowed in the room. I was so upset I didnt go into shower or anything - I had to dash so that I could leave earlier to get something to eat elsewhere. I was then questioned at Reception when I paid my bill as to what my issue was for not eating in the dining room!
- Verified traveler (6/5): A warm clean room - Apart from a rather strange welcome, access to the guest house being almost spooky in the dark, I quite enjoyed my stay, the virtues of a warm, clean room and bathroom not being lost on me.
I did not have a cooked breakfast but the ones served to other tables looked good, I asked for green tea, no problem.the entrance hall is a little tired, but the room was fine
- john (10/5): Lovely hotel close to Lincoln - Despite being on the main road it was very quiet. Lots of parking available and it was spotless. Breakfast was great too.
- Stephen (10/5): Got to go back. - We got a warm welcome and offer to carry our case, there was ample space for all the guests cars on the drive and a bus stop outside. Light and spacious room for breakfast at individual tables and self service plus cooked breakfast.

- Alison (10/5): Great Guest House. - Had a lovely weekend in Lincoln which was enhanced by our stay at the Gables. Whilst not in the centre of Lincoln, it was only a short bus trip (£2.30) away. A taxi back in the evenings was £6.30 from the bus station. We stayed in room 1 which was on the front of the house, but didn't experience any road noise at night. They do provide ear plugs if you are a light sleeper....great idea. Breakfast choice was wide and the food was well cooked. We ate in Lincoln the first evening but the second tried a local pub which was fine, but be aware they only serve until 8pm. There are several eating establishments in easy walking distance.
Would we stay again?......definately.
- Mike (8/5): Friendly B&B with easy access to city of Durham - This privately owned and managed little B&B is a gem. It is located conveniently in the Lincoln suburb of North Hykeham, on an easy bus route that goes straight to the heart of the ancient city, but not so close that you have to work to get out into the country and walk around in nature. The owners are proud of their work, warm and welcoming, and are happy to offer as much guidance about the area and activities as you care to learn. The room was of a reasonable size and was comfortable. The WC was larger than many we've experienced, and the shower was large enough to fit two in a rush. We thoroughly enjoyed David's cooking in the mornings and didn't miss a single breakfast.

Shower room/on-suite although a little small for some was good, with generous sized quality towels. Bed was comfortable. Breakfast was great and freshly cooked to order. The hosts made you feel welcome and would recommend this B&B to anyone staying around the Lincoln area.

The breakfast was excellent and we thoroughly appreciated the choice of eggs benedict: a delightful change from the standard full English! We enjoyed our stay.
The Gables is on the outskirts of Lincoln and the traffic into and from the historic centre of the city can be extremely heavy at some periods of the day. Allow lots of time for a visit to the Cathedral!
Choices for an evening meal within walking distance are limited.

- M (10/5): High Class B&B - The Gables B&B is a very clean, modern eco friendly and comfortable place in which to stay. Hilary and David are very welcoming proprieters and have provided a lot of extras such as coffee machines, ceiling fans, a small fridge, microwave and laptop free wi-fi for guests to use. We had a lovely front en suite room which looked out onto the main road and was a bit noisy at times. We enjoyed beautiful and delicious cooked breakfasts. We thought it was good value for money and would highly recommend this B&B
- Kazza (10/5): Nice comfortable place to stay - We turned up late as we traveled after work, we were greeted and made to feel very welcome. The room was lovely, clean, beautifully furnished and had all we needed. The breakfast room was lovely and very good choice.

Private Shower with toilet, a double bed, 2 2-seats sofa and a kitchen we can cook. The place is very clean, smart and smell nice. - James (10/5): Lovely Hotel on Outskirts of Lincoln - What a lovely hotel and equally lovely hotel accommodation with warm and friendly staff. From the minute I arrived the hotel proprietors were helping me with advice on the hotel facilities and where to go in the surrounding area. Lincoln is a great city to explore and with lots to do and local knowledge is priceless. Although the hotel is situated on the outskirts it is ideally located to get to all the sights in and around Lincoln. I would definitely stay again and recommend to my friends.

- Verified traveler (8/5): The gables - A nice B & B on the outskirts of Lincoln, all aspects of our stay were good or better with the exception of the road noise which in the room we had, on the front of the Gables, was extremely noisy when the windows are open for ventilation.

- Dave H (2/5): Unwelcome Service - Having read the reviews we chose to book this guest house. We were travelling with a pet (dog) and whilst we knew we could not have the dog in the guest house we were disappointed to be told that we could not leave the dog in the car overnight outside in the designated car park.
The Guest House owner was rude and unhelpful without any consideration for the position that we were in. Despite my best efforts we were not entitled to any refund or our hotel booking fee due to the lateness of the cancellation, additionally we had to book alternative accommodation which cost more.
Overall I was very disappointed with the customer service and support from this accommodation and would not endorse them in any way.
