Can make improvements. - We booked here for 3 nights with family and kids with a hope that kids will enjoy the swimming pool and property but the condition of pool was poor. The balcony rooms didn’t even have table chair to sit and relax. Staff was limited in evening hours but still manageable. Good point is breakfast option was good in buffet and we enjoyed it.

- Climber40461922409 (2/5): Extremely Unsafe, Unhygienic & Unprofessional Stay - We paid ₹15,000 for 3 nights and an additional ₹3,000 for half-day/late checkout, yet were aggressively harassed during checkout on 30th December around 6 PM. Within minutes of entering the hotel, a staff member was sent to follow us, and the receptionist Rohit shouted repeatedly on the room landline, forcefully asking us to vacate. Despite paying for late checkout, we were made to leave immediately and had to wait in the lobby from 7:00 PM to 8:30 PM. This incident is verifiable via CCTV and landline call recordings.
Room hygiene was extremely poor—dirty linens, stinking bathroom, and bed bugs in the deluxe room. Food safety was unacceptable: hair and steel scrub pieces found in food, leading to food poisoning, and the packed dinner was poorly handled and completely spilled in the bag.
Staff are untrained and careless, with no understanding of basic hotel management or guest safety. Absolutely not worth ₹5,000 per night (without breakfast).
Strongly not recommended, especially for families, senior citizens, and female travellers.
- Venture48548593391 (10/5): Great location, good pricing, clean rooms, decent breakfast. - Extremely well priced stay, location, and service. There's also a scooty rental right outside. Rooms are clean, (atleast 202 was at the time we stayed), AC works, hot water is instant. Towels could've been cleaner, but we brought our own towels so it didnt affect us too much. Toiletries included body wash liquid, shampoo, and body lotion. Room service is very quick. Their breakfast options were good but it included things like aloo gravy, chole bhature, which while tasty wasn't specifically "breakfast" but it's good. Bedding was also clean and very comfortable beds/mattresses. Overall a very pleasant stay. Would stay here if I was to stay in Anjuna again. Location is very convenient too. Barely a walk to Artjuna, JSan, and a short 5-10 minute drive to the anjuna beach/cafes.

The rooms were spotlessly clean, and the property was well-maintained throughout. The staff were extremely attentive, polite, and always ready to help, making the stay very comfortable.
The breakfast buffet was excellent, with a wide variety of options and great food quality. The overall food experience at the hotel was outstanding — everything tasted fresh and well-prepared.
One of the highlights of my stay was the beautiful rooftop pool — perfect for relaxing after a day out in Anjuna, with a lovely ambiance and great views.

Same as shown in picture. Looks like it was recently renovated, so all room tiles, furniture and bathroom are very clean and paush. Swimming pools is on terrace which is of no use. Receptionist Kajal, front desk and all staff are polite and cooperative.

I and my family had an amazing experience at the Meraden Opus Goa! The spacious and clean rooms and bathroom, along with the polite, professional and helpful staff, especially (Food manager) Mr. Vimal, made our stay more memorable. The variety and quality of the meals also added to my positive experience.
Their Driver Sahbuddin and krisna are very polite and professional. We were treated with respect.
My recommendation speaks volumes about the hotel's quality!
I would go again and recommend to stay at this hotel.

Due to the same revised reservation process led to booking issue for toal count , where i had to pay 750 extra to hotel directly.

-I had to wait like an hour to get the room cleaned before my check-in, it was supposed to be ready by the time I reach

- Anand (6/5): - I have been to this place 4 years back and since then the condition has deteriorated. Rooms are not painted well, sheets have that old look, towels are worn out.
For the price we were able to get a decent deal, but we had booked an extra room for which hotel staff did not take any initiative to get us a refund.
Will call it a decent place to stay near by Anjuna beach.

We have booked this hotel for 3 nights but we ran away in a day leaving behind paid reservation of three nights. Its a nightmare to stay here.

- Anita (4/5): Older hotel 20 minutes from beach - The hotel was a bit of a disappointment. Our first room was large, but quite mouldy and the air con did not work. They quickly moved us to a smaller but newer room and we were quite happy. However, the pictures are very old I think. The toilet was not working properly - the aircon was struggling very hard but the hall was more cool than our room ever was. The room was never cleaned during our three days and we asked for everything - toilet paper, towels, water. The service was quite slow and the phone did not work. The fridge was really loud - but cool. Internet could not really be used. Breakfast was limited but good and safe. The pool was a bit dirty and the area around it a bit shabby. Our bill was also wrong in the end. Some shops and a very good restaurant in the area. I think the hotels needs some freshening up. The girl in the reception was nice and helpful.

- Balkontür musste erst gegen Einbruch repariert werden.
Zudem war es rund um den Swimming Pool auf der Dachterrasse schmutzig
Nachts dröhnt viel Lärm von der Rezeption über den Gang nach oben, da die Angestellten auch TV bis 24.30 Uhr schauen können.
Ich habe die Übernachtungen deswegen vorzeitig abgebrochen
- Asim (2/5): Worst nightmare - It was an horriable stay.The worst hotel I have ever stayed in my entire life.My wife and kid 4years got stuck in the lift for 30 mins. Generator was not working and the emergency kety to open the door were with the maintanace guy who came after 30 mins.The general manager,manager and staff were extremely rude and after repeted reminders to meet them for lodging a protest was of no use. .no one picks up the housekeeping phone.fresh towels were not provided for 2 days .Ther are no resturants,coffeshop etc.
Breakfast served as if they are serving to dogs.
- Asim (2/5): Horrible Hotel - Pathetic stay, my wife and 4 year kid were stuck in the lift for 30 mins.Hence the generator was not working and the lift emergency key was with the maintenance guy who was sleeping at his place at 9 am.When i tried to file a complain with the Hotel authority i realized that there were no managerial staffs in the Hotel or may be they avoided me.After 10 repeated reminders no one bothered to meet me. it was a horrible experience. Breakfast was so pathetic that both the days we opted other restaurants.

- Verified traveler (2/5): Schreckliches Hotel - Bettwäsche zerrissen, Personal unfreundlich spricht sehr schlecht Englisch, alles total heruntergekommen, sehr sehr laut. War schrecklich.
- Salvador (8/5): Good overall value - The value received equals the price of the hotel.
The managers/owner were helpful and provided us a good service, as well as the waiters for room service.
It is a shame that the woman at the frontdesk is not well trained, she looked at us during our stayed as, "you havent paid your room", even that I explained from the beginning it was paid using hotels.com, she even asked again for payment when we were checking out. Long way to go for her in customer service.
The pool area is very nice.
- Sam (2/5): Horrible hotel, the rooms were dirty and foul - The hotel is horrible, so dirty and run down, the food is the worst I've ever eaten and the staff were useless and rude. We could not wait to leave, it is a 2 star hotel at best. Our room was not cleaned once, and we struggled to get toilet paper and clean towls. Hotel also next to psy trance nightclub, so could not get any sleep. I don't even think the sheets were clean when I first arrived. Not even good location, not close to the beach or nightclubs, just sitting on a filthy dirt road. Never go here ever.

- Ritu (8/5): Great Location - I stayed there for 2N/3D with my parents...hotels is at nice location though little far from the mail city..Their service was good and staff was quite friendly..they arranged very nice cab for sightseeing.Food was also good..Breakfast was awesome.
Roof top pool is really amazing though couldnt swim due to rain.
One of the staff members Sumit was very helpful as he arranged best cab for us all and made our stay comfortable.
Hope to visit this place again.
- Achla (2/5): - The hotel is overly priced for the services it provides. Buffet is limited with 2- main course dishes only. When we arrived, we were surprised to find the bedsheets had blood stains on it. We asked for changing the bedsheets which was done immediately however, the new sheets that were spread were torn. We booked 2 rooms and in 1 room AC wasnt working. Refrigerator was provided in only 1 room. Tea maker was provided in the room with no spoons or stirrers. Mattresses were very basic, Flush in the toilet was broken
- Verified traveler (6/5): - Eher ein Hotel für Inder. Das Zimmer war sauber. Es fehlt in diesem Hotel der Dienstleistungswille, vorallem im Restaurant. Das Morgenbüffet war knapp genügend. WIFI nur im Rezeptionsbereich, sehr langsam und mit längeren Aussetzern. Der Zimmersafe funktioniert auch nach einer Auswechslung des Safes immer noch nicht.
- Kristian (4/5): Unødvendigt hotelophold - Hvis man tager til Goa, er det unødvendigt at have sådan et hotel. Set tilbage ville jeg meget hellere have benyttet en af de utallige hytter, man kunne sove i ved stranden. Det gode ved hotellet: værelset er pænt og poolen på taget er lækker. Det knap så gode: Ikke vildt god service fra personalet, dårlig morgenmad, dårlig beliggende i området og mange mangler generelt (wifi virker så godt som slet ikke, manglende håndklæde, pengeskab virker ikke, minibar er tom)
- Натылия (8/5): - Очень симпатичный отель. Персонал не навязчив в обслуживании. Но все просьбы испроляются сразу. До моря идти минут 10. Дорога приятная, по деревне.Номер чистый и уютный. Завтраки не удивили разнообразием,но еда вкусная. Много местных блюд. С удовольствием остановились бы там опять.

- Mr Chris (8/5): Relaxing in Anjuna - We had a really nice week at this hotel, staff were very pleasant and helpful, it is around 15 walk to the beach, there are not many restaurants etc outside the hotel so transport is a good idea. The rooms are fairly basic but clean and comfortable, breakfasts are nice, I don't think this will disappoint for the price.
- Javaman (6/5): Nothing great, Bad food - I stayed with my wife for a day at this hotel. The hotel is lije a small businees class hotel. I reached the hotel and was asked by the guard whether he wants me to carry my bag !!! Reception is a small one. Rooms are basic n the liben had a worn look. We ordered a burger n fries only to be asked by roon service whether we liked jus the french fries as burger was not available. Finally ordered fish n chips. when the order came the was just batter fried fish n mayoinaisse. Breakfast was equally disappointing. But nice location. Close to Anjuna beach. They help ypu in renting a bike from the hotel itself. Overall an ok hotrl. Not worth that much money.
- Ameya (8/5): Hidden Gem - We stayed at the Opus in January for the India Bike Week. Four couples on three big Harleys and one car traveled from Bombay. For us bikers, parking is a big deal-maker (or breaker) and the fact that our bikes could be parked inside the compound was a big plus. The car though, had to be left on the street just outside (though the hotel guard kept an eye on it - they have space to accommodate at the entrance of the hotel). The rooms are nice and clean, with all the amenities you'd expect from a modern hotel room - comfortable beds, clean toilet and bath, an attached wardrobe with a safe and an electric kettle for making tea and coffee. Oh yes, and a television (which we never got the time to watch). The service is kinda laid back, but that is expected in an easy-going place like Goa. And it wasn't like we were there on business, with meetings to attend to. The location is great - close enough to the Flea Market at Anjuna and far enough to be away from the noise and hubbub. The only disappointment really was the restaurant - no beef, no pork and no Goan food! I mean, who goes to Goa and eats Tandoori Roti? But then again, that wasn't much of a problem because there was plenty of Goan food available at the beach shacks. All in all - good hotel, good staff and a very comfortable stay. I'd go back again!

- dina (2/5): Not what I was hoping for - The staff did their best, but I changed room 3 times becuase either the door didn't lock, the safe didn't work or I had a view of a water tank. Finally, on finding a room I liked I was informed that this room was to be renovated and I couldn't have it. I ended up in a smelly room where the balcony door wouldn't lock and the safe didn't work and the toilet flush was intermittent and for that price I was surpised there was no hot water.
The hotel is on a busy noisy road, but convenient if you want to be close the flea market or amenities of Anjuna.
I left early , even though I had paid in advance as I could't stand another night there.
- Sara (4/5): Not what was advertised - The hotel advertised there would be wi-fi in each room, air con, a safe, a fridge, bath robes and slippers. Our first room had no fridge, no working air con, no working safe, no bath robe, no slippers and wi-fi was nowhere in the hotel. We moved rooms and the new room had a fridge and working air con. The safe wasn't working and we didn't get any of the other advertised "extras". Towels were either stained or had holes in them. The toilet was blocked. We ordered room service and are still waiting for it to be delivered, 3 days later. The breakfast buffet was always nice and varied. However, we found out on our last day that there was other food you could request, but the staff never told us. Overall, this hotel has potential, they just need to try harder at their cleaning and the staff need to be more customer focused

- rakhee (2/5): Worst hotel - avoid at all costs! - From the minute we walked into this hotel it was a disaster. After visiting some lovely places in India and staying in some lovely hotels this just ruined our trip. The hotel staff firstly did not greet us or give us any information about the hotel. We then checked into a room which had mould on the walls, dead flys on the bed, had not been swepped up or cleaned and then the most standard thing - no toilet roll in the toilet! We complained to be told that we had to wait till the evening for another room - this was at lunchtime. When we finally got another room it was just as bad. We then had to instruct the staff on how to clean the room! Breakfast was included but we opted to pay elsewhere as it was awful. Not worth getting up for in the morning. Staff are untrained and useless. Half way through our trip money was also stolen from my luggage in the room. At the beginning of our stay at opus we asked to use the safe and no one came to help us to start it up. Surprise surprise we then have money stolen! Avoid this place like the plague. They will never change and it is the worst hotel I have ever stayed at!!

- Iben (4/5): 2 stjerner! - Et pænt hotel med en ringe service, værelserne er pæne og rene. Men servicen er helt i bund, tjenerene forstår ikke engelsk. Wifi virker meget dårligt og kun i resorptionen.
- Anil Saraf (6/5): Isolated Stay - The room was large and comfortable, but room service and food was very poor. Housekeeping was good.Though claimed to be 3 star property but it does not look like. The descriptions of distance for other locations as given in Hotels.com site does not match in reality. Hotels.com should take measures to verify the details given by a Hotel before uploading the same in their website and there could be another category of Hotels called Verified Hotels to check the authenticity of the information provided.
- Souha (6/5): Good value, good location - Stay was satisfactory, staff friendly and helpful. Some rooms are a bit moldy, but they agreed to move us to a better room with no hassle. We arrived few hours earlier than check in and the staff immediately gave us available rooms. Very close to the beach by motorbike, and there are amenities close by such as exchange, gas station, and grocery store. Nice pool at the roof as well.

Negative : Everything else. Service is poor. Towel provided at 10 PM because they had ran out of stock. Room service pathetic. Had to wait for water for 2 hours because they had limited stock.
The Anjuna beach nearby is full of dogs and they will keep running towards you all the time.
Find a hotel near Baga or Colungate beach if you must stay in North Goa
- Naren (10/5): Very very nice - After roaming all around the place and when we came back to hotel, we felt very much relaxed. Complementary break fast was good. No wifi inside the room, it's only available at the lobby.Overall it's very very nice place to stay.

- bhupendra (8/5): good hotel in budget - hotel is built nicely in quiet surroundings of anjuna beach. rooms are good, staff is friendly, food is nice & rooftop swimming pool is superb. but room balcony does not offer a perfect view of surroundings, & anjuna flea market (one of the attractions why we preferred this hotel) remains closed during off season so make an inquiry before booking if you are planning to visit anjuna flea market

The lift was not working and I had to take stairs to my room.
Place is deserted with no one around.
