- Fortlady (10/5): We thoroughly enjoyed our stay at The Broadoak, which is a traditional English Pub with Rooms. - The Broadoak was perfect for our requirements. We would definitelly look to stay there again if we were to be in the Manchester area. Despite having a popular Restaurant on site, it is a pity that The Broadoak does not offer Breakfast. However, there is an excellent cafe called the Bean and Bun just a short walk away in Broadoak Crescent, which offers an excellent Breakfast Menu. Would highly recommend this Cafe, which also offers Indian meals as well as English food, until approximately 21.00 in the evening.

. No breakfast onsite
. To leave the hotel before 11am in the morning you have to go down an outside fire escape. We were with my elderly parents and while they could access the fire escape it was not appropriate that this was the only way out in a NON EMERGENCY
. The rooms had damaged fittings eg the blinds in my parents room was broken, there were handles missing off the drawers in our room
. The rooms were generally shabby - not 4 star
. There were no non-slip mats for the shower or bath in the rooms - these had to be requested when required and the staff reminded when they didn't appear.
. The hairdryer PAT test was out of date
. The room was not serviced (we stayed 2 nights) even though we left the appropriate notice on the door
- John (1/5): We only stayed for 20 mins, whilst we confirmed the hotel was closed & found alternative accom. - Nothing to like as could not stay. The hotel was a building site when we arrived, as it was being refurbished. The workmen told us it had been closed for 3 weeks. We did not stay. I called the numbers of the hotel, landline & mobile, but there was no answer. Still no answer today 5 days after we did not stay. No contact from Booking.Com either, other than to ask me to write a review. I consider it completely unacceptable to arrive at a property, find it has been closed for 3 weeks, & not have any contact from Booking.Com or The Broadoak Hotel before we travelled, so that we could arrange alternative accom. The only contact i have had from Booking.Com is to review the Broadoak Hotel, which is impossible as it was closed.
No answer from Travelodge & Premier Inn wanted silly money so went back on Booking.Com & booked a room only, about 2 miles from this accom. Not as pleasant as this hotel might have been.

- Iain (1/5): Terrible rooms, don't stay here p - Friendly staff, and the food was good. The rooms are poor. Nothing like the photos on the website. Broken blinds, missing towels (it took 3 requests to get them provided), incomplete sets of toiletries, rooms not cleaned. Showers difficult to turn off. Broken hair dryers, one with it's latest PAT safety test over 7 years ago. Exit and entry via the fire escape once the pub closed and in the morning until about 11 am. No breakfast and the cafe opposite was also terrible. Not worth the money... you'd be better with a Travelodge.

- Phil (1/5): Vastly overpriced, poor standards, don’t waste your money - Great location for a family get together Very poor standard of accommodation, hugely overpriced. The standard of cleaning was poor, we arrived to find toilet paper still in the toilet suggesting it hadn’t been cleaned! The toilet didn’t flush properly, the shower head was so old that water shot everywhere and one of the 3 blinds was broken and couldn’t be opened. There are no overnight staff and out of hours access was via a narrow, steep fire escape - this was not suitable for elderly relatives and was not clear at the time of booking. In addition the deflated Christmas decoration hanging over the front door in April summed up the attention to detail and care for this property. Vastly overpriced, don’t waste your money, they have yet to respond to my email of complaint.

- Michael (3/5): Very disappointed with the quality. - No breakfast available but good location. I walked into the room & the blinds had fallen of the window cill. I immediately informed the deputy manager who informed me he would come up & look. He never did. I had to turn the blind sideways to block out light & for privacy.
The toilet wouldn’t flush whatsoever & there was paper in the toilet when I entered room. I had to use the bin full of water to flush toilet.

- Mayers (10/5): We had a very enjoyable stay at the Broadoak and we booked in at short notice. - We had a meal at the Broadoak both nights we stayed there and the food is homemade and delicious. Pub is very homely and friendly with at least one good ale on tap. They do not do breakfast but there is a cafe across the road that does and they were good too. The room was very comfortable and very clean. We did have to report that it was very difficult to turn the shower on and off and this was duly noted. We were only there for two nights so we did not think it was worth pointing out until the last night. We did manage the shower control even though we are both in our sixties. It was a very powerful shower once it was on.

Good quality bedding, room was quite cold but not a problem with a snuggly duvet! No option for breakfast which I didn't realise when booking, Pub was quite loud until closing time so no chance of an early night. Cleaning wasn't particularly thorough, bin wasn't emptied from previous guest, floors not brilliantly clean and lots of dust on tv etc. Parking was a bit of a free for all, vanity lights in bathroom didn't work.

For the amount of money that was spent for the room no breakfast was available.

- Peter (4/5): Generally in poor repair. - Location was good for me. The room was dirty, paper peeling of the ceiling and rust on the shower. Generally is poor state and past its best.
- s (2/5): 2 day work trip. - From arrival it was wrong. They told us we had only booked 1 room and not 2. This seemed to be because they had no clean rooms. We then had to wait while they placed the bar stock order. Eventually we got seen.
We were taken around the rooms looking for clean ones.
We ended up in a family room which had 2 rooms. This was very tired but we attempted to make do. Went for dinner, not good unfortunately.
After returning to the room we started noticing more dirt, orange very stained spare pillow chucked in the wardrobe with 2 heaters and a iron. 2 ironing boards for some reason. Water stained walls. Pulled back the quilt cover and not convinced it hadn't been slept in. The mattress was just springs that bottomed out on the base.
TV didn't work in the single room.
Car parking limited.
At this point we left and booked in somewhere else.
Avoid, the advertising pictures don't seem to be the same.
First time in twenty years of working away that I have had to walk out. Sad times.

A spoon to stir the tea and coffee would be helpful everything else is there. 2. I came from Oxfordshire and had the steak and ale pie. It was fine but very dry , I thought northerners like gravy it definitely could have done with some.

- Gary (10/5): Excellent value for money - The hotel is smal and only about 6 rooms. The staff were very friendly and helpful, and could not have asked for more from them. The food was very tasty and not overly priced £16 for a 3 course meal, with excellent choice. Rooms very comfortable, clean and spacious. Easy for buses to/from Manchester, Metrolink/trainline short drive away. There was no breakfast in morning, not a problem, as lovely cafe opposite. They could give you a voucher to be used at the cafe, this would then support other local businesses. The bar side closed early if no one on premises, but understandable, other pub, within 500 yards

Parking on site Had a rude note fixed to the cars on return to the accommodation threatening to clamp the vehicle (even though this would be an illegal act) as the parking was for residents only. I had previously informed them that I would be leaving the cars there for the day and they confirmed that this was ok. The person checking us in did not apologise for this and ignored it. Rather disappointed.

- John (8/5): Pleasant, relaxing and enjoyable stay with lovely hosts. - There was no breakfast option, however Dave the bar manager recommended the Bean and Bun across the road. We ordered a full English with coffee and it didn't disappoint. All the staff in the Broadoak Hotel were extremely friendly & helpful, even if you need a cab in a hurry you just have to ask. We ordered fish and chips for our evening meal and it was delicious. Bed was lovely and comfortable which made for a great night sleep. I would highly recommend this establishment for food and accommodation. Well done to Dave and all the team at the Broadoak Hotel. The hotel was situated in an area that suited our plans as we were attending a party that was near by. The seating in the bar/lounge area could do with new upholstery. I do believe there is going to be some renovations to the bar/ lounge area and this will only improve on the experience.

As it was a lively pub I was concerned about noise, but we did not hear anything once in the room. Rooms were very comfortable. Car park was very full on arrival so not easy to park.

Rooms spacious, clean and well equipped. The only reason I perhaps would not stay again was the fact the bar closed so early.
After a long journey we arrived approx 9 pm, shown to our room. We dropped our bags and headed downstairs for a much needed drink only to be told they were closing but could serve us a drink to take to our room.
We booked this place specifically because it had access to food and drink so this was extremely disappointing.

The room was ok but the shower was dirty and showerhead and extractor were filthy.
We got told if we came back after 10pm the pub door would be locked and we'd have to use the fire escape to get in which i found bizzare. We did get back at 10.20 and the door was locked so we had to use fire escape to get to our room, luckily we wasnt that drunk.
My partner had to go down to the bar about 11.30pm bexause they were playing music really loud so he went to ask them to turn it down which they did.
We would definitely not stay here again.
