The (falsely) advertised "breakfast" was non-existent: there were two muffins, one apple juice and one orange juice for two people for two mornings; there was no response to my inquiry regarding "breakfast"; there were no phone numbers to contact anyone associated with the Livery. To use the covid virus as an excuse for not providing breakfast, and still advertising "Bed and Breakfast" is false advertising.
- Ariel (4/5): - We arrived late (after dark) and our rooms (we booked 3 rooms) were upstairs which was not a problem however there was no lighting on the stairs and made it a possible tripping hazard. One room (#3) did not have any seating/chair to sit in the room. Overall it was clean but the outside patio one of the decorated posts was lying on the ground and another was not supported just hanging. Breakfast was included when I booked but not provided. I received an email stating that a full breakfast would not be provided but something, muffins would be available. The rooms were hot and there was no way to regulate the heat (no thermostat in the rooms). No luggage racks were available.
- Phyllis (8/5): - Upon other guests arrival for the top floor, it was very noisy. Both late evening & early morning. Otherwise it was very peaceful.

The neighbor was burning a tree stump the entire time we were there! VERY smokey.

- Rochelle (6/5): - The property was ok for one night. Areas to improve include, room was too warm with no inside the room temp controls, WiFi password provided not working, no information on check out, no one on site, no breakfast, carpet stains, toilet needed cleaning. Bed was comfortable.
- Verified traveler (4/5): Huge Disappointment. Not really a B and B! - Disappointing….no one available just a phone number and call not returned. No breakfast provided…. Used Covid as reason but provided no “to go” options. Did not meet expectations of a bed and breakfast as no one was available at any time for us to visit with and no information was provided in the room either. Carpet had stains and bathroom sink leaked all over the floor…..slippery floor was dangerous.

- Jeremy (4/5): - Carpet was filthy, no exterior lights and tripping hazards without light and since no exterior sign was lit and this is in a residential area it was hard to find at night. No alarm clock or illumination in the bath at night meant turning on the lights to use the bathroom at night. A good carpet cleaning, outside lights turned on by a motion detector and a $2 night light would have made a big difference.

We arrived and found the key taped to the door, there was NOBODY to greet us at any time during our one night (too many) stay. The pictures they posted are deceptive. The carpet was dirty, there are nail holes in the wall, water leaking from under the bathroom sink and NO BREAKFAST. DO NOT WASTE YOUR MONEY!

We wee informed that there would be a bagged breakfast. However, it was not delivered. Prior to our arrival, we attempted to reach the property via telephone and texts. And did not receive any replies.
The property itself needed some cleaning, huge and many stains on the rugs make me question other areas of the accommodations.

- Michael E (4/5): - There was no service. We had no contact from staff our entire visit. Our room key was taped to the door with our name and room number on it. Carpet in the room looked like it had never been cleaned. Still old coffee grounds in coffee maker. No breakfast just muffins that were 7 days old in the room. Grounds around the building were neglected, flower pots along the walkways were just dirt. No outside lights, we were in a second floor walk up and the steps and walkway were not lit at all. Fire extinguisher was out of service.

- Verified traveler (6/5): - Pros: quiet, rural AirBnB type property on the edge of a small town (Tropic) near Bryce Canyon. New carpet, clean room, comfy bed, good wifi, nice balcony overlooking mountains.
Cons: no one on site, no phone number listed on email confirmation, incorrect phone number on website. We finally got a text back after trying a second number. Never once saw anyone else (a manager, or any other guests). The banana in our room was rotten ... like someone replaced the fruit in the room a week ago. Plus, there was a previous guest's food in the frig. There was a large dining room downstairs, but no communication on how things worked. There was a sink full of dishes. Were they clean? Dirty? No idea. No communcation. The place is nice enough, but was weird that there was no one else there. We had a family emergency and had to leave a day early. Zero communication either way from the host or management.
The place is nice enough ... and has so much potential as an AirBnB, but they need to do a much better job greeting or at least communication with their guests ahead of time.
- Verified traveler (10/5): - It was quiet, peaceful, great view of the mountains out the back door leading to the small deck. The room was comfortable, had no problems with the WiFi at all. We only saw the manager once when he came by to drop off keys for other people. We found ours taped to the door of the dining area. No breakfast due to covid, not sure why other reviewers can't understand that. All in all, it was a great stay, and would do it again. We have zero complaints!
- James (8/5): Good - Overall a good stay. Place was still operating with limited service so hard to judge true B&B experience. Comfortable, clean & quiet.
- Verified traveler (6/5): - The room was nice and clean. We were willing to pay a little more than a comparable hotel room because it was a bed and breakfast. After booking the room, we got an email saying that because of Covid there would only be breakfast in the room. Breakfast consisted of flavored oatmeal packages, apples and oranges, and granola bars/prepackaged pastries. There was a coffee pot in the room but no filters for it or coffee or tea provided. We used the coffee pot to heat the water for the oatmeal packets. 🙁
We ate our oatmeal with the plastic forks provided, no spoons.
When we initially got there we went to the front entrance but no one was there. We called the number that Expedia provided and no one answered so we then started looking around for a key since we had received a confirmation email for the stay. We found a key that was in an envelope with our name written on it that was taped to one of the doors. It seems like they could have contacted us and told us how the key would be provided. Also, if they had provided a few more amenities for the breakfast, it would have made our stay much more comfortable for a very small expense. Even better would have been to notify us of the type of breakfast provided on their Expedia page.
Also, the room was freezing cold and after being rained on, I could not get warmed up. There was no temperature control in the room.
Our overall stay was OK because the room was nice and clean, but I wish I had just gotten a hotel room instead.
- Verified traveler (4/5): - This could be a really quaint and cute bnb. Unfortunately, it’s impossible to reach anyone for help. The Wifi password didn’t work and when I called the many numbers listed for help, they all sent me to a full mailbox.
- Christopher (8/5): A bit frustrating - I like the location, we enjoyed the house, but I don’t like showing up and feeling let down. The owner is nice, but there are things that need attention. One of our rooms had the outdoor screen that was broken. So the screen wouldn’t close and there are bees in the area. So in that room we couldn’t leave the door open as bugs would come in. We also had a broken chair on the deck. Also we were here during COVID-19. Fair enough but there’s no breakfast. What you get is a couple of pastries in a basket in your room. Now these are the cheapest you’ll find. All sugar. If it’s a B&B then find a way to give the breakfast or refund some of the price. Because the next place we went to in Zion/Springdale, gave us vouchers to a restaurant to have a breakfast. Moreover we were given 2 hotel bags of coffee. You know…the ones that say 4 cups but will only make 2 cups. We drank the coffee the day of arrival, then in the morning we went down to the kitchen. There were filters on the counter but no coffee. None to be found. No one beat us there as this was 5am. So we’ll call this place a Bed and no breakfast. When we come back to Bryce Canyon, I’d choose another place first and only go here if we needed a room. Oh, one other thing. It’s just detail stuff. But he really needs to do some gardening. There were bushes growing over the railings, just a feeling of, can you please tidy this place up a bit. This place has the potential to be really nice. At the moment it’s poor management.
- Verified traveler (4/5): - This was the worst B&B experience I have ever had. Area was sketchy, with lots of abandoned buildings. No one was there to receive us, keys were just taped to a door. It was so confusing we had to help other guests. Two phone numbers left for contact with hosts did not pick up and voicemail was full. Messages sent to hosts on Orbitz were also never answered. Room was clean but instead of a real breakfast, we only had a coffee pot and some bagged pastries. We didn't even have coffee mugs! Common ktchen area juat had spoiled milk in the fridge. This place should call itself a motel at most, not a Bed and Breakfast. Shameful.

- Verified traveler (2/5): - There was no breakfast as promised, so I called the manager who promised to issue a refund (I have screen shop in my cell phone as evidence), but he never done so despite of I called and texted many times. Will dispute the whole room charge with my credit card company for their dishonesty and cheating. Stay away from this property as far as you can or you will be regret for sure!

- Verified traveler (6/5): - The room was clean and comfortable, especially the bed. However, many important supplies were missing - no soap, no bathmat, no coffee for the coffee maker. They had a beautiful deck accessible from the room, but the screen door screen had a huge hole, so we could not leave the door open at night as desired. If the supplies were made available, and the screen door fixed, we would give this place 5 stars.
We left an important item in the room, and the manager was helpful trying to locate it.

Our room key had apparently been taped to the front door of the facility, but fell off / blew off at some point and was laying on the ground in the parking area when we arrived. Carpets were filthy, water in shower did not drain, kitchen dirty and had old rotten food on counters. This was a bed and breakfast but no breakfast was provided (the owners said it was due to COVID but all other nightly stays on our two week trip provided breakfast). Incredibly disappointed and upset with having chosen this property when far better, cleaner, and safer options were available in town near Bryce Canyon. Definitely not what was advertised on Expedia.

- Kimberly (4/5): So horrible we left to find another place - Although we prepaid, the place was so rundown, poorly equipped, and dirty that we left to stay somewhere else. Grass hadn't been cut in weeks, flower pots all had dead plants, room had NO cups, glasses, plates or utensils to make coffee or eat our "breakfast" (which consisted of one cutie orange, an apple, one Little Debbie danish and oatmeal packs to be shared by 2.) Seriously, a coffee pot but no cups and oatmeal packs but no bowls to make it in?!? One hand towel and washcloth to be shared by 2? The carpet was stained and there are no chairs except on the balcony (but the door was stuck shut). Walls are paper thin...you hear everything. No one on site to call or provide what you need. Keys taped to the door. When I called the number listed on my confirmation to request coffee cups, towels, etc, the lady said "you must have the wrong number.". I then called Hotels.com and they confirmed the number I had was correct. The people who own this place have no concern for guests. I cannot believe anyone rated this place positively! Even more disturbing is that Hotels.com lists this place. I can usually rely on their ratings, but not for this property. Btw, it is not close to the Bryce Canyon entrance and my Google maps couldn't even find it. Someone said the view was beautiful, but you're looking at other people's back yards.
- Verified traveler (6/5): - This B&B has 6 rooms and it is decent. No management is on site, they taped an envelope with the room key to the kitchen door for check-in. The upkeep is lacking; the grounds don't look like they have been mowed and trimmed in many months, the carpet is stained, etc.. About a week before we arrived, I received an email (through Expedia) stating there would be no breakfast served due to COVID, even though all restaurants are open with absolutely no restrictions or masks. I replied and asked if there was a coffee maker...no reply. I called the number no less than 8 times with no voice mail or answering. The other thing is there is no climate control in the room so the AC runs non-stop and our room was 65 degrees...very cold. I cannot recommend the place. The management is not good.

The grass was a foot long and the support beams for the house were falling off. There was no staff onsite to greet us or provide service. Also, the breakfast consisted instant oatmeal, an apple and 2 oranges. Compared to other bed and breakfasts we’ve visited, this one was the worst one we’ve been to.
- Verified traveler (2/5): - This place is a disaster. There was no one onsite at any point during our stay. There was no breakfast offered. Of course, no one communicated that fact with me. I figured it out! There was a basket with old packets of oatmeal and coffee and a nutri-grain bar. There were no cups for coffee but it didn’t matter because the coffee pot in the room did not work. The overall property was not well kept; needed mowing , weedeating, edging. There were pots of dead plants scattered around We got our key by taking a taped envelope off of the door with our name on it. The door to the common room was left unlocked the entire time we were there. This made me feel unsafe. There are not temperature controls in the rooms. When I texted the phone number on the door the response was that the control was downstairs in the kitchen and I could go change it if I wanted. I am shocked that Expedia supports this place!
- Verified traveler (8/5): - Was very clean and good stay! Would stay again. The only issue I had was that there were not clear directions about the check in process. Stay was great otherwise.
- Andrew (4/5): Cleanliness leaves a lot to be desired - Carpets and bed sheets were dirty - stained, hair from previous guests, etc. Also, shower did not drain well, so not possible for a family of three to all shower in the morning. Our room was lit up at night thanks to a light outside the front door - while one could mitigate somewhat with the shutters on the front door it would be a far cry from "blackout curtains" advertised.
Appearance of the room is as expected from the photos shown on hotels website.
On the plus side, the place was pretty much as advertised (a small 5-6 room place), the price was very reasonable, and the check-in/check-out process extremely simple and fast (though a little confusing, again given nobody onsite so we had to call the number listed on the kitchen door).
Still, a clean place to stay is near the top of our list, and it failed to deliver.

We were unable to contact anyone to let them know that we were going to be arriving late. We attempted at least six times to do so. The key was left for us taped to the door, so we were able to get into our room. We saw no one at the property either last night or this morning.

Also, we never saw a human being from staff - they just taped an envelope with our name and key to the door. So there was no service at all, no one available to answer questions or help with anything. Finally, the grounds were weedy, grass brown & uncut, needing some care.
- Diane (6/5): Overall Okay - The room was very nice. I didn't have any cups in my room and I couldn't find any in the kitchen area. Also, at night when the temperature outside drops and it gets chilly in the rooms it would be nice to have the option of having heat. Also, there isn't anyone onsite so if a guest needs anything they're out of luck. The area is very quiet and peaceful.
- Claire W (4/5): Big Disappointment :( - Was very disappointed in our stay & glad it was only for one night. No personal contact at any point during our stay, only notes left on things. No wash cloths, hand towels or bath mat, dirty carpets, sprinkler ran all night so yard was a swamp. Expected a breakfast because its in the name of the place & why we selected it over a hotel. Only got Nature Valley bars and some prepackaged pastry in our room. Covid is no excuse and it should have been noted on the website that this is a totally hands off B&B with no hot breakfast. It is in a good location, quiet, great night skies and I hope the owners put some care to make the place a more typical B&B experience.

The carpet was stained so bad we have never seen anything like this. There were two queen size beds but no night table or ñight light. TV reception so bad we couldn't watch anything. The decor looked like someone was moving out, for example where the pictures were suppose to hang, there were just hooks and clearly night table was there some time ago judging by the impressions in the carpet. There was no breakfast provided other than two old packages of instant oatmeal but there was no way to cook them as was no microwave in the room. We have ñever been in B&B where there was no good breakfast. When we tried contacting the property using the number provided there was no way to even leave a message. The bathroom was clean and spacious, the fridge worked well and there was ample parking. Don't stay in this place if you can help it. Our experience was terrible.

The bathroom was equally clean. Ample parking on site. The rockers on the front porch were perfect for relaxing. Due to COVID restrictions they did not offer breakfast but did offer small breakfast items in the room...oatmeal, granola bars, etc. Great value for the price.

During our stay we had a few interactions with Kenny, the manager, by phone and also in person. He was extremely helpful and friendly. Everything was as advertised, and we had a great stay. All of the Covid measures they had taken made sense, and were for our own good. Overall Excellent.

- Verified traveler (6/5): - Location was OK. Convenient parking. Second floor railing insecure. Hanging space and hangers inadequate. Communication was poor; contact mainly unavailable, breakfast was small and no selection or additions like toast available. Arrived for coffee at advertised time and told we were "early" i.e. not welcome. Requested fresh towels and boot cloths in lieu of maid service and received neither. Bed was comfortable. Overpriced.
- Verified traveler (8/5): - This was a cute bed and breakfast, but there were no individual heating controls and the manager wasn’t receptive to turning down the oppressive heat. We managed OK when another guest advised that they opened the balcony door to let the cool night air in. Not great for their heating bills, but it was the only way we could get some sleep. Clean and good breakfast.
- Verified traveler (6/5): - The B&B is in an out of the way location. It is very quiet. There was no place to sit and relax outside of the room, which only had one chair. The porch had two chairs, with strong afternoon, early evening sun. No one greeted us, just an envelope with rules on the door. We were not able to use the living room area. Breakfast was ok but small provided by a chef worker who was very nice, but obviously not an owner.

- Verified traveler (6/5): A cute little country cottage - It was a cute little rural accommodation. Bathroom was spacious and water power was excellent. However, we could hear every movement from upstairs and finding difficult to sleep. Breakfast setting was nice but only small servings were given. My husband found he wasn’t satisfied and had buy something else to eat soon after breakfast.

- Verified traveler (10/5): - We loved everything about the inn. It was quiet with only 5 rooms attached to the original home. It is situated on a large piece of property. Our room had a small balcony with gorgeous views. Tropic is a beautiful serene town only 7 Miles from Bryce Canyon so the drive was short but also scenic. The staff was very friendly and accommodating. Check in and check out was a breeze. Breakfast was delicious and we so enjoyed visiting with the other patrons. I would definitely recommend this lovely inn!!

- Brett (6/5): - Room was noisy as upstairs bathroom water ran down our wall so noisy all night. No breakfast served, got vouchers to local restaurant that was ok. No maid service or clean towels given, even though we put out sign. Was disappointed with accommodation but the lady taking care of the place was very sweet.

- Bob (10/5): - Great location/view. Breakfasts were very good and plentiful. Justin and JoAnna were very warm, friendly and welcoming. We loved having a balcony just off the room to sit outside and admire the view. Just wish the facility had a common area for times other than breakfast when the weather isn't cooperative.
- Verified traveler (6/5): - My husband and I stayed in Jessie & Amanda's (?) room nixt to the dining room. This room needs a new mattress. The food was very good. But there is not much to do in Tropic. Also more TV channels would be appreciated.
- Verified traveler (2/5): - Once arrived was placed in "cottage" rather than the bed and breakfast portion as depicted in the picture. Next we were told the breakfast was not included as we were in the "cottage" which included a kitchen we could cook ourselves. The place was dilapidated with uneven flooring, dirty laundry left in basket on floor, ceiling tiles like in a dropped ceiling, the shower did not drain leaving you standing in 3 inches of water and one hour before it would drain enough for the next person. The coffee pot was dirty and coffee grounds from previous guest was left in the basket. There were dog messes, dead fruit with earwigs in the yard and neighbors walked freely in the backyard. Felt like a bait and switch - but we did not get to see the "bed and breakfast" as shown in the picture.
- Gilbert (8/5): Labor Day Weekend Sightseeing Trip - Traveled from Southern Idaho to see the sights of Bryce Canyon.
We encountered a few problems with this stay, but overall we had a positive experience here.
Initially there was a mix-up on our reservations and our room was not ready for us, but this was handled in a reasonable fashion. We stayed in the "Cottage." The WiFi didn't work but I reset the router and it worked fine for the remainder of our visit. This probably should have been checked previously, or at least there should be some instructions on how to do this for those who might not be tech savvy. The BBQ grill was extremely dirty and there did not seem a brush or any other BBQ tools. This was a bit of an irritation, but we shrugged it off and had a nice meal at the local pizza restaurant. The shower and sink drains were extremely slow to drain. Overall I felt this place deserved a solid 4 out of 5. With a little extra attention to some of these details it could have been higher.
On the plus side... The breakfast was very good. The beds were very comfortable. Having our own washer and dryer was a definite plus.
We visited Bryce Canyon, Mossy Cave and Kodachrome basin. This area is amazingly beautiful and the few problem did not detract from our visit. I would consider staying again.
- Raelyn (6/5): - The staff was very friendly and the food was delicious. The property is in good condition, if a little dated. The room was clean, with a small bathroom. However, we requested maid service by putting the provided sign on our door in the morning, and when we came back that night, there had been no maid service. There were no hooks in the bathroom to hang towels on, which was a little weird. TV only had a few channels.

- Janet (8/5): Tropic visit - Simplicity at it's best. Comfy room, very clean. Surrounding view of the canyon in a quiet neighborhood. The best part of our visit was the breakfast of sourdough waffles, gourmet quiche, fresh fruit, and coffee. Our host and hostess we're delightful.

- Jennifer (10/5): Oasis in the Desert! - This place was a lovely little air-conditioned oasis near Bryce Canyon. The people were friendly, our room was spacious, and breakfast was delicious. My 13 year old daughter appreciated the lightening fast wi-fi in the room. We would stay here again in a heartbeat.
- E (8/5): - Very close to Bryce national park. The "cabin" is where we stayed, its a small 3 bedroom home with a full kitchen. We cooked a few meals and saved money not eating out. They also have a washer dryer for laundry which was great. Its a bit dated but worked well for us. The staff were helpful even gave us some zucchini squash :-). Good for a family in my opinion.

- Verified traveler (8/5): Quiet Location - A lovely B & B just on the outskirts of town. Excellent parking. Was nice to see some greenery and garden after lots of red rocks. Good size room, nicely set out and a good size bathroom. Clean tidy and very comfortable. Host made us very welcome. Easy check in and check out. Super breakfast. Only suggestion would be to make breakfast time a little earlier especially if leaving early to explore the canyons before it gets too hot. Overall an excellent B&B and would definitely recommend and stay there again.

- Jenny (10/5): - We don’t often stay at B&B’s but Tropic is a very small town and there weren’t many options. Honestly we were skeptical. As we drove through the town our GPS brought us through the residential area. It freaked us out to say the least! Lots of run down properties. But when we arrived at the B&B we found it on the edge of town overlooking a field of horses and mules and a wonderful view of the hills. The B&B is beautifully landscaped with green grass, a vegetable garden, potted plants and flowers everywhere. The building appears to have been built as a B&B as it has a wing of 6 guest rooms with private entrances. Our room was modern and lovely! It had all the amenities including a modern private bathroom. We were on the second floor so had a private balcony with that great view! It was so very peaceful! Our breakfast was served in a nice dining room and freshly made. We had cheesy scrambled eggs, sausages, fresh fruit bowls and baked muffins along with juice and coffee. It was very nice. Our host and cook was delightful too! I highly recommend the location for a quiet getaway. Tropic is about 8 miles from Bryce Canyon so a bit of a drive each day. But, we loved getting out of the hustle of the tourist crowd for a few nights.
- Anne (6/5): Cottage is not in good condition - Cottage has 3 rooms with queen beds and a queen sleeper sofa. Price is good. But breakfast is not included. Staff is super friendly but condition of the cottage is poor. Beds are very uncomfortable and about the worst I've had. Kitchen is old and rundown and does not have blinds over window, and no backyard fence. The repair staff lives the other side of yard. Neighbors do not understand privacy. They stared in at the kitchen 6 am. 7 am they started running machinery with lots of noise. They also started arguments on dogs running over to backyard and making a mess. Cottage seems to be very different from its regular B&B rooms. It really needs upgrades.
