- Vikramaditya (1/5): Worst treatment ever- left looking for a place to stay at 10p with a 7 y o - Worst experience, checked into a room at 81 deg F temp, no air-conditioning and a shot thermostat. No help was offered, no kind words. Apart from the fact that the room should be habitable, no empathy for a small family with child. We requested being moved or any options of having the temperature fixed but were told to figure it out or go find another place. The fact that the room had a back window popped open while all other rooms had the windows closed seems like the hotel was aware of this pre arrival. Please explain why would you treat a guest this way and I expect reparations be made for the inconvenience caused.

- Alan (4/5): Good location but facility needs maintenance and either put out a reasonable continental breakfast. - Desk clerk upgraded us after we requested soap as there was none in the room. He didn’t have to do that as we would have been happy with just getting some soap. Place is dated with much maintenance needed. Shingles on building are disintegrating. Fortunately it didn’t rain. Deck needs painting (see photo)Only one towel in our upgraded room which also didn’t appear to have been vacuumed. Breakfast was one of the worst we’ve ever experienced.

Very cold overnight so resort had hot water issues- unable to take showers, no hot breakfast that we paid for. No offer of any compensation. 1 month later CC statement showed incorrect charges stating we stayed an extra night . Manager, Travis, referred us incorrectly to Priceline. I’ve left him multiple messages and he hasn’t called back

Beds were comfy, Bathroom was big and very clean. As the room was on the 2nd floor of the building, stairs were required. They had a thick layer of carpet on them which made it a little challenging carrying bags to the 2nd floor.

- Stuart (1/5): I was charged twice and the manager knows it but won't correct the charge. Next stop court. - Room I was charged twice, once by Booking on 1/28/26 and once by Palmer House on 2/3/26. I have talked to several desk personnel who confirmed I was overcharged and they have repeatedly given my info to the manager but he refuses to reverse the charges. I will now be filing a claim in Vermont Small Claims Court when I return to the state next week.
- colinpZ4337JH (2/5): HORRIBLE ROOMS AND CUSTOMER SERVICE - DON'T STAY HERE - ABSOLUTELY AWFUL EXPERIENCE. DON'T STAY HERE. My room had a broken window (on a day it was 20 degrees out), the heat was broken, it reeked of marijuana, and the front desk person had no idea what they were doing. I complained to the front desk about these issues and the Manager, Travis, agreed to cancel my reservation and provide a refund. Two weeks later and after hours of calls with Booking.com, I have not received a refund. Booking.com assured me all they need in order to issue the refund is an email from the manager confirming the cancellation. Travis assured me numerous times he would provide this email confirmation, but to this date has never sent it and has stopped answering my calls. This is unprofessional behavior and speaks to the overall terrible condition of the property. I would give negative stars if I could.

- Begay (8/5): Great place to stay and great scenery area to drive through! - The location was very beautiful, would have loved to see it when the sun was out but due to driving from so far it was expected to arrive at night time. The room was great! The only thing I can really think that could be better is the heating system. I put the temperature on about 80 degrees but I don’t think the room ever got close to that and was a little cold through the night but still manageable to sleep through. Other than that everything else was great!

- 400maggied (2/5): Bad experience. Not worth any price. - The toilet didn't work good. Started to overflow. Had to call maintenance. The fireplace didn't work. The lamp next to the bed didn't work. Woke up to 63 degrees in the room even though we set the thermostat over 70. After I left them a bad review, they said the pilot light had gone out on the fireplace because of the high winds (good thing we didn't die). Their excuse for the room freezing was that it was 10 below zero. Really? Bad excuse. If you can't have proper working equipment for the cold weather, then don't open up in the winter. Didn't even get an apology.

The beds are comfortable and breakfast delicious. The most important thing for me is a running hot tub. It’s a bit of a hike but good. It was a pleasurable experience except for a crazy person whom I met in the parking lot. He made my experience a little less enjoyable and more guarded

Cushions sag so much. Windows super old and not well insulated. Cost of the room didn’t equal the value. Pictures posted are not indicative of every room. Rust on radiator. No exhaust fan in shower. Old crank windows in bathroom.

The room was booked for 4 and there were only 2 towels. The mattress on the sleeper couch was about 2 inches thick where you could feel the springs. We also had to ask for a comforter for the second bed. You couldn't turn on the hot water all the way because the shower knob was in the way.

It's set the tone for the whole trip i got an excellent room and it was large, has everything I needed, and it was very cleaned and cared for. I didn't really see the signs as I arrived in the dark where the front desk was , and it took me a couple minutes to find the driveway.

- seanhU751EN (4/5): Corporate greed invades the Green Mountains - Ascend aims to provide "efficient guest-centric" service, which is VC-speak for "you're about to get screwed and pay us for it". The Palmer House has one unchangeable thing going for it: a great location. The blessings end there. What was surely once a nice place is ridiculously overpriced and not befitting of the region. The breakfast was a feast of single-use plastic, lukewarm water for tea that doesn't steep a bag, and limited options including something resembling - if one were to squint - a bagel. The rooms appear to be reasonably spacious but with the ambiance of an operating room, complete with that charming kind of lighting. Be wary of rusty baseboards and half-finished bathrooms. But be assured "maintenance is on it". Most galling was the indoor pool, whose primary feature is the peeling paint floating in the water and massive water damage on the ceiling. Not to be outdone, the jacuzzi comes equipped with a large green ring of mildew. Even the frogs and salamanders know to avoid it. And they don't pay $250/night for the privilege. The one person on the premises was exceedingly nice and accommodating. But one person does not a hotel make. Cut corners, provide the minimum level of service and overcharge for the violation. The place needs to be knocked down and rebuilt. Same lovely location but with a fresh experience or a price tag to match this one. Hundred bucks a night is what it is worth. Stay elsewhere and avoid whatever Ascend pretends to be - have a laugh at their website, focus grouped to an early death, alone, and in one of their beds.

- Blodge73 (8/5): Nice play to stay in Manchester - Stayed here for one night during visit to New England. On entry to the property, found it difficult to find the office/reception to check in. It is one of the buildings towards the back of the property. We stayed in a standard room which was very spacious. The bathroom had a walk in shower. Room also had a mini fridge and in room coffee maker. The breakfast the following morning had selection of juice, coffee/tea, eggs, breakfast meat, toast/bagels, cereal, fruit and yogurt. Nice play to stay in Manchester but a bit pricey.

- michael (10/5): Have been coming to Vermont for Autumn and Christmas for over 20 years the was the best one! - The location was excellent less then a mile to Manchester center the breakfast was continental but was much more then that the quality and variety was excellent. The room was open and airy also very up to date liked the heat lamp in the bathroom most excellent coming out of the shower. Their was nothing not to like went beyond my expectations the grounds were beautiful the rear porch was very relaxing the sunrise just above the mountain tops was gorgeous. The fire pit was excellent it was a brisk autumn evening with the sun in the west disappearing over the top of our unit you could feel the heat from the very large gas firepit a nice touch to complete our day of scenic drives on our way to both Vermont Country Stores.

- Julie (3/5): Great Location, Management Needs to Do Quality Checks - Location. For almost $300 a night, we only had new towels, etc 2 times with a 5 day stay. Had to ask housekeeper, even after we returned to the room after 330pm. The bathroom floor was very very dirty. Also, furniture was broken down and very unsightly. The Palmer House has so much to offer. However, the guest living experience is truly disappointing for the price point or any place at that. With no other rooms available in the area, we felt we needed to deal with it or we would have had to leave beautiful Manchester.

Ex - The grout was a yellow/brown that got grosser as you got closer to the toilet. Very old sofa that the cushions fell in and chair. Tub was old style bath fitter but the worst was the shower. Not a pressure balanced faucet so it kept going from hot to cold and back. I outlets by bed, there was an extension cord for the lamp. The other outlet was old and the plug kept falling out. This was a $300 per night stay (stayed wed - sat). Could have used a small table and 2 chairs to sit at. The pluses were the grounds - very nice (did not use pool). Best was the staff. Very nice and helpful. Please update the rooms.

We stayed in one of the king suite rooms with a jacuzzi, which are like little bungalows. It was extremely spacious with a lounge, little kitchenette, massive bathroom and a lovely deck area facing a small lake. The bed was very comfortable and the room was spotless. Breakfast offered was adequate with bread, muffins, fruit, yogurt and hot eggs and sausage patties. The receptionist was very nice and chatty. The grounds were lovely and you could borrow fishing rods, golf clubs and tennis racquet.

- 422usc (8/5): Don't let the exterior fool you! Nice place! - We had a king size suite. Room is spacious with a couch, chair, cable TV and bureau. The bathroom has a walk in shower (no tub). Has a mini fridge and in room coffee maker. The breakfast has typical continental offerings...juice, coffee/tea, eggs, breakfast meat, toast/bagels, cereal, fruit and yogurt. It has a tennis court, 9 hole golf, indoor pool/hot tub in a separate building. The outdoor pool is seasonal. Offers an evening fire (propane operated) pit. We enjoyed our stay and will stay again if in the area. Gave a 4 star. The golf "course" is a bit over the top. It winds from the front of the motel to an area in the back. Would be much better if there was a mini golf course in the back of the lot and disregard the a gold "course". Parking at the pool building limited. If it's busy, one will have to walk over from the room. The pool needs to be drained, repainted or have a liner installed.

- Jeff (4/5): This place is worn out and not maintained. - Visited August 2025: The suite was okay, but not special. The deck was poorly maintained and not usable. The whole place was like that. The trout pond was nasty--no fish, dead water, a row boat full of moldy water, a dock that wobbled, and a path that was overgrown from disuse. The breakfast was icky, and the grounds were worn out. The "resort" was probably really nice 75 years ago, but now this is just a seedy old motel. But a very expensive motel.

- 844paritap (2/5): Horrible misleading stay - This place is horrible! The pictures are misleading! First of all it's not a resort, it's a MOTEL!!! It's old, gross, and the room smells of stale smoke. Th there us mold in the bathroom; the bedsheet were stained as well! We paid $300 a night and when checking in, they made it a point to say our travel insurance wouldn't give is a refund either.

- 323finm (2/5): Don't believe the word "Resort" in the property listing, except for their resort fee - Such a bad experience, never again. I was on a motorcycle tour of Vermont, and determined that I would spend the night in Manchester. Since I was using my phone, I simply called the toll free number for the Palmer House Resort (sic) to book the night. The agent quoted me $183.12 total. It seemed within range for VT in the summer. I checked in later that evening, where they added $25 to my account in case of charges being made I suppose. (There is no restaurant, cafe, etc. nothing you can spend money on.) I didn't pay attention to that. I checked out the next morning and stuffed the folio in my jacket. Only when I got home that night did I see a charge for a "Resort Fee" of $14.99 plus taxes on that amount. Since the property has literally nothing that resembles a resort amenity, other than cheap pool towels, it's absurd to charge a guest $15. It used to have an executive golf course but the grass has overgrown everything related to that sport. The room was large, bed was fine. the overhead light would not allow you to read or see anything with clarity. A tiny TV that would not connect to their supplier every other attempt. Since I was dog tired from the long day I went to sleep right away. The breakfast bar is in the former clubhouse of the golf course. All the food and beverages are in a tight corner in the back of what was probably the bar for the clubhouse. If you are there alone, you can get your meal together (though I don't advise it). If even two people are there, you can't get anything done without stepping around each other trying to get coffee, food, etc. And trust me, nothing is edible. There was a serving tray with what on first glance looked like scrambled eggs, but it certainly did not taste like anything remotely related to eggs. No taste, just disgusting. I saw something that resembled (with your eyes closed) bacon, but the color was very suspect. The coffee was simply drown water. You really should avoid this place. Unless of course you want to lose weight.

- Christopher (8/5): In need of TLC - Not the cleanest place. Dust ruffle was hanging across the floor and the floor was not clean. The walkway outside our door is crumbling apart. The tv volume is set to only go very low and is far across the room. The internet is awful. The bed was actually very comfortable. The place could use some TLC!

While there we fell in love with . - We had a complimentary upgrade to a suite with a king sized bed a Jacuzzi and a spacious sitting room with a deck. The receptionist was very friendly knowledgeable and gave us a great recommendation for dining. I wish we had longer to stay.

- Ellyn (5/5): Think we it caught between renovations and got charged the same price as if renovations were done - I’ll start by saying the staff was very nice, the location was great but the photos and descriptions don’t match its current state. I do believe they are in the beginnings of a renovation so I’m hopeful. At $300.00 a night plus spa fees it was very disappointing. We were first put in “the chalet”, this is a separate house that honestly resembles a frat house. It was clean inside I think. We didn’t stay long and asked to be moved. Our new room was newer, brighter, the mattress was very good but the room was not clean, hand prints on the wall, sticky stuff on the table, open sugar packets. The “spa fee” is for tennis courts, small golf course and two pools. The out door pool was dirty with broken chairs and the kiddy pool was full o green algae and had a rubber glove floating in it. We didn’t stay long here either. The indoor pool looked clean but oddly located around the back and under some hotel rooms, we didn’t try it. When we left we spoke to staff and they were very nice and got back to us promptly, we wanted the spa fee removed. It is expensive to stay in Manchester and this was the cheapest, however $300.00 per night should at least come with clean updated facilities. See above

On top of this, the biggest challenge is that the management couldn’t be troubled to speak with their guests to address their concerns leaving it all up to one beleaguered front desk staff member. Overall a very poor experience.

- woodmister (6/5): Maybe if you pay more, you’ll get better - As we travelled from the northern part of the state of Vermont to the southern, we found it difficult to find open food outlets and places to stay. Then we found the Palmer House Resort. The lights were on and the parking lot seemed full. We were glad to get the room and the price seemed reasonable. With room rents, resort fees and taxes, it was around $180.00 per night. The property was beautifully presented. The rooms were surrounded by a beautiful lawn, a fire pit and what looked like a beautiful pool. The room was spacious and well appointed, except for the hot water was very slow in arriving, maybe around three minutes, except for the morning showers where it never really got hot. There was no tissue in the room. The available coffee creamer was rancid so we purchased coffee on the road. There was no bathmat. The lights in the sink area outside of the bathroom didn’t work so it was impossible to use that area when the sink in the bathroom was being used. I suppose the fact that the towel rack fell off the wall could have happened to anyone and could not have been prevented except it was obvious that it had not been properly installed as the holding bracket only had one screw, although there was two screw holes. We also had issues with our loyalty number, which required us to call their costumers service number. So I guess in conclusion, we could say lesson learned.
