• Laura (8/5): Lovely boutique bed and breakfast - Bed clean and comfortable, provided dressing gowns, had good choice of coffee and glass fresh milk, good greeting booklet, wifi good and had what we needed for a night stay We struggled to sleep cause the room was so cold, we did not want to wake the owners to show us how to warm up the room, we tried to do it ourselves. Whilst we did not have ensuite, the toilet and shower across us just felt lack of privacy due to the kitchen and dining room being in between the room

The room overlooked the road, and as I live in a quiet country lane I’m not used to the sound of traffic, so that was the only area I would change next time, requesting a room out the back which overlooks the harbour. Busy road out the front.

The location was perfect for us, easy for the train, university and seeing the gorgeous town of Falmouth Having a bathroom across the hall, I should have clocked that when I booked, so my error, just a personal preference, the facilities were excellent, private and super clean.

• Gabriela (9/5): Ein toller Aufenthalt, nah vom Zentrum und vom Strand - Die Betten waren sehr bequem und das Zimmer liebevoll eingerichtet. Netter Gastgeber, der einem gerne weiterhilft für Ausflüge in Cornwall. Das Zimmer hatte einen etwas unangenehmen Geruch.

• Sophie (9/5): Great location, very comfortable. - Just a quick overnight stay - didn't have breakfast. Room and bed spacious, clean and cosy. Very little noise from road. Good communication from owners. Really splitting hairs here but I'm a bit fussy about pillows and wasn't that keen on these. However, there was a sensible combo of one big and one flatter per side so I was able to go for the flatter one to sleep. It was fine. ideally i'd have a squashier pillow.

• Perry (8/5): - Comfortable bed. First strong electric shower I've ever had! A shaving mirror. A bathroom with lots of natural light. A fridge. Proper major sized towels. Breakfast. No lavatory brush. Not enough parking spaces and festival weekend meant that arriving at 1730 on Friday that not only were there no spaces on arrival BUT also that no one moved until 10 on Monday! Strange yellow/ orange lamps in the bedside lights - really difficult to read by. Why 3 coffee capsules not 4, for 2 people? Why not fill up the milk bottle? Seems very penny pinching compared with the quality and quantity of breakfast.

Good breakfasts I paid a bit more for this place and chose the triple room as specifically wanted two beds, it wasn’t clear on booking that this is only offered if 3 guests. I was also advised that the bathroom was across the corridor when I thought I had booked an en-suite, although this was corrected . It was in the small print but I missed it so was disappointed to end up with a smallish double bed, for me and my daughter

Breakfast was outstanding, the choice was amazing and fresh every day. We wanted for nothing. Even down to having a small fridge in your room. I could not fault anything.

It's not clear on Booking.com whether breakfast is included or not, at the point when you are booking. The confirmation says room only, but then messages to the host do not get through. I was not the only guest to think that breakfast had been arranged, but was told that they didn't know I wanted it.

Would have preferred a little later checkout time, but after speaking to Nick, this and also an earlier checking time could have been arranged, prior to our stay.

• whitlock (10/5): Don't think twice, book now - The location is good with a very nice view of Falmouth harbour. Easy to park on site or on the roadside. Five minutes walk from the beach and 10 from the city centre. Karen and her staff (hi, Jordan and hi Karen's daughter) are are totally professional and will look after you. We really didn't like the fact that all good things come to an end and had to leave.
