- Gisèle (9/5): The location is perfect and we had a wonderful stay ! I would go back! - Bathroom with a bathtub and his and hers sink, spacious bedroom , all the lounge areas are so pretty! The rooftop restaurant 🫰🏾 No elevator
- NineAYO (2/5): Bad experience overall - Bad experience overall from booking to checkout : difficult to reach out ver the phone, hidden charges, very noisy rooms, waiter disrespectful.
- rachelhX1411PK (10/5): Great stay - Nice antique small hotel.
Very polite and friendly staff.
Close to city centre
- P6517HObriane (10/5): Charming hotel in Stone Town - A charming hotel in the heart of Stone Town. I had a very spacious room and bathroom. Loved the fact that there was a full size shower and bathtub with his and hers sinks. I particularly appreciated the authentic Zanzibari decor and the quality and attention to detail regarding the design materials, especially the floor (hahaha, i do like a well done concrete floor).
I'd also like to thank Brenda who took the time to get our feedback on site specifically regarding the policy of more bottles of complimentary water. This wasn't the biggest issue however given the hot/humid climate of the country, this should be taken into consideration.
Would highly recommend!
- A1167ZXng (10/5): Stone town Zanzibar experience - Well situated in Stone town. Close to the airport. Very clean and well appointed furnishing. Beautiful rooms. Friendly staff. Beautiful rooftop restaurant with very good food.
- SilverTravelsDotCom (10/5): Highly recommended for a stay in Stone Town - We stayed in a standard room with king size bed. Paid USD120 / GBP89,
Good:
- Lovely house from the 1800’s sensitively and stylishly converted into a boutique hotel. Located in the heart of historic Stone Town with easy walking to the main sites.
- Spotlessly clean room
- Very comfortable bed
- Clean, quality bed linens
- Powerful shower with lots of hot water
- Great a/c
- Super-friendly, helpful staff
- Freshly cooked breakfast included in the price - the Zanzibar pancakes were excellent
- Excellent pick-up and drop-off from/to the ferry port
Beware:
- Good quality food from the roof-top restaurant - priced on the high side
- Don’t sell alcohol, but they are happy for you to drink your own
- Towel quality not the best
Overall fantastic value. Highly recommended for a visit to Zanzibar.

- Elizabeth (10/5): Amading - House was very tastefully decorated, food was good. And staff were very pleasant and friendly. A perfect place to stay to explore stone town - most things were walkable while also not feeling right in the
Middle of everything. No complaints at all
- Isabelle (10/5): Love it! - My family and I loved the property. It was a nice calm 3-day stay at Kisiwa and we were able to explore the old part of Stonetown and relax with “hakuna matata”. The staff was very kind and accommodating. They were able to move my aunt, who has reduced mobility, to a ground-floor room and provided breakfast in her room so she wouldn't have to climb several flights of stairs to attend breakfast. Overall great stay, we super recommend and would stay there again. One of the rooms was initially smelling of humidity but after airing it out it was all good again.
- 672camillar (10/5): Beautiful hotel - Beautiful hotel in old colonial building. The staff was friendly, the location was perfect for a city trip.
- 669zaharak (10/5): Sulaima suite review. - I stayed in the Sulaima Senior Suite & I I really loved it. It was hugeee and regal!!
I love the decor ; very boutique ; very true to the Stonetown culture and tradition and I learnt so much from the photos in the wall. If you’re a fan of history and culture, it’s the right hotel.
The hotel is well kept & really clean & the staff were really friendly & helpful.
Their breakfast options were great too, the meals were tasty! Their vegetable curry is a must-try.
Another plus is that it’s literally within walking distance of most tourist attractions & is still noiseless despite being in the middle of the buzz.
You’ll def get your money’s worth, if you stay here.
The only bummer is that the rooms don’t have an ocean view, but the Forodhani gardens are a 3 minute walk away and you can always watch the sunset/sunrise there.
- anaif2011 (10/5): cute boutique hotel in the old town - I stayed just for one night but can definitely recommend the place. It’s elegant and cosy at the same time, and has a beautiful roof terrace for dinner and breakfast. The staff is very friendly and attentive too.
plus the location is great if you want to stroll around the old town.
- CamKelvin (10/5): Perfect accommodation for Stone Town - Comfortable accommodation, very stylish rooms, helpful and friendly staff, ideal for visiting Stone Town!
- Cunningham (9/5): lovely historic house in the center of town. wonderful staff - the breakfast: fruit and yoghurt were nice, not so much the egg and meats. perhaps a more local option would be tastier the breakfast: fruit and yoghurt were nice, not so much the egg and meats. perhaps a more local option would be tastier.
our room had no view
- NorthStar664749 (10/5): 5 out of 5 - stay at this place was wonderful. Upon arrival, you are immediately welcomed with a traditional Zanzibar drink , hibiscus juice, which is very unique and delicious (highly recommended to try!).
The rooms are spectacular, with an authentic atmosphere and beautifully adapted design. The vibe is magical a villa full of history. The reception staff and team are always happy to explain the historical art pieces found throughout the hotel.
As a solo traveler, the staff helped me a lot. They gave great advice about places to go out, money exchange, and more.
Breakfast on the rooftop was delicious and plentiful.
Brenda was a huge help she guided me and supported me with everything.
I highly recommend this hotel — 5 out of 5!

- Robert (10/5): Hard to imagine anywhere better to stay in Zanzibar - Beautiful, old world charm, perfectly suited to its location in the heart of historic Stone Town. Family owned for generations and it shows. The staff are a joy; nothing is too much trouble. What’s not to like.
- 3net (10/5): Highly recommended oasis of calm! - Kisiwa House is a beautiful oasis of calm. Steeped in history but with all the comforts of home. The staff are wonderful; nothing is too much for them. They go out of their way to make one’s stay a joy. If you are visiting Stone Town, Kisiwa House is a must.
- I2933QXcristinap (10/5): A Truly Comfortable and Peaceful Stay in Stone Town - Our stay at Kisiwa House Hotel was absolutely wonderful. In my opinion, it is one of the most comfortable hotels in Stone Town.
The welcome from the staff was warm, kind, and very professional from the very beginning. The hotel has been recently and beautifully renovated, and the rooms are exceptionally spacious. We stayed in the suite, which was elegant, comfortable, and very well designed.
A special mention goes to the cleanliness, which was truly impeccable throughout our stay.
The location is also excellent: very easy to reach on foot, close to parking, and in a particularly quiet area at night. This made it possible to rest well without the noise that is common in many parts of the city.
I would absolutely recommend this hotel to anyone visiting Stone Town. It was a truly positive experience.

Nichts

Close to all the attractions in Stonetown and only 3 minutes from a beach.
Really couldn’t ask for more.
- damianakeju (10/5): Simply awesome - Kisiwa house is nicely situated and the location is perfect for access.
The room is amazing, Infact the whole ambience of Kisiwa is great with the attention to detail up to the turn down service in the evening.
To top it up, the staff are extremely helpful kind and polite.
As we were leaving early they even offered to make us up a breakfast to go box!
Amazing service!
- Robert (5/5): Nice place to sleep otherwise you need to find your entertainment outside, which is close by. - It is a nice place to stay in Stone Town. The dinners are expensive and there is no alcohol served. Otherwise, the stay is fine. Dinner is too expensive.
- pataG3572NU (10/5): Gracious hosts - Excellent room spacious and comfortable
- W1921XXamyb (10/5): Upscale in Stonetown - We had a huge room and spacious bathroom and thoroughly enjoyed the stay. Clean and chic. The staff are super nice.
- Kimberly (9/5): - Erg uitgebreid ontbijt
- macieka2026 (10/5): Cosy hotel - A very cosy and peaceful hotel with helpful staff and great breakfasts.
- C4296JPwiktoriak (10/5): Very nice hotel - Very good breakfasts and location. Really helpful and friendly staff
- DOLAN (9/5): - Spacious room
- Stephanie (9/5): Overall, the staff and unique features of the Kisiwa House makes for a memorable stay. - Spacious room with AC and large bathroom. Courtyard is bright and pretty. Rooftop dining is comfortable. Staff are always pleasant and go out of their way to assist. They work very hard (housekeeping and porters carrying heavy luggage up steep stairs) to make our stay comfortable. The property is historical and very well preserved/maintained. No dislikes to mention.
- roygarland (8/5): Great for a short stay in a lovely small town close to major facilities. - Text: A lovely small hotel in the heart of Stone Town. Unfortunately we were only staying for two nights on our way home.
The breakfast was first class and although dinner was a little expensive the food was locally sourced to order which reduces waste and ensures get fresh locally sourced food. A great initiative.
The only negative is that our ongoing flights were leaving at 1730 and we gad to check out by 1100. The staff could not confirm whether we could utilise the room to wash and change clothes until the day of leaving which does make one anxious (although understand reasons) this was rectified during our last breakfast at Kisiwa by the General Manager who arranged (at a cost of 10 dollars per head) to utilise the facilities and the hotel next door. We cannot be the only couple who this happens too so should be something to review perhaps.
Great facilities in the room but water is on short supply.
Very happy and friendly staff and a credit to the manager.
- BIANCA (9/5): I loved our stay after a really bad experience at another place this was welcoming. 10/10 - Breakfast was amazing. I loved the view from the top floor. The staff are super friendly and helpful.

Tusen takk for oppholdet vårt! Var helt perfekt!
- Jacqueline (9/5): A hotel right in the middle of Zanzibar’s rich history with quite helpful staff. Its a historic gem itself. - Its right in the old city, a walking distance to some interesting touristic locations in Stone town. The building itself is a historic building and its architecture truly gives the feeling of being in Zanzibar’s Stone town.

- Fiona (10/5): A Stone Town gem - The historical and mystical charm
- Global37443524274 (8/5): Good experience - Good location and very nice people. Rooms are clean. Breakfast requires more variety.
- filiz (9/5): -

- Joanna (10/5): Terrific staff, location and accomodations. It was a delight to stay in this historic house. - The staff Simon Simon, Fidelia, Sendra and the wonderful breakfast and breakfast waiter took great care of us. The bathroom was nearly as big as our NYC coop. Good internet and air conditioning we loved it , but if you have trouble with steps, it maybe more difficult
- Erika Maria (9/5): -

- r0millyy (10/5): Recommended for historians - Had a wonderful time here, very interesting historical background and a lovely rooftop dinner experience. Especially liked the spice coffee and nice spacious rooms! Would recommend.
- momok2026 (10/5): A Must-Stay for Anyone Visiting Stone Town - The hotel is conveniently located near the center of Stone Town, making it perfect for sightseeing. Tucked away in a quiet alley, it offers a peaceful and relaxing atmosphere.
The hotel itself is wonderful! It has been converted from a merchant’s residence from the Omani Empire era, allowing guests to experience its historical charm. The interior is beautifully decorated with antique furniture collected from various African countries, creating a stylish and soothing ambiance.
All the staff were incredibly kind and attentive, which we really appreciated.
Both the rooftop dinner and breakfast were elegant, and you could tell that the chef puts care and attention into every dish.
I was initially concerned about reviews mentioning that the shower had no hot water, but new facilities have been installed, so there was no problem at all.
Although it is an old building, it is meticulously cleaned and very hygienic.
- Jessica (9/5): Lovely! - Excellent location, very friendly staff and very clean Honestly there's nothing I didn't like

Although it is an old building, it is meticulously cleaned and very hygienic. One minor drawback is that my room was located just above the restaurant, so we could occasionally hear footsteps and noises from below.
- faisal (8/5): traditional zanzibar house hotel - location and old world charm resturant was lacking and over priced no bar!
- Photofloyd (10/5): -
