When we arrived we had no where to park Dave told us there was parking opposite the hotel for £20 for the two nights. The hotel room was small but adequate and we knew it was going to be small before we went. The rooms had coffee and tea facilities and en suite . Lovely stay will return. Breakfast was lovely to.

Dave and his wife Anne are perfect hosts, can't do enough for you.
From a great chat to plenty of cups of tea and of course Daves lovely breakfasts, everything is just as you would want.
Room was on the small side but the bed was very comfy which is the main thing.

Room was lovely and clean, nice comfy bed!! Tudor house is about 20 minute walk from Coral Island and 15 min walk to the pleasure beach so pretty central to everything! I will definitely be reurning! - Nicole Marian (6/5): - Before we arrived at the property Dave called to offer us parking options. We appreciated the thoughtfulness.
On arriving at the guest house, Dave was outside the property waiting to greet us. This again was very very thoughtful and kind. He assisted us with our luggage.
This is a budget hotel and we booked two days before so we were happy to get somewhere that was close to the attractions in Blackpool and to the beach.
Dave was friendly, chatty and made himself available to assist us. With this said, we were told children weren’t allowed the WiFi password. And for breakfast, they weren’t allowed sausage or bacon. We found this a bit off putting. My 6 year old being autistic, these two things were hard to explain to him, he just didn’t understand. So, I gave him my bacon and sausage from my own plate.
The room was clean and the bedding was clean and I loved the colour of the duvet. We slept well.
The bathroom is very small in the family en-suite so moving around is not very good. One thing I would suggest, is to have a bath mat in front the shower. We used one of the towels to do this and this left us with a towel short for one of our children. But we made it work without any fuss.

My daughter absolutely loved him and by the time we left they were best mates. Close to a tram stop for convenience up and down the front. Food was lovely, the room was clean and everything was at ease. Home from home. Definitely recommend
- Stephen (10/5): - This is great little hotel well worth the money and then some, fantastic breakfast, excellent little bar and above all else the service and attention to detail we got from the owner Dave is next level. Every effort is made to accommodate guests however he can, very friendly, a real sense of care for the guests and pride taken in the hotel. Next time I'm down it'll be straight there for a booking won't be bothering to look anywhere else.

- Adam (8/5): A good choice but don’t expect to leave luggage! - An interesting stay! The bikes were a problem to store that resulted in us storing them in a room in a hotel opposite for £10. Everything after that was fine until checkout when we wanted to leave our bags for 4hrs until our train home. That was not an option as previously the owner had been accused of theft & this refused to allow bags to be left, to me that made no sense as we left our bags in the room when we were out, obviously anyone with a key could enter our room during our stay & of course owners have keys. To solve the problem we left them opposite with our bikes.

- Jamie (4/5): - Got there opened the door and was blown away with the smell of sewage we just opened the window 2 adults and 1 child in our room with 1 toilet roll we asked for another on Saturday and asked for 1 on Sunday with a reply I gave you one yesterday was scared to ask for extra toast and had to eat with a spoon as the forks were coated in old food had to dry myself with a pillow as they were no towels in the bathroom! We won’t be back

Short walk from the beach and not far to walk to the piers, tower and town.

Host was brilliant really friendly lots of banter and made our stay even more memorable we all absolutely loved it. Had a little problem on arrival which was dealt with straight away. Excellent location. Very clean and really lovely breakfast. I arrived early and parked in a pay and display car park a couple of streets away although when we checked in I was told they had saved me a space outside. Fantastic service. We loved our stay thank you very much. We would recommend and will definitely be back☺️
- John (10/5): Lovely B&B - We were met on arrival by the occupier who explained what we could expect from him and in return what the general rules of the guesthouse were.
The room was spacious and cleaned to a high standard. The beds were comfortable and tea and coffee was provided.
The en suite was neat but clean and tidy and fulfilled our requirements.
Breakfast was served between 9-9:30 and was very nice. Options from a full breakfast to a continental style.
The hotel is in a great location, very close to the promenade. It's quiet in the hotel and it's ideal for families and couples.

- Paula (6/5): Clean but annoying - Felt like we had people constantly there with us in the hotel and we had no privacy unless we was stuck in a room with and not able to enjoy any adult time because the two rooms are just arched and they don’t have a door to separate the doors. TV signal was terrible, i don’t recommend you going whilst it’s raining if you’re stuck in the hotel. The kids couldn’t have a bit of bacon with their breakfasts of a morning, which is bad considering we had paid for them in with the hotel money. They had sausage, egg, and beans. Never known any of this in a hotel before because they usually give a choice of variety anyway. Whether they eat their cooked breakfast or not, they should be allowed some cereal if they want. Maybe go cheaper with the meat if you can’t afford to give kids a little bacon. Just an thought…
I have no idea what we paid an extra £200 for with a toddler aged 3, I think we’ve been completely ripped off there.
There was no bigger space or anything for paying extra money.
I personally think Dave is money mad, as that’s all you hear from him.
I can’t be stuck around people that are constantly all about themselves and then hard to please with other guests as we noticed. There was a young lad who asked to use the toilet as we was going up to the room, and he told him the toilet is in his room. Yet, he told me and my younger daughter we could use the 1st floor toilet.
To top this off, we wasn’t able to leave our bags when leaving with having got late train home.
