• Jennifer (3/5): Don't stay here - The room was pretty, and the room itself seemed clean. My only request was for a private bath. I apparently had the only room with a private bath, but it wasn't in my room. It was next door. But there was a leak in the ceiling and water all over the floor. I called, and they said the plumber couldn't figure out what was wrong, and they were going to call them in again. And that I could just use one of the other bathrooms. It isn't the worse room I've ever stayed in, but it rates in the bottom five, for sure.

• Tina (6/5): Für einen Kurztrip ist es in Ordnung und zu empfehlen. - Die Busanbindung zur Innenstadt ist sehr gut, in der Nähe eine schöne Bar/Restaurant. Im Zimmer wurde täglich lediglich das Bett gemacht und der Müll geleert. Keine Reinigung des Badezimmers, kein auffüllen von Toilettenpapier, keine Reinigung benutzter Tassen, das war sehr schade.

There was no early check in and kind of stressful trying to reach staff to get the code and room keys - We liked the washroom of the twin bedroom and that there was good wifi in our room. Was difficult to reach anyone from the provided phone numbers for contact. The mattresses weren’t the most comfortable.

• ann (8/5): Clean, functional room, easy access to city and surrounding area, great location for Murrayfield. - Location was excellent, we were attending Murrayfield for a rugby match and it was 5 minutes away. Short walk/bus ride to local cafe/pub. Bathroom was up to date and clean Strange not to see any staff, but had everything we needed. No view, especially when cars parked infront of the window (lower ground floor)

• Peter (4/5): - Closest to the venue and easy to get there from Waverley Station on the 31 bus. It was compact enough for an overnight stay. However, bedside lamps didn't work, massive crack in the sink, caught finger twice on extended screw heads on bathroom door and no bathmat so needed loads of toilet paper to mop clean.

• Colin (7/5): Great location for the Murrayfield sports venues - This was a last minute stay, but the location was ideal for me. Bed was a little uncomfortable.
• Gaël (8/5): - Un bon emplacement malgré le prix élevé de la réservation. Maison calme, confortable, agréable, et bien desservie par les transports en commun. Nous n'avons pas eu le bon code pour entrer dans la maison. D'autres locataires nous ont ouvert, et la femme de ménage a pu nous remettre les clés après avoir nettoyé la chambre qui n'était pas prête à notre arrivée. J'ai demandé 36h en avance à pouvoir avancer mon arrivée d'une heure, je n'ai pas eu de réponse.

No me dieron cuarto con baño privado me dijeron baño privado es fuera de la habitación (lo más alucinante del mundo) el kettle súper sucio, horrible para lo caro que es y no hay nadie a partir de las 5 no sé si porque es fin de semana pero ahí solitos, pase lo que pase.

• McInerney (1/5): Very poor hygiene standards. - Nothing. I left after an hour. Avoid. Mobile phone call as you walk in, fish keys out of a bowel. Room stated it included bathroom, this was situated outside the room with a sign saying "do not use if not in room 1". I tried to sleep and the bed smelt absolutely rank, like stale sweat. Tried to persist as I was dead tired by putting over a towel, it was that bad I had to actually leave the room. Still waiting for a refund

• Leonard (7/5): Suited me perfectly except for the apparent difficulty in contacting the hosts. - I was upgraded to an en-suite. Quiet, well furnished, comfortable room at the back, great shower, extra electric heater if needed., Received door code and room number in advance so no problem getting in. Location very convenient for me. I saw no staff at all on site for the 4 nights I stayed. The kettle in my room didn’t t work, I texted, left a voicemail and a written note but I got no reply and no replacement kettle. ( I borrowed a kettle from relatives locally so I could make a hot drink with the tea and coffee provided in the room).

• Jerome (9/5): MY STAY WAS MISERABLE BUT SINCE WE HAD ALREADY PAID WE HAD TO JUST STICK IT OUT. THE SCENES WAS NICE - THE LOCATION WAS GREAT AS IT IS RIGHT AT THE BUS STOP SO NOT MUCH WALKING FIRSTLY: I COULD NOT GET INSIDE THE BUILDING THEN SAW THE SIGN ON THE DOOR TELLING ME TO CALL A NUMBER SO I CAN GET THE CODE TO THE DOOR AND MY ROOM KEY INSIDE. I THINK THEY SHOULD GIVE YOU THE DOOR CODE AND THE ROOM NUMBER AS SOON AS YOUR FINISH BOOKING AND ALSO NOT EVERYONE THAT STAYS THERE HAS AN INTERNATIONAL PHONE THAT CAN CALL IN THE UK SO I HAD TO GO ACROSS THE STREET TO THE HOTEL OF THE SAME NAME TO MAKE THAT CALL. SECONDLY: ALL THEY DID WHEN WE WENT OUT FOR THE DAY WAS TO SPREAD THE BED AND GIVE US 2 SMALL TOWELS AND THEY LEFT THE SAME TOWELS WE WERE USING BEFORE SO WE HAD TO USE THE SAME TOWEL FOR THE DURATION OF OUR STAY😭 THIRDLY: THERE WAS NO "STAFF" AVAILABLE TO ASK FOR ANYTHING FOR THE WHOLE DURATION OF OUR STAY AS WE HAD QUESTIONS AND NO ONE TO ASK. WE WANTED TO AIRON OUR CLOTHES AND HAD TO BE LOOKING AROUND UNTIL I FOUND ONE IN A CLOSET DOOR. FOURTHLY: WE DID'NT KNOW THERE WAS WIF FI UNTIL THE SECOND DAY OF OUR STAY AS IT WAS'NT CLEARY VISIBLE TO SEE THERE WAS ON AND WHEN WE DID GET ON IT WAS SPOTTY AT BEST ALWAYS DROPPING SIGNAL.
• ELENI (1/5): THE PLACE IS OUT OF BUSINESS YET THEY CHARGE FOR SERVICES THEY DO NOT PROVIDE- WE COULD NOT GET IN - We liked nothing at all. This place is out of business. A total scam. AVOID AND REPORT TO THE HOUSING AUTHORITIES We arrived within the specified check in time and there was no one there. The door was locked. Instead there was a note on the door witrh 2 numbers and the instruction were to call to get an access code. Both numbers were voicemails with the message that the caller is unavailable and that we should leave a message. Despite the messages nop one called us back. We waited 1.30 hrs outside the place, no sign of life whatsoever and no reply to our repeaetd calls, We knocked on the door re[eated;y, the doorlbell was not wortking, we asked around but no one seemed to know what was going on. Moreover, we could have a look at the inside from a window next to the main door and we saw stacked beds and dirty sheets, dusted and left there for many days. In the end we had to leave and book a room in a place nearby. We had prepaid 4 nights at the place and during our stay in Edinburgh we visited Mureayfield Guest house daily. No one was ever there. We called the numbers repeatedly but no response whatsoever. THIS IS UNACCEPTABLE. BOOKING.COM SHOULD NOT INCLUDE THIS PLACE IN ITS OFFERS. THE PLACE IS CLEARLY CLOSED AND YET THEY TOOK OUR PAYMENT WITHOUT DELIVERING ANY SERVICE. WE ARE CONSIDERING LEGAL ACTION.

• Ben (4/5): Disappointing - Location. Although more expensive than I would expect to pay at £90 per night, still cheaper than similar properties. No one available to meet at check in during advertised hours. Called numbers given but no reply. Was waiting outside for 40 minutes before someone returned my call and gave instructions for self check in. Other guests were in similar situation. Plumbing system is extremely noisy. Was woken up whenever anyone used wc or basin. Parking advertised although one car was already parked and no way of getting my car in without blocking it.

After praise above, very little bad. 2 things, which were minor. one bulb in side lamp was missing, no big loss. the other is the noisy neighbours wee dog barking lateish at night - nothing can be done about this.

I tried to contact the manager, asked an employee to notify the manager of the problem with the connection and I didn't get any answer.

• Coll (1/5): I wouldn’t recommend to anyone. - The guest house is well located however that is all that it has going for it. Very unwelcoming, shared bathroom with a number of other rooms, far too hot, noisy with no insulation, asked for ironing board for a shirt and was told there were none - very dated and poorly maintained. No breakfast and vastly overpriced.

• Rachel (1/5): It was so bad I didn't stay. - I didn't end up staying at the hotel, as I read the reviews online and was put off by the number of reviews commenting on the lack of safety, the fact no staff are on site to greet you, the uncleanliness. What tipped me over the edge and made me book alternative accommodation was the photo of the mouse poo and stains on the sheets. Unfortunately there's no cancellation policy, so I wasn't able to get my £45 back. But I'm happier to lose £45 and be healthy, than sleep in bed with mouse poo. Everything.

We finally got the access code and room number from the Booking.com help line. We were late for an engagement due to the above. The scores are based on the rooms We never saw any Staff throughout our stay!

• eugene keith (1/5): Waste of money the stay and the staff took advantage of my situation - It was clean There were no staff to report or to help us with the facility There was a number on the door to do the auto check in once the check in was completed they did not answer the call😡😡at all very very bad I stayed with my 60year old mother the room did not have any heating at all the entire night I had to sleep in cold and in the down stairs there is no network at all even the WiFi does not work I hope they refund my money

• Margaret (8/5): Very lucky had no problems like reviews! - Very surprised how good it was after reading the reviews. Was able to contact them straight away for code to get in! (But when we got back from dinner someone was waiting 2 hours to get in touch) our room was good, clean and comfy bed. Also had no problems with wifi! Great location as bus stop just outside and they come very regularly. Easy to get to airport and back! Pub and shops nearby! Wasn’t anything we didn’t like!

Il check in e’ complicato da fare telefonicamente, specie se non si parla bene la lingua, inoltre abbiamo fatto presente più volte all’host che la camera era molto fredda, il riscaldamento non funziona, e’ presente una stufetta elettrica che non riesce a scaldare la camera. Infine per tre notti di alloggio per due persone sono stati forniti solo 2 asciugamani in totale, assolutamente insufficienti per 3 notti. Pulizia scarsa

The mattress on the bed had springs in the back and if you moved they would crack and creak..bad smell of weed smoked by the neighbors in the hallway...!! horrible!! horrible!! I'm never going back there!!!
• Stephen (4/5): Disappointed - Bathroom was nice but could not work out how to operate shower , no instructions Bed uncomfortable. Plugs blown and we told a member of staff and they knew but didn't seem to care. No proper heating, just a plug in radiator. Lock to get in the room was a nightmare! took ages to open the door. Had to buy batteries for the remote for the very tiny TV.
