- Tian (4/5): - The location is excellent, directly opposite the FENDI store, and the building itself has significant historical value. Staying here gives a sense of living in a palace, which is a unique experience. However, this is also where the positives largely end. The communication was poor. We had to wait on the street for about 40 minutes around midnight before check-in was arranged. The heating was extremely noisy, the air conditioning was not working, and the bedding was very thin.
Overall, the management felt disorganized and lacking in basic hospitality standards. If the purpose is solely to experience staying in a historic palace, this property may be of interest. Otherwise, expectations regarding service, comfort, and communication should be kept low.

Specifically, the entrance to the room was located behind a closet door midway up the staircase. I found this arrangement to be unacceptable and downgrading for travelers.

It was central enough that we walked to all the important monuments, the spanish steps are very close by, but doesn't drop you right in the middle of the massive crowds. The opulence of the place was that of royalty. A treasure trove of antique art and furniture, beautifully decorates this luxurious residenza. This place is about as perfect as a historical stay that you can imagine. Bonus, the cutest host welcomes you, a precious tiny little dog that belongs to the gracious owner who is a princess!! Will never forget my stay here!! While it was very intimate and exclusive I would have enjoyed being offered the option to order something as indulgent as breakfast in bed. But honestly I am just trying to find something to complain about.

The building itself has wonderful history, and Madam Maria’s free tour about the property and her family’s story was genuinely interesting and memorable. That part deserves credit.
Unfortunately, our overall experience was overshadowed by a serious issue with luggage handling. We informed Madam Maria and Rodel that we would pick up our luggage at 5:30 PM, but when we arrived, no one was there. We knocked on the door for 15 minutes, tried calling several times, and even the guard couldn’t reach Rodel. We almost missed our train by just four minutes because of this.
We reached out to the hotel afterward to ask for an explanation, but received no response. It was an extremely stressful experience and very disappointing given how promising everything else seemed.
If you stay here, I recommend not leaving your luggage behind after check-out, as the handling and communication can be unreliable.

I would update the towels to thicker and softer to give it more elegance like the room. It should also have bathrobes and large glass water bottle. Again, this is to elevate it to a five star like Four Seasons and Ritz.

1. There is only one small air condition in the bedroom, and no air condition in the living room, how is it expected that in 150 sqm one ac is enough in the heat of August at Rome?
2. We booked the room on a basis that it got a balcony, we were surprised that there was No balcony in the suite with no good explanation for such a discrepancy?
3. Very old furniture.. the sofas were over used and cousins are deteriorated
4. The suite door lock is very old, it needs a surgical procedure to open or close the door!
5. There is a strong odor that is supposedly used as an air freshener which was a very bad selection as it is very overwhelming once enter

6. We understand that it is an old historical palace but this doesn’t mean that that remains dusty in the corridors over the statues or on the furniture in the common are

I recently stayed at this property and, unfortunately, my experience was far from what I expected based on the photos. The property looks about 50% less impressive in reality, and it seems to be in need of some serious maintenance. Additionally, the house has a strong fragrance, which might be an issue for anyone with allergies.
More concerning, however, was an incident where someone attempted to open our room while my family and I were inside, which made us feel unsafe and led us to leave early and book another hotel. Despite contacting the property manager, the response was not reassuring. I hope the management takes steps to improve safety and overall conditions so future guests can have a better experience.

Rodel helped us with our luggage and getting us acquainted with the keys and rooms. It was amazing staying in a part of history as compared to a hotel that has no charm or ornate furnishings. We met the Princess’s lovely daughter and adorable little dog who welcomed us into their home like we were family and took us to our rooms. The whole experience was unforgettable and we would definitely stay there again when in Rome. There was nothing we didn’t like.

- Christine (9/5): Incredible experience, an absolute must to book! - It is an honour to stay at such an incredible historic property, I loved every moment of my stay. It wasn't a room, it was a magnificent Baroque apartment! I stayed in the Napoleon suite. A welcome area led me to a red room and then a magnificent mini ballroom (part of my room!), then a gold-leafed luscious living room with lofty down green velvet couches, and finally to a massive red 4-poster bedroom. Needless to say I got lost several times in this massive suite. I was in awe of this beautiful home. I met Princess Maria, her daughter, they were lovely as was the concierge. I am very happy that I selected this property, quite the bucket list item I'd say. As I had to leave early for Perugia the next day, I only wished they served breakfasts, that would have been the icing on this spectacular cake.

False advertisement and pictures are not real. - Nothing Sketchy staff, no lobby, charged me $250 at the door for extra person, insisted on cash for city tax, hand wrote itemized bill, no hot water at first, strange entry and you don’t see anyone the entire time you are there. No staff to help at all. Walking in at night, all halls are dark, they unplugged all lamps. The bathroom smelled of mold and mildew. No breakfast or views like advertised. Total false advertisement. In general I think the images and description as a 4 star hotel is misleading. This property is more like an air bnb or serviced room. The listing shows grand rooms and architecture that was not at all accessible or visible. Our suite was nice but nothing out of the ordinary. Maybe it was the service quarters or storage area. I knew this was the room we booked but had assumed we would welcomed in some sort of grand lobby like the photos. To the contrary every grand door was shut tightly with only the dark hallway and staircase exposed. There was no lobby, no desk just one person who showed us our room. Other than that we saw no one. As a serviced apartment (without a kitchen) it would have met my expectations but for the price and description as a hotel I have higher expectations.

- Scott (8/5): This property is the embodiment of “When in Rome”, an opportunity to step back into history. - The location is exceptional, you really couldn’t be placed in a better part or Rome for easy walking access to all major attractions, cafes and restaurants. We had some issues with our air con system in the property, and an issue with power. However, as soon as the staff were made aware they did all they could to assist.
- Heather (9/5): A special place to stay with lots of history plus modern comforts. - We really enjoyed staying in this property. The suite was lovely, comfortable, a good size and surprisingly quiet given the location. The hosts were friendly and very helpful. Breakfast wasn’t included in the price we paid, but we found various options in nearby cafes. As an unexpected extra, we were given a tour of the palazzo, which was both interesting and enjoyable.

- Jamila (4/5): The location is great, but please note it is for adults and not children. You will be on your own and there is no assist - It had nice decor and location. It is more of an air bnb and no one checks on you at all. If you need anything you are on your own. No one cares and inquires if you need anything. They did not change the sheets and were not attentive at all. It is very old and dusty.

Super close to the majority of the touristy sites as well. Majority of the time we can walk to the locations. The 1st door to our room sometimes get stuck...I had to ask my coworker to open it because I can't figure out how to get the key to work LOL

Maria, the hostess was so extremely responsive and helpful! The property is full of history and character! The room is super clean and comfortable! The service is excellent! I had such a wonderful experience there! I’ll definitely go back if I visit Rome again in the future! Nothing! Everything is just perfect!
- Lisa (10/5): Wonderful! Like no other in my extensive experience in Europe - From the moment we arrived, I knew I made the right decision to stay here. Maria, her Mother and Nico ( their adorable dog) greeted us and I felt so at home. I have stayed in the finest hotels in Rome (Hassler, Splendid Royal, Excelsior) and wanted something more connected to the history of the city. I cannot say enough about the experience of being in a real family villa from centuries ago! I wax looking for a real Italian experience and not a typical hotel and was extremely satisfied. There is no room service, but who needs it with the Via Condotti and Spanish Steps right outside. I know Rome well, and this was the most special experience. One my Sister, my Niece and I will never forget. Thank you Maria for making our trip so memorable. I will be back and will recommend this to anyone seeking a real family villa experience. Nothing!

The room is beauteful, the bed is comfy. The room is quiet. The light bulbs are different colors all over the room. The room's design is gorgeous, but it's not fancy materials, just a pretty drawing. We found some candy wrappers left by the last guests, but the bathroom and bed were spotless.
